The Maple Street House is beautiful, spacious and cheerful. It is located in one of the most charming and pleasant areas of upstate New York, Otsego County, the town of Butternuts near Cooperstown and Oneonta.

This large two story home was purchased in 2014 and renovations were completed in 2015 so that guests to the area could stay in comfort and convenience near Cooperstown and the National Baseball Hall of Fame and Museum, Oneonta and the two colleges located in Oneonta, Gilbert Lake, wedding venues in the area and many antique shops nearby. There are many relaxing activities to occupy a visitor for a three day weekend or longer.

Six bedrooms accommodate 12, not including two large sleeper sofas and a cot. A completely updated kitchen with new stainless steel appliances allows for eating in the kitchen or just mingling or even working at the desk. The kitchen opens to a sunroom filled with light and comfortable colorful patio furniture. The dining room off the kitchen seats 12 at a large table, with room for more. The kids area on the second floor is designed for play while the parents are downstairs relaxing or watching a movie.

Zentangle Retreat

We stayed at the Maple Street house last week for a Zentangle Retreat. There were several of us, and it was important that we all have our own beds. This house fit that bill. We also did not want to have to drive too far away, in case of emergency. Again, this house worked. It was about an hour due East of our home area. For an afternoon ramble, and a night out for supper, we were able to drive into Oneonta, only about half an hour away. The house is lovely. The neighborhood is quiet, and the villagers friendly. The owners were very willing to accommodate our requests for variance on times for check-ins and check-out. They left us a gift card to a delightful local bakery. As the Retreat leader, I was excited to find an enormous dining room table that would hold all of us comfortably as we worked. We were able to fix meals and eat family style, and afterwards, relax in the living room in comfort. I keep going back to that word. Comfort. For such a big house, it was wonderfully cozy. We did run into a couple of things, as you might expect in an older home. The owner, John, was very responsive, and immediately handled all of our questions, and concerns. We will be back sometime next summer. Thank you Finnegans! MDE.

Perfect for a family

This is a large, comfortable house with plenty of room to spread out and relax. Gilbertsville is a beautiful peaceful village. Overall the whole experience is very idyllic!

Large has in a quaint little village

5 couples stayed in this house for a wedding at Far View Farms in Unadilla. Convenient location except for no cell phone service. House is in middle of village but still very peaceful and quiet. The village is nice to walk in. The house is quite long and the rooms are spread out with a very nice dining room and living room as well as a cool outdoor enclosed porch. Great place for a get together.

Awesome stay in super location

This updated historic home is in the cutest community. We walked to the farmers market on Sat, walked to a horseback riding lesson at a local stable, drove 20 min to Gilbert Lake which has fantastic swimming, is peaceful and not crowded, and bbqed/ made s’mores over the fire pit/ played one of the many board games at the home each night. John was an excellent host, very communicative and full of great tips. I’d recommend this stay!

Perfect weekend away

This was an absolute gem of a home / town / escape from the city. We stumbled on Gilbertsville through John’s listing and absolutely loved what we found! The house is gorgeous and has a ton of space (including a yard), it’s inside a quaint little quiet town and offers incredible nature surroundings. We spent most of our afternoons at the watering hole John recommended and we will definitely be back! Thanks so much.

I booked this wonderful spacious home for my family to stay at during my daughters wedding at the Gilbertsville Farmhouse. The homes location was perfect, so close to the wedding venue, and the nearby Empire House restaurant, farmers market, art gallery and local store, which makes amazing sandwiches. The home was equipped with everything you need for a comfortable stay, and has a huge yard for being in town. John the owner was very accommodating and had very clear instructions. I will definately return.

Beautiful and comfortable

John was extremely helpful and accommodating. The house was a GREAT location for a destination wedding. With 6 bedrooms it was large enough to accommodate my family with space for visiting, dining and running around a huge yard. I would recommend John's house to anyone visiting the area for a wedding or Cooperstown. I would definitely come back to John's lovely house.

Great weekend in Gilbertsville

We stayed at this charming house for the weekend of June 23rd, we were attending a wedding at Gilbertsville Farmhouse. The house was very nice and had everything we needed, we had three couples stay and everyone was very impressed with my choice of lodging. John, the owner of the house was very helpful with booking info beforehand, and checked in with us to make sure we checked in to the house with no problems. The house is in a great location, it is just a few steps from the center of town, so walking around is easy. it is a very charming old town, and we walked around and popped in to many old shops and the library, where everyone loved to tell us the story of their buildings and businesses. We stopped in to an antique store, which was built in 1802, and the owner took us upstairs to see where Civil War soldiers had signed their names on the wall of the barn shortly after the war. That was very cool. The wedding site was a 5 minute drive away, so this is a great house to stay at for weddings, or just a quiet weekend away.

Beautiful House, much bigger than expected, dog friendly!

We rented 25 Maple Street for a long weekend. My daughter was being married at the Gilbertsville Farmhouse. The house was less then 2 miles from the venue. So it was a perfect location for us. The house is spotless, the beds are super comfortable. The house is located on a quiet street, with beautiful historic homes. We were able to enjoy a glass of wine on the front porch after we got there. The house is much larger than we ever imagined. We were very lucky that we found such a nice house, that was dog friendly. The owners couldn't be nicer! I am so happy that we rented this house, I highly recommend it!

Comfortable home in a perfect location

We picked this spot for our annual girls weekend because it was centrally located to the areas we wanted to explore. Cooperstown, Oneonta, and Norwich were all an easy, short drive over some beautiful roads. After being out for the day, it was nice to come back to this pleasant home in the very quiet town of Gilbertsville. The home was clean and nicely furnished, and the beds were very comfortable. We all stayed on the main floor as the upstairs was a bit warm for the time we were there. The great thing about central NY though is that it cools down at night so the temperature in the house was just right come morning. The kitchen was well stocked for food preparation, and we had no issues connecting to wi-fi or using the tv. One thing to note was that some of us did not have cell phone service. There is a land line if needed, and having wi-fi allowed us to send text messages and emails. Access to the house was provided in plenty of time and the instructions were easy to follow. The owner was very amiable, and knows Gilbertsville and the area very well so can recommend restaurants and things to do. There is one restaurant in town that is open for dinner - The Empire House. The menu looked good but we did not get a chance to try it as we were in other towns for dinner while there. For breakfast, the town of Morris on Rt. 51 going north had a good place called Nicole's. Another spot for breakfast was in Mt. Upton on Rt. 51 going south called the Korner Stone. Would definitely recommend this home - very relaxing, and a great home base with plenty of directions to go for easy day trips.

Lovely, historic home in charming village

This experience was not only easy from start to finish, it was a delightful experience. Gilbertsville is a charming village and the property is located within walking distance to a small general store, a book store, and a post office. Saturdays in the summer a few local folks set up under tents next to the post office, selling fresh garden veggies and hand-made crafts. The property itself is spacious and can accommodate a large or small group--while still feeling intimate. Kids might be most comfortable on the second floor of the house, and adults in the first floor bedrooms. Note that there are two full baths on the first floor only. Paper products were helpful to have on hand. All rooms were clean and tidy. The host e-mailed and called to see if everything was going well, and prior to the stay, provided a thorough "how to" document on house details. Overall a delightful stay!

Perfect for Large Groups

Myself and ten friends rented this house last weekend for a wedding at the Gilberstville Farmhouse. It was absolutely perfect. There were plenty of comfortable places to sleep. The house came stocked with plenty of extra pillows and linens. All the appliances worked perfectly. The location could not be beat - we were a five minute drive from the farmhouse. We made good use of the huge lawn out front, the dog run and the fire pit out back. You don't need to buy condiments for this house - there was a lot of peanut butter, salad dressing, mustard, mayo and ketchup available, as well as plenty of coffee filters. The one thing you'd want to bring is a fire starter or some newspaper for the fire pit.

Beautifully renovated historic home

We rented this home last weekend with another family so that we could attend a "destination" wedding at Gilbertsville Farm. It was perfect for our entire group. Plenty of bedrooms and baths; large kitchen, dining room and living room. There was also a big front porch to relax on and catch the afternoon sun. Additionally, we enjoyed using the outdoor fire pit and grill. Would definitely recommend to anyone traveling to the area!

Lovely home in charming town

We took our 4 children upstate for the July 4 weekend. This is a charming old home, with lots of rooms and hallways for the kids to wander, but with modern amenities. Very comfortable, with a large lawn to spread out on, and back yard with a fire pit and grill. The town is picturesque and quiet, and the general store is just around the corner. The town is located in the middle of beautiful farm country, along the Butternut Valley. The owners were always available, very kind and receptive. We would be happy to return again.

When this property was listed in October 2014 we knew we wanted to own the house. John lived in Gilbertsville through high school and college until his first career job took him out of New York State. Gilbertsville has remained in his heart and many of his vacations have taken him back to his roots. His children spent weeks of many summers with their loving grandparents who lived in another beautiful home in Gilbertsville. That home was sold when they retired to Florida, before John was ready to buy it. Years later he had an opportunity to purchase a home in Butternut Valley. We are ready to share it with our guests.

Why they chose this property

This home made several connections for John. The location is one block from his childhood home and across the street from his sister's vacation home. The size of the house is perfect for vacationing families who want to spend time together. The kitchen is large enough for multiple cooks and hungry snackers at the same time. The yard is large enough, almost an acre, that croquet and badminton and dog walking can all take place at the same time. The backyard fire pit is perfect for early evening and late night time around the fire, talking, reminiscing and catching up.

What makes this property unique

The house itself retains much of it's historical features. The hardwood floors were just refinished and are gorgeous. The molding and wood trim has been cleaned and painted. The children's rooms under the attic eaves are great for little ones and there is a large bedroom with a full size upstairs as well for supervising adults. The living room is spacious for a large group with couches cozy enough for napping or sitting with a book or a tablet.
