Villa Lu is ideal for a Cote D'Azur Summer Vacation. Away from the Crowds, Eze Sur Mer is a peaceful, undiscovered Gem perfectly situated to enjoy everything that the coast has to offer, while still maintaining the air of a quiet seaside get away. Villa Lu is located in a gated community with off road parking, gorgeous gardens and beautiful sea views. Safe and secure, the property has a guardian who speaks good English. There is a private gate at the bottom of the property granting easy access to the Beach, Bus Stop and Train Stations - making a car unnecessary, should you prefer.
If you are planning on renting a car – I can refer you to a company who rents for very reasonable rates and who will meet you and give the car to you on arrival at Nice Airport and meet you and pick it up again on your departure – which is a pretty handy service. If you leave really early in the morning – you can give the villa keys and electric gate opener to the car rental company.

Très bonne communication lors de la réservation, un grand merci a Pam pour son accueil chaleureux ! Séjour parfait, la maison est bien située, vue superbe.
Propriétaire très sympathique.
Une vue sur la baie de Eze exceptionnelle dans un environnement très calme. Superbe piscine; maison pour 4 personnes maxi, aménagée avec goût. Dommage qu'il n'y ait pas de boulangerie à Eze, faire ses courses à Beaulieu.
Magnifique endroit, proche de tout , très jolie maison , vue sur mer imprenable ! Des plantations de citronnelle serait le bienvenu dans la résidence car beaucoup de moustiques !!!!
Nous avons passé deux semaines dans un cadre de rêve : la vue sur la mer depuis la terrasse est formidable ! La villa est petite mais bien aménagée. Nous avons aussi profité du terrain de tennis et de la piscine mis à disposition. La piscine (avec une vue magnifique sur les montagnes) est grande et ombragée , ce qui est très appréciable en cas de grandes chaleurs ! La villa est située dans une résidence très agréable et calme (nombreux arbres et plantes). Pour résumer, si nous retournons à Eze, nous retournerons sans aucun doute chez Lucille !

Good potential... after a deep clean & some work!
This place has good potential (mainly for singles or couples)... but only after it has had some work and a very deep clean!!
Unfortunately our stay didn’t start well, due to the shambolic check-in procedure. We had confirmed and re-confirmed our arrival time... yet were still left waiting outside the gates with our luggage for almost half an hour in the roasting heat (summer 2019)! The excuse given was that most guests don’t turn-up when they say they will! Surely there is a better way... especially as there is a key safe outside the front door of the property??
We actually stayed here a few years ago and noticed a marked change this time, particularly regarding the general lack of cleanliness throughout (e.g.bathroom sink/taps & toilet) and also the condition of the kitchen items (broken and dirty crockery, glasses etc). Given that there is no air conditioning, the bedrooms were incredibly hot/sweaty at night... so it really wasn’t nice to see that there were no (waterproof) pillow protectors!
Other good/bad/general things to note:
Location: It’s a great location for visiting the local area - we used the train all the time, which is very handy. If you don’t have a car, it is hot work carrying shopping etc up the hill from the train/bus though!
Bedrooms:
Note that the second bedroom really is extremely small... and I think two adults would struggle in here! It was ok for our two very small children... although very hot (36+ degrees) at night, even with the ceiling fan!
Kitchen/cooking facilities:
See comments above re crockery etc. If you’re here on your own, or as a couple, and planning on eating out most of the time, then it’s fine. Otherwise, it’s a very small kitchen... and there is not a single cupboard to store food in! On the plus side, it was great to have the BBQ on the small patio area.
Pool & tennis:
Lovely to have these facilities! The pool was definitely busier this time, but that’s just how it goes! The only thing to note (and this is not a negative) is that the pool is definitely better for older children upwards, given the depth of the ‘shallow’ end.
Other:
I appreciate the cost of air con, but with this summer’s heat (and more to come in the years ahead!) it would be a real asset. Even a fan in the living room would have been good. We had to borrow one from the guardien... which then stopped, so we felt obliged to buy a replacement!!

Perfect spot, wonderful views, great facilities nearby. However:-
It was very hot whilst we were staying at the villa, having air conditioning and a bigger freezer would have been greatly appreciated and would make a worthwhile improvement. The freezer compartment built into the fridge was too small and the door would not close, only the back part of the freezer box could be used. Would like to see a new sofa, existing one is a little tired.
Subject to the suggested improvements l would be very happy to recommend this property
Overall a good experience. A lovely location on a private development and wonderful slightly elevated views out to see. Ideal for watching the yachts moored in the bay. It was comfortable and had everything we needed.
The only down sides, which are small really, the whole property is a little "tired" and could do with some general improvement, but that said it had a comfortable homely feel. There was some dust about and so would have benefited from a spring clean. Not wishing to be negative other than constructively. We had a lovely time and would whole heartedly recommend , especially for couples or with children.

Perfect
Really easy - close to train station - bus - beach. Amazing view. Friendly neighbours. Amazing walk up to Eze Village (go early before tourists - set off at ~7.30am latest). Will definitely come back!

Late Summer holiday in Eze Sur Mer
This bijoux property is a little gem. Whilst it's cosy it packs a lot of punch with great facilities. I stayed in September and with inside/outside living, and the airy living room which opens onto a good size terrace, the size was not a problem.
The sea views are gorgeous and the sun remains on the property all day long. There is an electric sun shade as well as a parasol for those who like the shade. The sunset view towards Cap Ferrat is spectacular.
The cottage has off-street parking which is a real bonus and is very safe as the domain has a security gate.
The domain has a lovely swimming pool as well as a tennis court and is set in beautifully maintained gardens.
For shopping the nearby town of Beaulieu is a quick 5 minute drive away and has a big supermarket, post office, street market, banks and other tons of restaurants and bars at the marina as well as in town.
Eze Sur Mer is very well situated, within easy reach of Monaco, Menton, Nice and everything in between. There is a train station 5 minute's walk from the property.
This quiet and tranquil seaside village also offers a couple of beach restaurants. One of which is the exclusive Anjuna Plage, which is frequented by the likes of Bono, and definitely scores the points with live music most days!
I wouldn't hesitate to return to Villa Lu!

Late summer retreat
Thank you villa Lu for a relaxing late summer holiday. I've been renting in Eze for a few years now and the location of this villa was by far my favourite. So close to everything, intimate yet open spaces, easy to entertain, a perfect little gem. I loved the nespresso machine!

Why they chose this property
Eze Sur Mer - quite simply put - is Magical! The location is perfect for exploring both the French and Italian Riviera's - although just spending a week in Eze at the Beach and hiking the hills is the perfect relaxing vacation. Of course, Monaco is a stones throw away for a night out on the town - and nearby Plage Mala and Paloma Beach offer more variety should one tire of Anjuna Beach.
What makes this property unique
La Petite Reserve is secure with its gated entrance and Guardian who lives on the property. The off road parking and easy access is a huge benefit if you are driving a car. If not, the bus stop and train station located nearby, make it possible to live here entirely without a car.
