The adventure awaits in the Berkshires. Escape the hustle and bustle of your everyday life and come chill in a renovated grist mill on 22 acres. This getaway is located .5 miles from Catamount and 4 to Butternut. The property has a 10 Ft pound, waterfall and a babbling brook that can be viewed from every window. Enjoy the lush views and walking trails on the property. There are 4 fire pits on the property. I try to keep logs by the fire pit but if there has been rain and it is wet, Stewart’s sells packs of wood in an easy to carry pack. I have fire starters, long lighters and the colorful burn sticks.
You can choose the Hudson food and art scene or the Great Barrington/Egremont Massachusetts food, antique shopping and hiking scene. Tanglewood is only 14 miles away. The home is decorated with Piet Boon furniture and other unique pieces. There is a full kitchen for your own culinary experience or you can call our chef and order off her ever changing menu. She can cook breakfast, lunch or dinner and deliver to the home at whatever time you request. Prices are reasonable. There is a delivery charge. I have a groundskeeper that lives nearby that is available 24 hours a day for your convenience.

Damage deposits will be charged @ $75 per night per guest if the # of guests exceed original booking request.
When you arrive at the property please park on driveway. The key will be hanging ON the house in a planter box to the right of the front door.

Falsely represented
Upon arrival after the required time of 5 pm there were no lights on, house was in dark woods, no groundskeeper there to greet us. Driveway ends 50 yards away from house, had to walk across front yard covered with wet leaves and tree roots in the dark. We had no internet or cable or outside lights and half the lights inside were not working. We were unable to reach the groundskeeper. Owner directed us to the circuit breaker switch in the basement later that night. Worst of all problems was the water from all faucets had foul odor of sulfur. The owner directed us to run the water until the pipes were cleared. That meant the whole house wreaked of sulfur/rotten eggs. We had to open all the windows and cover up with warm clothes and blankets. The owner stayed in touch and apologized many times for the water and electric problems. Imagine my surprise when she refused to give me a partial refund to compensate for all the problems we had. It was far from being the cozy family gathering we had planned. The house was NOT ready for occupancy and should not have been rented.

Fantastic for Families
This updated farmhouse has a spacious living room, comfortable first floor master bedroom, and large kitchen. The real heart of the house though, is the upper floor, which is perfect for the younger members of the family, be they children, tweens, or teens. A common area flanked by two bedrooms (there are five beds in all), it is perfect for giving this part of the family their own space to spread out and relax, play games, read, sing, and amuse themselves. The house is warm and welcoming, decorated with a blend of modern (furniture, stove, dishwasher, microwave) and classic (hobnail vases and glassware, small sofas, doorknobs, and lighting). The kitchen has plates aplenty and has a large array of spices at the guests disposal as well as three different ways to make coffee! We were two adults and three teen boys up for a ski weekend at Catamount, which is very nearby.

Rustic charm and amazing property
Joyce is an great host. Communication was top notch. House is charming with lots of character. Close to Catamount, Butternut and Great Barrington. Was too cold to enjoy the property to its fullest and we want to come back in warmer months.

Berkshires Weekend
Very interesting, kind of quirky and well-appointed house. Had everything we needed. Had a problem with the wifi that was totally out of the owner's control that was rectified by the carrier by the 2nd night. Graciously, the owner refunded part of our payment because of the problem; she didn't have to do that, but did. Since we were there for a very busy wedding weekend, and it was cold, we did not get to enjoy the beautiful grounds. As nice as it was, this property would be a much better value in the summer. I would go back to enjoy it.

Beautiful garden and pond
The pond with little waterfall and running brook was wonderful. Nicely landscaped with flowers. We enjoyed sitting on the deck and listening to the water. The house was clean and well-equipped.

Perfect stay
We had the most wonderful weekend staying at Joyce's home. The property is magical; we had such a nice time swimming in the pond and sitting in the hammocks along the stream. There were several places to dine outside and have fires in the evening. The home was very clean and everything easily accessible. Nice comfortable beds and plenty of linens. We were also pleasantly surprised to find sunscreen, bug spray, and plenty of shampoo and conditioner. We felt at home and so relaxed. There are beautiful flowers all over the property with hummingbirds and butterflies galore. It felt like living in a fairy tale! Joyce was very responsive and made the whole process very easy. We arrived late in the evening and had no problem getting in the house and making ourselves at home. Thanks for an amazing stay, we can't wait to come back!

Idyllic spot
This is a unique and beautiful spot. The stream and woods and lawns are lovely and well kept. A highlight is sitting out in the morning sunlight with coffee and listening to waterfall and birds. Joyce was super helpful when I needed help with small details, and she’s obviously thought of lots of little touches. We spent most of our time away from the house for a family event, but the property would be a nice place to hang out—plenty of spots to sit in sun or shade and talk or read or have an outdoor meal.

The owner of this place (Joyce) ruined our vacation
Joyce was very rude and disrespectful for weeks prior to this trip. She said we did not have kids listed on the initial reservation (we did). We had 2 additional people, which we were fine paying extra for. She charged hundreds of dollars extra (through venmo, not this website) for a 5 yr old and a 6 yr old. She kept sending strange txts telling me about her personal life ( we do not know her). Finally, she made commands and threats on the final day of our trip. We kept the place clean and were gracious and kind. On the last day, her behavior was so bad, we finally told her that her conduct was rude and inappropriate. Joyce needs to learn how to run a business. Her customer service was awful. This place ended up costing us hundreds of additional dollars each night with all the charges and fees, which she asked for us to VENMO (it was not paid through this site). NOT worth it, as it comes with a LOT of baggage-- difficult and high maintenance owner.

Idyllic retreat
This place was perfect for us- lovely renovated mill on a babbling brook complete with waterfalls and a pond to swim in. The house itself was comfortable, beautifully decorated, and had everything we needed. There was plenty of room for friends and family to visit, it was close to Great Barrington and all the Berkshire culture, as well as the sweet town of Hillsdale, and then Hudson pretty close too.

Quaint cabin for ski weekend
We had a lovely time staying at this cabin. The property is beautiful - my children loved exploring the stream, bridges and waterfalls. The location is two minutes from Catamont and fifteen minutes from Butternut, which makes it perfect for a ski weekend. Overall, our family was comfortable and happy with our stay!

Charming house by the stream
Lovely, comfortable house on a beautiful property with a babbling brook and waterfall. So much to do in the area but also so relaxing to cozy up with a good book to the sounds of the stream! Well appointed kitchen looking towards the waterfall. Beautiful furniture and decorating as well. We'll be back!

Charming property
We enjoyed our stay in this charming property in Hillsdale over the holidays. Joyce, the owner, is an outstanding and solicitous hostess. She even arranged to have a Christmas tree and decorations to make our stay more festive. It was lovely. When weather threatened to derail the next step of our trip, Joyce very generously offered to let us stay an extra night so that we could continue our trip safely. We are so grateful for her kindness. This charming house and property is very old...around 200 years! It is in the process of being renovated lovingly and will be absolutely stunning when completed. If you love old houses, this is the place for you. If you’ve never been in an old house, you are in for a treat. But be prepared. If you are looking for soaring ceilings and spacious rooms, this is not the place. This house and property offers a unique opportunity to step back in time and enjoy a piece of history. A word about the area. Hillsdale and the Berkshires in general offer a wealth of opportunities for adventure whether it is outdoors, cultural, culinary, or antiquing. This is a marvelous, 4 season vacation destination! Enjoy!

Warm rustic welcome
Wow! Just wow! Beautiful, rustic, charming home with gorgeous views throughout each window. Listening to the sounds of the stream was so relaxing. The property is breathtaking. An antique rustic delight, updates in progress
Sitting on 13 mostly wooded acres, with a brook gurgling away, Joyce’s repurposed 1820 gristmill was a delightful discovery. We spent a week there at the end of July to participate in a family reunion 10 minutes south in Taconic State Park. The house features a large, beautiful deck just off the kitchen, which was perfect for open-air breakfasts and for accommodating the group on our night to host the family potluck. Though just off NY 23, the grounds are set quite far back and very private, with plenty of room for parking. Two bedrooms and a charming great-room are up a steep flight of stairs, and thus inaccessible to those with mobility issues. There is, however, also a large bedroom on the main level, and bathrooms upstairs and down. Joyce was very accessible by phone and text, and had several local tradespeople on call in the event of a problem. She loves the property, which had belonged to her grandparents, and was excited to share her plans for improvements to make it even more special than it already is!

Lovely house in the woods very close to mountain
We enjoyed our three nights at this property in Hillsdale, NY. It is so close to skiing at Catamount, which was our purpose for visiting. The owner is very friendly and accommodating.
