Great help and communication from Mandy our host. Everything was perfect for us including the underfloor heating for the children. It was all spotlessly clean with all the amenities you would have at home. The positioning was fantastic amongst the rural setting of open fields and animals. Snettisham is a lovely village with the Rose and Crown at its head.Grateful to have the opportunity of a later check out. Will certainly come back for a longer stay next time.
This lovely cottage was fantastic and deserves the high rating. Pictures dont do it justice. It is very spacious and equipped with everything we needed for Christmas dinner. Very easy walk to the village (10 mins to Rise & Crown) and very close to Sandringham and beaches. Very highly recommend. Will absolutely book again!
A lovely spacious and well equipped property in a great location. Close to all the beaches and small towns on the North Norfolk coast.
We particularly loved the log burner for cosy evenings in.
Food at The Rose and Crown ( a 10 minute stroll from the house) was excellent.

A really lovely property, well equipped and very comfortable. Snettisham is a very interesting village with at least one great pub, The Rose and Crown. Loads to do in the area and it is near the coast.
Good location. Good Furnishings. Weak kitchen. Cupboards too few and not well laid out. Pots and pans in chaos. Not so different from my house, but not what I was expecting from a rental property. This did not affect my enjoyment of the say, not would it stop me from considering staying again, but it was a weakness.
My family and I have just returned from a 2 night stay at the property and we couldn’t have been happier with the accommodation. It was spotlessly clean, had lovely decor and everything you could possibly need during your stay. It’s very spacious and well laid out.
Its location is lovely and tranquil and a short walk away from the village. The walk to the village is down a secluded pathway so a torch is needed if walking back in the evening. We dined at the Rose & Crown and the food was amazing.
Would definitely recommend the property and would use again if staying in the area. Many thanks.

We loved our stay - accommodation was a perfect size and more spacious than the photos show. The cottage is based on a farm with lovely walks to the village.

This was one of the nicest holiday lets we have stayed in: clean, comfortable, warm, bright and well equipped.
The owners have thought of everything and we were very happy here for our mini break in the Easter holidays with our three children.
The area is pretty and quiet, with plenty of beautiful countryside to explore, the seaside close by and gorgeous towns to wander about in. We recommend Burnham Market for a visit and we also had a delicious meal at the nearby Rose and Crown pub.
We enjoyed all the board games and puzzles left for guest use too and fast WiFi was much appreciated by the teens!

A lovely place to stay. The house is beautifully decorated and quite large. Everything you could need is available and the house is in a peaceful location with a short walk into the village. The hosts are very helpful and easily contactable.

We visited for two weeks and really enjoyed staying at the house and the area. The house has everything you need for a comfortable stay, although some fans for hot weather would have been appreciated. Would recommend to family & friends.

The property is fabulous. Immaculately maintained in a superb setting. The online images do not do it justice. Not only did it seem larger on the inside, but the facilities on offer are excellent, including a private garden and other green spaces. Very handy for visiting nearby Sandringham and the beaches of the North Norfolk Coast. A perfect base for exploring this beautiful part of the country.
Surrounded by nature with the little village of Snettisham on the doorstep, lovely old pub serving excellent food within 5 minutes and a deer park, we enjoyed this totally private, very tranquil environment. The barn was spacious, comfortable & absolutely home from home - we were short of nothing except for maybe some useable garden furniture & a modern tv. We would love to return to this fabulous location in the future and explore the beaches, Sandringham and experience a boat trip or two.
We thoroughly enjoyed our stay at Hunters. The cottage is equipped like it was your own house. The hosts are very caring. We were informed when the cottage was ready (well before usual check-in time). And there was a welcome bottle of wine, there, too! The house is located within walking distance to Snettisham, a really cute village. The best for us was that it was surrounded by fields of animals. We just opened the door and let the kids visit the friendly horses a few meters from the house.

Great location - but needs some attention
This property is fantastically based for a great family holiday however I have only given it 3 starts, this could easily be changed to 4 stars with a few minor changes and 5 stars with more drastic changes.
Why only 3 star? The cleanliness and maintenance needs some attention, for example you can clearly see dust and dirt under furniture & especially the bunk beds where there is no excuse for not cleaning, there was also some bread in the breadbin that by the amount of mould and how hard the bread was had been there for some time.
In terms of maintenance the property needs a few touch ups and a few jobs being done including unblocking the shower & bath both had very slow running water with the shower looking like it would overflow with every use!
I understand that many believe that the pandemic has stopped the ability to maintain some properties but most of the jobs would take a few minutes to rectify so I don't believe that this should be the case here.
If these and other issues were address then this would easily lift my rating to 4 stars.
For the property to reach a 5 star level it would take more investment especially with the state of the beds, the one that I and my wife were in sagged in the middle and creaked with the slightest of movement. The bunk beds didn't seem to have a high side to the top bunk and we were concerned that our child would fall out - we have a bunk bed at home so are used to these and the one we have has a much better and safer bed.
There was also smells from the utility room and also a large number of flies - this is obviously known as there was an electric fly light - although it didn't seem powerful enough to attract any and the ones it did zap were more by the fly accidently flying into the bars than being attracted - we bought a fly swatter for £1 - I think we left it as it was more effective!
A note for the website would be to have a floor plan available (apologies if it is and we hadn't see it) with the en-suite off the bedroom on the ground floor off of the lounge, which is a single bedroom with bunk beds obviously designed for children it would have been good to know this before hand. This meant that we ended up putting the kids to bed quite late and they were tired as they would have been disturbed by the television in the lounge. Also our expectation was that the largest room upstairs would have benefited from the en-suite.
I hope this is helpful for the owner and also prospective renters alike!

Hunters property completely exceeded our expectations. The decor and comfort we perfect and all our wants and needs for the stay we’re catered for to a T.
Coming from busy London life, this was the perfect place to unwind, have the kids put down their electronics 🙂 and breath in some fresh country air.
