Exceptionally spacious villa with one of the best views in Kalkan

Set on the hillside above Kalkan and Kalamar bays, Villa Yazlik is a five-bedroom, six bathroom villa combining spacious, light-filled interiors with fabulous outdoor space and spectacular sea and mountain views.

With its thoughtful layout and attention to detail, this villa is welcoming for family gatherings, big groups or special celebrations.

As well as breathtaking views, what sets this villa apart from other five-bedroom villas in Kalkan and Kalamar is the exceptional space both inside and out, allowing full facilities for 10 people. There are 10 sun loungers around the villa's large infinity pool, with another two on the roof terrace and two on the lower terrace. The large indoor and outdoor granite and marble tables accommodate 10 or more people comfortably, the kosk lounging area is big enough for 10, while the sofas and armchairs in the large living area can seat as many as 14 people. Even the villa's jacuzzi, sauna and steam rooms are spacious enough for 10 people to use at the same time.

Indeed, The large open-plan living area has two spacious lounges and a well-equipped kitchen/diner. Together with five ensuite bedrooms (two with their own jacuzzis), these light and airy rooms have floor to ceiling glass windows and sliding doors that connect the comfortable interiors with three generously furnished terraces. This area is called the Turquoise Coast for good reason, and every room and terrace is designed to maximise the mesmerising views of the mountains, olive groves, Old Town, tiny islands and the clear blue waters of Kalkan and Kalamar bay.

Outside, an 11.5 metre infinity pool encircled with ten cushioned sun loungers, the large children’s pool, and a generous-sized jacuzzi make for a relaxing holiday for all ages.

You’ll even find a sauna and steam room or, for the more energetic, a cross trainer, table tennis and table football.

Even with a party of 10 there are plenty of places to spread out, from the pool terrace itself, to sofas and loungers on the roof terrace, comfy seating areas on the villa’s two balconies, and loungers and seats on the lower terrace. This means the villa never feels overcrowded.

And when you want to socialise together, where better than the shaded dining area complete with barbeque. Then, as the sun goes down, why not retire to the bar and unwind with a few sundowners, or lounge in the traditional Turkish kosk and watch the lights of Kalkan as they twinkle in the twilight.

If you can draw yourself away from the villa’s relaxing setting, the beautiful old town of Kalkan is just a 15-minute walk away. Its cobbled streets with old fishermen’s houses tumbling with colourful bougainvillea now house a variety of pretty gift shops, bars, cafes, locantas and sophisticated restaurants.

At the bottom of the hill lie Kalkan beach and a variety of beach clubs, together with the tiny ancient harbour, home to romantic harbour-side restaurants and traditional wooden gullets that offer day trips around the bays and coastline

Villa Yazlik

The best villa holiday we have ever had. Extremely well appointed with everything you could wish for. Clean and comfortable, with the pool cleaned daily. A very comprehensive fact folder, with all the details you could think of! A lovely 20 minute walk to the harbour, the return journey of which we only attempted once because of the heat! Taxis are inexpensive. Good supermarkets, butcher, fishmonger and green grocers. Excellent restaurants. Would highly recommend Kalkan and especially Villa Yazlik. Thank you, Jenny for all your help and advice. Your villa is awesome.

Fantastic house in a fantastic location

We had a fantastic two weeks at the villa. The most striking thing about the property is the amazing view, but this is complemented by extremely luxurious accommodation and incredible outdoor spaces. The owner is extremely diligent, providing clear instructions on how to access the property and plenty of tips about it and the local area. The house manager is equally helpful and everyone in the local area is friendly and attentive. A stay here is highly recommended.

We have just had a week stay at this exceptional villa. It was everything we could have wished for, well equipped and very spacious. Yousef took great care of us bringing fresh bread every day and keeping the villa pool clean for us to use every day. Baharat restaurant was our favourite with their Chateaubriand exceptional. Kalkan has definitely stolen our hearts and we will definitely be back.

Just had the most wonderful 2 weeks at Villa Yazlik. We are regular visitors to Kalkan, and this has been one of favourite villas. The layout is spacious, the outdoor area is huge with a fabulous infinity pool. The views are spectacular. The walk to town is about 15 mins and sometimes steep - but taxi is always an option. There were 9 of us staying from 12-50 years old. Something for everyone - and space to take yourself off for some peace! Jenny has been a delight to communicate with - extremely swift and very helpful.

Beautiful house and excellent owner

This is a wonderful place with stunning views situated just a few minutes (with car, or 15 min walk) from the village of Kalkan. This region is a very beautiful part of Turkey. The outdoor area is perfect with plenty of sun loungers and sun umbrellas and there are lots of spots where you can get away from the sun if you so wish. We were a party of nine that rented the villa and there was plenty of room for all of us. We appreciated the board games, the books and the wii that we were allowed to use. Don't hesitate to rent this place. The owner Jenny is quick to answer if you have questions and also Yosef that tends to the house and the pool is likewise a gem if you have questions or need help with anything on site. I can recommend a boat trip while in Kalkan. We went with Adda Tours, the boat Julia, for a whole day at sea. It was fantastic. A last piece of advice is to carefully choose which airport you fly to. We chose Anatalya airport, but in fact I think the Dalaman airport would have been closer. If you choose Antalya airport and rent a car, do take the road over the mountains instead of the costal road. It's a three-hour drive from Antalya airport, the mountain roads are quicker, and bigger. If we were to return I would arrange for a transfer to/from the airport and then rent a car in the village of Kalkan.

Villa Yazlik - Amazing!

We have been holidaying at the Villa Yazlik every year, and sometimes twice a year, since 2011, so you can guess that we love it! Our last visit in September this year was no exception. The villa is pure luxury, so spacious with wonderful views. It is so relaxing you unwind almost as soon as you arrive. The kitchen is well equipped with plenty of utensils and crockery for everyone, with table space for all both inside and outside the villa. The villa is visited on a daily basis by Yuksel and Yusuf, who are both friendly and helpful, and maintain the pool, surrounding areas and the gardens, and we must say they do a very good job! The main pool, which is an infinity pool, is exceptionally large and is great for both swimming or just playing around and has enough sun loungers and umbrellas for everyone with more located around other parts of the villa. It has all the facilities anyone could wish for with a hot room, steam room, jacuzzi, table tennis and table football. Because the villa is high up there is nearly always a bit of a breeze to keep you cool, despite this it is still only 15-20 minutes walk right into the centre of Kalkan, just enough to work up an appetite for the marvellous food served in its many restaurants, who are never pushy in attracting your custom. A boat trip from the harbour is another great way to relax and we would certainly recommend Ali's boat "Zeus" Ali provides very good food from his galley. We are looking forward to our next visit to the villa in 2019, which we have already booked!

Beautiful Breathtaking Villa!

It was amazing to arrive at Villa Yazlik and find it was even better than the descriptions and photos on the site. The views from all parts of the villa are fabulous especially from the main living area which has huge floor-to- ceiling glass windows along its whole length. The property well lives up to its description as regards location,facilities etc and we were very well looked after by the locally based manager and his wife. The villa is extremely clean and well maintained. Above all though we enjoyed the feeling of complete relaxation in such a bright, airy, comfortable property with loads of space, fantastic views and plenty of amenities especially the table football and the steam room! It was a fabulous holiday and Kalkan itself is a jewel with hundreds of affordable restaurants and a lovely little harbour beneath a quaint Old Town.I canot recommend this villa highly enough. We made the best choice ever! JS

Great location, views and amenities at this Villa

I stayed here with friends at the end of the holiday season. The weather was great all week and the villa was better than the various descriptions l had read on the Internet The Villa is in a good location a bit of a walk from town but enjoys spectacular views from all rooms including the bedrooms. There is plenty to do at the villa with a full size table tennis table, table football, barbecue, sauna and steam room. There is excellent entertainment centre with plenty of films and books to enjoy. The owners hav a useful arrangement with a local travel agent so airport transfers and any trips can be booked at special rates. Ideal for family and friends groups

Return to Villa Yazlik

This was our fifth visit to Villa Yazlik, and can't wait for our next holiday in July 2016! The standards that we wrote about in our previous review in 2013 we are pleased to say have been maintained. Kalkan itself is as welcoming as ever. We look forward each evening to our 15 minute stroll down to the village to enjoy another good meal! The choice of restaurants seems endless. The villa makes for a very relaxing holiday, although there are plenty of trips available to suit most peoples' needs.

Villa Yazlik Kalkan

An amazing villa truly 5 star. We have just returned from an amazing holiday in Kalkan. Villa Yazlik exceeded our expectations and that doesn't happen very often . The villa is modern, spacious and comfortable with the most amazing views over Kalkan Bay. The outdoor spaces are large and work very well. The jacuzzi flowing into the large infinity pool which then flows into a shallow pool - perfect for when it gets too hot or for smaller children. The bedrooms all have fantastic views, terraces and are extremely spacious with walk in wardrobes and modern bathrooms. Yeusef and his wife cooked a couple of amazing BBQ's for us also. Kalkan itself is a beautiful little town and everybody we encountered from taxi drivers, shop keepers, green grocers and fish mongers are so polite, helpful and thoughtful. The quality of the meat in the supermarkets is amazing and the prices a breath of fresh air after the pricing for food in the Uk. Exceptional value for money. Ozzy at Define Tours did an amazing job organising various trips for us including a wonderful day out on a boat for 12, paragliding was amazing as was quad biking. He also organised all our taxi's for us. A Turkish Bath was a wonderful experience not to be missed. I can completely understand why people go to this beautiful part of Turkey time and time again. We will return.

wonderful villa and venue

This is an amazing villa with unsurpassed views across Kalkan and Kalamar bay. It is well appointed with lots of room both inside and on the terraces, and a stunning infinity pool. Thee is plenty of space for either a large family group or a smaller group wanting to relax in peace. All the bedrooms are large and there are many options to spread out across the living area from the top deck to poolside and the lower terrace. We chose the villa to be the venue for our wedding ceremony as its space allowed us to seat over 30 guests and still have space for them to mingle afterwards. The villa provided an incredible backdrop to the day, our guests loved the views and the beautiful surroundings, and its location meant that we were able to move our party on into Kalkan town with relative ease (using the local bus company!) As it is on the side of the hill it is not overlooked which we felt was very important for our big day. It is probably best to have a car to allow for shopping trips, as it is a steep walk into the centre, although we found all taxi and delivery drivers knew where the villa was without any issues. Yusef and his wife were very accommodating to our needs and helped our week go smoothly, we had a perfect time with perfect weather and would thoroughly recommend Villa Yazlik to others.

What a beautiful villa

The Villa more than lived up to our expectations, it is spacious and comfortable and the views are spectacular. We all had a wonderful holiday, (my 10 year old grandson had a tear as we were leaving). Yusef and his wife cooked us a humungous barbeque starting with mezzes, followed by fish, chicken, meatballs, steak and chips and then when we all thought we were fit to burst we were served with some delicious baklavas. We visited Saklient gorge, Kaptas and Patara beaches and of course the market to buy our fake handbags and polo shirts. We hired a boat trip twice and enjoyed swimming in some lovely bays, "It was our first visit to Kakan and we look forward to going back

Is there a finer villa in Kalkan?

The word I kept repeating to myself from the day I arrived until the day my companions and I left was FABULOUS! Descending the steps onto the patio one's breath is taken away by the stunning panoramic views of Kalkan Bay and Kalamar Bay below. The layout of the 3 level villa building has been brilliantly thought out. The 5 bedrooms on the top and lower floors (each with their own shower/bathrooms) and the middle floor have ground to ceiling windows and direct access to outside balconies, so the stunning views are always available. The ground floor living and kitchen area is very spacious and very well equipped. The outside 12 metre pool, patio, loungers, bar and seating area are simply fabulous (sorry!!). I can believe it when told that there's going to be an outside wedding here next year with over fifty guests seated. The villa was immaculate, as you'd expect. The site manager and his wife visited daily to water the garden areas and to deal with anything requiring attention. As it should be on holiday, our only concern was how many loaves did we want delivered the next day!! It was hot and sunny throughout our week's stay, reaching 30C, with pleasantly warm evenings except on our first evening, where even the proprietor of the Moonlight Bar in Kalkan, a must visit, wore a jumper. We ate out most evenings, preferring to go by cab (c£5) rather than walking down to the town. There are plenty of very decent restaurants, and we followed many suggestions in the excellent guest information folder. During the day we were very happy to stay on site making full use of the lovely pool and sun loungers. We broke this up by going to the Kalamar Beach Club one day, again by cab, where good cafe style food and beers were available at reasonable prices, and swimming in the warm sea was a real delight. One of the other highlights of the week was when we booked a boat day trip from Kas. We were picked up by cab, then driven by bus, to Kas where we boarded a gulet and spent 7 hours going up and down the Lycian coast, stopping off 3 times to swim in beautifully clear waters. A buffet lunch on board was included in the cost, and was surprisingly good! Fantastic value! Details of how to book these visits are in the information folder. The road to the villa is very steep and in places not properly made up, and traveling by cab rather than walking is the best option. We all loved the villa and the holiday. We look forward to returning again and again!!

Villa Yazlik The villa yazlik is a little gem in kalkan located on the hillside of the Taurus mountains , with its spectacular views kalkan is the st tropez of turkey . The villa is beautifully furnished to a high standard, and with its many balconies and windows the views are simply amazing !! Every window is a picture of stunning views , the infinity pool overlooks the town and bay , simply perfect for relaxing in the sun ..! The shops and restaurants are plentiful and with the overwhelming hospitality of the people of kalkan it really made our holiday such a great holiday and we didnt want to come home thank you jenny

Beautiful villa and location

We had a wonderful holiday. This was our second year and we hope to go again next year. The very well appointed villa is excellent with stunning views. It is at the highest point in Kalkan so is not overlooked. The owners are extremely helpful and have made further improvements to the villa since last year. The owner will organise transfers from the airport, car hire and boat trips. Also any problems are quickly dealt with by the couple who come every day to clean the pool and sun terrace. I would definitely recommend this villa to friends and family.

Villa Yazlik

Our visit to the Villa Yazlik this August was our third holiday in this delightful villa, and we have booked another holiday at the Villa Yazlik next April. We were just as thrilled on our last visit as we were when we first stayed there in 2011. The villa is luxurious and beautifully appointed, with fantastic views both day and night. The bedrooms are spacious and the lounge and kitchen are well furnished and equipped. The two swimming pools are fantastic, particularly the infinity pool where you feel you can almost touch the sea! The surrounding area is spacious and well equipped with good quality sunbeds and umbrellas, enough for all the guests and more. We find the people of Kalkan extremely friendly, and the quality of the food in most restaurants is very good, and will suit most budgets. The villa is very well maintained, with a visit each day by Yusef and his wife to ensure the quality of the pool water is maintained, and to water the gardens. We can't wait to go back!!

Jenny Hone and Len Steppings, the owners of Villa Yazlik, live in Suffolk and north London respectively. We first visited Kalkan in 2000, looking for somewhere to relax and unwind. At the time, Jenny was a magazine editor and Len a private client and owner-managed business adviser with a major national firm of chartered accountants.

What immediately stood out about Kalkan was the genuine friendliness of the local people, the enchanting views, the quality of the food in every restaurant, and the slow and relaxed pace of life. Like so many others, we fell for Kalkan’s charms and began to return year after year. We bought our first villa in 2005, and upgraded to Villa Yazlik some four years later. Owning such a large and beautiful villa, welcoming guests to it every year, and becoming part of the town for the longer-term has proven a truly rewarding experience.

Why they chose this property

Villa Yazlik is located in one of the best positions in Kalkan. In 2009, our friend Mahmut Arga, who developed our first villa, showed us the plans and the land where Villa Yazlik now stands. The design of this large, new villa by Kalkan’s leading architect was bold and visionary, but what clinched it for us was the location. It was clear that Villa Yazlik would have breathtaking sea views that could never be obstructed.

It was also obvious that the villa would have ample space inside and out for ten guests to gain full enjoyment from the many facilities this villa would offer, while still providing an opportunity for everyone to have their own space should they want it.

Added to this, the location means the villa is just 10-15 minutes walk into both Kalkan old town and Kalamar – with their wealth of romantic restaurants, small shops and friendly bars – an easy walk to the local beach and harbour, and less than 10 minutes walk to Kalkan bus station, where there are buses to Patara and Kaputas beaches, Saklikent Gorge and the attractive harbour towns of Kas and Fethiye.

What makes this property unique

The first thing everyone notices on arrival at Villa Yazlik is the spectacular view that takes in the two turquoise bays of both Kalkan and Kalamar, as well as the majestic Taurus mountains. But what also sets this villa apart is that the views can be enjoyed as much from the inside as the outside, thanks to a floor-to-ceiling wall of glass across the entire middle floor living area, as well as in each of the five bedrooms.

We also loved the fact that the design had not compromised on space, so the huge living area can seat more than 10 people comfortably, the indoor/outdoor dining areas seat 10 guests, the five bedrooms each have their own dressing areas and marble ensuite bathrooms, there is the addition of a guest bathroom and laundry room, and even the spiralled travertine staircases are unusually wide. This level of space and light helps to give an extra feeling of comfort and luxury.

Besides the villa having such a large internal space, it also has one of the largest outside spaces. This means we have a larger than average infinity pool on the main terrace, plus a waterfall cascading down to an equally large children’s pool on the lower terrace. In buying off plan we were also able to input our ideas into the design. So we included a large outdoor Jacuzzi, a bar and a traditional Turkish kosk lounging area, as well as a Jacuzzi in the main bedroom and a Jacuzzi bath in one of the ensuites. We have since added a sauna and steam room.

We loved the design of the villa – and its position in Kalkan – from the outset, and we have never looked back.
