This home has just been remodeled to sleep 8 in 3 bedrooms plus a loft. 1 Full bed , 1 Queen, twin bunk beds with a twin trundle day bed in the open loft. A fully equipped kitchen, 2 living areas. Two Great decks--the upper deck overlooks the property and has a grill . The lower deck is a bit more private coming off the lower level bedroom. A short walk down the driveway and across the road to your waterfront . A walk out deck leading to an octagon for swimming and or fishing. Two fire pits are available for your pleasure. Kayaks and canoue are also available for your use (upon request) to truly enjoy sand pond.

Property is very well maintained. The walk to the dock was a little longer than I anticipated, but not terrible. It was so lovely being able to bring our dogs to enjoy vacation with us.
Check out instructions were a lot, but Stephanie was great with communication. Overall, a wonderful family vacation stay!
The host was wonderful! Great communication and very friendly. Stephanie checked in to make sure we had what we needed. Walmart is 16 minutes away as well as Dunks. Have you tried the new Mocha Wipped coffee? Yum. Sand Pond is just that, a pond. Dont let the name fool you! No sand at the bottom only muck. I suggest water shoes or floaties. Be sure to admire the Loons from a distance or ask Stephanie to use the kayaks! The property offered ideal privacy and room for our dogs to play. The water is a bit of a walk down the rocky driveway. If you have elderly with you, you may want to drive them up and down. Lots of towels and dishes to use. Dishwasher, TVs, AC and washer/dryer all worked properly. Some of the lights didnt work but plenty of natural light.

We had a great stay at Stephanie’s property. It’s a spacious and comfy property in a beautiful, secluded location. Would stay again and hi tn my recommend
The property listing could use some updating, as the house is not lakefront, nor does it have mountain views. That being said, the house was impeccably clean and warm and welcoming! Stephanie and Mike were very gracious hosts throughout our bout with hurricane Lee when we lost power less than 12 hours into our stay, offering refund, generator, etc…whatever we needed. We managed to make coffee and cinnamon rolls on the gas grill the next morning (thank god!!) and just played games by flashlight/candlelight. Would definitely return again.

Labor Day weekend
Communication was good and the lake was beautiful but however mountain and lake views were nonexistent from home and it looked like no one has been there to maintain the property in a long time. We pre requested the use of the kayaks and canoes as suggested but they seem like they have not been used all summer full of leaves and spiders 🙅♀️ Overall we are an easy family and made the best of our stay and happy we had this time together. I am thankful for approval for an earlier arrival and later departure with a $50.00 charge but we ended up leaving minutes later after the check out time because we couldn’t get the washer to go on spin cycle, so we messaged Stephanie letting her know that we left earlier than expected and left our towels and sheets in the washer. To summarize I just got to meet Mike, Stephanie’s husband and not Stephanie and he was very nice and helpful and even brought back floats for us and filled up the empty propane tanks that were left empty. Also, thank you for the wine you left on the table.
It started w/ a hiccup with checking in, but with some proactive actions on our part prior, it was fixed within an hour. (We were given a refund for the inconvenience). Based on previous reviews it was never an issue before.
Outside the house photos could be updated with recent tree growth. The house is on a hill, but our dog who has mobility issues could assess the "main" 2nd floor by walking through the yard to the back door.
The stairs from the lower level were not an issue for us, but it could be an issue with children or those with mobility issues. The stairs to the loft are like a ladder, but my kids were comfortable using them (teens).

Main Floor- Bunk bed- sturdy but older mattresses, Queen bed w/TV & doors to the back yard, Kitchen, Living room (TV, woodstove), Dinette, and upper deck- with grill, table, and chairs. The living room furniture is much like a college dorm common area sturdy but not super comfy.
Lower level: Entry point with code: Living room area with TV, Full bath, Queen Bed with TV. The furniture in the living room is much like you would have at your own home.
Direct TV but no WiFi provided due to reception in this location. You get about 2 bars on your cell phone and can use a hot spot to stream video without issue (we have ATT and brought our Apple TV)
Driveway- is a hill so take the car to the pond!

A beautiful peaceful pond, enjoyed hearing the birds and the loons. Convenient store nearby, and good hikes at Mt. Blue. Also Farmington has lots of activities.
Very clean and quiet. Walk to water was a bit further than we anticipated. There was no mountain view due to canopy of trees.. A very quiet place to relax.
Clean comfortable "mountainside" property in Maine. Cozy woodstove and firepit for the cold nights, plenty of room, spacious kitchen and the convenience of a washer and dryer. Host was flexible and accommodating for check in and check out. Will return.
House was very clean & well equipped. Nice private location and good waterfront/dock. The only drawback was many stairs in the home which may be difficult for some and a fairly long walk down to the water. Dock is nice, but water was very shallow this year so getting into the water was tricky. Pond was nice for Kayaking and fishing. Good fire pit at house and also one at the water.
Just an all around amazing vacation! The property was perfect and relaxing and breathtaking. Stephanie and Mike go above and beyond. Just the nicest people and really went out of their way to make everything perfect!! Can't say enough about how great they are!! Thank you thank you thank you!!
Our first trip to Maine and by day two, we were planning our return trip next year. The cabin is secluded and the water is crystal clear. The owners were beyond friendly and accommodating. We fished off the dock and kayaked daily. The surrounding mountains are beautiful as well. We can't wait to return!
The house was nice the way it was built into the side of the hill. Interior was very nice, clean, and modern. Liked the two living areas and two separate decks. The pictures were a little deceiving as the long, somewhat steep driveway was not identified. The mountain view was nonexistent with the trees in full leaves.
Overall we had a delightful stay.
Overall this is a fantastic property, as the other reviews indicate. From the bottle of wine in the refrigerator to the ability to text the owner with questions, this is a "user friendly" getaway spot.
What the listing does not really indicate is that anyone with mobility issues will struggle with this property. It is on a rather steep hill and the interior stairs are very steep. For us it was fine, and we were delighted to find the pocket door that prevented our curious Labrador from tumbling down the stairs!
We were visiting relatives and this location was just perfect for us. I loved the "treetop" deck and listening to the loons call.
Come prepared with bug spray, but aside from that, this house has it all.
We hope to come back sometime, perhaps in the fall when the leaves are changing color! (Just wish I didn't have to travel 95 and 495 which seem to be a perpetual traffic jam now that COVID restrictions have eased!)
