The property has a front unit and a back unit and you have full access to both! The front unit has three levels of balconies overlooking Mission Bay, including a ground level patio that sits right on the boardwalk, steps from the sand. You’ll never get tired of watching the boats on the bay! With easy access to the sand, you’ll also be able to keep a close eye on the kids. Both units are newly renovated and designed to make this property the perfect beach home away from home. Each unit has a gorgeous master suite with enough room to keep a little one with you if need be, or to enjoy your privacy! Every bedroom has beds, fresh linens, plenty of closet space and smart TV. Some other features that make this unit stand out from others in the area, are the dual pane windows that will make it quiet and cozy for your vacation nights and the rare beach feature of A/C will keep you cool while you sleep the night away! Each unit also has its own washer and dryer.
The front unit, “3 Levels of Bay Views”, has 3 bedrooms and sleeps 10. Enter directly from the patio, steps from the sand, to the living room, kitchen and dining room. Doors and windows open right up to the patio and Mission Bay and the boardwalk, perfect people watching!
The second level has 2 guest rooms and full guest bath with at tub. The bedrooms each have access to the shared balcony. The first guest room has a queen bed and its own smart TV. The second guest room has a bunk bed, with a full bed bottom bunk and twin bed on the top bunk. There’s also a twin size floor mattress underneath the bunk beds and smart TV in this room as well!
The master bedroom suite occupies the entire third floor. With a king size bed and floor to ceiling windows you will never want to leave! The master bath has a separate standing shower and soaking tub as well. You will love how big this space is, great for parents with little ones to be together. There is also a private balcony looking over the bay here.
The back unit, “Charming Mission Beach Retreat” has 2 bedrooms and sleeps 6. The first level, a short staircase up from the front entry, is an open floor plan living room, dining room, and kitchen with bar seating. A great space to share! An outside balcony, with a gas grill, has access from kitchen and dining area making grilling dinner super convenient! The kitchen has brand new appliances and is stocked for meal prep, dining, and entertaining! The living room is equipped with a flat screen and cable. Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.
NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.
San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.
Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.
No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.
Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.
Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes.
