About this property

Stunning Town Villa, Breathtaking Views, Pretty Garden near Medieval Piazza

Casa Luna has been recently restored to a high standard with warm maple wood floors on top levels accessed by softly-lit travertine staircases and lies in a quiet pedesttian lane in the historic center of Amandola, a few minutes walk from the medieval piazza.
The villa retains original 19th century stenciled and domed ceiling, oak beams and an open fireplace in the living room that leads to a pretty patio with a fountain for al fresco dining and a tranquil garden with a palm tree, flowering jasmine, roses and fruit trees.
Set over 3 floors with 2 large and airy double bedrooms, a 3rd bedroom/study and 3 bathrooms, the bedrooms offer breathtaking views over rooftops and church spire, beautifully lit at night, to the changing vistas of the Sibillini mountains beyond, which offer walking and hiking on well marked paths suitable for all levels of fitness and other outdoor activities.
The middle floor has a relaxing living-dining room and galley kitchen leading directly onto the patio and garden, offering space to relax away from the bustle of main piazza with its historic café-bar, delicious gelateria, a convenient small supermarket with well stocked delicatessen, bakery, banks with ATMs and other small shops.
The sandy beaches of the Adriatic and, in winter, ski slopes, are less than an hour’s drive away, as are many pretty neighbouring medieval hill towns and villages with year-round festivals of food, wine, jazz, theatre, opera. Amandola is renowned for its truffles and every November a truffle festival is held in the main square with music and local produce.
The sandy beaches of the Adriatic coast are just 30-40 minutes away by car as is a freshwater lake with its own beach. In winter skiing is available in neighbouring Sarnano.
This area of Le Marche is truly an undiscovered gem with stunning scenery and a warm welcome by the local people.

Quintessential Italian Village Life
We had 10 wonderful days in this beautiful villa, and, in hindsight we should have planned on a longer stay The villa, the village and the location could not be faulted. The villa was well equipped and laid out with a cute garden that was perfect for morning breakfast and evening drinks and meals. It's location was such that you could stroll a minute or so to get a fresh coffee from the centre of the village or you could relax in the garden and simply take in the tranquillity. The village itself had the perfect mix - big enough to have a variety of cafes / eateries, but still small enough to have retained it's friendliness and sense of community. The broader province of Le Marche was representative of both the villa and the village - you could do as much or as little as you liked and both felt 'just right'. The scenery and the people were sensational. When planning this holiday we were caught between the two options of either staying in a town or opting for seclusion - we are so glad that we chose this villa as it offered both options in one. We have no hesitation recommending this villa with a full five stars

fantastic Amandola
This is an amazing stay in an amazing italian village. For those who want to stay in the middle of Italy, far away of the touristic hotspots, this is the place to be. The house was big enough for our family of 6 with 4 teenagers. This was our second stay in Amandola, the first place ever we came back !

Highly, highly recommended
We had the great privilege and pleasure of staying in Casa Luna for a couple of months. It is in a fabulous location in a small lane off the main piazza in Amandola. Within a three minute walk you can find: three bars/cafes (with three more if you stretch to a four minute walk!), two bread shops, a tabacchi, a small but very good supermarket, the weekly market, an excellent frozen fish shop, a great little trattoria serving fabulous pizza and local wines run by Andrea, a farmacia, a small filling station run by the smiling Mario, a superb rosticceria, two butchers and an opticians. Plus a very good Tourist Information office and a small cinema. In other words it is perfectly located if you want to embed yourself into the rhythms and rituals of a small town in the eastern Sibillini without getting into a car every time you fancy an espresso, gelato or spritz. The house itself is large and comfortable with three good sized bedrooms. Two overlook the attractive garden but one together with the master bedroom has a simply stunning view over the rooftops to Monti Amandola and the peaks beyond. It is the sort of view you never tire of seeing. We were (still are!) a couple but were joined by two adult daughters during our stay. The house is plenty big enough for four adults but, as the listing makes clear, the kitchen is small. It just means you need to be a little organised before taking your food directly onto the patio. This is a delightful area surrounded by pots of flowers. You can't take your car directly to the house but there are plenty of parking options nearby. Amandola is a good base for walking and exploring the Sibillini Mountains. The views from the peaks are superb and the flora and butterfly fauna are exceptional. We had a great time and met some very friendly and helpful neighbours and business owners. Christine herself is an excellent host who responds very promptly to any questions. Highly, highly recommended.

Tasteful, quiet but central in lovely Amandola
We love staying with Christine in her simple stylish home which is perfectly lócated just up a side street from the quaint central piazza in Amandola. The village is perfect if you want to explore Marche, go hiking or live an Italian village life with all that this implies. Will go back for sure and thank you to Christine for being such a lovely host.

Bedankt Christine!!

Zuhause in Italien

Sentirsi a casa propria

Beautiful Amandola in the hills
We loved this recently renovated historic building in the heart of Anandola with its cafés, tourist office, restaurants and great walks and day trips into the surrounding mountains, parks and even to the seaside. It is ideally suited for a couple or family with young children (using the master bed and two guest rooms) as the kitchen is small with a bar fridge on the counter and dining is done on a foldaway table and chairs in the living room. A bit cramped for more than four but we managed. Washing machine works but hang to dry (which took two days in October weather), could use a stair rail on the stairs , microwave, coffee machine, large frying pan and storage containers for leftovers just because it’s not feasible to eat out for every meal of every day over a long stay. We were six adults in the three bedrooms, all of which have fantastic views from the windows but the guest rooms’ beds were Very uncomfortable with thin, hard futons and not enough pillows at all. This was the worst part of an otherwise idyllic week and we ended up pulling settees apart (all furniture seems to be Ikea style) to put the foldout futons overtop of the beds and gathering every sofa cushion in the house to distribute as pillows. Only other negative was having to clean the stove before I could use it and having to buy dish soap and toilet paper our first day. As mentioned, Highly recommend for a short stay, or a family with small children. Love the area. So glad we went here for our second week and eschewed another large city! No regrets.

Lovely villa in town
If you want to experience authentic Italy this is the place for you. Set in a small back street in centro storico Amandola, a stones throw from the piazza and local shops. The surrounding area is full of hill towns, beautiful scenery and places to eat local produce cooked, as far as I’m concerned, with love. Great value too. Comfortable house with garden to sit in. I highly recommend it.

Medieval city villa with large, shaded, garden
We enjoyed our stay in Amandola very much: it's a beautiful place and nice and cheap restaurants in the neighbourhood. Fortunately the house was not zo warm and there was always shadow in some part of the terraced gardens. We visited the Tourist Information for tips, rent a Mountain Bike and went to the lake Fiastra (40 min.) where we swam near the bridge. You can also take a walk tot the 'Lame rosse' behind the dam.

Lovely property in a beautiful location
We had a week's walking holiday staying in the charming little town of Amandola. The villa was excellent for our needs in a very quiet location but very close to the town centre. The only slight downsides to the villa were the small kitchen and the lack of clothes storage space in the bedrooms but these did not spoil our visit and I would strongly recommend staying here.

New Year in beautiful mountain townhouse
We had a lovely stay in Christine's beautiful townhouse in the small town of Amandola over the New Year period. We arrived in the evening after the drive from Ancona airport and soon found ourselves happily relaxed in front of the fire in the living room. The house still retains many of its original features and has been lovingly restored to give it a modern feel but with traditional aspects such as marble flooring. It is both spacious yet cosy - we were a group of four but easily have been six! The windows face one of the Sibilini mountains and it was wonderful to look out each morning to see the snow-capped peak in the distance. We spent several days exploring the local area and the surrounding towns, enjoying walks in the hills and of course the amazing food in Italy! Christine had helpfully left us maps with walks marked on them, as well as local landmarks and pretty villages to visit; she was also very responsive if we had a query about anything too. We visited in the winter which was lovely and I am looking forward to returning in the summer to explore the beaches along the coast. I would highly recommend a stay there!

A perfect little oasis in the heart of a medieval town
We stayed in this stunning townhouse for a few days during the annual truffle festival in Amandola. The location just off the main piazza was perfect – restaurants, cafés, supermarkets (and the exhibits in the truffle festival) were just a stone's throw away. The house is large and very comfortable, well equipped and beautifully decorated by the owner, who told us that she uses it herself when she's visiting. It really is a home from home. The weather was amazingly good, which meant we could enjoy the stunning garden – such a peaceful place right in the middle of town, with roses blooming (in November!). That was a real bonus. We found a lot to see and do around and about – the nearby towns of Sarnano and Ascoli Piceno are well worth a visit. We're not walkers, but other visitors we met said it's a walkers' Paradise, which makes sense when you see the mountains soaring into view from the bedroom window. The wifi in the house was good (not a given in rural Italy, we've found), and there's also public wifi in the piazza. We'll definitely be back – a summer trip next time, perhaps!

Fabulous villa in an ideal location
The house is charming and perfectly equipped for a relaxing holiday on rural Le Marche. Amandola is a beautiful medieval town and the perfect place to sit with a cup of coffee or glass of wine and watch the world go by. To top it all is the stunning mountain scenery. This was a perfect holiday.

Bright, impeccable, authentic & charming property
The location’s perfect. Amandola itself for the authentic village Italy you hoped still existed: friendly people, men playing cards and fresh everything (from spremuta (fresh juice) to market artichokes, squid from the village fishmonger and fabulous local beef at Smerillo’s restaurant Le Logge…). We wanted an unpretentious retreat from London and found it here. ‘Popping out’ is literally that, with baker, bars, deli, restaurants, supermarket, cinema (yes, we went) on the doorstep and sniff-the-air type activities either by foot or a short drive away. The house – and lovely garden – are the comfortable haven they present themselves as. We shared breakfast with blackbird song and enjoyed the streaming light, and stunning views, of a corner / dual aspect allows. My husband and I spent our time reading in Christine’s lovely home, also gently sightseeing, walking - both in the Sibillini (wild flowers, butterflies, isolated hamlets) and between the rivers Chienti and Potenza, and, of course, eating and drinking. A fabulous break. Christine couldn't be more helpful and concerned. We wouldn’t hesitate to recommend. A hugely easy and relaxing place.

Beautiful house, amazing surroundings
We were in Amandola over the week end. The house is beautiful, it has all the conforts of a modern house but at the same time it has got the atmosphere and the cosy style of an original country side house. Christine was very kind and helpful to get the house ready for us when we arrived. Amandola is a lovely town, if you are looking for a still authentic Italian country side town this is the right place for you. Overall I higly recommend Christine's house if you are looking to come around this area.

About the host

Host profile image
After travelling the world as a writer and correspondent for more than twenty years I was looking for a place of beauty and peace in Italy, a country I know well, in which to rest and recuperate whenever possible. I stumbled on this beautiful corner of Le Marche by accident and, though I had spent years looking at properties to renovate in Tuscany and Umbria, was convinced almost immediately this was the place I wanted my Italian haven to be. The moment I walked up the stairs in this historic old house, long abandoned before I arrived, and saw the stunning views it offered, combined with its rare sense of peace, I was smitten. The process of renovation revealed some extraordinary surprises which I have written about in The Sunday Times. The link to this article can be sent on enquiry.

Why they chose this property

This area of Le Marche is quite unique with its combination of stunning views at every turn, easy access to country walks - both gentle and challenging - in the unspoilt surroundings of a national park, together with access to areas of great historical interest and and also the coast. I had not initially planned to buy a town house, but after winding my way along too many narrow country lanes and dirt tracks to reach country properties, especially at night, I realised it was the gentler pace of Italian life I wanted to savour and what better way to do that than in the heart of a small community. All the feedback I have had from past guests has mentioned how welcoming those in the area have been - helping where possible, if asked, yet respecting privacy in this unusually secluded house too.

What makes this property unique

The unique advantage of this property - appreciated and commented upon by all those who have stayed in the past - is the fact that you can stroll out of the house and down to the main square in a few minutes for a morning coffee and again in the evening for an meal or aperitivo without having to worry about getting in a car. There is also a secluded garden and terrace for outside dining. All the rooms in the house are unusually spacious, light and airy and the property has been furnished as a second home not as a rental property so is warm and welcoming and well equipped.

Please note -
“There is a new roof and renovations being put on a neighbours house at the end of my garden with scaffolding in place at the far end of my garden to accommodate this. The work is due to finish around Easter 2024 - to be confirmed.”
