About this property

Ideal for family’s, friends or couples. Well equipped, spacious and comfortable.

Butley is a small village lying between Woodbridge and Orford. The house, which sits in a secluded south facing garden, is in two parts; an old cottage built in 1778 and a more recent extension built in 1990. The house is ideal for a family or equally a couple or two. There are 3 large bedrooms, that can provide either 2 double rooms and one room with 2 single beds, or 1 double room and 2 rooms each with 2 single beds. There is one bathroom and one shower room.

There are walks and cycle paths straight from the front door, an extensive array of historic sites, nature reserves, golf courses, sailing and riding clubs, beaches, pubs and restaurants to visit as well as world renowned music and dance at Snape. There is something for everyone. Wifi is available, ideal for working remotely, calm and relaxing. The Oyster Inn is a lovely pub with good food, and small shop within a few minutes walk of the house.

The film The Dig (2021, Carey Mulligan and Ralph Fiennes) features the beautiful Butley river, the foot ferry, pier and the ruins of a brick building on Boyton Marshes. These hidden gems of tranquility are all within walking distance of the house.

Our second stay at this lovely cottage

The cottage is very roomy yet retains a lovely cosy comfortable feeling. Everything is clean and well presented, and we loved our stay. Excellent base for local trips. Would recommend.

Lovely and restful

Comfy

We returned to the house for a second year. It’s a bit shabby round the edges but comfortable and well-located for the coast. We particularly love the garden, most of which is meadow, and the bird feeders which this year were popular with woodpeckers and goldfinches. Lots of walks in Rendlesham forest and around Orford and Thorpeness. Having a good pub, the Oyster Inn 2 minutes walk away was a bonus.

Beautiful cottage in excellent location to explore Suffolk coast and countryside

We had a wonderful stay at this beautiful cottage. Lay out is unusual but worked very well for us as we had 3 generations of family. The master suite is separate to the other 2 bedrooms so Grandma had her own room with bathroom and the rest of us were in the other part of the house. Cottage extremely well equipped and gardens were gorgeous in the Spring with lots of interesting birdlife. Local area was great. Short walk to Oyster Inn pub (use FB site for openings and service). Excellent beer and food. Best fish and chips we've ever had!! Lovely staff. Also short walk to playground for kids (next to village hall). Loads to do around the area too. Sutton Hoo, Southwold, Aldeburgh, Snape, Woodbridge. Thanks you Miranda - we hope to return!

A glorious autumn break

We thoroughly enjoyed our stay in this well equipped home from home. The cottage had the feel of a much-loved family retreat. Our enjoyment was aided by glorious weather and we particularly appreciated sitting on the decking in the early morning and watching the wildlife. The surrounding countryside is beautiful and bike rides to Orford and through Rendlesham forest were another highlight. Having a pub that served food 2 minutes walk away was a bonus and we ate at the Oyster Inn on two nights. All in all a great holiday and we hope to return.

Great property in a great location

So this is a holiday ‘home’ not a soulless shell; it really feels like staying in someone’s home which for me was a huge part of the charm. There are a wide selection of books, games, puzzles and jigsaws (obviously it’s critical in the England to have these things even in the height of summer). For me it felt like going to stay at my favourite auntie’s house. There’s a log burner with all the paraphernalia needed and pretty much everything we needed during our stay dotted round the house. There’s a comment about the kitchen in another review and ok it’s not a brand spanking new German kitchen but it’s functional, clean and has everything we needed. The area is very quiet but close to everywhere we wanted to go; Aldeburgh, Southwold etc. I really Loved this particular bit of Suffolk. The roads were quiet and there are special quiet lanes which were great for walking. The local pub (2 mins away) seems to have just reopened and we had a very nice curry there (super cheap) and the staff were lovely. Overall we had a wonderful break and will definitely stay again.

Beautiful property

The house was full of character, spacious and set in beautiful location. Perfect for visiting the Suffolk coastline with the grandchildren, then retreating to the peace of the countryside at the end of each day.

Lovely home with countryside views

Spent many hours gazing at the views over the flower meadow in June . Beautiful garden. The house is large, comfortable, and homely , and well equipped. We loved staying here and would definitely return.

Lovely cosy cottage

We had a wonderful weekend spending quality time together as a family. The cottage is perfect for snuggling up around the fire on cold autumn nights. It was clean and well equipped, and ideally situated to visit all the beautiful places in Suffolk.

Calm and beautiful

Four days were transformative. We arrived a bit stressed, but the quiet and comfort of the cottage, the bracing sea and some long walks restored us. A really beautiful place to stay.

Big house but needs improvements

Nice big house to stay but certain things need improvement. The kitchen in particular needs updating. Whilst we were there we had a terrible problem with flies , hundreds of them. However, when contacting the owner she was very understanding . We also had very thick duvets on the beds which were more suitable for winter.. Saying all that it was very nice to see family again after lockdown.

Lovely cottage in deepest Suffolk

Had a great short stay, so tranquil. The garden and pond were a delight. Thanks for the great Covid protocol too, we appreciated that. Just be aware of the slightly unusual layout of the house with two separate 1st floors (I'd missed that when I booked!). I think the kitchen is ready for a modernisation too, its a little dated. This didnt reallt detract from the time we had as we were out most of the time enjoying the wonderful county of Suffolk.

Lovely and spacious, great location

This was our first holiday as a blended family with four kids total. High house cottage was a fantastic base to explore Suffolk’s beaches and mountain bike trails. It’s super spacious and everyone felt right at home.
