Amaroo Mountaintop Villa is a fully self-contained luxury retreat like no other in the Blue Mountains and is an award-winning architecturally designed mud-brick home that meanders over five levels perched on the edge of a mountain ridge with sweeping panoramic views across the Megalong Valley.

The beautifully textured natural materials of mud, timber, stone and iron are combined with vaulted ceilings and floor-to-ceiling windows that offers a unique eco-home of earthy fluidity that melds into nature's finest offerings of views and bush tranquillity.

Amaroo Mountaintop Villa's soft earthy tones inspire peace and tranquillity where inner sanctum can be found in the many cosy nooks and window seats overlooking private gardens.

The house flows naturally from the indoor semi-circular living room to the outdoor spa jacuzzi and native bush landscape.

With an outlook of natural rainforest greens, luminous native greys, lush green hanging swamps and mosses, the lean white trunks of the gums, and vivid blue skies and cloudscapes not to mention the luxury, design and interior comfort, it comes as no surprise that Amaroo Mountaintop Villa was awarded a Master Builders Association Award in 1991 when it was built.

On offer is a traditional wood-fired oven in the kitchen and a full-height wood-fired combustion fireplace in the main living area.

NO PARTY OR NOISE DISRUPTION POLICY
Amaroo Mountaintop Villa has a very strict no party and no noise disruption policy.
Under no circumstances is this a party house or venue.
This property is not suitable for loud or disruptive groups.
The neighbours are in very close proximity as it is a very quiet and peaceful residential area.
There will be an immediate eviction without a refund if there are issues.
Please consider this before booking.

9PM OUTDOOR NOISE RESTRICTION CURFEW
Amaroo Mountaintop Villa has an outdoor curfew between 9:00pm - 8:00am so as not to disturb the peace of the neighbours.

IN-HOUSE GUESTS ONLY
Please note that this property is not available to hold lunches and dinners, or any other gatherings for people who are not booked to stay at the property.
The property is only for use by paid in-house guests that match the number of guests that are on the reservation.

CCTV
Please note Amaroo Mountaintop Villa has CCTV cameras installed around the external areas of the property.

FEES
Base Tariff includes 6 people and extra guests are charged an extra fee per person, per night.

PAYMENT POLICY
Bookings are only confirmed once a minimum deposit of 50% is paid 30 days or greater to the arrival booking date.
The balance payment plus the refundable security bond are due 30 days to the arrival booking date.
Full payment plus the refundable security bond are required when booked less than 30 days to the arrival booking date.
Please note that all payments processed by Accommodated are subject to a 2.9% payment gateway transaction fee.
Payments will appear as *SEC ACCOMMODATED BYRON BAY/LENNOX HEAD NSW* on your bank statement.
By making payment/s for your booking it is deemed you have read and agree to our terms and conditions.
Bond refunds are processed 7 days after check-out and may take 5-10 days to appear in your bank account.

CANCELLATION POLICY
Cancellations 60 days or greater to the arrival date, incur a $5.00 non-refundable channel manager fee.
Cancellations 30 - 59 days to the arrival date will forfeit 50% of the full tariff.
Cancellations within 30 days to the arrival date will forfeit 100% of the full tariff.
If the person who booked is prohibited by law to travel due to a COVID-19 lockdown, bookings can be transferred up to a year in advance, with one free date change.
Accommodated is not responsible for cancellations of any events, functions, booked activities, or any other changed circumstances guests may experience and as such any cancellations due to the above mentioned issues, will be governed by our cancellation policy.
