THIS IS THE PLACE FOR RELAXATION !!

3 level, house on 8 private, peaceful acres. Come relax on the huge deck overlooking large back yard, brook with waterfall, brook side fire pit and tall pines and birches. Dip your toes in the swimming hole or drop a line in the brook and catch some native trout. Make a day of shopping many small, unique area stores, attend an auction, Or just sit back and relax and listen to the water flowing over the rocks and with breeze whistling thru the tall trees....Laze around or have a picnic for 2 aside the brook: very private!! Rock climbing at it's very best in these parts, Rumney is well known for spectacular rock climbing! Situated on a state maintained, but very, very quiet, paved mountain road. House is large enough to sleep 8, and cozy enough for just 2. Well appointed kitchen, linens and towels provided. Come lower your blood pressure, get away from it all and relax. Welcome to Groton!

** Guests must be 25+, families with children are welcome! Driver's license copy is required.

** No cell service available from the house. Most providers work from the bottom of the hill. The house does have WiFi.

Little peace of heaven
This was exactly the getaway we needed. The property is absolutely stunning, and our dog loved every second of being that close to water for a splash. Very quiet, felt remote, but still close enough to Walmart for all those little things we forgot (15min). I honestly feel so recharged after our stay. I thought the beds were very comfortable but I will note if you prefer a firm mattress you may not be of the same opinion, like my s/o.

Fantastic weekend getaway
My family and I stayed here over the Labor day weekend and loved it. The home is situated on a beautiful creek that my kids loved playing in. Its also very close to several nice hikes/local attractions. Cynthia was great, and we had a great time. Would definitely recommend it to those with younger kids, the creek is deep enough to be fun, but shallow enough to be safe. Also, the waterfall in the background was the best white noise for sleeping!

What a spot ! Plenty of room for everyone to sleep . It’s far enough away from other homes that noise wasn’t a problem but close enough that in 15 mins you could get any supplies needed. I’ll be dreaming of the sound of the waterfall for days to come. Thank you so much for the amazing memories

Nice place - great for young kids
The property is on Halls Brook with a lovely waterfall and a nice fire pit by the stream - perfect for young kids to explore in the water and have s'mores by the fire. The house is comfortable and well-appointed. The bedroom/bath suites on the main floor and the top floor are very nice. The third bedroom is below the main floor with no windows or bathroom and was not suitable for young children. The dishwasher and washer/dryer were a big plus. The location is great for exploring both the White Mountains and the Lakes Region.

Our stay went pretty smooth. Needed to get away from the hustle and bustle for a few days and this was just it. Kids enjoyed the swimming hole out back and so did our water fearing dog. Was amazing being able to keep our fur baby with us the whole time! As we packed up the car the kids were asking when we could go back!

Gorgeous property, house not so much
The best part about this property is the outside environment. There is a short path to the swimming hole and firepit, and the falls are quite pretty. There are 8 camp chairs to make sitting around the fire comfortable. The deck is nice, though not as close to the stream as the pictures imply (you can see the falls from a distance but not the stream or swimming hole). If this is what is most important to you, then absolutely choose this property. And now the bad. I really hate to leave negative reviews - I don't like to hurt someone's business or put their employment at risk. Still, I think you should have the information you need to make a good choice. Here are the problems: 1) The house was not clean - there were drips of who knows what on the front of the fridge and the inside of it was not clean, the sponge in the kitchen reeked (how hard is it to put a fresh one out for renters?), and there was a successfully used mouse trap (as obvious from the little gray hairs stuck to the snap wire) on the bathroom sink when we arrived. I also discovered mouse droppings under the bathroom sink when I moved the trap there. 2) The mattresses were TERRIBLE! This is especially true for the beds in the basement room. We could feel every spring and we might as well have been sleeping on the box springs. They were so bad that my son decided to sleep in his car rather than spend another night on them. And when we stripped the beds before leaving, we discovered that the mattress pads were stained with what appeared to be urine. It happens, but they should be bleached or replaced. 3) The futons in the living room are old a sagging. They were fine for sitting, but I wouldn't count on them for extra sleeping options. 4) The toaster had only a couple of filaments working. This isn't a deal breaker, but it's kind of an indication of the state of things. 5) There is internet at the house, but don't count on streaming anything. Apparently, there is a data limit on the service and, in order to leave some for guests staying later in the month, we were asked to download anything we wanted to watch either before we left home or overnight - doesn't allow for much spontaneity when someone asks, "What do you want to watch?" We also used the internet for our phones since there is not cell service at the house, but six phones connected to the service overwhelmed it. While we enjoyed spending time down by the swimming hole and falls, but we would not rent this place again.

Excellent place and property
I was very satisfied with the property and features such as the brook running through the property where I spent the entire weekend. The fire pit was in a prime location by the water to sit and relax. The inside of the house was and the kitchen had everything I needed for cookware (I would suggest bringing your own spices). I wanted a place on water where I could relax and that’s exactly what I got, I would recommend this property to anyone looking for the same type deal. There are some places to go eat nearby but I grilled and relaxed totally isolated at the home. The Tv is older and not many stations but there is a DVD player with a small selection of movies so bring your own or do a Redbox, Walmart is 23-14 mins away.

Tremendous property, as soon as you walk into the house you can see and hear the waterfall. The no cell service is great to really sit back and relax at the this peaceful property. Just far enough away to feel remote yet close enough to all essential services

This place was perfect for enjoying nature! We had such a great time enjoying the river that this house is on. The house was clean and the property was private. Cynthia was quick with responses and even aloud us to have a late check out and then spend extra time hiking the river. If you like nature, waterfalls and rivers then this is a great place!

Overall a great experience. My family and dog had a blast picking their way down the brook in the afternoon , walks along the trails in the morning and smores on the fire at night. Comfy beds and all the necessities you could need. The owner was a pleasure to do business with.

Place had not been cleaned after previous guests. Beds were remade with dirty linens. Refrigerator, coffee pot ect. Had to be cleaned before we could use. Bathroom rugs were filthy as well as shower curtain and liner. We had to spray freshener upon arrival as the entire place reeked of dirty dog. The fire pit area was gross, dirty marshmallow sticks, litter and empty beer bottles through out. The “ 3rd” bedroom in basement was unusable due to strong odor of mold. The ceiling above twin bed was stained and sagging from water. Had to use futon padded with our own comforters as the futon is extremely old and dirty. The outside “ lawn area” had not been mowed, and there were cigarette butts all over. Under the deck was disgusting, old stuff just thrown under it, which collected water and attracted mosquitoes . Barbecue grill had not been cleaned and was covered in old food. There is a large cut out hole above the dining area where the upstairs toilet leaked so a towel was shoved in hole. Discovered no hot water when we got up Saturday morning. Called two numbers on the lease for caretaker, and texted him, no response. Left for day to come back and still no hot water. Had to leave house and drive several miles to have phone service to call Cindy, the owner who lives in Virginia. She called back almost 2 hours later. Sent her old caretaker out, he found that the heater had been disconnected. Bob told us that her son was staying there previously. Bob had a lot of things to say about owner and son. Now Cindy is claiming condition of property was not her fault, due to retaliation from current caretaker?! Seriously? She has refused any refund, including cleaning charge 🤣 since we stayed the two nights. No choice as we had a memorial all day Saturday for our Mother. Thought water would be fixed by the time we returned Saturday. It was not. We had to wash all bed linens ourselves. First night discovered late that they were dirty, so we slept on top of beds in our sleeping bags.Cindy claims it’s not her fault about disgusting condition of property, she was a victim of her current caretakers retaliation. ??!! How is any of that a renters issue to deal with?The garbage was left there from previous people, and was definitely contributing to the smell of the place. So disappointed, was looking forward to a nice time in NH, after a long drive there with relatives who flew in from Florida to spend it there with us. NEVER STAY HERE!! DISGUSTING!

Beautiful
This house was great! Everything was clean and new for us when we arrived. Cynthia was a pleasure to deal with and very helpful. You can tell she takes pride in ownership of this house, it certainly shows. The brook out back is beautiful, such a great spot. I loved that there is no cell reception, it really gave us all a chance to disconnect from everything and enjoy our time together.

Beautiful property & Great Location
Loved the location-nice and quiet serene getaway in the woods with a BEAUTIFUL waterfall and swimming area for the dogs! Cindy was great to deal with, very responsive and helpful! Location was perfect too-close to Polar Caves and Ruggles Mine. Great restaurants right nearby also!

Wonderful relaxing vacation experience
My husband, adult daughter and 2 dogs and I stayed at the house for a week in August. Our other 2 adult children visited as well. We had a wonderful vacation, and really enjoyed the waterfalls and brook. Our dogs especially loved splashing and playing on the sandy beach. The brook had ample running water when we arrived. Midweek, we had a day of rain, which quickly replenished the waterfalls, making for big changes, much faster water and awesome sights. We enjoyed exploring up the brook as well. We hiked almost every day. Rattlesnake Mountain, Cardigan Mountain, Stinson Mountain and the Quincy Bog Trail were maybe our favorites. We loved the pizza at the Tavern in Rumney. Ripple Pottery on Rte. 25 had lovely handicrafts for sale. There is also a good quilt store and a nice yarn shop on Rte. 25. Cindy and Bob were easy to work with and responded quickly to any questions. We really enjoyed our vacation!

A little piece of Heaven
What a wonderful place to have a relaxing vacation. The waterfall is awesome. You can hear it from the downstairs bedroom and the deck. Cindy, the owner was wonderful and responded quickly to my emails about bringing my elderly dog. He had a wonderful time and loved the river. The house is quite lovely and well maintained and had everything you needed for a vacation. The front of the house is close to the road, so you do hear traffic occasionally, but it is not a distraction at all. And be sure to use the fire pit by the river- it's great. We will definitely be coming back again.

Unplugged Getaway
We booked this as a relatively last minute getaway in July 2013. Cindy was more than awesome to work with to iron out the details. She gave us tips on what to do in the area, too! There are brochures in the house for anything you might be interested in doing (based on season). The description of the place listed cannot really describe the beauty of the waterfalls/brooks on the property. My fiance and I went with our dog, and not only did we get to have a relaxing time, our high energy dog was pooped everyday from frolicking in the brook and playing fetch in their generously sized backyard! Can't beat 8 acres of private property...and the trails on the property! Although I was a little hesitant at first to go somewhere that didn't have Wi-Fi or cell reception, we didn't have any qualms once we arrived and didn't even care about not being able to be reached (except via the house landline). Upon our arrival, it was 90+ degrees, and since there is no AC at the house, the property manager/cleaners had turned on all of the fans and opened the windows so that the house would be manageable to be in! Thanks Bob!! And even though it's very private, it's also very convenient to a Super Walmart where we got everything that we could need for the trip, only 6-7 miles away. Loon Mountain is also only about 35-40 minutes away for any activities such as Zip-lining/Hiking, etc. TIP - you will need a calling card to make outgoing non-local phone calls. Unfortunately that Walmart and Dollar Tree did not sell calling cards, so make sure you buy one before embarking on the trip!

perfect return visit
We first visited Cindy's great rental last winter and were excited to return this year. We were not disappointed - everything in the house was still perfect and with this mild winter instead of last year's piles and piles of snow, we got to see a bit more of the beautiful woods and brook near the house. I cannot recommend this place highly enough - it's beautiful and relaxing and Cindy is a joy to deal with. You will definitely not regret visiting here.

this home was absolutely the best!!! the pictures do not do it justice. the waterfall is like having a private state park. this home is immaculate, absolutely lovingly cared for and well stocked with incidentals. how much would we love to go back next year...THANK YOU!!
