This place was quiet, private & had everything we needed for a peaceful weekend getaway. It has close private access to the Frio River and is a short drive to Garner State park.
The cottage was exactly as described. We loved how secluded it was, the birds visiting the bird feeder, the variety of games available, and the hammock. They go out of their way to make this a perfect experience. We will planning another trip in the near future.

The Perfect Getaway
My daughter and I enjoyed our peaceful weekend getaway! This property is secluded and quiet with your own private access to the river. We drove straight to the river access where parking is available (so convenient when you have lots to carry!) The owners were gracious and helpful when we contacted them. We can't wait to return with the rest of our family!

Booked for 3 days and end up staying a week
Great little spot. Cabin is perfect for a couple or small family. We originally booked it for 3 nights and ended up staying a week for the 4th of July. It’s far enough away from the main house that you feel secluded. You also have your own private river access. We own property closer to concan which gives us access to a river park and we never went. Why drive when you have private access to the river. Cooked out every night on the grill. No cell service which is great. Located between Leakey and Concan. Our 14 month old had a blast in the river! Would recommend and would stay again. Hosts were also very responsive.

This house was very clean and the owner had it stocked well and was extremely easy to communicate with. However, the outdoor space left a lot to be desired if privacy matters. From the security camera focused directly on the outdoor gathering space to the occupied house in front of the cabin, we were not at all comfortable and left the day after we arrived. The property description was not completely accurate with respect to the outdoor space.
If you are looking for a place to stay while spending most of your time at the river this is probably for you. If you are looking for natural beauty and privacy, maybe not.

Frio River at property ID 7148858
We drove over three hours to stay on the Frio River at this location. Upon arrival we saw the cabin and found it to be ok.
Not seeing the river we drove the car quite a distance and arrived at a river bank. Walking down the steep bank with the help of a rope attached to a tree...we discovered the Frio at this site was only a few inches deep. A note in the cabin stated there were hole up-river or down that were deeper... (never found). The river bed is all wet rocks and being over 65 years old navigating the rocks is a profile in courage.
I'm sure in years past, this looked like the old photos showing water over one's knees or waists with tubing, etc...not BELOW ankles as we discovered.
When encountering one owner, she declared WE should have known better...as all the SW is in drought!
I would never drive three hours in future, before checking with Texas Water Conditions, ...waterdata.usgs.gov/tx.
AND check conditions AT THAT specific property, as conditions vary...(AND we read on property, that one must stay in the river bed looking for deeper holes...as most land touching the "river" is Privately Held, so NO driving to alleged, upstream potential "deeper water."
We would never come back to the Frio until the "Mega-drought" is over and water is at least over one's knees.
One good experience was observing the birds from the porch.
We booked for 3 nights and told the hosts we were checking out after only one night...due to water conditions.
We never received any refund or credit and found them very unsympathetic.
Caveat Emptor!
The house is old but well maintained and it has all the necessary amenities to cook and have fun with the family. The huge pecan trees give a nice shade canopy and the hammocks and fire pit are wonderful to hang out in and around.
So quiet and peaceful. Watched the birds for hours on end. Humming birds and others come right up to the front porch. The old farm house is secluded, clean and very "old school". The quiet is the best part. We always feel safe and secure here. The tranquility is worth everything to us. No loud adults, no loud kids, no loud music, no litter or trash, no people walking through your campsite, just peace, quiet and mother nature with lots of Pecan Trees. Perfect stay. What a pleasure.
The property was just as described and more. The owners went above and beyond to have everything you need including things outdoors for the kids. Definitely coming back!
Our group of two adults and three teenagers instantly loved this property. We were supplied with chairs, tubes, and a tarp canopy for the river, which was walking distance from the cabin. We chose to drive to the river because we brought a cooler and didn't want to carry it, and the drive was about 20 seconds. The river had a little swimming hole and a small shoot as the water was low, but definitely deep enough to still splash around and float some. The cabin itself was clean and well-stocked. We enjoyed the outdoor fire-pit area and played games, roasted smores, and took naps in the hammocks. We will definitely return.
Very secluded and private. Abundance of birds and wildlife. Front porch is a wonderful place to relax. Sleep sound on comfortable beds. If you need internet, it's there. Smart TV, Keurig Coffee maker, the works. Just plain wonderful. It was our second stay. We love this little farmhouse. The property manager is amazing too. Five stars.
This was an amazing property! The cabin is charming and was the perfect getaway for me and my husband. Easy access to the river and lots of amenities compared to other properties in the area. The house included towels, toiletries and basic cooking needs (including EVOO, salt/ pepper, afew spices, etc). We used the grill and they even provided charcoal. We also enjoyed coffee pods for the Keurig. Leakey Mercantile (grocery store) is about 10 min away. We will definitely be back!

We have stayed here twice now. The property is so clean and private. There is plenty to do just at the property! Swings and outdoor fire pit and barbecue grill. EVERYTHING you need is already provided right down to seasonings! It is equipped with cable and wifi. There is access to the river with your private own spot with tubes provided. There is even a canopy in the water to lay under. Plus a picnic table with an umbrella. The property manager is amazing and very responsive in the event you need anything at all. Property owner is amazing to book with. If you’re looking for a private, clean and kid friendly place to stay on the river this is it!
This cottage was the little reset our family needed before the start of a busy year. Clean and cozy. All the amenities were as listed on the property listing. The property manager was responsive. I needed the Internet for a online exam, and I was able to take it without issue. We didn’t see a single person through the duration of our stay, which was exactly what we wanted. The outdoor games and activities were a blast. The river was a short walk away. It is a bit tough getting down to the river, but nothing a little teamwork can’t overcome. Overall, we very much enjoyed our stay. <3
We absolutely loved our stayed!! The house has everything that you’ll need and the river is a short walk/drive away!! The private access river spot is so quiet and enjoyable and they provide chairs and tubes for your use as well! The property manager was so quick to respond to all my messages as well! 10/10 recommend, we will definitely be back!!
Echoing many of the reviews, we also enjoyed the scenery, Red Cardinals and hummingbirds, the front yard fun activities and barbecue pit area. The small cottage was quaint and fully stocked with all essential needs as stated. We took advantage of the front porch throughout our stay enjoying coffee in the early mornings. The river area did have an umbrella, lounge chairs and another small barbecue pit along with many tubes and chairs to use down on the river bank. Cell phone reception was very spotty however the cottage did offer Wi-Fi.
For it being the rainy season the area has had, much of river access was very shallow (ankle to knee deep) but as you walk North (closer to the brown house) the water level gets deeper 5' . Thereis a huge water hole area that tubes will float.
The only negative comments I will share is that the toilet wasn't secure and wobbled. The two paths we found leading down to the river are a bit steep. There was a rope tied to one of the trees that assisted with the downgrade. The grassy area by the paths could have been manicured.
The location had everything we needed. It was very clean and we had no issues at all. The access to the river is perfect, and all the outdoor extras kept the kids and ourselves having a blast the whole time. Highly recommend!

This a cute, cozy private cottage nestled in the beautiful hill country. The host ensure we a special anniversary weekend by giving extras that was totally unexpected. The river front had chairs and tubes to float the river. We will definitely return!!!
Wow! What can I say that hasn’t already been mentioned about this lovely cottage and property? It is better than described! It is in a very secluded location which affords so much peace and tranquility. The cottage sits in a pecan grove of shade with countless birds all around to watch and listen to from the porch. The house is small but just the perfect size for a couple or small family. No detail goes forgotten by the owner. It was clean, had great towels, and comfy beds. The dresser was stocked with board games and there was a TV, however we did not use the tv or play any games. You almost really do not need to bring anything extra except food and river towels! The river was a short walk or drive away. We found a nice set up with a bbq pit, picnic table, chairs and floats for our use. We spent one afternoon in the river without another soul in sight. We also took breakfast down to the river one morning and it was the highlight of my day! The check in process was easy and the owner was very easy to communicate with. Overall, it is a hidden gem that I’m happy we found, and I hope to visit again.
