Summary:
Set high on a hilltop with fantastic views over the farmland to the Prom and beyond is this cozy two bedroom family home.

The Space:
PLEASE NOTE: There is a steep unsealed path to walk up to access this property, which may be muddy and slippery in wet weather.

One bedroom has a double bed, with a set of single bunk beds plus a double bed in the second room.
BYO LINEN:
Bedding is provided but guests must bring their own linen and towels.


The compact kitchen has a ceramic cooktop, oven and medium fridge. There is a BBQ plus outdoor dining furniture outside on the rear deck, which has stunning views out over Sandy Point. The deck has rails and wire balustrade for safety, but the property is not fenced. Well behaved pets are allowed.

The lounge has a TV with inbuilt DVD player and a CD player, plus comfy bean bags and a sofa. A second smaller area at the other end of the lounge and dining space can be screened off, perfect for the kids to play in. The house can be warmed by the feature wood heater in the lounge room.

The family bathroom has a shower over a full size bath tub, with the toilet being separate. The laundry has a washing machine only.

PLEASE NOTE: There is a strict NO PARTY policy. The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking.

You have use of the entire house and yard.
Guest access information will be provided the day of your arrival via email. This will include details on how to locate the property, where to locate the key safe, and the key safe combination to access the keys.

The Neighborhood:
Picturesque Sandy Point beach is a pleasant 3-minute walk away at Ned Neales with the patrolled beach 10 minutes’ walk from the house near the local milk bar. The Shallow Inlet, famous for wind surfing and fishing is a short 5-minute drive. Other Sandy Point recreation facilities suitable for children and families include the mini golf on the foreshore, the Surf Lifesaving Club, Children's Playgrounds, Tennis courts and a half basketball court.
Numerous recreation and relaxation facilities are within reach such as golf courses, bush walks, fine restaurants and of course the South Gippsland's popular wineries and art galleries. Accessible to both Wilson's Promontory and South Gippsland the location makes it an easy drive to the popular Squeaky Beach, Waratah Bay, Inverloch and Port Franklin.

Getting Around:
Enjoy the convenience of shopping facilities in Foster, just 20 minutes away, with the luxury of being able to return to the peace and tranquillity of Sandy Point. The Sandy Point milk bar provides convenience within walking distance of the house and supplies a selection of food, fishing goods, household items, magazines and a bottle shop.

Other Things to Note:
Due to the closure of the Gippsland Power Stations, during peak times (i.e. the middle of summer) we are prone to power blackouts. Mobile phone coverage can also be poor, travellers are advised to use Telstra for the best coverage in our area. This is unfortunately completely out of our control.
Each property in Sandy Point is on tank water and septic systems.

Please note: There will be a call out charge if we are called out after hours. Eg: Losing Keys.

Steep Drive at 39 Ryan’s Rise
The house was lovely a clean with excellent views. HOWEVER This property is not suitable for seniors in our age group (80 Years) as driveway to house is too steep and narrow for cars to use and there is no safe walking path only the very rough as well as steep hill to the door.The steps near the front door need to be improved and a safer hand rail that goes the whole distance needs to be installed. We found carrying our luggage from the car to the house very difficult. Because of this we only went out once a day although we would have liked to go out for dinner felt it too unsafe to come home to late. Getting into the bath for a shower was also very slippery and the mat at the kitchen sink was also a danger with curling edges.

Peaceful! No fuss! Great outlook!
My husband, 20month old and 6 month old have just loved our week at 39 Ryan's Rise. This place is beautifully positioned with all the essentials. A well designed beach house. We'll be back for sure!
