ATLANTIC OCEAN SUITES is steps from the beach and minutes walking to the center of town, the pier and the Palace Playland! AOS features one or two bedroom suites each with 1 bathroom, a full kitchen and a living/dining area. ATLANTIC OCEAN SUITES has a heated, indoor salt-water pool with an adjacent patio. The pool is open from Memorial Day through Labor Day. The pool is accessible via a lift for those with difficulty navigating the steps. Amenities available include grills, beach umbrellas and chairs, boogie and skim boards and assorted beach toys for young children.
ATLANTIC OCEAN SUITES is happy to offer you mobile access to your suite and the pool.
ATLANTIC OCEAN SUITES has 2 mobile pay Maytag washer/dryer combo machines in the office for your use during office hours.
Atlantic Ocean Suites is a smoke-free and pet-free property.
SAND DOLLAR SUITES feature a large picture window facing the beach. You can enjoy these ocean views from the kitchen, dining and living room areas. The dining room table comfortably seats six. Sand Dollar Suite #8 is on the third floor.

The kitchen area features full-sized modern appliances and includes fully stocked cabinets. The galley style kitchen has a bar height serving counter. Whether you want to do some cooking or just bring in some take-out from the many local restaurants, the kitchen can accommodate your dining choices.
The living room area features upholstered furniture in soft hues that blend with the blues, greens and sand-colors of a beach locale. The hi-definition LED TV is available with cable service. Local artists have contributed the artwork on the walls, depicting historical Old Orchard Beach or beach scenes.
The master bedroom has a queen size bed. The second bedroom has a twin-over-full bunk bed that can easily accommodate 3 guests. If additional sleeping space is needed, the sofa in the living room opens to a queen sleeper.
The bathroom has a large walk-in shower with a seat. The vanity is oversized with plenty of storage for each guest's toiletries. Please note: the entire property is non smoking and pets are not allowed.
The first floor SAND DOLLAR SUITE is accessible via a ramp for guests who have difficulty navigating the stairs to the second and third floor units.

Lovely condo

We had a wonderful stay in this beach-front unit. The condo was spacious, updated and clean. It is only steps to the beach and a very short walk to the pier and arcade. I wish the listing had more details about the view and what is included. It was hard to tell where In the property the unit was located and what view it would have. Also, we were unaware beach chairs and toys were available and unnecessarily packed everything. Overall it was a great trip and we were happy with the condo.

Everything we needed at an excellent location!

We stayed here with our two kids, age 2.5 and 5 weeks, so we needed something right next to everything to avoid the hassle of driving or long walks. It was perfect—whether running out for a meal or a quick trip to the beach, it was incredibly efficient and perfect for the unpredictability of a toddler and newborn’s schedules. The room(s) itself was lovely, had everything we needed. The kitchen was well stocked and everything we needed to have about half our meals in to cut costs and—again—thanks to hangry toddlers and exhausted parents. Would definitely recommend and will hopefully have a chance to come back!!

Great stay!

We had a great stay in OOB! The owners were very responsive to all of my questions Prior to our arrival. The location is perfect just steps from the beach and a short walk to town. The unit had enough space for the 4 of us. Would definitely return!

Atlantic Ocean Suites is the latest chapter in a family owned business that has been providing beachfront lodging in Old Orchard Beach for three generations.

Our great aunt, Ethel Erlick, purchased the rooming house known as 'The Brown Street House', in the 1940s. Auntie Ethel loved The Brown Street House and Old Orchard Beach. She greeted every guest with a smile and made everyone feel like family. Our family has spent many wonderful summers in Old Orchard Beach enjoying the beach and the nearby town. Some of our most cherished memories were made here.

Since its early days as a rooming house, The Brown Street House has gone through many changes. We are proud to return the property to its roots as an upscale all suites motel. To be able to provide everything you need to make Old Orchard Beach your home away from home, we have renamed and rebuilt The Brown Street House from the ground up. It is a pleasure to be able to offer our guests the type of hospitality Auntie Ethel would have provided. We offer your family all of the comforts of home while on vacation.

As we take Atlantic Ocean Suites into the future, we hope to be the first choice for your family. Old Orchard Beach is a great family resort town with much to offer. We are located steps from the beach, and just a few blocks North of Palace Playland and the pier.
