Very nice place to stay. Comfortable conditions, very conveniently located. Was nice to think back to how it was to live in a mansion back then. Hosts were very personable and easily accessible. It was a great stay.
The home is beautiful. It is in the ideal location for on the strand and Opera House. The rooms were clean and spacious. The owners were always reachable and the check in/out was simple. I thoroughly enjoyed the first time I stayed and now the second time. I will be back again.

They put us in the basement
First off, contact with management was great. We received a refund for our stay and had no issues with in-person and texts from the manager and owner.
But our stay was rough. There are two rooms, one suite and one bedroom (the room only has a bed and a light, the bathroom is not attached) that are located in the basement/old servant's quarters of this home. Unlike like the rest of the gorgeous Victorian home, these rooms are very janky and shabby and don't share any of the charm that the rest of the house has. I could not find pictures of these rooms (called Prohibition and Rose Garden) on ANY listings across the plethora of websites that this mansion is listed on, and for good reason. The rooms have makeshift doors that don't actually give any privacy, hold in the walls to the outside, random toys and dolls from previous stays, dirty towels, and no central A/C. The beds in both downstairs rooms are double beds fyi, not Kings as said in all the listings I could find.
This room was given as an 'upgrade' since it has a living room but is not the Garden Lace Balcony Suite you would expect from this listing. The Garden Lace room is actually located in the main portion of the house, far away from the drab Prohibition room. I wish I could upload pictures to my review to show the dirt, poorly covered windows, and rough DIY job of this room. I would love to stay in the main part of the house sometime, but I wouldn't book again out of fear that I get put downstairs again.

Message from Host Morning of Check In Ruined Entire Trip
I received a message at 9 am the morning of check-in saying my room had been changed due to another guest's mobility limitations. Instead of my reservation, we would be staying in a different room each night & he hoped I had a "sense of humor." He assured me housekeeping was able to help us move daily. To say the least, I was not happy & immediately voiced my disapproval. Host offered one night refund plus provided a free night in the future if I would like to stay again. That did not make the current situation any better in a town with several hundred thousand visitors. I had made reservations months in advance due to the crowds expected that weekend as well as the desired proximity to the event. Changing accommodations was not possible without paying double the price AND being farther away. And, I did not want to spend time during my vacation to move rooms every day and I certainly didn't want staff moving my belongings. I asked for full refund & Host agreed, however, it took over an hour on the phone with VRBO to get it done because Host did not want a negative mark on his VRBO ratings. In the end, I didn't go on my trip. Unable to find other acceptable accommodations, the host unwilling to honor the reservations made months ago, and then wasting 3 hours trying to deal with getting a refund, was frustrating & stressful. I also lost hundreds of dollars on non-refundable event tickets. Horrible experience. Do not recommend.
The home was beautiful. We loved it and the neighborhood. It was our first stay in Texas and we needed a place to stay before we left on a cruise. It was well within walking distance to the Royal Caribbean port and to many other spots on the island. We would definitely stay here again.
We so enjoyed our stay! We stayed mid November so it was the off season, so the city was pretty quiet, which is perfect for us. The home is gorgeous, well maintained and Karin was fantastic! Definitely would stay here again. 4-5 block walk to everything you could want to do.
Brian always responds quickly. Karen was a great host, making sure we had everything we needed and having a wonderful experience. Great service, towels, shampoo etc...
This was my third year to stay at the mansion, hopefully next year will be as great as 2022. Thank you.
Property was great, location perfect to walk around the Strand area. We got upgraded to a bigger room at no charge. Room was nicely appointed with a comfortable bed. Management communicated quickly to messages. Already have another stay booked.
The property was beautiful but when I went to check in the room was hotter than it was outside. I am 8 months pregnant and even my 4 year old son was sweating just from being in there the 15 minutes we were. I addressed it with the property manager and he said he’d give me a refund if we don’t stay. I told him the property is beautiful but we can’t stay due to lack of ac. He said he would love to give me a refund and I haven’t been able to get him to respond since. I am very disappointed with the fact that I booked this place months ago for my family vacation and had to pay for another spot and was told I’d receive a refund and didn’t. Personally, I’ve never dealt with anyone like this. Definitely a con artist in my opinion.
We absolutely loved staying here. So close to everything. Wish the walls could talk. Beautiful property. We stayed on first level. Will try and stay here on all trips to Galveston. The manager is so responsive. Excellent property
Beautiful property and well kept. The Garden Lace room is where we stayed. When we got there at 4, they had just installed a window unit into the room so the room was warm. We dropped our stuff and went out. We came back around 9:15pm to the room still warm. Called the owners and they brought a fan. With the tall ceilings, it took FOREVER , for the room to cool down. To make that worse, all the windows has sheer curtains and there was LIGHT 24/7.
Now Saturday was a different story, the room was finally cool (took all night for it to cool down).
We still had issues with the excess light coming in through the windows.
We would definitely give this place another try simply for the atmosphere. The owners weee nice when we talked to them. I would just make sure the AC is turned on prior to us getting there so the room as a chance to cool. And for this room in particular, I would ask about the curtains and see if light situation has been rectified.
The property was beautiful. Our room had a very comfy bed and whirlpool tub. Be ready to climb lots of stairs. For us, it was difficult and the stairs are not lit well. Being a historical home probably prevents some added lighting.
Staying in Grand Manor was like going back in time. The house is very well maintained and has all the original charm. Being able to walk to our destinations around the strand gave us the feeling of living in neighborhood. Hotels are nice and convenient , but travel is about the experience.
The property is nothing like the picture or description. It's in a bad neighborhood. I would not recommend this property. Communicating with the owner is a joke
