Multiple Living Areas:

• Externally: Relax and entertain on the spacious, alfresco deck and watch the kids enjoy the kayaks, play in the backyard or maybe catch fish from the jetty! Deck furnishings and amenities include an 8- seater outdoor table & chairs, overhead fan, Balinese daybed, lounger chairs, bar fridge and a gas BBQ plus deck and yard lighting.
• Garage/rumpus: The converted double garage provides a casual all-weather space for kids and families. There’s 2 lounges, a large TV, table & 4 chairs and a 3rd bathroom with shower & toilet. Pull up the roller door for direct access to the backyard and river. There’s also a freezer to keep nasty smells from bait and fish out of the kitchen fridge.
3 Bedrooms
• All bedrooms have comfy queen size beds, ceiling fans, wardrobes, bedside tables & lamps.
• Pillows, doonas, mattress protectors and extra blankets are provided and electric blankets are also fitted during winter months.
• BYO sheets, pillowcases and bath towels for all stays less than 7 nights or purchase the Linen Package @ $40 per person. (Free linen is provided for stays of 7 nights or more).
3 Bathrooms
• The main-bedroom has a new elegant white ensuite with shower, vanity, toilet, heat and night lights.
• A new guest bathroom has a shower, vanity, toilet, heat and night lights.
• A 3rd bathroom is located in the garage/ rumpus area and has a shower, toilet& basin.
New Kitchen
• The kitchen overlooks the deck and water and opens to the living area. The stone benchtop doubles as a breakfast bar with 4x comfortable stools.
• The latest Westinghouse appliances include a dishwasher, 9 function pyrolytic oven, induction cooktop, glass canopy rangehood, microwave and fridge.
• It's well stocked with cooking utensils, glasses, crockery and cutlery etc.
• Assume the pantry is bare and BYO food and beverages and all condiments.
• Basic cleaning and kitchen Items, shower and hand soap, detergents and cleaning products are available as well as cling wrap, alfoil and starter toilet paper.
4x Dining Spaces
• The spacious undercover deck & BBQ will be your “go to” area
• The internal dining area has a hygienic 8- seater glass-top table and chairs.
• The kitchen breakfast bar is great for snacks and chats while “the chef” is at work
• The rumpus room also has a table & 4xchairs for meals or board games etc.
Laundry
• The new laundry includes a front loader washer, sink and a dryer
• An external clothes' line catches the sun and breezes for a quick dry.
Amenities and Activities: There are too many to list but they include:
• Reverse cycle air con; gas heating and electric blankets (in winter); ceiling fans in all bedrooms and on the deck.
• Entertainment includes free Belong WIFI, a blue tooth sound system and 3x TVs (e.g. 65” SMART TV in lounge, TV with chrome-cast in Rumpus and small TV in main b/r), DVD player and a selection of DVDs, CDs, books and games.
• Free kayaks & old SUP i.e. 1 x double, 1x adult single and 2x kids’ kayaks with paddles plus an old SUP. Kids’ and adults’ lifejackets are also available.
• A solar heated shower on the jetty for a quick wash down after your swim!
• Outdoor lighting is available on the deck, jetty and backyard.
• 3 Fridges: Kitchen fridge, bar fridge on deck and bait/fish freezer in the garage.
Parking:
• The garage is now used as a rumpus room and the property is located in a quiet cul-de-sac so on- street parking is limited.
• There is space for 2 vehicles on the driveway.
Your boat/jetski:
• Our boat is on the slipway and neither our boat nor the slipway is available for guest use.
• You can launch your boat or jet-ski at one of many nearby locations and you can also use my private jetty during your stay.
WHAT TO BRING
• BYO queen size sheets, pillowcases and bath towels if you are booked for less than 7 nights. (Free linen is provided for 7xnight stays or longer) OR
• You can book a “Linen Package” comprising bedsheets, pillowcases and bath-towels (not beach towels) for an additional charge of $40 per person.
• NOTE: You must notify the owner at time of booking or well before your check-in date if you want to purchase the "Linen Package”.
• BYO Food, beverages, condiments and personal items including personal hygiene products.
CHECK IN and CHECK OUT TIMES
• Self- check-in time is after 3.00pm on the first day of your booking. You will be provided with a four- digit code to enter into the front door digital doorpad.
• Check out time is before 10.00am on the date of your booked departure to ensure enough time for the property to be inspected, cleaned and fully prepared for future guests.
BOOKING CONDITIONS FOR YOUR STAY
• PROPERTY INFORMATION: An information folder is at the property
• OVER 25 YEARS OF AGE: The booking guest must be 25 years or over and be prepared to provide photo id plus be responsible for all guests’ safety and behaviour during your stay.
• NO ADDITIONAL GUESTS: No camping, caravans or additional guests are permitted to stay on the property.
• NO PETS. There are no fences, my family has allergies, local wildlife nest and visit the property and my house is newly renovated so your pets are not welcome and strictly prohibited anywhere on the property.
• NO SMOKING inside the house and please… no butts on the deck, lawns or jetty.
• NO PARTIES, LOUD NOISE, GROUPS OR ADDITIONAL VISITORS. Please respect the quiet neighbourhood and consult with the owner regarding any possible visitors or groups.
• NEIGHBOURS: Please respect the privacy of our neighbours e.g. no loud music or other noise and please do not wander past the boundary garden or LHS slipway or onto their front yards or approach their homes. Please also ensure your vehicles do not hinder neighbours’ easy access to their properties.
• PROPERTY DAMAGE OR LOSS: You are responsible for the cost to repair or replace any lost or damaged property, items or equipment, marks on walls or furniture or missing items. A Security deposit of $500 per stay is required to offset any possible damages or lost items etc. This will be refunded following satisfactory inspection after your departure.
• I hope you have a very enjoyable stay and respect my property however I also reserve the right to terminate your stay at any time without refund if you or your guests do not comply with the above conditions.
YOUR SAFETY
• YOUR SAFETY and BEHAVIOUR You are fully responsible for the safety and behaviour of all guests during your stay e.g. for the safe use of the property and its amenities such as gas BBQ, water & sports equipment, jetty, swimming and any other activity at the property.
• BE AWARE: The river is tidal and opens to the sea so any form of marine life may enter the river system. Also, please do not leave watercraft, personal belongings or other items close to the river to float away or possibly be stolen
• LIFE JACKETS: Must be worn when using the kayaks and/or SUP. Guests should be aware of river traffic and avoid swimming in the main channel.
• NO FENCES or BALUSTRADES: The property is on the waterfront and is unfenced and without balustrades on the deck or the jetty. The property is therefore not suitable for unsupervised children and guests are responsible for their own safety and behaviour.
• RIVER WILDLIFE: Please do not feed the ducks or allow them onto the deck or jetty. They leave droppings and are a nuisance. Kangaroos and other river wildlife also visit the property. They are usually friendly however children and guests should keep a safe distance to avoid possible injury. BTW, Larry, the blue tongue lizard, lives under the deck and likes to sunbake.
• FIRE BLANKETS AND GAS BOTTLES: Fire extinguishing equipment is available in the kitchen and deck BBQ area and 2 fire alarms are installed. Please ensure you turn off the BBQ gas bottle after each use and open the lid to ensure you do not allow gas to build up before lighting the BBQ.
• LPG GAS BOTTLES and RINNAI GAS HEATER (WINTER ONLY): There are 2 x LPG bottles on the laundry side of the house for the Rinnai gas heater.
DEPARTURE CHECKLIST.
The property should be left clean and tidy and in the same state and condition as when you arrived. This allows cleaners time to complete a good clean of all rooms and surfaces, attend to linen and any other requirements, complete a full property re-set and also assess the condition of all items, rooms and amenities both inside and outside for next guests.
