Located in a quiet ghost town 35 minutes north of down town Moab, 30 miles from entrance to Arches National Park, and turn off to Canyonlands National Park. Very nice, 2 bedroom 2 bath home. Ideal for the outdoor persons who like to bicycle for many miles and leave from the front door, perfect also if you have ATVS. There are hundreds of miles of back country ATV trails that can be accessed from the front door. We are only 3 miles from some of the areas best ancient Indian pictographs and 3 miles north of a cluster of some of the areas best dino tracks

Very spacious, quiet place. Perfect for 2 friends or 2 couples . Train came thru once a night .loved the decor. Nice bedding with cotton quilts covers. Good kitchen utensils. Would stay again.
This VRBO was a wonderful place to call home for a few days as we explored Utah. We enjoyed the quiet and peaceful surroundings as we unwound on the deck after a long day of exploring. Would recommend this to family and friends
I loved staying here! It was impeccably clean and peaceful. The staff is incredibly nice and helpful. I left one of my key fobs for my truck and they called me and are sending it to me. You usually have to call and ask when you discover you forgot something but their housekeeper found it and took it in and they called me ironically when I had just discovered I couldn’t find it.my only wish is that I stayed longer. I will be back.
Very convenient location for exploring Moab and surrounding area. Beds were very comfortable and the place was just amazingly clean for a desert environment. We had the main circuit breaker pop on Sunday morning around 8 am and the maintenance guy was there in about 5 minutes and things were back up. Very very responsive. It has a nice easy going vibe and just felt comfortable the whole time. Had everything we needed including coffee, creamer, sugar; along with cooking pots and pans - even a pizza pan. ( which we did use.)
The property is adorable, super clean, and stocked with everything you need. Very pleased with our stay. There weren't great views, but we got that on our hikes and really just came back to sleep, so for us it wasn't big deal. The only con was the train that goes through a couple times a night. But we will definitely stay here again and highly recommend.
We absolutely loved our stay in the Ranch House. Perfect size for a couple or small family. Easy access to the National Parks and a short drive to get to Moab downtown.
Great RV park located in the ghost town of Thompson Springs. Excellent jumping off place to visit Arches and Canyonlands Natl Parks, Dead Horse State Park, the La Sal Loop, Moonflower Canyon and petroglyphs, Dinosaur tracks, and the Birthing Rock which we visited. Also don't miss Sego Canyon and it's petroglyphs, Thompson Springs ghost town which featured the cafe scene in the'Thelma and Louise' movie. The cafe is still there!!
We stayed in the 'Ranch House, a two bedroom/two bathroom mobile home with washer and dryer. Clean. Clean, clean! Owners were very warm and welcoming!
This property was clean and neat at check-in. We had everything we needed. There is a train that runs several times during the day and night. We stayed 5 nights and it only woke us the first night. This is a great location for visiting Canyonlands and Arches National Parks. This accommodation is in a RV park. It is very quite and a great place to relax.
Da wir schon das zweite Mal diesen Trailer gebucht hatten, wussten wir worauf wir uns eingelassen haben. Es war alles sehr sauber und ordentlich, die Betten sind super bequem. Das einzige Manko ist , die nächtliche Störung durch den vorbei fahrenden Zug, durch das laute zihen des Signalhorns.

Quiet and secluded
We had a very pleasant stay , was close enough to Arches and Moab. Not a lot of places to eat nearby but Moab is not far.
Our family loved staying here as a home base for Arches/Canyonlands. The place was pristine and had everything we needed! We really enjoyed staying away from the crowds in Moab.
The rooms were great. Kids had a separate room across the trailer. The beds were comfortable. Only thing was the train woke me up at 0600. Luckily, that is the time i usually get up.
This place was clean, exactly what photos show not dated from the photos. Trains do come through but not too late and didn’t bother us! Quiet location, comfortable beds. We would stay here again.
We loved our stay in Thompson Springs. The property was extremely clean and exceeded our expectations. We loved the little community that surrounded us. If you don't mind driving a little bit to get to things, this is the place for you!
Great place to stay to explore area north of Moab and just a short drive to explore the trails around Moab. Appreciate that our 2 dogs were allowed as well. Would definitely stay there again.
We have stayed at Ballard before but this was our first time at the Ranch House. It had everything we needed, and we really liked the laminate floors over the carpeting in the other places. As always, thanks to the crew at Ballard for a great stay!

Nice manufactured home in RV park.
The home is located in a ghost town, which was fine. We knew this was a single wide trailer. It was updated and nice. The home is located in a RV park. The park is very nice and quiet so not a problem. The problem is there is a train track close to the RV park which operated day and night. Most nights the train runs through several times and blows the whistle each time in the middle of the night. This is the only draw back to staying here as we are lite sleepers. Owner has no control over this, just felt it should have been disclosed in description of property.
