Rates are quoted in US Dollar. Damage deposit will be returned within 10 business days of departure if there are no damages. We inventory and inspect the unit before and after your stay. You will be charged for missing items including linens, keys, garage door openers, etc. You will be charged for damage done to the home beyond normal wear and tear. We have a 30 Day Cancellation Policy only in the Summer. Otherwise it is a 60 Day Cancellation policy. For Cancellations between 0 to 30 Days you will forfeit half your rental amount. Until confirmed and paid, rates are subject to change without notice. Reservation not confirmed until monies are received.We do have a Rental and Occupancy Agreement that will be sent out one month before your stay. It goes over all of the Rules and Regulations and workings of our home. We have a no cancellation policy from June 1st to October 31st. During the winter months you have until 4 months before you stay to get you deposit back. We give everything except the $100.00 Administration Fee. We only rent by the month in January and February. No Exceptions! We truly think you will enjoy this home and all of the amenities our home has to offer. We are a no smoking and no illegal drugs in our home or garage. If you smoke inside out home or the garage there will be a loss of your security fee to get the smoke smell out of our home. We also take pride in the furnishing of nice bath towels, pool towels and linens. Please make sure upon departing the home all sheets and towels are accounted for. If they are missing you will be charged $10.00 per missing towel.If you bring a pet there is a Non-Refundable Pet Fee of $150.00. All pet waste and mess must be cleaned up by the tenant before leaving the home. If pet waste or mess is found on the premises after the tenant leaves they will be charged additional according to how much it costs us for extra cleaning. No glass or glass bottles in the pool area. If broken glass is found in pool area or pool it would be the tenants responsibility to clean up all glass fragments. This would be taken out of your deposit if glass is found. Only the persons registered to the home will be able to stay in the home and use the inside and outside amenities. If extra people are to be found at the home and they are not registered to this home if would be grounds for immediate eviction and guests will forfeit all of their security deposit. Should something unforseen happen to this home the owner of this home will make equal or better arrangements to relocate the tenants to another home. If the tenants do not want us to relocate them to another home they will be given a full refund of all the monies paid by the tenant. This is to be done with no penalty to the owner of this home. You must be 28 years old to rent this home. The rates are based on 12 people. Rates are based on 8 people. For each person over the 8 people it would be an additional $25.00 per day per person. Guests 2 and under stay free. If guest is over 2 than the fee will be charged. There will be a $150.00 Fee if all keys and remotes are not left at the property. We do have Special Holiday and Event Pricing which is higher than our regular rates. They may not be reflected in your quote. These events and holidays are Desert Storm, Memorial Day, 4th Of July, Labor Day, Jet Ski Races in October, Thanksgiving and Christmas. Our cancellation policy is posted. If due to the Covid you need to reschedule your vacation to another date that is allowed but only up to one month before your stay.
