It’s not as listed!! DO NOT BOOK!

So many other beautiful properties to stay at that are more comfortable and clean! Horrible first two nights all I wanted after a long trip was food and sleep but the place was filthy dead/live bugs everywhere dirt on the floors and sheets. The host told us to pay out of pocket for a cleaner. Shower pressure was little to non existent better off showering in the sink. There was no help at 8pm from anyone. No car rental middle of nowhere no options. we had to walk and given wrong directions by security he didnt even know how to help us order pizza we later figured out how to order ourselves. My feet were already swollen and I got a blister from walking around the place is so big and spread out not ideal. The golf carts dont help where this property is they barely come around. There are no special deals for the resort day passes you have to pass through all these security check points. We did our best to make it worth it.The host is not around to help with anything. I work from home so internet was super important to me he told me he has the best internet in all of Mexico but it went out all the time it worked everywhere else but there, super frustrating I had a few mental breakdowns. Sept 3 charged me for a sink that I did not break! We simply turned it on to wash hands and it’s cracked! Sent photos aug 6 no response had another internet problem and he responded to that jbut ignored the sink issue. He kept saying “it’s Mexico”as an excuse for it all. I am mexican! Very rude!

Great Month In This Condo

Was a great month in this condo. Had some bumps along the way and Dmitriy was always available to help fix them. The one problem I had was the noise from the highway. I was bummed that it wasn't quieter. I had family come to visit and most of them didn't find it a problem at all. Just differences among people. Loved the shuttle to Kay Beach and the pool was great also. I rented a car and with the QR code could easily get through the gates. If you are renting a car and are using Google Maps, make sure you get a good address to put into the app. If you stay in this condo I think you will enjoy it.

safe and quite country club

This place was very nice and Dimetry is very hands on. The condo was spacious and luxurious in a swanky country club with gated entry. Our only problem was getting through the gate the first time because the county club was using a new QR code system. We are a family of 6 with kids between 20 and 15. Two of our boys slept on the fold out couch. We didn't do any of the country club activities (such as golf) because everything on site was really expensive. If you stay here you will drive to almost everything and that was okay with us as we chose this vacation for Mayan ruins, mixed with days at the beach. Everything we wanted to see was 25 to 200 miles away in different directions so this place was centrally located. We were thankful we didn't stay in Tulum after seeing how crowded it has become. Great Place

Great apartment in the area's best development!

Loved staying at the Bahia Principe's Residences. Renting your condo that gave us all the privacy of our own home and own cooking / drinks, with access to quiet private condo owner pools and the nearby Wellness Centre fitness facilities. We also took full advantage of all the resort amenities of 3 huge all-inclusive resorts adjacent. Loved the golf. Loved the tennis. Loved the night shows at the Sian Ka'an just a few steps away. Especially loved the privacy of the large terrace and jaccuzzi off the master suite. We spent a lot of time enjoying the stars, the birds and the open air without a single person in sight. Not every rental unit has daily maid service, so the fresh towels daily were a nice touch. We even enjoyed a late night movie or two with great Netflix and wifi service. Thanks for hosting us Looking forward to our next trip to this great development!

Lovely Stay!

Our group of friends had a lovely stay! The property is quiet and is so close to the pool. The rooms were perfect for us, the twin beds and couch is very firm so use the extra comforters for extra cushion if you need. The staff was really friendly and it was easy to get around using the shuttles. We rented a car and is highly recommended if you want to visit nearby akumal town and tulum which we did. The resort is nice, we definitely took advantage of the day passes. Overall recommended!

Great Place

This home is ideally situated near Tulum and Playa San Carmen which means there are plenty of things to do if you want to enjoy the Mexican culture. We enjoyed swimming with sea turtles in the Akumal Bay. Bring a snorkel! There are also activities around the resort, and the beach was lovely. The home itself was lovely and we had everything we needed. We were glad we stayed here as apposed to the louder resort. It was great sleeping!

Beautiful, comfortable condo on a wonderful resort and relaxing Carribean beach

Thank you Dimitiry for sharing your condo with our family. It was a very clean, comfortable condo for our family of 5 during our visit to Akumal on spring break. The Bahia Principe Tulum resort had a great set of pools and beautiful relaxing beach. The pool had a basketball hoop that my boys really enjoyed. We did not buy the all inclusive food option and hit Wal-mart in Playa Del Carmin & Chadraui in Tulum for groceries. We cooked breakfast and lunch in the condo each day and went for dinner at the local Akumal and Tulum beachfront restaurants. We also grilled out on the 2nd floor balcony 2 nights using the huge gas grill. For fun, we went ziplining at Aktun Chen which was literally right behind the resort and reasonable. We also hit the Tulum ruins and Dos Ojos cenote for fresh water cave snorkeling. The Mexican Fiesta at the resort was also very fun and for a little extra we got a full meal with the show. In and around the open air theater, there is a Mexican market with tons of local items for sale. This place is perfectly situated between the Tulum and Akumal beaches which are both spectacular and have many different restaurants and boutique hotels to visit and enjoy the local fare. We highly recommend this condo and location! Cheers.

Beautiful condo but too far from everything.

Very nice condo, clean, well maintained and large. Owners are great too. It was kind of a complicated set up with amenities and information given not clear. For example we were never told we could use the Tao gym until last day we were there. No instructions on how to use anything at the condo or what you should know about the place or what is not supplied like a dish cloth or paper towel until you can go out and get some. There should be a book with all the information you need like how to turn on the tv and work the stereo and places you can go buy groceries etc. We could not get the tv upstairs to work at all. If you have a question you have to walk to the clubhouse which is about 8 mins away and th hotel is another couple of minutes farther. Nowhere nearby for groceries. Expensive cabs. And you need to walk to the clubhouse to call a cab and then go back and wait about 1/2 for one to come. You can rent a car but if you only staying on the property and need it for a couple of trips for groceries it is a waste of money. You can rent a golf cart for $50 a day which holds two people!!! That is really expensive. Should be a better price if you are renting there to get back and forth from hotel because there is no shuttle that goes to the condo. Lots of walking so be prepared for that. I did not like when my daughters went to the disco and then could not get the shuttle to drive them home. Walking home at that time on that road which is quite dark is scary. You have to go outside of the condo to get Wifi it does not work in the condo. You are a long way from the beach. The pool at the condo was not well maintained lots of leaves and stuff in it, and the chairs are wooden with only three that had cushions on them that were really dirty. I got bit by many ants while trying to sit there one day. The days that we choose to do all inclusive were nice as the hotel Sian Kaan is beautiful, but again it is a good walk there and then back home to change for dinner and walk back to the hotel to eat. Not really what I expected but we made the best of if. Thanks to the owners for letting us rent their condo. We probably will not rent again at a place that is so far from stores, amenities and especially the beach.

Adequate but not impressed.

I found the rental awkward as one has to decide each day if they want to use any of the facilities and buy food or drink tickets accordingly. There was no closet or dresser in the master bedroom, which was disappointing. Acceptable central base for exploring the area but I would not choose this given the complexities of what portions of the Bahia Principe you can and can't use and where you can and can't eat and drink.

Great-Super-Excellent!

Overall our stay in October/November was excellent! The location provided a great combination of relaxing and peaceful sunbathing and swimming, as well as open access to exploring the area. 1. The Condo itself – A neat, clean, and decorative European layout with comfortable furniture. The condo is not overstuffed with Mexican style decorations and décor such as blankets, dishes, ornaments and so forth. Definitely looks and feels like our home. 2. Right outside the condo – The pool is a quick and easy walk away. Not huge, but very comfortable and clean! The surrounding jungle offered beautiful sights, sounds, and ambience, complete with monkeys, big colorful parrots, and many wild animals we do not know names of… 3. Service - We only had one, small problem with the hot water in a bathroom. This was quickly taken care of the following morning after sending a text message to the owner. The security was also very helpful with our needs. 4. Beaches – There are some rocky areas, others have very soft sand. 5. Food – We had the all-inclusive option for the first days, and decided to not gain several pounds after vacation so we opted out. Buffet has a tasty and various selection of food – to the point where it was difficult to stop eating! It’s not cheap for the whole family, so we consequently bought food in 2 Chedrau grocery stores – in Tulum and in Puerto Aventura (both located 15 min away by car). These stores had a good combination of local and well-known brands. 6. Car – Must have! There are many amazing places to see, and driving there is very safe and reliable. We used Hertz at Cancun airport for $180 USD for 12 days, pretty cheap! 7. Recommended restaurants in the area – “Frida Kahlo” has upscale service, food and atmosphere in Playa Del Carmen, and a tiny authentic Tulum beach restaurant titled “Mary’s ...” (I forget the full name). 8. Water – BE PREPARED TO PURCHASE DRINKING WATER – the tap water is unsafe to drink, although the owner does prepare some prior to your arrival. I would definitely recommend this condo to my friends!

Beautiful Home !!! Had a great time !!

We had a great time in this beautiful home !!! Thank You Dmitriy !! The information provided was great and very helpful . I will come back and rent your beautiful home again. The home was very clean with maid service every day. The pool was around the corner. We had the opportunity to visit the Cenote Dos Ojos ran by a Mayan community that was 15 min drive from the home. We also visited the Coba ruins which is about 1 1/2 hours away. Had a great time. We loved the breakfast buffet that was at the hotel by the beach for just 10 dollars for each guest (Must buy in advance). We enjoyed the peace and quiet of the community. I would definitely come back again !! Thank you once again Dmitriy for sharing your beautiful home !!

Great apartment, super vacations

We had a super vacation. The apartment is real nice. Very big. Huge bathrooms. Lots of marble all over ! Loved the modern touches. We had a cleaning lady every day, giving us plenty of fresh towels and a real hotel service ! What a nice surprice. The apartment is real well equipped, washer, dryer and a well equipped kitchen ! The resort is one off the best around the peninsula. We had the all-inclusive wristbands and enjoyed all the facilitys of the Gran Bahia Don Pablo luxe collection. Food is just heaven, tooo much ... Indulging. We totaly recommend this rental. We stayed before in a Tao residence, but loved the Quetzal better. It is more quiet and bigger ! It realy is Caribbean heaven ! Thanks Dmitry ! We loved it !

Simple, Clean, Luxury - enjoyed it!

luxury and convenience in a great location ... having a spacious apartment with all the conveniences was a definite plus - with kids. the layout of the place gave us lots of options in terms of quiet reading, family movie time, or jacuzzi overlooking the forest. one morning we had the pool all to ourselves. the employees at the resort were all gracious and helpful. we were given free day passes to the beachside pool - but found that was not our "thing". overall, a super place to stay ... thanks so much dimitry!

We had the best time. The house was beautiful , just like the pictures on the web page .

The reason for the 4 stars was not because of the house but because of the people we had to talk with, know one could speak English which is fine if we were not staying on a all enclusive property that caters to mostly English speaking people. Other than that we had a great visit. You must go to Explore and the all enclusive park about 10 minutes away, all water sports.

Great place and location

The place is exactly how is described on the brochure and pictures. A great recently built two-floor condo with modern amenities. It was more than enough for three of us including 3 y.o. son. We chose this place since we prefer active exploration to lazy attached stay at all-inclusive hotels. Very comfortable beds, access to the pool (although we did not use it). Pretty safe since we are inside the gated complex. This place is a part of Bahia principle resort and has access to the Bahia Principe pools and beaches. Bahia's Tulum is accessible through shuttles but that could take some time. Sian kaan is closer but as we were there with the kid, we couldn't go there. We recommend to rent a car to visit the Cenotes, Chichen itza, Coba ruins, Yal ku laguna at Akumal for snorkeling, go to the beach, visit Tulum, supermarket and other places. When renting a car (we rented at Hertz in Cancun International airport) insist to wave optional insurances. Agents may bluff you that these insurances are required in Mexico, but for reputable agencies a compulsory insurance is already included. We paid about US$110 for 8 days of car rent. This is a new place and it can be loud in the morning due to constructions work (Sept 2015). You could eat in Bahia's buffets, but the food is a bit expensive. Go into Tulum or Akumal or Playa del Carmen for their restaurants. Overall, we loved the experience and would recommend to every one we know.
