Higgins Lake Cabin this cottage is on a lake access road .. it’s a rustic cabin with old school charm. It’s 100 feet off lake .. Higgins Lake is a deep water lake that is beautiful to boat ,water ski , fish , swim , jet ski ..or just watch the sun go down.Located at end of South Higgins Lake State Park on Higgins Lake Dr .. .. Put your boat in at the park .., fire pit , cable ,Internet ,full kitchen .. Queen bed , full bed , ... Linens .. Everything you need .. Plus ice cream just a short walk.

As described
The cabin was pretty much as expected, but In need of some maintenance and a deep cleaning. The cleaning crew did not change the sheets so the owner offered to have them come out and change them for us. However we were out, it was late, and we just purchased what we needed. Our daughter and son-in-law brought their own. The owner was very friendly and responsive. Great location. This place would be fabulous with a little time and money invested. Overall it was an acceptable place to stay.

Labor Day Weekend
We booked this cabin for Labor Day weekend. Waking up to the sight of Higgins Lake was nothing short of breathtaking. We enjoyed the closeness and comfort of being around the fire and still being able to see and hear the kids playing on the beach. We will definitely be back!

Rustic Higgins like it used to be!
Great location next to a small beach. Walk/wade over to the South State Park—nice views from the deck of the water, on a very quiet road. If you're looking for chandeliers and window dressing this isn't the place for you. However, if you want an amazing location that is close to everything you could want while on a Higgins Lake retreat this place is perfect and priced right!

Great Location - Not the best accomodations
Great location - 2nd house from lake. However, the property is very dated and is in need of significant remodeling. Will not rebook next year. Long list of issues. Major issue, the beds are awful, uncomfortable and really not sleepable.

Good time
We went into this, with an open mind, after reading all reviews. For the most part, we planned to be outdoors most of the time, and felt the cottage would serve our basic needs for cooking, sleeping, showering etc. We did not expect a brand new home on the lake. For accuracy, it’s an older cottage near the lake. There is one house between the property and water. However, the lake is easily accessed from the road dead ending in to it. Yes, cottage could use updating, maintenance, renovating, etc. (so could a lot of other places we’ve stayed at through VRBO.) That being said, I do believe there are core items a vacation rental should have. The suggestion list, below, is based on sheer/basic comfort and maximizing layout: 1) replace both mattresses. Reviews are accurate, they are worn passed their life expectancy, and not comfortable after a day on the lake. 2) replace living room furniture. Futon is shot and requires pillow stacking to sit upright. Otherwise, you are sunk back too far. The two “sitting” chairs, from the 70’s or 80’s, are pretty loose in suspension. Again, after a day on the lake, a regular sofa (even pull out for more sleeping space) and a couple recliners would be great for relaxing. 3) replace/fix dishwasher. “Out of service” sign appears to have been there awhile. Again, convenience/time saver vs hand washing dishes. 4) if adding a pull out sofa, increasing guest capacity, explore a newer/larger hot water heater. This would accommodate more showers, with less wait, for hot water regeneration. Overall, we enjoyed the lake and the area. The cottage is neat and clean. A few improvements, in core areas of comfort would go a long way! Thank you to the hosts for their hospitality!

Neglected property
Water and lake views were amazing however house is in desperate need of updates. Beds and box springs are very old and uncomfortable. Not worth $ 145 a night.

There was an issue with a toaster that didn't work properly, but when I told her about it she came right over and replaced it. The place needs maintenance but it was fine for our needs.

Exactly what we expected
The location is great. This is a real no frill cabin. Its proximity to the lake and the easy drive up is what sold us. The cabin truly needs to be fixed up, and the beds really need to be replaced. Other than that, it was perfect for what we wanted. We would like to bring our kids up next summer.

Basic up north cabin with no frills and inaccurate pictures.
Our experience did not go well. The property was not cleaned prior our visit. The beds had dirty dishes and there was a basket of dirty towels in the bathroom. Due to this factor our visit was cut short and our review is screwed. I can say the detailed review from last year is the most accurate. The pictures on the site are very old and many of the items are either broken or worn out. My expectations were not high for this property, but it did not meet any expectation. Unfortunately we were not able to enjoy the proximity of the lake.

What a cute cabin! The beds were pretty comfy, clean linens and dishes and stuff were provided and the place was cleaned well. We had a great time near the water. Loved it, thanks!

Great location on a beautiful lake
This is true up north cabin - nothing fancy or distracting, which is perfect becuase you're going to spend your time on the lake anyways! It's a nice wooded property - I spent the week working remote from the patio, which is nice and shaded and stayed cool even in the 90 degree heat. The cabin is also adjacent to the state campground, which made launching my boat a breeze, and made for a nice run in the morning. Fastest way to get there is a five minute wade in the water. Overall the cabin is basic but well equipped - pots, pans, dishes, etc. It worked great for my purposes.

Convenient location! Beautiful views!
We had a wonderful time here. It's an older cottage, and things aren't new, but that didn't bother us. Having a clothes dryer was very nice for our wet towels etc. Beautiful setting and so close to the water. We had room to park our boat and were able to leave it in the water during the day at the state park which was great when we wanted to take breaks from the sun. Super friendly neighbors. We had a fire every night listening to the water. Would definitley go back!!!

Great Location But Cabin is in need of a good going over.
First let me say the location is great. Lake view right out the front door but I will list the following things that I think need addressed for future rentals. 1. The owner needs to stop by in between rental every once in a while if they are having a cleaning service or property manager over seeing the cabin. Many of the following items would not be issues. 2. Carpets need a shampooing. 3. Can not use the futon couch as it is missing bolts and can not open it. 4. The black leather chairs that are pictured in the photos are all worn out. 5. The blue chair in the master bedroom has dirt stains at the head and arm rest. 6. The 3 wooden closet doors are all off there tracks and do not work as they should.. 7. The coffee table is broken, legs are not attached. 8. The bed sheets do not look like they where cleaned and the mattress cover are not any better. Glad we brought our own sheets. 9. The master bedroom blinds for the sliding glass door were not even up and we had to hang a blanket up for privacy. 10. The refrigerator has a pan in it for dripping water. 11. The 2 box fans have a layer of black dust on the blades we could not turn them on. 12. Too long between showers for the hot water. !3. Half the toaster works.
