IdyllicTuscan holiday villa, originally built in the 15th Century but lovingly restored in the last 10 years. The Villa has spectacular views of the rolling Tuscan hills and valleys and is the perfect place to spend time with family or friends. The historic town of Cortona is a short 15 minute drive away.
Great location from a 'get away from it all'' perspective...this house and location will make you relax. 3 pergolas dotted around the house so that you can chill out on your own if necessary,
Very central in that Florence is 1.5 hours away and Rome 2.5 hours.
We want you to enjoy Tuscany from the moment you arrive so we will leave you some bottles of local Red and White wine and other local delicacies.

Set in 30 acres of unspoilt National Park countryside in the Hills above Cortona, the setting for Francis Mayes book and film -Under the Tuscan Sun. Exclusively private pool with magnificent gardens and shady pergolas. The house has all day sunshine until the late evening and an excellent access road.

House and Contents: The house which originally dates from the 15th Century has been completely renovated and newly furnished by us over the last 10 years and we think we have given the house a homely Tuscan feel. The house offers an extremely high level of comfort and style, very comfortable beds, top class bed linen, well stocked kitchen, very powerful showers and comfortable settees.Library with 500/600 books.
3 private Pergolas dotted around the gardens which will ensure that you can relax on your own when necessary. All of these pergolas have first class garden furniture.
The house is nestled amongst lush green hills and rolling countryside and offers unrivalled private and uninterrupted views of the countryside. The house is located in a nature reserve and there are many examples of magnificent eagles flying around in the thermals. It is impossible to build new houses in this region as regional authorities want this area to remain as it was for hundreds of years.
Broadband wireless internet access available throughout the house.

We have striven to restore the house sympathetically, in the Tuscan manner whilst at the same time giving it 21st Century facilities. Most of the house contents are handmade to the highest quality by local Tuscan artisans. You will find the essentials such as olive oil, balsamic vinegar, sugar, salt pepper etc. etc. in the kitchen. Please feel free to use these items and.

Exclusive use of the private pool.: The 12m X 6M pool sits on the edge of a terrace overlooking the Tuscan hills just below the house. The area whilst being very close to the house is private. The pool is for the exclusive use of guests during your stay.
There is a solar cover for the pool which you can use as you wish if you enjoy higher temperatures in the pool. The pool are can be lit up at night if you enjoy a midnight swim. Power plug by the pool so you can enjoy your favourite music.
The area around the pool is fenced and gated to ensure the safety of little ones.
There is a vine pergola close by where you and your party can enjoy evening drinks watching the sun set. There is a magnificent professionally landscaped garden overlooking the pool with a colourful variety of shrubs and flowers. The pool and the area around it can be lit up at night so that you can enjoy a midnight swim if you feel like it. There is a power plug on the wall so as you swim listen to your favourite music. Cold shower by the pool for cooling down.

This area is also a wonderful vantage point to watch the sun rise in the morning and see the skies lit up with the colours only seen in Tuscany - be inspired like the renaissance painters!

Places of Interest:
Le Celle - just about 1km outside Cortona as you drive towards our house there is a little road to the left signposted to Le Celle. Le Celle is an old (still working) Franciscan monastery which appears to be carved out of the side of the mountain. It is a place of serenity, simplicity and beauty and if you can spare an hour or so to explore it you will experience peace and serenity itself.St. Francis passed through here on his way to Assisi and founded the monastery. There is a little cell where he slept and prayed and on seeing this you will appreciate what a simple uncomplicated life he led. There is a book in the library which gives the history of the monastery. There are services there on Sunday mornings and even if you are not Catholic you feel welcome in this holy place.

Cortona:
Cortona is a wonderful magical little place, narrow winding streets,full of restaurants,Trattoria and shops and a hugely impressive Etruscan museum which is definitely worth a visit.
There are usually open air concerts during the summer in the Piazza Signorelli (named after a famous renaissance painter who was born in Cortona) - everything from a jazz/blues band to the Carabinieri band doing their thing to operatic festivals.
The Commune di Cortona put on music/art/wine tasting/vineyard visiting festivals each year - most of these are free - details available from the Tourist office situated just inside the MAEC museum entrance in Piazza Signorelli. Cortona Antiques fair every September. Giostra del Saracino also in nearby Arezzo every September.
In fact almost every village and town in the area have their own Festa during the months of June/July/August and September.Full details of all these Festas are available from the Tourist.

Lake Trasimeno:
Located south of Cortona in the Province of Umbria this is the 4th biggest lake in Italy and was the scene of a famous battle between the Carthiginian army of Hannibal and the Roman Legions in and around 200 BC. Hannibal defeated a much larger Roman army on the shores of this lake during his famous campaign with the elephants. Plenty of books about this in the library!
On the shores of the lake there is a little town, Castiglion del Lago. Wonderful little restaurants specialising in Umbrian food and wine and with a particular emphasis on fish dishes.

All the famous Tuscan towns such as Florence, Cortona, Siena,Pisa, San Gimignano, Montepulciano are within easy reach of the house.

Shopping: There is an excellent Coop supermarket in Camucia, the new town just below Cortona - open all day.. You will be able to do all your grocery shopping here. In addition to a vast selection of groceries and vegetables there is a fabulous meat counter, deli counter and fresh fish counter. They stock a very good selection of wine, beers and bottles of Prosecco for the wine cooler start at about €3.00.
There is also an off licence known locally as the Yellow House or Casa Gialla - yes it is painted yellow! This is just outside Camucia as you drive towards Terontola, on the left side of the road past the last roundabout. They sell a very good selection of top class wines and if you don't feel ilke spending a lot of money you can buy good locally produced box wine there.
Cortona Shopping:
Molesini's in Piazza Republica - The main Piazza in Cortona - If you don't feel ilke a big shop Molesini have a good selection of cheeses, meats, salamis and general groceries etc. They will make up a panini for you on the spot with whatever you want in it. Across the road the Molesini family also own an off licence with a very good selection of wines.

Pasta Fresca - Cortona - just 100 metres on the right inside Porta Colonnia - this lady makes home made pasta to die for - home made lasagne and all kinds of Italian sauces. This year she is also opening a Rosticceria in the same shop so if you want a succulent roast chicken this is the place to go. Phone numbers are in the guide in the house.

Local Shopping: There is a little shop in Portole just 3km away from the house beside Albergo Ristorante Portole where you can get the essentials if you run out.This is run in Summer months by the Hotel owners mother who comes up from Florence every year to get the air. Have a Capuchino and a panino at the tables outside with a magnificent view looking towards Lake Trasimeno.

Markets:
Camucia market is held every Thursday from 8.00am to 1.00pm. Usual Italian fare everything from a needle to a rotovator!
Get a porchetta panini made up for yourself at one of the many stalls. Porchetta is a Tuscan delight - a whole pig is spit roasted , stuffed with lots of herbs. Mouth watering!

Restaurants: Cortona is full of delightful restaurants - there is a full guide to most of them in the house. Children are welcome at all restaurants.Best to book most in advance during July and August so as not to be disappointed.

Albergo Ristorante Portole just 3 km from the house also have an outside terrace for dining in Summer months

Beautiful, tranquil villa in a lovely area
We had a fantastic week in this lovely villa. It really does have everything you could possibly need - a real home from home. Lots of lovely spaces inside and out to enjoy. We loved sitting out in the evenings having dinner and we’re lucky to be there during the Perseus meteor shower and saw lots of shooting stars in the clear skys. We also ate out in the lovely town of Cortona - la buccia with beautifully presented food and a couple of more casual restaurants which were also excellent. The local coop was very well stocked so we shopped there on our way back from days out. Lake Trasimeno is worth a visit with some nice towns around the lake and some beach Ed’s with canoes and paddle boards for hire. After a week in a hectic campsite by the coast this was a perfect retreat and a home that is clearly loved and cared for by the owners.

Amazing Hill Top Chalet
Had an amazing time in the hills of Cortona. The house was just as advertised. A/C worked great and the kitchen was well appointed. Would highly recommend. We were there 2 months and had an amazing experience.

Wunderschönes Anwesen, sehr gepflegt und absolut ruhig gelegen. Eignet sich wunderbar um aus dem Alltag zu entfliehen. Wer mehr Aktion will sollte zentraler buchen. Ruhig gelegenes Urlaubsdomizil in wunderschöner Natur
Wir haben eine ruhig gelegene Unterkunft gesucht, abseits von touristischem Trubel, und haben dies hier vorgefunden. Der Garten ist herrlich angelegt und der Duft von Lavendel, Rosmarin und Pinien war einfach wunderbar. Die vielen Schmetterlinge scheinen sich an diesem Ort auch wohlzufühlen. Wir haben gern in der urigen und gut ausgestatteten Küche gekocht und haben uns sonst hauptsächlich draußen am Pool oder unter der Pergola, mit atemberaubenden Ausblick auf die hügelige Umgebung, aufgehalten. Der Pool ist einfach traumhaft und eine willkommene Erfrischung bei heißen Temperaturen. Die Begegnung mit den in der Toskana vorkommenden kleinen Skorpione fanden die Kinder befremdlich, die Geckos hingegen fanden sie niedlich. Schön wären gemütlichere Sitzauflagen für die Stühle. Wir hatten einen tollen Aufenthalt und haben uns im Großen und Ganzen wohl gefühlt. Vielen Dank für die reibungslose Abwicklung.

What a lovely spot - We had 2 weeks in this charming house and we could have stayed much longer. The description and the pictures are quite accurate - The reality is even better.... Lots of room inside and outside, fully equipped kitchen, very nice pool, "a bit" of WiFi (helps for digital detox)...

Peace and quiet in the Tuscan hills
This property is somewhat remote, approximately 15-20 minutes outside Cortona. The drive is worth it for the spectacular views. The property has several outdoor areas in a beautifully maintained private hillside setting. The house is warm and welcoming and invites the outside in. The upstairs bedroom uses the bathroom on the main floor, but the stairs are well worth it because it opens to a lovely private terrace where you can watch the sun come up. The other bedroom that we used is on the same level as the dining room, kitchen and living room, and there is a full bathroom just outside the door. We visited several nearby towns, but spent two full days enjoying the swimming pool and relaxing.

Idyllisches Landhaus
Wer einen abgelegenes Plätzchen sucht und akzeptiert, dass der nächste Supermarkt, Bäcker etc. ca 20 Autominuten entfernt ist, wird hier glücklich. Die Realität sieht mindestens genauso schön aus wie die Fotos - tolles Anwesen mit großem gepflegtem Pool. Danke an Luca für die freundliche Begrüßung und die "24-7 WhatsApp Service-Hotline"! Its all as it says " On the Tin ! Relaxing ; peaceful ; wonderful views ; great pool. With all the facilities you could ask for. Occasionally the odd shower or grey cloud to remind us of back home , but normally blue skies & sunshine to while away the days. Fantastic stay a Villa Gaoia
A warm and welcoming home in the mountains above Cortona has everything one could possibly need. The beds were very comfortable, the house was immaculately clean which is very important to us. There was a lovely welcome basket of goodies and a book of "things to know", house rules and suggestions on dining, shopping, site seeing which was very, very helpful. There is a lovely family that maintains the house - Karolina, the lovely daughter speaks excellent English and she is a delight. Her mom is an excellent cook as we decided to have her cook for us one evening. Karolina's dad helped get the heat on in the house as we were there very early in the season and it was quite cool. The views and the gardens are breathtaking. The bedrooms are spaced enough apart for privacy which was lovely. The kitchen had every type of bowl, appliance and kitchen utensil we could possibly need. All is in all it was a wonderful accommodation for 2 couples or a large family! The only thing we do want to mention is the roads to the house are extremely windy and slow going.You need to be prepared for this drive. It took a good 20 min. to get down to the town of Cortona. The address does not work on our WAZE GPS so it was a bit difficult to find but the hosts couldn't have been nicer to guiding us via phone. We would highly recommend your staying here! Peaceful and great for families with children. Lovely, Lovely, Lovely!

Delightful villa in thr Tuscan hills.
We stayed here for 2 weeks as a treat for our twins finishing university. The villa itself was a delight, in a beautiful setting. The villa is very well equipped.We loved sitting out in the evenings, watching the fire flies and listening out for the wild boar below. We ate out both at the Hotel in Portole as well as nearby pizzeria which we preferred as they do a lot more than pizza's. Highlights for us included Sienna, Montepulciano, Cortona and a trip to Leuter winery. The drive up/down to Campucia gets very tedious so the key is to call in to the supermarket on the way back from a day out.

Wonderful Hilltop Villa
Classically constructed with huge ceiling beams and thick stucco walls, the villa is multi-level. It is fully stocked and equipped, from a great kitchen with country-kitchen dining table (the heart of the villa), to hundreds of DVDs, books and many games. The pool is very nice and the exterior is beautifully landscaped and maintained. The views of the valleys below are tremendous with a number of outdoor seating areas to enjoy. The villa is private and quiet, laying 16 kilometers outside of Cortona along a scenic ridge-top road, about a 20 minute drive along the many switchbacks. The nearest grocery stores with convenient parking are in Camucia, about 30 minutes away. There is a washing machine with outside clothes lines for use. Three of the bedrooms are up or down a flight of stairs, a drawback for those for whom steps pose some difficulties. Only one bedroom has a bathroom adjacent to it. And for extended stays, there is little available storage space for unpacking clothes, etc. The owner is gracious and helpful, responding to any needs very quickly. With those minor considerations, our stay was wonderful and the Cortona-Camucia area is terrific as a vacation area and hub from which to travel (often by train) to different areas. We went as far as Rome and Venice from there as day trips.

Pretty villa with great pool and facilities
Villa Goia is a wonderful setting, a dramatic view of the Tuscan hills and very close to beautiful, busy Cortona. Arrangements were excellent and the house is very well organised with everything you could want. We had a lovely, relaxing holiday with our family and would love to return there. Sarah

A fabulous place in a fabulous part of Italy..
We had the pleasure this summer of staying for two weeks in Villa Gioia located in the hills above Cortona in Tuscany. It was our first visit to this part of the world and certainly won’t be the last as we have much more to see. The house is perfect and provided a home from home which we all enjoyed : Lovely views from the various terraces which enabled us to take in the wonderful scenery over a glass of red, the gardens are a delight, full of butterflies with rosemary, sage, fennel, thyme and lavender giving off an intoxicating smell, a wonderful swimming pool which provided a welcome respite from the summer sun and the house itself is so well equipped, full of information and very comfortable so we wanted for nothing. The pictures on the website look great but the real thing is even better ! Luca is close on hand to provide good advice and insights on the area including where to park and the best local trattorias.. We were able to visit some of the places on our list, Perugia and Assisi in Umbria, Montepulciano, Sienna, San Griminagno among the villages in the Tuscan hills we visited but for much of the time we enjoyed taking in the wonderful scenery in the area as well as the fantastic food ( porchetta paninis are something else ..). Our Tuscan experience was something we won’t ever forget. We would certainly recommend Villa Gioia to anyone who is looking for a luxurious place to stay whilst discovering this wonderful area and we hope to return to discover and experience more some day

Wonderful villa in a stunning setting
We have just returned regretfully from a wonderful week at this villa. The setting on the top of a wooded valley is beautiful, and the garden is full of lavender, rosemary and jasmine with wonderful scents and the only sounds are the buzzing of the bees. There are so many places to sit and enjoy the variety of amazing views, that we had difficulty choosing which one to enjoy. The pool is a refreshing temperature and children and adults all loved it. The house itself is very comfortable and well equipped. Our teenager made full use of the DVD collection, whilst the adults enjoyed taking advantage of the kitchen facilities and wine fridge. Our local contact was extremely helpful and even booked us a meal at a local restaurant which was superb. He also organised for us to have a traditional Tuscan meal cooked for us at the villa which was delicious. We were able to drive to some very interesting towns and Lake Trasimeno, and although we avoided going to Siena or Florence, they were also within easy reach. The road to Cortona had the most lovely views across the hills with Lake Trasimeno in the distance. It is a perfect base from which to enjoy the culture, history, food and wine of Tuscany.

Wonderful views, beautiful gardens, characterful and homely villa.
We spent a wonderful week in this beautiful property. It is in a very quiet location, high up in the hills above Cortona. The gardens are sublime, with massed planting of lavender, rosemary, sage and jasmine scenting the air. The views are even better than the photos suggest. There are several terraces with comfortable seating, so you can always find a quiet spot for a meal or to read a book. The pool was excellent, with a generous terrace, comfortable sun loungers, umbrellas and fabulous views. It was clean and well maintained, and the water was never too cold to enjoy a swim. The villa itself is full of character, and feels like a well loved family home. It is not smart, but is comfortable and well equipped.

Gorgeous views and gardenS with complete privacy
The villa has a well equipped kitchen, many lovely spots to sit and read or enjoy the view and a beautifully landscaped pool area. The trip to Cortonna is longer than expected because of the winding mountain roads, but the hiking trails connected to the old Roman road and the Passo Cerventosa were fantastic and offered a variety of scenic vistas. The nearby restaurant at Porthole was an unexpected bonus.

excellent pool and gardens with wonderful, panoramic views
Lovely villa which is well-equipped which is particularly suitable for two couples. Garden and pool are exceptionally good with well-planted terraces overlooking a stunning panorama. The pool is lovely with a very effective solar cover which ensured the temperature of the water was very pleasant. Very quiet and peaceful and ideal for those looking for complete peace. The owner`s brother was very helpful with suggestions for good local restaurants, trips etc. Well-placed for trips to Florence and Siena. Cortona is a delight with much to explore with the added benefit of being a very scenic drive from the villa.

Beautiful setting for a family get together
If you want a perfect example of a quintessential Tuscan Villa them this is it! High in the hills above Cortona, the gentle breeze together with the beautiful surroundings were a welcome relief after hot August days exploring surrounding Tuscany. The villa is spacious and has absolutely everything you might need from a washing machine and dishwasher to the most amazing wall mounted bottle opener! There are lots of spaces to take yourself off to inside and out if you are feeling like a bit of solitude and equally there are shady terraces perfect for socialising, which we did plenty of! If you are after an impersonal slick villa this is not the place for you. However if you want a charming home full of beautiful things this is it!

amazing trip
We had an amazing holiday in the villa. It was more than we expected. Even though it was winter, the house was remarkably warm using the stoves, and it was a fun experience. The views were stunning and the house itself was perfect. Cooking in the kitchen was one of the best parts of our trip. We will definitely be back, in the summer so we can use that beautiful. pool!

so beautiful villa in tuscan mountains
I stayed with my family (4 kids 12, 13, 16, 18) stayed for 2 weeks in this beautiful villa and enjoyed it so much. It's so calm, and relaxing and the surounding scenery is so lovely Cortona is a 15 min drive away with many very nice restaurants and a beautiful old town No need to say that the tuscan wine is excellent.

Beautiful property. Very comfortable and quiet.
Gorgeous property. Clean, quiet, comfortable. Everything you need for a Tuscan retreat. Emma is a wonderful host, very considerate of your needs. My only hesitation in giving this beautiful house an enthusiastic 5 star rating is that its a bit farther from Cortona (12km) than I'd expected.

Wonderful place for a vacation get-a-way!
What a pleasant find this was up in the wooded Tuscan hillsides above Cortona! The grounds are well laid-out with several covered patios and easy access to scenic relaxation spots with commanding views - as well as a nicely maintained pool. The landscaping and plantings are masterfully laid out and maintained - colorful annual flowers in full bloom, herbs for the kitchen, and fragrant roses. The house boasts a fully-equipped kitchen with modern appliances, comfortable rooms on multiple levels to gather or escape, a well-stocked library, and, beyond the modern radiator heating, two great wood-burning stoves to take the chill off in the evenings. The local manager was very efficient, taking time to answer all of our questions, making dining suggestions, and providing dinner reservations at an hour's notice. The management responds quickly and courteously to email, phone calls, and texts. There are several very good restaurants within 20 or so minutes and the location is perfect for day trips to the major Tuscan towns, cities, and wineries. This really was a great bargain (price, location, privacy) in comparison to a hotel. We would highly recommend this property and look forward to returning.

Why they chose this property

This property was in a very sad state when we bought it in 2003. One of the redeeming features was the breathtaking views over the mountains towards Umbria. Look over that direction in the morning or at the setting of the sun and you will be in no doubt why the great renaissance painters chose Tuscany as their location.
The colours are simply stunning. The view is constantly changing before your eyes. A truly amazing place.

What makes this property unique

15 minutes drive from Cortona, the jewel in the Tuscan crown...a magical place with little winding streets where the locals go about their business.
The house itself is perched on the side of a hill, the pool is slightly below the house, overlooked by magnificent gardens full of Rosemary, lavender and a host of local shrubs.
Below the pool the terrace is covered in Rosemary and Lavender. Below that is our Olive grove where we go to each October/November to bring our produce to the Oil mill and come back with litres of liquid gold. We normally leave a litre for our guests to sprinkle over their salads.
Former guests have labelled this house 'the healing house' as the location seems to pull the anxiety and stress from you.
Looking out across the hills you could imagine being back in Roman times.... a few houses scattered here and there.....because we are located in a National Park no new houses have been built here in 100 years and will not be allowed at any time in the future.
