Heritage Tuscan Farmhouse with private swimming pool

Enjoy a Tuscan experience on our organic property, enchanting and cosy, it is nestled in the olive groves on a south-facing hillside, on the edge of the Apennines. On a sunny day, stroll outside in the garden to sip your morning cappuccino and enjoy an amazing view of the lush Tuscan landscape. Sweet fragrant lavender, rosemary and thyme fill the air, find a comfy corner to sit and absorb the beauty around you and the serenade of birdsong day and night . In the summer months soak up the sun or enjoy the large pool. The facade of this three-story ancient watermill is built from the local sandstone, ‘Pietra Serena’ with it's soft ochres and greys. Lovingly kept, the villa retains its rustic charm.
Your own private ground floor entrance leads into the two-story home.
There are 4 bedrooms.
Three
bedrooms and two bathrooms on the top floor. The kitchen, sitting room, master bedroom and en suite bathroom on the lower floor.
The semi basement floor is not included in the rental.
Try a free tasting of our prize-winning EVOO made from our own hand picked olives.
There are 3 different garden areas for you to enjoy.
The pool is up above the house in a very private garden with a jasmine and vine gazebo and surrounded by hedges and cypress trees. There is a front garden and another grassy area under a shady tree where you can also eat outside.
Louise the owner is a registered Italian tour guide who can organise tailor made visits to vineyards, wine tasting, olive Mills, towns and villages in southern Tuscany and Umbria as well as yoga, painting, cooking and Italian lessons, to make you stay an amazing experience.
We have solar panels that heat your hot water.

A Truly Authentic Tuscan Villa
We made many lifetime memories in this idyllic, very authentic villa over a terrific week. Louise was extremely helpful in helping us prepare for our stay, and her recommendations for restaurants, wine tastings, and visits around the area were spot on. Best of all was her recommendation to secure a local chef (Elena) to run a 1/2 day cooking class at the villa - an absolute highlight!! Whether it was lazing by the pool or eating amongst the trees in the garden, everything felt exactly as it should in this little paradise.

What fun
We stayed at the villa to celebrate my sisters 60th birthday. 5 siblings and 2 partners. We had the best time. There was plenty of space for us to relax. The highlight was Emma coming in to cook the birthday. Dinner. It was amazing. Louise's daughters acted as waiters and cleaned up all the mess. What a memorable time we had at the villa. Louise was fantastic and we cannot thank Enzo our lovely taxi driver. Excellent

Wonderful two weeks in Villa Rassena
We have spent two lovely weeks in Villa Rassena in August 2024. The house was great, as presented on the website. The pool was definitely a must have during the hot August days. Louise was a great host, taking care of the pool, providing very good advice on the visits, the shops, the restaurants. Can you imagine yourself, on the evening of your arrival, sitting at the table of a small pizzeria 2km away from the house and eating the best pizza you have ever eaten. Can you imagine yourself, the day after your arrival, a Sunday, going to the local grocery store with the kindest owners and buying the best home-made lasagna, local cheese, ham and pesto you have ever eaten. This is what we experienced for real. We are French and food means a lot to us. The local cuisine and the quality of the products from Tuscany are as important as the Duomo from Firenze. Thank you Louise for recommending those restaurants and shops. Louise was always super kind with us and very discrete. It was the reading of the 30+ comments on the web page that convinced us to rent Villa Rassena. Everything is 100% true. So we highly recommend Villa Rassena. Go for it. You won't regret it.

Wunderschöner Urlaub
Wir waren hier im Sommer 2024 mit meinen Eltern und den Kindern in Urlaub. Es war wunderbar. Das Haus steht auf einem ruhigen, parkähnlichen, riesengroßen Grundstück mit uralten Olivenbäumen. Es ist über 300 Jahre alt, wunderschön und gut ausgestattet. In der Nacht kühlt es angenehm ab. Das Haus hat drei Etagen, vermietet werden die oberen zwei. In der Unteren wohnt die Vermieterin. Die beiden Einheiten sind komplett getrennt. Die Vermieterin ist sehr nett, eine echte Hilfe. Man sieht sie selten, wenn man sie sieht, freut man sich. Es gibt einen großen, sehr gepflegten Pool in einem Garten mit großen Pinien und der Möglichkeit im Schatten zu liegen. In der Umgebung gibt es viele Sehenswürdigkeiten und gute Restaurants. Insgesamt kann man die Unterkunft guten Herzens vollumfänglich empfehlen. Wir werden sich wiederkommen.

Great holiday
We had a lovely holiday at Villa Rasenna. Louise is a great host and was very helpful and replied very quickly to any queries. The kitchen is well equipped and the sitting area comfortable and homely. We made good use of the pool. We enjoyed a great meal in the villa cooked by Elena and a local wine tasting and pizza in the village. There are lovely walks from the villa in the local countryside. Would definitely recommend a holiday and we would love to return. Thanks Louise.

Louise is the consummate host and went out of her way to make us feel welcome and enjoy our time. The property is beautiful, the kitchen is well-equipped, beautiful rooms provided plenty of space for relaxing, and there was ample parking, beautiful views, and lovely landscaping. Ein wirklich schöner Ort mit einem alten Haus, was viel Charme mit bringt. Alles war sauber und Louise hat uns alles zu Anfang erklärt. Während des Aufenthalts war sie eher wie ein guter Geist : brauchte man sie, war sie sofort zur Stelle, ansonsten dezent im Hintergrund. Der Pool wurde täglich gereinigt, frische Handtücher gab es sofort auf Anfrage. Man wohnt mit den Eigentümern in einem Haus, als Gast oben, die Eigentümer unter einem. Braucht man Tipps zu Ausflugszielen oder Geschäften, bekam man sie sofort ;0)

Tranquil Tuscan Escape
Our recent stay at this Tuscan villa was an absolute dream come true. From the moment we arrived, we were greeted with warmth and hospitality by the owner, Louise. The location was simply breathtaking, nestled amidst lush greenery and offering beautiful views of the surrounding Tuscan hillside. The villa itself, a beautifully restored 300-year-old farmhouse, exuded charm and history at every turn. The rooms were comfortable, tastefully decorated with antiques and paintings Louise had collected from friends and loved ones. The bathrooms were modern and clean and kitchen came well-equipped. The living room with the original stone fireplace was a great space to relax in the evening. The peace and tranquility of the surroundings were truly enchanting. One of the highlights of our stay was the outdoor area with private pool and the many shaded outdoor seating areas around the villa to curl up with a book. We took walks along the country road towards the nearby church, immersing ourselves in the natural beauty and many olive groves that surrounded us. The location of the villa was ideal for exploring the Tuscan region. Cortona, a charming Etruscan town, was just a 10 minute drive away, and other picturesque hill towns like Montepulciano were easily accessible. Overall, our stay at this property was nothing short of magical. It offered the perfect balance between relaxation and exploration, and I would highly recommend it to anyone seeking an authentic Tuscan experience

Enchanting
First of all-Cortona and the surrounding towns are an absolute must see while in Tuscany. This location is a center point for a short drive to various beautiful locations. The 300+Villa was perfect for myself and 4 girlfriends. The bathrooms were new and a plus. (Request additional linens) The steps are very narrow so be careful coming up and down. The property is peaceful and remote. There was some construction on the property while visiting but didn’t interfere with our stay. They do receive a lot of rain in the spring so be prepared for that. The owner Louise was wonderful and was very helpful with suggestions. She is very available and lives on the property. Sitting on the porch each morning with breakfast doesn’t get any better. The beds were very comfortable and the rooms are decorated with antiques. We loved all of the unique artwork and the story of the home. You are in the country so it’s a challenging drive to the house. The road needs better signage to the villa especially if you’re coming in at night. I would recommend a small rental car to maneuver on small roads and the driveway. It wasn’t nearly warm enough to swim and isn’t included in the rental. That was really the only disappointment. We hired Chef Elena to cook dinner one night- a must-she is fantastic. I highly recommend this Villa if you want to be outside the normal tourist locations. (Suggested book of towns and things to do) Would definitely return again. I love love my olive oil. Magical villa in Tuscan Countryside
This 300+ year old villa was a wonderful place for a few members of our family to relax and unwind after time in Rome and Florence and lots of sightseeing. It is near the village of Cortona, which couldn't possibly be more charming and beautiful. The villa is surrounded by trees, abundant plants and hills and has gorgeous views from every area. We dined al fresco at the table on the front porch and walked the grounds and along the country road beside the villa frequently during our stay. Unfortunately, although this property shows that a pool is included, I was charged a surcharge to "open it" prior to our arrival. It was a hard decision, since the weather in spring is variable and, sure enough, I spent 200euros for no use of the pool (cold, rainy, most of our time there). This was the only disappointment of our stay (the extra charge-nobody can do anything about the weather!). I feel if a pool is included in the description, it should be available for everyone who stays there without additional charges. Louise was very accommodating and available as needed. She was not intrusive at all, but made herself available via text and in person, if requested. She was very helpful in making recommendations when we asked and allowed our adult children to stay beyond check-out time since she didn't have guests arriving the day of their departure. Cleo the precious cat on the property and the hens were a bonus. I could have stayed here forever, truly. It was a dream come true, in spite of the weather. The rain brought out a double rainbow our very first evening there, so who can complain about that? Do yourself a favor and stay here if visiting Tuscany.

A slice of heaven on Earth!
They say save the best for last and we certainly did that on our recent 12 day vacation to Italy , after Rome and Florence we arrived for a final 5days in Tuscany at the organic farm. First of all the drive up was easy and directions given were perfect. The villa was better than the photos, if that is possible:) we were greeted by the lovely owner, Louise. She went over a few things and answered all our questions. The Villa is a beautifully restored 300 year old Farm with a wonderful history. On entering you could feel the love and it was spotless. The rooms were very comfortable and lovely bathrooms. The kitchen was very well equipped. There was a fabulous supermarket within a 10 minute drive. Wonderful walks and the views were breath taking! Thank you Louise for opening your farm house for rental so we could experience the beauty of Tuscany. Cortona is a must see also 10 min drive. We will be back for sure to this amazing home !

A Tuscan Oasis
Our time at the villa was absolutely perfect. Louise is a truly Renaissance woman who shared her expertise and passion for travel, olive oil, and culture openly. My husband and I were celebrating our 20th anniversary along with long time friends. The villa had plenty of room, a great kitchen to host a cooking class, and beautiful grounds. Idyllic property in an idyllic location
Our family of four met our friends here after a week of energetic sightseeing, and it was a wonderful spot to relax and socialize in. The house and garden reflect the love and care of the owner. I loved sitting in the garden to read, smelling the lavender and rosemary and looking up to appreciate the gorgeous views. As others have said, the shop at the end of the road has everything you need to make delicious meals. The teenagers enjoyed walking there and visiting the bar as well. Cortona was a very short drive away and the other hill towns are within easy driving distance. The ample-sized pool provides a nice respite. We especially loved our trip to Orvietto. Louise was a wonderful host, who made us feel welcome and tended to. My family is used to air conditioning and some of us were worried about not having it during a hot spell, but the thick-walled house was comfortable as long as we kept the shutters closed during the hot hours of the day. We feel very fortunate to have spent time in this lovely spot.

Highly recommended villa in an idyllic setting
We are looking back at a perfect 1-week holiday. While booking, the description and the photos of the villa looked amazing, and upon arrival we weren't disappointed: It truely is a magical and idyllic place! The house included everything we could wish for: We stayed here with a baby (10 months) and my parents in-law. A crib was provided for our baby and my parents in-law had a bedroom and badroom at the ground floor (there is a second badroom at the first floor). The villa has a very nice terras, but we could also make use of the whole garden and sit down in the shade of a tree. Also, the (private!) swimming pool was very nice. The pool was checked and cleaned every day. The water is coming from a well and has low chloride levels, so we could even take the baby for a swim :). There is a supermarket in the town nearby (10 minute drive). We visited Cortona (~15 min drive), Castiglione del Lago/ lago Tasimeno (~30 min drive), Montepulciano (~40 min drive) and Siena (~1 hour drive). The airport in Florance is a 1.5 hour drive away. We would highly recommend this villa for your holiday. It is a very peaceful place, with bird sounds during the day and cricket sounds during the night. Sommerurlaub in der Toskana
Das gesamte Anwesen, Haus und Pool sind ein kleines Paradies inmitten der Toskana. Alles sehr gepflegt und der Pool wurde vor kurzem runderneuert und bietet viel Platz und Kühle zum Baden und für kurze Schwimmbahnen (ca. 11m). Die Zimmer sind gemütlich eingerichtet und die Betten haben sehr gute Matratzen. Küche und Wohnzimmer bieten eine gute Basisausstattung und der Außengrill wurde von uns sehr oft für Fleisch und Fisch genutzt. Alles in allen eine sehr tolle Sache für unsere 2 ½ Wochen Sommerurlaub. Die Vermieterin kümmert sich super um das Anwesen und bei Bedarf auch sehr schön um die Gäste. Superfreundlich und mit einer sehr angenehmen und zurückhaltenden Art, wenn man ungestört sein möchte. Gerne wieder!

Grüne Idylle an der Grenze zu Umbrien
Es war eine wundervolle Woche Ende Mai, die wir in diesem stilvollen, alten Anwesen verbracht haben. Die Inhaberin Louise ist eine wunderbare Gastgeberin, sofort da wenn man sie braucht oder mit ihr plaudern möchte, ansonsten diskret abgeschieden im anderen Teil des Grundstücks. Wer will, ist absolut ungestört. Garten und Pool hat man für sich selbst. Wir wurden mit einer Flasche Wein begrüßt und bekamen auch Oliven aus dem eigenen Hain. Da sie selbst in der Reisebranche arbeitet, kann Louise jederzeit Tipps zu Ausflügen und Aktivitäten geben. Das Haus ist komfortabel für eine Familie mit Kindern oder z.B. 2 Paare. Die Einrichtung und der Garten sind sehr geschmackvoll. Die Küche ist vollständig ausgestatttet, um selbst zu kochen (großer Gasherd, viele Töpfe), Bad und sanitäre Einrichtungen sind gut in Schuss. Der Pool liegt schön in der Sonne mit einem herrlichen Ausblick und ist einwandfrei gepflegt. Nächste Einkaufsmöglichkeit im Ort (mittelgroßer aber vollständiger Alimentari - 1km) oder großer Coop in Camucia (7km). Das Haus befindet sich ca. 1 km ausserhalb des Ortes, mitten im Grünen und in nahezu absoluter Ruhe. Großstädter werden wahrscheinlich die ersten Tage vom vielstimmigen Vogelkonzert geweckt. The most wonderful property in an idyllic setting with a
We were met by Louise, the owner, who immediately made us feel welcome. Louise is a wonderful host - the perfect balance of being on hand if needed, without in any way intruding on one’s peace and relaxation. She is also full of interesting ideas about trips out and of information about the history of the area, all of which we found helpful and added to our stay. The property is set in a very quiet and peaceful area with walks and great views of the valley; there is also a small, well stocked supermarket and a good pizzeria just a 15 min walk down the hill. The property itself is full of all the rustic charm one looks for in a place in Tuscany; it is also spacious, well equipped and very comfortable. Louise and her family live in the lower part of the house - although you would hardly know it as we rarely heard them - with their own access and garden. We had exclusive access to the pool which is set in its own, private part of the garden and is a good size with plenty of loungers. If you have a car, there is plenty to see in the area - Cortona, for instance, is beautiful. We had the most relaxing stay and Louise and her family were simply wonderful hosts. We wouldn’t hesitate to recommend this property and very much hope to return.

As the owners of an organic olive farm, we combine love of the land with the skill of artisans to produce award-winning organic extra virgin olive oil. Italy has been our home for many years, patiently spent restoring this property.
Louise is a qualified tour guide and specializes in Tuscany and Umbria and offers visitors an authentic experience exploring the area, she has been called a "renaissance woman" more than once, because of her passion for Italian history and culture.
We look for a profound understanding of the peoples who have inhabited this part of the world for thousands of years. Knowledge of conservation inspire us to keep our property an authentic tuscan home for our guests to enjoy.

Our view is particularly beautiful, we see olive groves in every direction that have given inspiration to many resident artists and sculptors. We treasure families that come back to stay with us.
Louise is always ready to give her professional advice on any sight seeing you may want to do and can help you plan where you would like to go and what you would like to see. She can also arrange guided tours, visits to vineyards and any other special requests.
Our property has been in the family since the 70's and was bought as a family holiday home before deciding to it open up to guests. We have lovingly restored the house over the years with thought and care. It used to be a water mill that was used throughout the year to grind wheat for flour and the olives for oil, using a small horizontal water wheel under the house where part of the stream used to flow.
We have tried to keep all the old authentic features and blend them into the modern. Our sitting room still has its amazing, original open fireplace and stone kitchen sink! It is actually a heritage building.
A perfect balance between being close to shops and feeling hidden away amongst the olive groves. There is a sense of feeling at home in a comfortable and cosy atmosphere, where you can really enjoy your stay and live your Tuscan dream.

Our home is a working organic farm that considers the preservation of the environment a priority. Planting trees, mulching and a constant water conservation policy are among various eco-friendly projects underway. We handpick our olives in October and November and always try to live harmoniously with Nature. We want to contribute to a green and sustainable environment for present and future generations.
