Awesome place to explore and relax!

I stayed at Casale Prato delle Coccinelle with six of my colleagues for a weekend, it was very spacious and a great space for a large group. Debra was a very helpful and welcoming host. We had a great time and hope to visit some time soon in the future. Thanks again for the excellent weekend!

Unbelievable tranquility in Umbria

Our family of 8 (4 adults/4 children) LOVED staying in this home!!! It was so peaceful. My kids loved the pool table, playing the piano, running around the property and swimming in the pool. The kitchen was perfect for cooking. We fixed breakfasts and dinners every day. It was so close to town (Guardea) for grocery shopping, and every other need. It was also close to all of Umbria’s “attractions”. Within 30 minutes to 1.5 hours, we were in Spello, Spoleto, Gubbio, Norchia, Todi, Orvieto, Lake Trasameno, you name it! Close to Tuscany and Lazio too, but we didn’t venture there. We would stay here again and again and again. This home was one of the highlights of our Italy tour.

Great Retreat in Rural Umbria

We really enjoyed our week at Debra's beautiful house. The view of the Umbrian countryside each morning and sunset was spectacular. The kids especially loved having the big pool. Its a great option if you are looking for an off the beaten path spot near Umbria and Tuscany where you can make easy day trips to many amazing towns. We alternated days between lazy days by the pool and cooking in with taking day trips to Assisi, Orvieto and other towns. Debra was very responsive to any questions we had and was very thoughtful, providing us chocolate, wine and basic food supplies to get us started after a tired journey, which was very much appreciated. The town of Guardea has a nice local grocery and a pastry/bar that we took advantage of. Otherwise, its fairly quiet. Debra recommended that we check out Bagnoreggio which we were not familiar with. Neat little town and well worth a trip! Thank you!

Beautiful view

Overall we very much enjoyed our stay at the villa. The view is beautiful from the house and the pool. The porch area is covered so you can eat outside when there aren't too many bugs. The house was largely as advertised but a few things were unexpected. First, the owner does live on the property in a separate but very nearby residence and regularly is walking around doing maintenance so it wasn't as private as we had hoped and this aspect was disappointing. Perhaps it was a dry summer but the lawn areas were mostly brown and not green like the pictures. It is a bit small to play sports in the lawn etc. as well, not quite as sprawling as I had imagined based on the pictures. There are lovely outside tables to eat on and enjoy the view. It is difficult to eat inside as there is no real dining table so just something to keep in mind. Finally, there is no AC in the bedrooms. It wasn't too hot during our stay so fans sufficed but during hotter months I can imagine this might be an issue for some. The kitchen is fully stocked for cooking and there is also a nice outdoor wood fire holder to grill food.

Beautiful historic property

Our family of 5 loved our stay. This farmhouse has been lovingly restored and had everything we needed for a very comfortable stay. The views were spectacular. Our children loved the pool. The host was always available for us and had great recommendations.

Excellent Trip!

What a beautiful property! Thank you for sharing your gorgeous home with us. We had an amazing time meeting the locals, dining at nearby cities, swimming and going to the "monster" park! I would absolutely recommend to anybody looking to both relax and explore!

Lovely stay

We had a wonderful, relaxing stay in the house. The location is great - a stunning view and rural feel but close to Guardea which is a charming town. Easy reach of lots of places to visit and Debra is brilliant a recommending this to do and places to eat and helping book them up.

The villa is spacious, well-equipped and with a beautiful old Italian character. The grounds and pool are exceptional, with spectacular views of rolling Umbrian countryside. There is plenty to do in the surrounding region for friends, families or couples, from visits to historical towns and traditional Italian restaurants to hiking, lake trips and river kayaking. Debra was lovely, and a very accommodating host. We will definitely be back. Stop looking and book, seriously. You won't find somewhere better.

The above is written by the owner. The glass door in the oven exploded. Reality is that nobody was close to the oven when the glass broke. It was not misused. The property was nice while the view was fantastic. Dirty pool that, because the wind blew dust into the pool, should have been cleaned dayly. Other than that a good stay.

Relaxing stay in Umbria

We had a wonderful holiday in Umbria. The house is beautifully situated; high enough to get a welcome breeze with a spectacular view ( which we never tired of) - and we took advantage of Debras telescope to star gaze at night too ( Saturn and Jupiter were both spotted!). We spent most of our days just relaxing by the pool - peaceful bliss - just what we all needed. Thank you Debra

Idyllic Umbrian Getaway.

My family and friends has a truly wonderful stay at this beautiful house this summer. The house and gardens are even better than the photos would suggest and Deborah is the perfect host. The large pool is perfect for families with plenty of garden space for children, to play under the olive trees. The house itself is impeccable, with generous rooms, a choice of outdoor seating areas, a better than fully equipped kitchen, intact everything that you could want to make for a brilliant holiday. The location was also great as a base to visit the wonders of the area, of which there are so many that we will no doubt return. We cannot recommend this house highly enough, and look forward to returning in the future.

Having lived a life moving and living out of a suitcase, I fell in love with the 'genius loci' (sense of place) of this abandoned olive farm and tossed in my hat working in the architecture scene in the metropolitan cities to 'save' this unique farm house.
From this new home I'm still discovering the many treasures here on 'our side' of Umbria.
I enjoy creating our special extra virgin olive oil, gardening, trekking, sailing, drawing, cooking, music of all kinds. I dislike cruises, motorboats, skiing, noise & rudeness.

Why they chose this property

Location!
We have a spectacular panorama overlooking Lazio, Tuscany with a little slice of Umbria. In fact we are so well located you can visit all these regions, catch the commuter train for Rome. You can walk 1 km to town for anything.
Nature!
It is surrounded by olive groves, vineyards, green forests & castles while overlooking the Tevere River with the WWF Oasi di Alviano where even flamigos come to migrate.
Swallows drink from our pool, deer, boars, badgers, porcupines inhabit our bio diverse olive grove while owls and falcons hunt above.
In June we have light bugs which illuminate the olive groves, bees and of course lady bugs (coccinelle) are everywhere. Thanks to us for not using pesticides nor fertilizers.
Sky!
Sunsets - behind Monte Amiata in Tuscany give us the most spectacular sunsets
Stars - here we are 'dark', no city lights to blind out the stars.
Sun - we have it from morning until sunset!
Clouds - watch how they do when the Med sea and the Adriatic winds meet in the valley!

What makes this property unique

FIRST, THE VIEW
From golden sunsets on the olive groves to night skies brimming with stars, our farmhouse presents one incredible panorama after another.
But the near-infinite view from the terrace is the most exceptional of them all.
Select a bottle of wine from our wine cellar, head to the terrace’s al fresco dining table, and savor a quiet moment overseeing an incredible landscape of rivers, lakes, mountains, and the towns of Ancient Etruria.
THEN...ART & DESIGN
As an architect, I made careful decisions about Casale Prato delle Coccinelle design when I rebuilt in 2005-6, using only natural and the 1864 farmhouse’s own materials.
In Italian this is “recupero”: breathing new life; reviving a lost identity.
And so the interiors recall the simplicity of a classic farmhouse, with the advantages of the modern age. Find indigenous Brazilian, Tuscan, Umbrian and French antiques juxtaposed with contemporary designs by architect Ruggero Giuliani, plus artworks by various Italian and Norwegian artists.
CUISINE
Eating well is a given at Casale Prato delle Coccinelle.
Sample our estate’s simple pleasures, from the local wine collection in our cellar and extra-virgin olive oil from our groves, to the fresh herbs and organic fruits and vegetables from our garden.
Our kitchen—a former bread bakery—holds a place of honor in the house. The fireplace marks the opening of the original bread oven, and we re-opened the bread cooling window to let in the incredible view.
Serious chefs will feel at home here, with SMEG appliances including a 6-fire stove/convection oven, an electric pizza oven, and many small appliances.
GATHERING
Take a dip in a sparkling pool, tucked into the 3000 sq. m. garden and set before the countryside panorama.
Inside, rack up at a 1950s handmade Marani billiards table from Sienna in the billiards room. A fireplace and flat-screen tv add to the room’s relaxed ambiance, retreat to the piano room with a 1930s Pleyel 'mezzacoda' from Paris.
