Wake up to birds singing, with the scent of jasmine and lavender in the air. Perfectly located in central Umbria, between Todi and Montefalco, La Casetta Rosa is perfect for day trips to Assisi, Todi, Gubbio, Orvieto, Florence, Siena or Rome. You will have the entire property: house (95 sq m/2100 sq ft), 3 bedrooms and 3 full baths, plus two living rooms, pool and garden. This beautifully decorated old Umbrian villa is situated on a small country road that runs along a ridge, with panoramic views of farmland, valleys and hilltop villages.
Private, but not isolated, La Casetta Rosa is close to outstanding restaurants, wineries, and historic sites, as well as grocery stores, supermarkets, and other services. Fully equipped gourmet kitchen with dishwasher, microwave, frost free frig, pasta maker, food processor, juicer, washing machine. Inside and outside fireplaces, satellite TV, central heating, window screens, stereo, DVD, ceiling fans, air conditioned veranda room. WiFi. Satellite tv. See your children swim from the house, wash dirty hands at the outside stone sink near the BBQ. Reserve water supply ensures you'll not run out even during the hottest summer days.
We'll be happy to arrange a private cook, cooking lessons or wine tastings. Ask us where to shop for Made in Italy ceramics, linens, clothing and design. Driver available for day trips.

A place to live
A very nice old house with many surprises. It's fun to explore the house. The landlady Sharri was always available and was happy to give tips for trips to the big cities. Our kids had fun in the pool and we parents loved the view.

Breathtaking view
When we arrived at the villa Sharri was there to welcome us. Sharri was very helpful when we needed information. The villa was clean and well kept. Gorgeous view and we enjoyed the pool area. Two minute car drive for groceries. Between 30-60 minutes from major cities, Assisi, Todi and Orvieto. I would highly recommend this villa. thank you again Sharri

Perfect way to learn about real Italian life
This was my first visit to Italy and I must say that I am delighted that I spent my entire week at Casa Rosa, visiting the small towns of Umbria. The house is stunning, the gardens luscious and fragrant draped in jasmine and offering all the cherries you could pick. The kitchen is perfect; I had the pleasure of cooking a dinner for Sharri and Piero. Most importantly, I learned more about real Italian life this week than I ever could have scurrying feverously from one Roman monument to the next. I am already planning a return to Casa Rosa next year, this time with my grandsons.

A perfect Italian vacation!
This was the fifth time that we've stayed at La Casa Rosa; we love it more each time. The house is just lovely. Situated on a small road outside of San Terenziano, it affords privacy and convenient access to the nearby town. The house itself is in excellent condition with spacious rooms and comfortable furniture throughout, although we preferred spending as much time as possible on the outdoor patio with its stunning views of the surrounding countryside. The house has a full kitchen and we are always torn between preparing a simple supper there and eating on the patio or going to one of the wonderful local restaurants. Sharri and Piero are wonderful hosts. They responded immediately whenever we asked for help and they offered lots of suggestions for things to do and places to eat, even making reservations for us when we needed them. Our favorite restaurant is Le Noci in nearby Grutti; the food is superb. San Terenziano is an excellent central location to visit the major attractions in the area. This trip we visited Assisi, Perugia, Montefalco, Foligno, Todi, and Bevagna. On previous trips we also went to Orvietto, Lake Trasimeno, Norcia, Trevi, and numerous other Umbrian towns. We're particular fans of Umbrian wines, especially the reds, and there are many wineries in the area where you can stop by for a wine tasting. If you're a fan of chocolate, be sure to take a tour of the Perugina factory outside of Perugia. And the Pardi linens in Montefalco are gorgeous. La Casa Rosa is the perfect place for the perfect Italian vacation.

Beautiful property with stunning views of the Italian countryside
We had a fantastic time here and really felt like we were in the heart of Italy. Despite the feeling of isolation we were still close enough to all amenities such as shops and restaurants but you do need a car. Waking up to the rolling hills is something that will stay with us for a long time. The only slight downside was the size of the pool which was more of a plunge pool. We have three children who wanted to spend a lot of time in the pool but it wasn't really big enough. They did however make the best of it and we all still had a great time.

This is a wonderful, rural retreat with spectacular views. The villa is a gem.
The breathtaking mountains and sunsets make this a memorable place to stay. The villa is both comfortable and thoughtfully decorated and equipped. Sharri is a thoughtful and warm host who wants to ensure your visit is the best it can be, she is a source of useful local information and is happy to book restaurnt reservations for those of us with limited Italian! There is much to be explored and enjoyed locally. I would happily recommend this as a place to stay in unspoilt Umbria.

Trip of a lifetime
This is a wonderful villa. Everything you need and want. Beautiful views. Close to San Terenziano and Todi for grocery shopping. Great location for day touring. We went to Deruta, Montefalco, Asissi, Perugia, Orvieto. Wonderful restaurants very nearby. The owners are so helpful with anything you need. Great tips on where to buy Deruta ceramics. Want to go back for sure.

Outstanding Home in Umbria--A Truly Special Place
We had the opportunity to use this Umbrian home as our 1 week respite from our super busy Italian vacation. Upon arrival, we were very pleased at the condition of the house, its amenities, and its location. We were able to enjoy several day trips to local towns, and fixed several dinners in the Italian grill and in the kitchen. We really enjoyed living more like "locals" and embracing all that Umbria has to offer. This is a beautiful, well kept, immaculate home that made our trip to Umbria very special. There is plenty to do in the region, and local grocery stores, markets, restaurants and gas stations. My husband enjoyed the house so much, he's looking at locations nearby to purchase one of our own! We would rent this lovely home again in a heartbeat!

Des vacances de rêve
Une maison parfaite ou nous avons passé d excellentes vacances. Les propriétaires sont très accueillants, tout particulièrement la propriétaire qui gère avec soin la maison. Des cadeaux nous attendaient : huile d olive du jardin, confiture maison, délicieux vin de la région etc Une importante documentation est fournie pour nous guider dans les visites. La décoration mêle la beauté de la céramique ombrienne, aux objets chinés ou rapportés des voyages lointains. Tout est propre et plaisir pour le regard. La vue sur les collines ombriennes est splendide, la possibilité de manger dans différents lieux de la maison est très agréable ( sous la pergola, coin barbecue etc ). Une petite table en contrebas, face à la vue, est idéale pour la méditation. La vaisselle est abondante et tout fonctionne. Les enfants ont pu regarder des DVD , jouer dans la piscine . Les villes et villages alentours sont très riches à tout point de vue : artistique , gastronomique, et situés a 30/45 minutes de la maison. De multiples villages médiévaux sont beaucoup plus proches si vous ne souhaitez pas faire de route. Les magasins alimentaires sont à proximité. Bref, nous recommandons cette maison les yeux fermés. Tout y a été pensé pour le confort , le repos, et le plaisir de ses habitants. A refaire +++

Perfect Summer
My family spent the most perfect July last summer at La Casetta Rosa. We couldn't get enough of the views and the sunsets were glorious. The location is perfect for day trips to all the hill towns in Umbria and offers a sense of seclusion and at the same time access to everything you need from groceries to easy access to public transportation. The house was complete with everything we needed to prepare meals. The pool was perfect for relaxing. Sharri was so helpful and provided lots of local knowledge to help us fit right into the Umbrian life. We hope to come back to Umbria again and will look forward to another stay at La Casetta Rosa.

The view from the garden is stunning and watching the sunset each evening was a real delight. Although the pool is fairly small, we enjoyed using the swimjet. The descriptions re the property are accurate. Our teenagers appreciated having wifi. There is an excellent pizzeria restaurant/takeaway within half a mile of the house. Although very rural, many of the old towns and places worth visiting are within easy reach by car. A lovely relaxing holiday. Thank you!

Heaven in Umbria!
Our group of six travelers spent perhaps the best week of our lives at this amazing villa in Umbria. The house was immaculate and our hostess was waiting to greet us when we arrived. Our first evening we sat under the olive trees at the edge of the backyard and watched the sun set across a beautiful valley. The following morning we watched hot-air balloons float down the valley as we ate breakfast under those same olive trees. Each day we drove to nearby hill towns to experience Umbria on our own terms. The hill towns of Assisi, Spello, Spoleto, Montefalco, Deruta, Todi, Castiglione de Lago, and others are all within an easy drive of the villa. It was a joy to cool our selves in the small pool while we sipped wine and snacked on cheese following our daily outings. This was our third trip to Italy and our stay at La Casetta Rosa was our very best experience ever. This place was heaven!

All it promises and more!
La Casetta Rosa embraced us (2 getting-on-up-there couples plus occasional overnight guests) with style and luxury during a splendid fortnight. Even during a couple of quite warm days in June, its design, fans and breezes kept us singing its praises. The only complaint from our number was that we ventured out so much to interesting nearby places that we spent too little time sitting and reading in the several delightful venues of the villa that were perfect for relaxing. The remedy: stay longer than 2 weeks and eat more often at Leone in Collazzone. A good map (Umbria & Marches) was invaluable, as was a manual shift auto. Don't miss the Tuesday a.m. vegetable and fish market in San Terenziano. We are embarrassed to have accepted so much cheerful, "above-and-beyond" help from the owners that added immeasurable texture to our experience.

Fall Holidays in Umbria
This is an charming house which we have stayed in several times and are looking forward to returning to in the near future. We are an eclectic group and the house works beautifully for us. Everything is as described in the listing, the photographs don't do it justice. It is handsomely furnished with the owners' treasures from their travels and lovely old family pieces. The grounds are well-landscaped and well-maintained. The owners are extremely helpful in guiding us to wonderful little local restaurants and special sights in the nearby towns. I would highly recommend La Casetta Rosa to anyone traveling to Umbria. It is centrally located and yet isolated enough so that you feel you are really in the Italian countryside surrounded by quiet vineyards and distant mountains with a few local sheep down the road to add color. We are looking forward to a return visit and sampling yet another taste of the local wine and wonderful local Umbrian olive oil. Whether you want to sightsee all day or just relax on the patio with a glass of local wine watching the sun set behind the distant mountains, this is the perfect spot.

Security deposit NOT returned. DO NOT RENT THIS HOUSE!
After many deceptively pleasant emails between our family and the owner, we very much looked forward to our stay, which took place in May, 2010. Because the weather was unseasonably cold, the house was quite freezing upon our arrival. We asked the owner to turn on the heat. He did so. We were told that we would be billed for the heat we used and that it would be deducted from our security deposit. During our stay in the house, my daughter broke a small decorative plate that was hanging on the wall along the stairway. There was no other breakage. We cooked only once in the house because the facilities were poor, there was no hot water with which to wash dishes or to use the dishwasher, and there was no place to put the accumulating garbage. We made the best of it, however, leaving the kitchen as neat as possible with several bags of tightly closed garbage. Despite this, we were billed for "extra cleaning", a truly outrageous amount for the breakage of the small plate, and were also billed an exorbitant amount for breakage of a lamp (which we absolutely did not break--in fact, we have no idea what lamp the owner was referring to, there were no photos nor a description given.) We were also billed for gas that was to be included in the rental, ie for hot water and cooking. We expected to pay for that portion of the gas that represented heat. The owner not only kept our entire security deposit without explanation, she requested a large additional amount. When we asked for explanation and detailing of the charges. She did not reply. I do NOT recommend dealing with these owners, and do NOT recommend renting this house. In retrospect, it is absolutely clear why, when I asked for references, the owner was not able to provide any, despite multiple requests, except for one woman who most likely is a personal friend. It is quite awful to have what should have been a lovely memory of a vacation in Italy, become so tarnished an experience, one that has soured my family on future rentals.

We lived in Naples for two years in 2001 and 2002. This past summer we spent a month touring around Italy, returning to our favorite places and visiting the spots we missed when we lived there. La Casetta Rosa was simply wonderful. It was plenty spacious enough for our family of five, the view was breathtaking, the town is quaint, and we were able to get to Pisa, Florence, Assisi, Deruta and a nearby medieval town which happened to be having a medieval fair - all easy day trips from the house. Be aware that this is a typical Italian home, it doesn't have everything you expect at home in the States but it's perfectly suitable as part of an Italian experience. My husband was training for a marathon while we were there and he said the vistas while he as out running were some of the most beautiful he's ever seen. We loved it, we're hoping our friends are able to visit there this summer and we really hope to be back ourselves! Highly recommended!!

We are located at almost in the center of Umbria, which means our guests can jump in the car and get to dozens of places to visit for the day. We are close to services -- restaurants, banks, supermarkets, etc. -- but down our country lane there is peace, quiet and relaxation. Here the birds sing and the bees buzz without being drowned out by traffic noise. It's sublime.
