My partner and pooch stayed here for 4 nights. We enjoyed how quiet it was this time of year, mainly locals around. The house had everything we needed. The furniture and styling is not completely up to date, so if that's what you're after you'd be disappointed, but we enjoyed the cosy, homely feel. The heating could be improved for this time of year. We enjoyed both beaches, saw dolphins in the river, did bush walks, bike riding, local dining and caught the ferry (with the dog) to Nelson bay. Tea Gardens is a short drive with cafes /restaurants.The local IGA was handy too. All round a perfect short break.
We loved our stay. Theo Ouse was very comfortable and felt like a much loved home. It had everything you need to enjoy a break. Even though the weather was a bit unfortunate, we had a blast!

Great location could be so nice if it wasn’t for the mould on the walls and the downstairs area.
Owners need to fix the mould problem and replace main bedroom mattress and couches. Could be so nice if it was properly maintained!
Opposite the beach is great.

Hawksnest holiday
The property is in an ideal position. Across the road from a beautiful beach, mostly quiet. House has nice balcony front and back . Usually a nice cool sea breeze.. Pedestal fans provided, no air con though. Plenty of room with lovely big windows. Everything you need is provided in the kitchen. Comfy beds and nice big bedrooms, though mattress protectors were stained on some beds. Was disappointed with the cleanliness of the house and the mouldy smell inside downstairs rumpus room and foyer. And the mouldy smell in bathroom upstairs . The mouldy smell of the comfy leather arm chair and the mould on the walls in the main bedroom.
Clean, bright, sunny holiday home, very well stocked with all you could need. Great for dogs, although beach directly opposite is not dog friendly which was a disappointment
Older style property across the road from the beach but alas has no view because of a few tea trees. The property is reasonably priced for these reasons so you get what you pay for.
