Fondana is not for everybody.

With spectacular uninterrupted views of many islands as distant as Skyros and Evia, and its own access to a private cove for swimming and snorkelling, Fondana is unique on this peaceful, safe and unspoiled island, offering complete freedom and escape. Alonissos is fortunate in having escaped the ravages of mass-tourism. Fondana has no immediate neighbours, and is set in a terraced olive grove of over one acre which is in turn entirely surrounded by wild forest occasionally visited by one of Alonissos’ goat herders. There is no light pollution, nor any extraneous noise. For this reason stargazing after dinner is a favourite activity - switch out the lights and enjoy an unparalleled view of the heavens.

The house is also ideal (and cheaper) out of high season for keen walkers or nature lovers, being as it is surrounded by protected National Forest.

The house was built by us in 2012 to exacting building standards, but has closely followed the simple and timeless architectural style of a Sporadean house. The high specification kitchen and bathroom equipment were imported, as was the Unopiu terrace furniture. The floors are local Carystos limestone throughout - including in the bathrooms. The "en suite" master bathroom and the large guest bathroom are both "wet rooms" (no plastic shower doors or sticky shower curtains) and, in contrast to many Greek properties, the plumbing follows northern European standards.

The top floor consists of a large open plan hall comprising a kitchen, sitting room and study – the height of the ceiling is some five meters. These spaces open onto three 3-meter wide connected terraces allowing spectacular views over the Aegean to the south and east. This means that the size of the main room can be doubled by opening the double doors on the three sides of the main room creating an inside/outside effect. On the south side the terrace is a covered along 7m of its length veranda to protect against the sun and occasionally the rain (out of high season), irrrespective of the time of day. The veranda table easily accommodates up to 12 people by extending the table.

Giving off from the living room is the master bedroom some 4 * 4 metres and five meters high. The master bedroom has a generous private terrace with its own awning as well as its own “en suite” bathroom/ "wet room".

The kitchen is equipped with a Liebherr refrigerator, Siemens hot plates (gas), a Siemens microwave and a Siemens proper oven. There is a set of high quality Henckels kitchen knives for those who love to cook. There are more than enough glasses, cutlery, plates, mugs, teacups, serving dishes and the like to accommodate a party of 12.

On the West side there is a large barbecue area, with a marble work-surface and a marble sink next to it, suitable for preparing food outdoors; guests can help themselves to olive tree trimmings stored next to the barbecue, the product of our annual pruning of the olive grove. On either side of the barbecue you will find various herbs.

On the floor below there are more terraces with two further bedrooms: one is a master bedroom, the other the same but with a child’s single bed included which can sleep a child up to ten years old. The guest rooms are separated by a small corridor leading to the guest rooms' bathroom. With discussion with the owners, the use of mattresses and this extra bed the second guest bedroom can be expanded into a quasi dormitory. Hence whilst we list the house as being for six people and price it as such, it can accommodate up to 9 if some are children.

All three bedrooms have air-conditioning, but also fans for those who dislike a/c. All three bedrooms have a closet (open style, that is covered by linen to allow airing) and a chest of drawers. All mattresses are new high quality Cocomat mattresses.

There is also a storeroom on the guest level containing the larger games, and a Miele washing machine.

If you have an iPod or Iphone we have a Bowers and Wilkins docking station which fills both the main room and the terraces with music. Naturally there is a satellite internet connection covering the top floor.

There are many games - cards, petanque, badminton, Chess, Go, Monopoly, Scrabble, Jenga, Risk, Diplomacy, Giant Tinker Toys and 60kg of Lego. For readers there are some 500 books - ranging from children's books to light fiction, Spy Novels (John le Carre), classics and some 200 books relating to the classical world.

Fondana is a place to rest, read, eat, play games, listen to music, spend time with friends and family and swim at our private sea cove, giving direct access to the clear waters of the protected National Marine Park, the largest protected marine area in the Mediterranean. This private access is through a windy, shady path with some 400 steps – seven minutes down and some twelve minutes up through wild and beautiful forest. The cove, 3 metres deep, consists of three discreet concrete platforms from which it is possible to jump into the sea or use the swimming steps. There are also deckchairs and a good distribution of sun or shade at most times of day, so both sunlovers and those who prefer shade can relax on the 6 deckchairs provided.

The house is extremely private and a car is essential. We do not recommend the use of bikes as the Isomata road is dirt with some gravel and our access road just dirt. Quad bikes are do-able but we do not find them practical (no shelter from the midday sun, not much use for shopping). The drive to the port and main town - Patitiri - is some 16 minutes. That is where you will arrive and where we suggest you do your "main shop" as there is more choice and prices are lower. The drive to the "Old Village" (above Patitiri) is ten minutes further on - attractive and with beautiful views, gift shops and the like.

In the other direction from Fondana is the fishing/yachting village of Steni Vala - our "base camp" and some eight minutes' drive from Fondana (or 45 minutes in the cool of the evening on foot). Here you will find two charming cafes, a number of tavernas, and general peace. There are also two small supermarkets for basic provisions and an excellent diving centre.

There are a number of attractive beaches within ten minutes' drive. There is also an internationally known homeopathy centre on the island.

We can put you in touch with a car rental firm with which we have dealt for over ten years with reliable service and fair prices. You will be met at the port by the man who will rent you the car; as well as the architect and builder of the house who will guide you to the property.

The house is not equipped for wheelchair access or people with limited movement. Nor is it suitable for infants or small children if unsupervised due to the many steps. Having said that we have had guests from the ages of 6 - 80 who have swum at the cove and navigated the many steps.

Impressive accommodation in Alonnisos
Just returned from 2 weeks at Julian's property in Alonnisos and can thoroughly recommend it. The house is roomy, light and situated in an incredible spot overlooking the ocean. The walk down to a small cove from the house was a regular trip for us to swim, snorkel or read by the sea. Everything we could have needed was made available at the house, a well resourced kitchen, powerful showers, plenty of towels, linen and a well stock library of books covering a myriad of topics and plenty of local material. Any issues were dealt with sensitively and efficiently and we were able to properly relax. We would definitely consider a return visit.

Villa Fondana is a hidden gem down a dusty track. It has the most spectacular views of the sea.
We had the most wonderful stay at Villa Fondana. It is a peaceful hidden gem with the most spectacular views across the sea. The villa is extremely comfortable and well equipped and I defy anyone not to have the most magical time here. It is situated very close to some lovely beaches and you feel completely surrounded by nature. At night we would go to sleep to the sound of scopse owls often after having dinner under the stars on the veranda with the moon shimmering on the sea. If you are looking for a quiet escape with not a soul in sight then this is the villa for you. Yet you are not far from some lovely tavernas and beaches. I would definitely rent this house again. Also the owner is extremely helpful.

Peace and beauty
We had a wonderful holiday. This is an extraordinarily beautiful house in an extraordinarily beautiful landscape: sea, islands, sun and stars, pines and olives. There isn't another building in sight or, for the most part, another human being, except for the occasional fishing boat in the distance. The house is spacious, high ceilinged, comfortable, full of light and good and interesting books; we sat out on the terrace and watched shooting stars, swam from the tiny cove straight into clear deep water, cooked for each other in the well thought out kitchen. Every detail was right. Occasionally we drove the fifteen minutes or walked the hour to the tiny port of Steni Vala for a warm welcome and delicious cooking, but our best times were in our own restorative retreat. Warmly recommended.

Breathtaking View
If you like Greece, peace and the sea, you will love this house. From Patitiri you can reach the house in approx. 20 minutes. There were two of us in the house (two adults). Julian is a great host.The communication during the booking phase and before arrival was friendly and straightforward. Julian always answered all our questions very quickly and in detail. Julian was always available for us and gave us lots of good advice and tips. The house is located on a beautiful property with old olive trees and rocks without neighbors. The house is very tastefully decorated and furnished and the view from the balcony is breathtaking since you are looking directly at the Peristera island and two brother islands, and sometimes we preferred to stay at the house in order to enjoy the house itself, the view and the beautiful nature surroundings. It really is a perfect place to enjoy peace, nature and privacy. There is a nice hiking trail to Steni Vala.

absolutly wonderful
We spent about 2 weeks in this wonderful villa. The house is wonderfully thought through, has a perfectly equipped kitchen with modern equipment, the house has internet access, a nice soundsystem with iphone but also stereojack input and everything in perfect state. We had barbeacau with fresh fish from the shop in Town several times, just wonderful! The outdoor barbeacau works perfectly.😉 One sits comfortably on the covered veranda with a more than beautiful view to the sea and the islands surrounding, no other houses can be seen there, so if you are looking for peace , privacy and beautiful nature surroundings this is the place to go. One walks down to the cove about 10 minutes and in our case 20 returning to the house- we are medium fit. There you find a staircase into the water and 2 platforms with deckchairs. You are all for yourself there. Bedrooms and bathrooms are equally nice furnished, the whole villa is very tastefully decorated. Toilets in the house even accept toilettpaper, which is usullay not the case on Greek islands. The way to the villa is on an unpaved road, but we had absolutly no problems to get threre driving a bit slowly. The description to get there is absolutly perfect also. We went twice to the Amani Spa 180 just around some corners, which we can recommend strongly for their massages. You drive easily to very nice restaurants in Steni Vala and Leftos Gialos. We can absolutely recommend this beautiful place. Julian is a perfect host that one can always contact in case of questions, not that the introduction book to the house leave any open. We will certainly come back to enjoy once more this lovely place.

Paradise
Per raggiungere la villa bisogna fare una strada sterrata. Il primo pezzo (più lungo) è largo e facilmente percorribile. L'ultimo pezzo, invece, è più scosceso e dissestato. E' fondamentale avere una macchina, preferibilmente una jeep (tipo Suzuki). Ma quando si arriva la fatica viene ripagata. Il giardino attorno alla casa è perfettamente curato. La casa risulta esattamente come nell’annuncio. Molto accogliente, accurata e estremamente pulita. Terrazza con vista mozzafiato e attrezzata con mobili di pregio dove trascorrere piacevolmente le serate. In cucina abbiamo trovato acqua, latte, uova, vino e altri beni gentilmente offertici da Julian. Le camere sono spaziose e ben organizzate. I letti sono, a nostro parere, piccoli (credo possano definirsi letti alla francese) e corti. Da come ho letto in precedenti recensioni credo siano antichi. Forse con dei materassi più duri sarebbero più confortevoli. Noi eravamo in 4 ed abbiamo avuto a disposizione ciascuno un letto. Diversamente sarebbe stato un problema (ripeto per noi). In casa, all'interno di un quaderno, ci sono tutte le istruzioni per la gestione della casa e le informazioni sui punti di interesse dell'isola. In sintesi: assolutamente consigliato il soggiorno. Spero di ritornare presto

Most beautiful sea view
This property is one of kind. The pictures don’t do it justice. The view from the master bedroom and balcony is breathtaking. It was at times difficult to leave the house to explore the island. This property is well suited for a group that is looking for privacy as the guest rooms are located on a distinct floor with its own terrace and bathroom. Thank you Julian for a wonderful stay.

Breath-taking views of Sporades from a very private location
Detached from rush of popular beaches, Fondana offers magnificent views over the most remarkable see-shore of Alonissos. The house is generously, tastefully and ergonomically designed with plenty of space inside and outside. You can feel the attention to detail in the house designed for the owners´ and visitors´ pleasure. Elena and Julian are very cordial and helpful people who will assist you with any issue you may encounter during your stay at Fondana or Alonissos. This is a very special place. If you want utter privacy and peace you’ll love La Fondana.
La Fondana offers utter privacy and peace; wrap around terraces for sun or shade and unforgettable views; comfortable beds and a great choice of books to while away long, lazy days. Delicious food available in the tavernas and great ingredients for the best BBQs. Julian is an attentive host and there’s local help if you need it - we didn’t. We will definitely return.

Perfectly poised and utterly tranquil
Alonnissos is a wonderfully green and pleasant island. Its Nature Reserve status means it is also very peaceful and that the beaches and roads are pretty much totally rubbish-free. It is further from Skiathos and so there are fewer visitors but it is definitely worth the extra half-hour on the ferry. Fondana's views are stunning, both of the sea and of the stars which, because of its seclusion and orientation, glow in near-perfect blackness. Fondana is cleverly placed on the hill so that we can see the sea and fairly quickly be in the sea, and has a delightful lizard-strewn stepped path all the way down (one hardly needs shoes for this). There's no need to lug heaps of books and toys with you either, or sharp cooking knives, or beach towels - it's all there - or much in the way of clothing. Have a late lunch at the best restaurant, the near-by 'Eleonas' on Leftos Gialos, wait for the daily tour boat to leave at four or five and then head for a newly-empty sun bed, order a macchiato or something and watch the glittering sea. You can't really go wrong!

Incredible Place!
If you are looking for seclusion and peace/quiet at an immaculate house, this is the place for you! No neighbors in sight, a private swimming cove, trails for hiking, a view that is unmatched, sunrises and sunsets, stars on top of stars, a fireplace, outdoor barbecue... what more could you ask for? Julian's house has everything! My wife and I stayed in November and made good use of the fireplace. The island is beautiful and we found some great restaurants and cafes. Julian was very helpful throughout the entire process. We hope to stay here again. If you want to stay on Alonnisos, stay here!!!

perfetto, che pace! Incredibile vista con panorama mozzafiato sul parco marino.
Abbiamo trascorso due settimane presso la villa. La descrizione corrisponde perfettamente alla realtà della casa. La cucina è attrezzata di tutto così come i bagni e le camere. La villa dispone di splendide terrazze dove consumare pranzi e cene godendo di una vista eccezionale. Facilmente accessibile la piccola piattaforma bagnata da un mare di un verde intenso dove nuotare e fare snorkeling. Abbiamo avuto il piacere di conoscere Julian, il proprietario, persona squisita e premurosa che ha reso la nostra vacanza indimenticabile.

villa bellissima e panorama mozzafiato
Posto straordinario e villa meravigliosa, a ciò si aggiunga che Julian, il proprietario, è un padrone di casa fantastico sempre gentile e disponibile. La villa, arredata con molta cura, è immersa nel verde degli ulivi e collegata direttamanete con il mare. "Obbligatorio" fare colazione, pranzare e cenare sulla terrazza (c'è anche un comodisissimo ampio Bbq esterno dove arrostire pesci e carne) per godere della vista e dei colori del mare che cambiano a seconda dell'ora del giorno. Direttamente dalla villa un sentiero porta diretti al mare. Ambienti puliti e ben curati, struttura ideale per passare le vacanze con amici o in famiglia Davvero un posto dal quale dispiace andare via! Spero di tornarci presto!!!

Peaceful, tranquil and beautiful restful home!
Wonderful solitude. Just the moon and the stars, peace and beauty. The house is full of character and a spacious haven! This is the perfect place to rest, relax and escape the busy hecticness of working life. To be within nature, there is a soothing calmness to the property. Beautiful home, 'a labour of love', and so very tranquil. The design and aesthetic wonderfully wistful. Swimming down at the private cove is a delight and the beautifully managed path to and from is a lovely nature walk!
