The pool and garden is secluded with uninterrupted stunning views over an olive grove and fields. It is very quiet and peaceful both day and night Air conditioned throughout. Furnished for owners use, tiled floors, leather suite and solid wood furniture. All the facilities you would expect for a family holiday including WIFI and UK tv. A place to relax and escape life's pressures and yet only a short walk to the local farming village, local shops, mini market and a few minutes drive to the beach, tavern's, supermarkets and night life.

Tranquil, peaceful villa

This villa in the middle of a very quiet village is an ideal getaway from the usual hussle of everyday life . There are numerous eating places in the village or neighbouring villages.we went to quite a few that were recommended by the host and a few we stumbled upon while exploring the area. All in all a very good holiday

Relaxing break in a lovely rural location

Villa was perfect for us. Nice and quiet with views across open countryside. We did some star gazing and saw some fantastic migratory birds passing through. Location ideal for visiting Kiti and Larnaca, and beyond. We thoroughly enjoyed our stay and have recommended the villa to friends and family.

Fantastic Cyprus Location

Great two weeks, location perfect for relaxing and seeing the island. Steve responded to questions promptly and ensured all was there for us. Two weeks was not enough to accomplish all we wanted to do.

Great villa

Had a fantastic two weeks at Stephen's villa. Directions from the airport were accurate. Very quiet area but you can walk to the supermarket and restaurant in Mazatos village in about 15 minutes. Kiti is a 10 minute drive and more restaurants there. The pool is lovely and it's a very spacious villa.

Wonderful location. Well presented and clearly described. Excellent if you want your freedom and no hotel. Would recommend to anyone. Remember it is a rural type of location and not right in a city where the restaurants are. But not far away (20 mins). Thank you

Our third visit to the villa

This was our third return to the villa and it did not disappoint. The villa has everything you could ever need, a great pool and fabulous views. It is situated in a quiet and tranquil area which was perfect for a relaxing holiday. Steve is a great host who responds quickly to any queries- we can’t wait to return next year!

Absolutely superb

The most beautiful property in peacefully ideallic surrounds. Everything you would would want or need provided. A fabulous sandy beach a short drive away which was quiet and peaceful. Lovely restaurants and taverns in kiti and mazotos, with a must visit to the camel park. Many visits to cyprus but this was the best villa by far

Just what it says on the tin.

Great value for money, great layout, lots of space. My only criticisms would be that the UK satellite tv didn’t really work, the picture kept freezing and interior of the property is beginning to look a little tired. We were the last guests of the season and I’m sure maintenance will be carried out during the winter. Not a complaint, more of an observation. Overall it was exactly what we paid for. I would definitely consider staying there again.

Fantastic 🤩🤩🤩

Har hatt 14 fantastiske dager i huset, alt var bare supert, bassenget var uunnværlig i den varme sola, og heten . Vi valgte å ikke leie bil, men burde kanskje gjort det. Vi gikk inn til Mazotos, og spiste på Mazotos Tavern 3 kvelder, veldig god mat … Vi kom oss eller rundt ved å ta buss, og taxi, det fungerte bra for vår familie på 6 . Vil på det sterkeste anbefale både stedet, og huset til alle som vil ha en stille, og rolig familie ferie. Og, som også bare ligger 20 min med buss fra Larnaca , og fine strender, og byliv der . Kommer til å leie her igjen 😀😀

Great property with everything catered for and more.

Great home and great location, everything you could wish for and more including extras you sometimes have to rush for and go and get when you 1st check in. Easy to get to Larnaca and Limassol. Mazatos beach very close and good, Kiti restaurants excellent and value for money.

Home away from home

The loveliest villa and perfect location- can’t wait to return next year!

This was our second stay at the villa and it did not disappoint! The villa had everything you could possibly need with stunning views over the fields. We had a really relaxing stay and can’t wait to return next year. Steve was really great leading up to the stay, and during, with really fast communication going above and beyond! It was also really helpful to have Pat and Keith close by who were really welcoming and able to help with anything.

Enjoyable relaxing holiday in a tranquil setting

Just what we needed. The villa is in an amazing location. Only 5 mins drive to the local unspoilt beach where we swam most days and had an excellent fish meze at the local restaurant there. We enjoyed the tranquil setting overlooking the countryside. The villa is very well equipped and has had everything you need with a neigbour on close hand if we had any questions. The local village is a short walk away where there are 2 well stocked supermarkets, a restuarant and a couple of bars. The owner also gave many recommenations which we found very useful. I can highly recommend and hope you enjoy

Relaxing stay in well equipped Villa

Communications with Stephen were excellent throughout the stay, before during and after. Well equipped and comfortable accommodation with thoughtful touches. Mazotos is an easy drive from Larnaca airport with beaches nearby. If you have children they will love the Camel Park which is just 2 minutes away by car ( well, we 'Big Kids' did anyway!). Good restaurants in the locale and incredible Cypriot hospitality everywhere. Would certainly stay again - thanks for a great stay Stephen!!

Family holiday in Cyprus

Nice accommodation in a good location. Easy walk to supermarket which has all you need. Pool is nice and clean (can be in shade quite a while due to location relative to house). Lovely and quiet. Easy to find with good clear directions. Location allows easy access to towns and coast with some lively beaches close by.

Magnifique villa au calme

Nous avons passé une excellente semaine dans la Villa de Steve, très bien située pour visité le sud-est de l'île ainsi que Nicosie. Villa au calme avec belle piscine, vue sur les champs et les oliviers. Literie confortable, climatisation dans toutes les pièces. Steve est très réactif et disponible si besoin. Les amis de Steve habitent 2 maisons au dessus, ils sont très serviable. Tous y est pour passer de bonnes vacances.

Wonderful villa, beautiful location

This villa is in a great location close to Mazotos village and the beach. The views are perfect and it is nice and quiet overlooking open fields. The villa is large and spacious, exactly as advertised. The pool is great, large and not cold (well used on our vacation). The BBQ was a great bonus for us. Great communication with Steve, he always responded quickly and answered any questions we had. We wouldn't hesitate in returning.

Relaxing get away from it all.

Beautiful villa with everything you need. Fantastic pool, cleaned twice a week by very helpful friendly neighbour. Mazotos tavern, good wholesome food, owner very welcoming, lovely waitress. Car needed to get about the area to sightsee, well worth it. We had a lovely break and would definitely consider returning in near future. Villa owner excellent contact and service.

Wir hatten 2 1/2 Wochen gebucht und uns rundum wohl gefühlt. Alle Anehmlichkeiten sind vorhanden, ausreichend Platz für 6 Personen. Der Pool war top in Ordnung.

Carol and I are both semi retired. Carol runs a dog grooming business from home and I continue, part time, as company director we sold our family medical supplies company a few years ago, having run it for twenty two years. We love the Greek relaxed way of life and spent the majority of our family holidays on numerous Greek Islands with our two children. When we found ourselves in a position to purchase a second home Cyprus was a natural choice. The weather is lovely and there is something to do all year round, including skiing in the Trodos. Mountains from January to March. Most people come to Cyprus for the sun so our Villa is only booked by our guest during the main summer months. That leaves us I plenty of time to enjoy our villa in Cyprus (four months last year).

Why they chose this property

The Villa that we own is not what we came to Cyprus to purchase!

We originally took a pragmatic view . The Villa was to provide a retirement income. We came to Cyprus looking for a Villa in a main resort. After two days of viewing small identical houses crowded together over looked on all sides we decided that was not for us.

We stumbled upon Mazatos, We had lunch at the Camel Park where we met the owner who was also a builder. He had started a small development in the village. We drove to the site on a warm sunny day past past golden fields overlooking the blue sea (in April ), through the small village and into an Olive Grove to the plot where our Villa now stands. We were sold,the area the view, the feel .Uncharacteristically we paid a deposit there and then with no regrets.

What makes this property unique

If you are looking for an away from it all holiday ,Mazatos is ideal.

The pool area is not overlooked and the view to the rear of the property still takes me by surprise. The lack of light pollution and how quiet it is at night makes an evening around the barbecue peaceful and relaxing.

The villa in Mazatos is also our home. We have guest a few weeks a year. We hope you enjoy your time there as much as we do.
