Tuscan Villa with Panoramic View - near Florence, Siena & Arezzo

LARGE, independent and charming accommodation on two floors (= originally dowager half of a Tuscan villa) with 2 private entrances (sleeps 4), tastefully furnished with antique engravings and traditional furniture. Two bedrooms, 1 (huge) bathroom, fully equipped kitchen with seating for 4, living/dining room, additional sitting/TV room. Private, furnished garden area with 180° panoramic view Ideally located for relaxation, tourism of all types (Florence 35 min. by local train, Siena 45 min. scenic drive) but also suitable for remote working and creative retreats. Whilst close to all centers of interest, the Casa Colonica at il Poggiolo Tuscany is serenely located on a rural hilltop, surrounded by vineyards and olive groves. There is no pool, so no raucous noise. Experience living like a local!

ALLERGY-SENSITIVE furnishings and appointments. NO PETS allowed (sorry, not even service animals due to allergies owners). NO SMOKING in the house (in the garden it is fine). The owners live in the other, independent half of the villa, with separate entrance and garden.
INSIDE:
The CASA COLONICA has been renovated to respect traditional architecture whilst adding luxury details in every room in order to offer charm, comfort and convenience.
- DOWNSTAIRS are the daytime living quarters with two arched doors on either facade and large windows giving out onto the garden. The sitting room has a sofa and two armchairs, a SAT-TV, and a lending library with recreational reading, guidebooks and cookbooks. Flooded with afternoon sunlight, this room is a perfect place to curl up and plan your day trips, read, or enjoy an glass of wine. The downstairs also features a fully equipped kitchen to make morning espresso (3 types of coffee makers) and practice your Tuscan cooking skills, or warm up the gourmet fare from a local "gastronomia". You will enjoy the traditional chestnut-wood cabinets and the barrel-arched brick ceiling. Through a large open arch is the living/dining room, with a large table to spread out food and maps, seating for 6, and wicker armchairs for relaxing, reading and planning your next day.
- UPSTAIRS there are two large bedrooms with beamed ceilings, antique wardrobes, writing desks and large windows that frame views onto the gardens and the Valley of the Arno (= Valdarno). Air Conditioning in both bedrooms. The huge bathroom (also with beamed ceiling) features a tub/shower, a window onto the garden and a large cotton rug ... for morning yoga exercises? Screens on all windows.
- FOR YOUR CONVENIENCE you will also find a microwave, dishwasher and clothes washing machine, iron & ironing board. Coffee makers include: moka pots of different sizes, a french press, coffee filters and an espresso machine.
- ALL ROOMS have large windows with views. The house has 60 cm thick walls, which means it is delightfully cool in summer and warm in the cool seasons. For extra comfort in summer there are fans in every room in addition to AC on both floors. All bedroom and bath windows have screens. Handrail and sturdy child gate on stairs.
- OUTSIDE:
Outside is an extended, rustic garden area with a panoramic view over the rolling hills and vineyards of the Valdarno. Both sunny and shady areas. Do not miss the deer that graze in the fields at twilight (sometimes on the garden bushes!) and the wild boar with piglets in the summer. The garden features large terracotta pots of flowers (in bloom according to season), two tables with chairs for dining al fresco and lounge chairs - do not miss the fabulous sunsets! From Il Poggiolo you can see the Valdarno valley, the Appennine mountains, the Siena hills, and on a good day, all the way to Vallombrosa.

- LOCATION:
Guests appreciate the fact that Il Poggiolo is located in the tranquility of the countryside but conveniently close to Florence, Siena, and Arezzo (30-45 minutes drive), as well at to the other major points of interest in central Italy. While a car is necessary for your stay, the center of Florence can be comfortably reached by train from Montevarchi in just 35 minutes (free long-term parking)... as well as many other destinations such as Arezzo, Pisa, Assisi, Cortona... there are even direct trains to Rome! Nearby are historic sites (medieval and Renaissance towns, towers and castles). Don't miss the picturesque villages, national parks, thermal baths and, a bit farther, seaside beaches. Swimming nearby in a number of local pools (10-15 minutes drive - pool/beach towels provided in house). Excellent wine and fine restaurants in the area, as well as informal village trattorias and pizzerias. Numerous designer outlets nearby for clothes, shoes, household items, etc. Fabulous local food markets. Il PoggioloTuscany is perfectly located for day trips to all the historic attractions of Tuscany, for sports/cycling enthusiasts and gastronomic tourism, for family vacations... or just to get away from it all.

I had the most incredible stay at the Il Poggiolo Tuscany property! Sara, Allen and daughter Kyra are the epitome of gracious hosts, and their warm welcome truly made my trip unforgettable. From the moment I arrived, I was captivated by the stunning views that surround this picturesque villa. The beauty of the Tuscan landscape is simply unparalleled, and it was a privilege to wake up to such a breathtaking sight each morning. The villa itself is not only impeccably clean but also steeped in culture and history. Every corner seemed to tell a story, and I felt like I was living in a piece of Italian heritage. It was like stepping back in time, but with all the modern comforts one could wish for. What really stood out was Sara’s thoughtful attention to detail. Perfect for us!
Possibly best equipped holiday rental we've been to! Great location in countryside with wonderful views , yet very easy access to civilisation , Autostrada and railway station - Florence 40 mins by train! Sara is a great host helpful when needed and a mine of local information. In all we would heartily recommend it as a Tuscan base.

Beautiful villa very well appointed and stock in good location.
My wife and I stayed in the Villa for 8 nights as we toured the villages of Tuscany. The Villa is in a great location with beautiful views allowing day trips by car to villages in the Tuscany Region. Sara our host was wonderful joining us one evening for aperto and providing information regarding villages, places of interest and restaurants. The villas is very well stocked with everything you need. We enjoyed the villa so much we ate dinner there most evenings. If you are looking for an authentic Tuscan Villa experience in a good location this is the villa to rent.

Genauso wollten wir in der Toskana Ferien erleben
Alles hat wirklich reibungslos geklappt, die Anreise war durch die Standortbeschreibung problemlos möglich. Vor Ort hat nichts gefehlt. Ein Haus mit ganz viel Atmosphäre. Man geht einfach aus dem Haus und genießt die Landschaft. Rings herum gibt’s so viele Städte, die man als Tagesausflug besuchen kann. Herrlich. Würde wieder her kommen.

Great home base for Tuscany
From our base at Casa Colonica we were able to visit conveniently a number of marvelous Tuscan villages and towns, make road trips through the magical Tuscan countryside, drive out to al fresco restaurants overlooking vineyards, and enjoy a roomy, comfortable and cool (boy was it hot in Italy during our stay) place to stay. Enthusiastic Sara was very helpful in recommending in person and through her highlighted books and maps many possible pleasing destinations for our daily trips. We visited several of her favorites, and agreed with her evaluations for Arrezo, Lucignano, Gelateria Carabe', and others. While the closest towns, Levane and Bucine, lack charm they do have all the amenities a traveler requires, and we made use of the pasticceria in Bucine every day. Getting free still and sparkling water in Levane was fun and economical, so thanks for the tip, and the bottles, Sara. With the heat we found the need for rest cropped up more frequently than it did in our younger days, and Casa Colonica gave us the respite we longed for in a peaceful, bucolic setting on a hill with lovely views of the Tuscan countryside.

Peaceful week in Tuscan paradise
We loved our stay at Il PoggioloTuscany! The Villa was perfectly appointed, the setting beautiful and the hosts Sara and Allen warm and hospitable. It is within 30 - 60 minute’s drive to almost anything you would want to see in Tuscany, and at the end of a touring day the villa was the perfect landing spot.

A Tuscan Treasure
This is an extraordinarily welcoming villa with a splendid view of gardens, mountains, vineyards and olive groves. The house is very comfortably furnished and beautifully decorated. The kitchen had everything we needed to prepare meals. We were greeted with a basket filled with coffee, tea, wine and snacks as well as an ample supply of bottled water. We had several quite warm days during our two week stay but the house, which has very thick walls, provided a pleasant and cool environment throughout even without using the air conditioning. Sara was an extremely gracious host. She offered great suggestions for shopping, dining and touring as well as helping us to set up our Covid tests with the local pharmacy prior to returning to the US. During our stay we made several day trips in the region, took lovely walks directly from the property and relaxed to the wonderful views.

Gorgeous property and view, amazing host!
This was such a beautiful home and property! Everything was set up perfectly - the sun was hot, but the house stayed nice and cool, and there was plenty of shade and seating outside, so we never had to leave the view! Okay, we did leave a few times to visit the thermal baths, the lovely Siena, and the nearby Montevarchi, Levane and Bucine -- it's very easy to park the car in Montevarchi and hop on the train to some of the nearby cities if you don't want to do a lot of driving! At the end of the day, this was such a wonderful and peaceful place to come home to. Everything was set up perfectly and furnished so nicely - the kitchen has everything you need to cook, and there is plenty of indoor and outdoor space for dining. We also had to do a bit of work, and wifi was good for email and Zoom calls! Our host was wonderful and kind from the moment I booked the place. She had excellent recommendations, and made us welcome, comfortable and at home. This was an amazing stay, and I would 100% recommend to family and friends - I am counting the days until I can return! I am in Florence now, which is wonderful, but I have to say, I am missing the peacefulness and the beauty of the Tuscan hills!

A perfect base to explore and discover Tuscany
Sara provided a carefree holidayhome. The house was very well equipped. Sara literally thought of everything you will need and beyond that. We enjoyed our stay in this beautiful authentic tuscan house. A real atmospheric house, with a large garden and a nice view over the hills. Beautiful house and view, and particularly nice people.
We had a wonderful time, in the charming house of Sara and Allen. The view from the house is just magic. It is well located for visiting Tuscany, in a quiet place but nearby wonderful cities. The beautiful house is equipped with all comforts (including mosquito nets) and can stay nice and cool when it gets hot outside. Sara and Allen are particularly nice people! They are very hospitable and friendly! We can't but warmly recommend this accommodation!

A serene and peaceful retreat in the Tuscan hills
With stunning views over hills and valleys in central Tuscany this wonderful villa surpassed our expectations. Our hosts Sara and Allen were very pleasant and helpful with advice on local restaurants,activities,walks,transport to all those wonderful Tuscan Towns and Cities. To be able to visit the attractions of Florence,Siena.Arrezzo,etc,etc for the day and be back in the serenity of this quite cool and well appointed villa in the evenings to watch a spectacular sunset with a glass of wine are lifelong memories.We have no hesitation in recommending this Villa to prospective visitors. We will be back!

A Fantastic Tuscan Vacation
Casa Colonica was everything my wife and I fantasized about for a vacation to Tuscany.It is ideally situated for day jaunts to innumerable beautiful and historic towns and villages. Florence is only 40 min by car (a must for this area) or a train from the nearby town of Montevarchi. The apartment is on two floors in a large yellow house on top of a secluded Tuscan hill with beautiful views down to the countryside. My favorite view from inside the house was looking out of a small iron-grated window halfway down the stairs from the bedrooms. The window frames a typical Tuscan prospective of steep hills and a small vineyard and hill-top castle. It is reminded me of a Renaissance painting. The thick walls and high ceilings kept the rooms cool as long as the shutters were closed during the day to block the sun. While there was no air conditioning and the weather was unusually hot for June, we slept well on very comfortable beds with cool cross breezes helped by floor fans in each room. The ample sized rooms are uncluttered and beautifully furnished with solid, well-crafted cabinets and furniture. The kitchen is large with a gas stove and very well stocked for cooking. The appliances were in excellent shape. (Although with the abundance of delicious and reasonably priced restaurants in the towns and villages nearby, we did little cooking other than simple breakfasts). Water-pressure is very good and plenty of hot water. Sara our host and her husband Allen were very friendly, informative and accommodating, helpful but in no way intrusive. Sara is an American who has lived in Italy for many years and Allen is a native Florentine who speaks flawless English. The rental cost, we felt, was very reasonable considering the quality of the accommodations. With the favorable Euro/dollar exchange when we went, it was a bargain. Overall Casa Colonica was the ideal house for an ideal vacation and we look forward to returning.

Off The Beaten Path
This was our third visit to Il Poggiolo which continued to make us feel at home in the beautiful hills of Tuscany. Sara and Allen are warm and welcoming hosts--the house is very comfortable and well equipped--a lovely basket of Italian goodies was waiting for us when we arrived--we loved eating dinner outdoors where we had a great view of the countryside at sunset. There are a lot of beautiful villages to visit and cultural sites to explore.

Bliss in Tuscany
My wife I enjoyed 5 glorious nights in the heart of Tuscany in August 2015. Some highlights for us: 1. The tomatoes, grapes, apples, peaches and pears were all in peak season 2. We were about an hour away from everywhere we wanted to go (Siena, Florence) but on a couple of the days we didn't go anywhere - we just wanted to be quiet and relaxed 3. We ran all through the countryside on dirt roads, up to a tower, through vineyards, it was nothing short of magical 4. Sara and Allen were welcoming and incredible: a stocked kitchen awaited us, linens that smelled like they had been dried in a summer breeze, the house spotless 5. There was a great community library that we took advantage of in the house and a bunch of board games too 6. The local grocery store was huge and had fantastic selections so we didn't eat out except for once during our 6 days - we chose to go "home" and eat there It was everything we hoped that Tuscany would be. Added bonus: even though it was high 30's outside the house stayed cool and breeze without air conditioning.

La dolce vita!!!
Nous avons beaucoup apprécié l’accueil et le grand sens de l’hospitalité de Sara et Allan. Ce sont des hôtes disponibles et avec plein de petites attentions (beau panier d’accueil, invitation à un 5 à 7 à leur domicile et à se joindre à une fête de village). Nous avons trouvé fort intéressant d’échanger avec eux. Ils ont su nous faire partager leur passion de l’histoire et de la culture italienne. La Casa Colonica , où nous avons séjourné, est une vielle maison de campagne qui a été restaurée. Elle est spacieuse, bien entretenue et très confortable. La cuisine est particulièrement bien équipée. Elle est située entre les montagnes des Apennins et celles du Chianti. Le paysage extérieur est enchanteur. Les couchers de soleil sont superbes. En dépit de l’absence de climatisation, la maison reste fraîche l’été en raison de ses murs de pierres et du vent provenant des montagnes. Elle est située à proximité des régions de Sienne, Florence, Arezzo, Chianti... Toutefois, il faut savoir que les routes sinueuses rendent les temps de déplacement plus long notamment en suivant les indications des GPS. La gare de Montevarchi est une alternative intéressante et à proximité pour accéder aux principales villes. Aucun doute que les amateurs de la campagne Toscane y trouveront un lieu merveilleux de vacances.

Two Wonderful Weeks
This was our second stay at Il Poggiolo and it felt like coming home. The villa was perfect, Sara and Allen are friendly and helpful and the location is an easy ride to major tourist destinations. It also allows you to visit the small and charming Tuscan hill towns that are less well known. It is the perfect place to relax and enjoy the Tuscan lifestyle. We look forward to our next visit.

FANTASTIC experience in villa in Tuscany
I booked this villa 8 mos prior to our trip and had been in contact w/the owner numerous times. Sara was so very helpful before the trip and during the trip in regards to travel, distance, restaurants, town, etc. Upon arriving, Il Poggiolo was more than we could have expected. It was private, landscaped nicely w/a hammock that one could relax in while taking in the views. The views, WOW - we live in the mountains; but this was panoramic views of the mountains, vineyards, olive groves, a villa in the distance. This was a WONDERFUL experience and Sara helped to make it so. Thanks again, Sara!!

Wonderful Place to Stay!
We just returned from a two-week stay at Il Poggiolo and it was perfect in every way! The owners welcomed us with a lovely basket of local products. The entire house was spotless and everything we could possibly need for cooking, relaxing, and enjoying our stay was provided. The rooms are spacious and furnished in an authentic Tuscan style. The location of the house is convenient to the Autostrada (but don't worry- you won't know you're anywhere near it!) We easily travelled to all the highlights of the region including Siena, Florence, Orvieto, San Gimignano, Arezzo, and Volterra. The views were breathtaking from our outdoor benches -- the sunset is spectacular. Best of all Sara and Alan were so helpful as we planned each day, giving us suggestions and information based on their years of experience in the region. We could not have asked for better hosts or a more perfect place to stay.

A Lovely Apartment in Tuscany
Casa Colonica is a warm, inviting setting on a little hill with easy access to tiny villages and historic art centers. It is spacious, has gorgeous views, and fascinating details within the house. Sara provided all the information necessary to locate it, and was completely accommodating when we needed some assistance or guidance. Since we "brought rain" during our stay we could not always enjoy the wonderful sitting areas outside - there are lawn chairs, benches, a table and umbrella for shade. The house has beautiful, large windows, and the kitchen is completely equipped for cooking all that fresh market produce found in the co-ops and markets. Sara also thoughtfully provided a large basket full of food items for that first night, morning breakfast and later snacking. It was hard to leave, especially after nearly 2 weeks where we really felt "at home".

Great Tuscany Living
This was our first time to Tuscany and Casa Colonica was perfect for us (family of 5) and we would definitely stay there again. The views were beautiful, the setting was peaceful yet you are only a few minutes drive from town. We used it as a base for our day tripping which worked perfectly. The house itself was well equipped with everything we needed. Be sure to touch base with Sarah and Alan at the beginning of your stay for great ideas about the region and time/money saving tips.

In 1994 Allen and I bought the property we had been renting for over 10 years. The reasons why we ended up in Tuscany, on a hilltop in the Valdarno, are totally serendipitous and entirely too long to go into here. But we did it, and lived in happy nonchalance, raising our daughter and commuting to work in Florence until the economic crunch began to make itself felt. In 2005 we had the belated realization that this property had better help maintain itself, otherwise we would find it very difficult to keep up the land and buildings after we retired. I kept buying lottery tickets with blind faith, but in the meantime we bit the bullet, hocked our souls to the Montevarchi bank, and decided to carry out a dream: to renovate the autonomous part of the villa once occupied by Allen's mother. We now rent this charming, semi-detached house to help with the never-ending upkeep of the property.

Why they chose this property

Tuscany is not only a tourist mecca, but the climate is better than London and Paris (where we lived before). Florence is within an easy commute, so it is possible to live in gorgeous countryside and work in the city. The people in this area are wonderful. In fact, the Tuscans are the main reason why my husband and I opted to stay in Italy, to buy the family property and make a life here. When Allen's mother moved to the Italian Riviera, the dowager apartments in the 'Casa Colonica' were used on and off by friends and family until we decided to restore them for vacation rentals. We have been very fortunate with having marvelous guests, many of whom have become family friends. We are grateful to Home Away/VRBO for having been such good intermediaries for Il Poggiolo!

You will not see your hosts unless you wish to, but having someone on hand to help with fine-tuning the details of a stay (or in an emergency) can be useful.
