About this property

Rome countryside villa with swimming pool & outside bbq and pizza oven

Villa Casperia is a charming stone country house set in a land of old olives trees.
Original terracotta floors, fireplaces, snooker table, outdoor barbecue with typical pizza wood oven and a panoramic open-air swimming pool, make this house a unique place to stay in.
From Casperia visitor can reach the Reatine valley whit is sanctuaries founded by Saint Francis, the Farfa abbey.

The Sabina, new touristic destination: Villa Casperia is located in Sabina that is an Italian territory which, not suffering the same fame as Tuscany, has remained undiscovered for centuries - even since the famous 'Rape of the Sabines'.
The Sabina is a small region in Latium, just fifty minutes northeast of Rome, at the crossroads with Tuscia of the Etruscans, Umbria, and Southern Tuscany. It is a land untouched by mass tourism, where nature is still intact. Its landscape of gentle hills is scattered with Roman ruins, medieval castles, lakes, and natural parks.
Sabina is also easily accessible: a comfortable train service connects several stations in the area to Rome and to Fiumicino international airport.
Our land is the ideal place for a quality relaxing holiday in a beautiful country setting off the beaten track, where one may enjoy the quality of life, food and a most precious and authentic sense of hospitality.

Fantastic
We stayed in the house for two weeks. Everything was excellent, and any small issue that came up was immediately taken care of by the owner Elena or the housekeeper Filomena. They all did everything they could to accommodate us. The house and pool are wonderful, extremely quiet and relaxing. We can definitely recommend this place for a nice holiday.

A beautiful relaxing place to spend a holiday in Italy
We loved this place. Sometimes the careful selection of photos can flatter a location, leading to disappointment later. However in this case, this villa is actually every bit as lovely as it looks on the website. We were given a very warm welcome by Elena who gave us all the advice we needed, and we were immediately delighted by the setting and the villa - both inside and outside. The villa sits in extensive grounds and is very tranquil, there are so many different places where a family can spread out and relax and then come together to dine and play. We were a large group of 7, with older children ranging from 16 to 23 in age and there was so much to do whilst staying at the villa. In addition to the generous swimming pool - the pool table, table football and table tennis table all provided extra entertainment. Our older children made a project of learning how to prepare and cook pizza in the oven and this made for an all around great and very memorable family activity. (As well as giving us added respect for those in this world that can routinely turn out perfectly even and circular pizzas.) As stated in previous reviews, it is indeed only a simple one hour drive toRome, and it made a great place to relax after a day sight seeing in the big city. (Although with the villa being so delightful we only went twice.) The nearby town of Casperia makes for a lovely afternoon or evening out stroll too, and Cantalupo is also worth a quick visit. We are certainly very pleased we found this place, and we have very good memories. Although we rarely return to the same place for a holiday, in this case we would really consider it.

Beautiful country house set among the olive groves
We were absolutely enchanted by this house and property! For us, a family of 5, it was a perfect solution to the ongoing conundrum of summer holiday travel: whether to tour or to relax. By making the villa our home base, we were able to have both. We were positioned deep in the countryside amongst hill towns, olive groves and vineyards, yet just 20 minutes from the A1 motorway and 60 minutes off-peak by car to the Colosseum. Rome can be hot and dusty in the summertime. What better way to recover from a long day of sightseeing than spending the following day by the pool and firing up the pizza oven for an evening of al fresco dining? Everything about the property was lovely. The house is tastefully decorated, very comfortable and a nice balance between rustic authenticity and modern convenience. We particularly enjoyed cooking in the kitchen and outside--with the aforementioned pizza oven (give yourself lots of time to get the fire hot). Our kids (ages 9, 6, and 4) loved the toys and spent many days in the pool. The grounds are beautifully kept, and we very much enjoyed the privacy and tranquility of the property. In addition to Rome, we explored Casperia and the neighboring towns, the Abbazia di Farfa monastery, and ventured into Umbria to sample wine in Orvieto. Lorenzo was very responsive before, during and after our stay. We really couldn't have asked for a better experience. If you are deciding between a Tuscan-style holiday and extra time in Rome, you don't have to choose. Stay at Villa Casperia and have it both ways!

A beautiful place to spend a holiday
We (2 families) spent 2 weeks in the villa and had a great stay. Everything worked well and is well kept. The house is big, kitchen is well equipped and outdoor facilities were great. We loved the pizza oven. The swimming pool was absolutely perfect and the pool area was ideal for relaxing and enjoying the landscape. The location of the house was also good - a beautiful landscape, which can be enjoyed from the pool area and close enough to Rome to make daytrips possible. We went twice and used the train and metro, which was easy - even in summer with high temperatures. Owners were very helpful and responded to phone calls and emails both before arrival and during our stay. We will absolutely recommend this house - we had a great holiday!

An extraordinary place to stay
We are very lucky to have chosen this very fabulous home in the heart of Italy (Lazio), about 70 km in the north of Rome, this summer. When we saw the villa for the first time, we fell in love with it. Everything is very nice and private and it felt like coming home for us. We are grateful that we have had the chance to stay there during our vacations. The arrival was cordial and it felt like we were friends of the family. All the equipment and the esthetical furniture in all rooms, the beds and bathrooms, the kitchen with so many lovely dishes and tableware and the garden and pool with beautiful places to relax, made us very happy and our time there was an extraordinary experience. The supermarket, bakery and restaurants in Casperia are very well organized and the people who work there are very friendly and helpful despite we were not able to have a conversation in Italian. Perhaps we will come back after studying Italian! Thank you.

Mix
First of all the home is absolutely gorgeous, well built and beautifully located. The pool was a welcome relief from the high temperatures. The owner provided us with a welcome basket of foods and amazing olive oil which she produces herself. I am mixed up with feelings about this place because we had a great family time on our vacation however, there were problems regarding this rental. The owner and son were not helpful in regards to information about the train schedule and where to buy tickets etc. All of my phone calls and email request went unanswered and no one returned my phone calls except for on the first day and the night before we left. So you must have all your research done prior to arrival because they will not help you. Second are the bugs...they are terrible. We all were covered in spider and mosquito bites. The nights were unbearable because it was so hot but you couldn't open the windows for fear of the mosquito. I called the owner to cut our trip short by 3 days but she never answered and did not call back so we had to deal with it. If you stay here, bring a mosquito net to make your nights comfortable. Lastly, there is no dryer...a very big inconvenience should you have rainy weather. The humidity will not allow your clothing to dry inside the house..you must hang clothing outside on a sunny day and your clothes will dry in one hour. The owner and son are very personable people and seem generally nice, maybe they are too busy with work or their own life to help out their guests. However, if your family is in a foreign country and has absolutely no idea about where to shop and how to get around, it would be hospitable of your hosts, to guide you. I am confident that we will not be staying in this particular villa again. With 5 family members, being without a dryer will not work. Also, we had to purchase our own fan because there were not enough fans for everyone in our family to have one in their room (4 BR). We took the fan home with us so you will need to buy an extra one if the owners do not purchase another.

A perfect idyllic retreat!
Villa Casperia was a wonderfully beautiful retreat for us. We were a party of four adults and two children (both three and half years old) and the villa had everything we wished for a relaxing vacation of eight days. The owners were extremely helpful before and throughout our stay. The photos did not do enough justice to the property - the bedrooms and bathrooms are very spacious, the kitchen is incredibly well equipped, there are numerous furnished spaces outdoors to sit and relax and the entire property was extremely clean and well maintained. We thoroughly enjoyed relaxing by the pool against the backdrop of the beautiful hills, having breakfast in a shady terrace amongst the sweet smell of jasmine vines, and making our own pizzas in the outdoor wood fired pizza oven. We absolutely loved the garden where we could pick fresh herbs for cooking and eat ripe apricots off the trees. We had a great time also exploring the nearby medieval towns and villages of Casperia, Cantalupo, Poggio Mirteto and Rieti. There are several good restaurants in the area, as well as wonderful local stores to buy fresh bread, pastries and pasta. We absolutely recommend Villa Casperia!!

Truly a dream like house
Everything about our experience in this property was excellent. The house is a beautiful cottage immerse in the green roman country side. The structure is very elegantly decorated, very functional and all the materials of the higher standards. The space in and outside the house is immense. The outside swimming pool is one of a kind and the great moments we spent around it the surrounding gardens will be vivid in our mind for a long time. Also, everything about the listing was very accurate. Lorenzo helped us very much during the reservation process, also prior and during our arrival at the house. I highly recommend it.

Wonderful Villa
We have just spent a week at Villa Casperia. I agree with everything the previous reviewer said. The villa is very well appointed, extremely comfortable and spacious. The swimming pool is wonderful, and we had several barbecues beside the pool which was very enjoyable. We also went to Rome twice during our stay. We were a party with 4 teenagers, who all enjoyed themselves, both the Rome trips and time by the pool. The owners were friendly and helpful. We would definitely recommend this villa to friends or relatives.

Fantastic Villa
We spent two weeks in this fantastic Villa in June 2010. We were a group of 7 people, four adults and three children and we enjoyed our holiday very much. The house is huge and the garden is enjoyable with fruit and olive trees, herbs, flowers etc. The swimming pool is large and has a lot of space around it. The pool table inside the house also offers nice activity. Each room in the house is unique and everybody can find his/her own peaceful place to rest or do whatever comes in mind. The location in the countryside offers beautiful views and peace but is sufficiently close to Rome. We made three trips there by taking a local train. One change to metro is needed before you are in the city centre. I would highly recommend this Villa to families looking for both sunbathing at the pool and sightseeing in world-famous places. The house is clean and very well equipped and the owners are friendly and helpful. Truly wonderful holiday.
