Cosy cottage in Central Tuscany With Shared Pool
The farmhouse is comfortably furnished and sleeps a maximum of five people in three bedrooms. There is a patio directly outside for al fresco meals ,and a large lawn terrace down steps with a panoramic view over the surrounding countryside and distant hills. The farmhouse forms part of a tiny hamlet of three houses at the end of a country road, with no through traffic, belonging to a private wine and olive oil estate in a beautiful rural area of Tuscany surrounded by woods, vineyards and olive groves. The swimming pool is situated nearby in an olive grove with paving and a lawn area around, shaded by olive trees, between which there is a beautiful view of the countryside. The pool is shared. with two other farmhouse cottages accommodating a maximum of 8 other guests. The property is within five minutes of access to main motorways, 15 minutes to the tramway in to central Florence and the local village is within walking distance. There are several excellent restaurants within easy reach and a Bar in the local village with outside tables and chairs which serves memorable cappuccini and pastries. The owners live close by and are delighted to help or provide information at any time...

Truly enjoyed our quiet stay in the Tuscan countryside. This property is what you envision when you think of rolling hills, olive trees and true Tuscan living. The house is a little off the beaten path but well worth the drive.
Diana and Gianfranco are wonderful hosts. The check-in process went smoothly and Diana came to personally greet us and make sure we had everything we needed. We also enjoyed the bottle of wine, which was a welcome surprise.
If you are looking for a nice, quiet and relaxing place to enjoy your visit to Tuscany - this place is for you! Modern conveniences in a well preserved original farmhouse.

We had a nice stay at this charming Tuscan home. We wanted to stay in an older farm house which comes with pros (location, views, pool) and cons (small bathrooms, a/c in bedrooms only). We easily took trams into Florence explored nearby towns/cities as well. Car rental is a must! The host, Diana, was lovely and wanted to make sure her guests had an enjoyable experience.
Spacious house with air conditioning in the bedrooms. Everything we needed was available to us. There is a big book that the owner has put together that was very useful for restaurant recommendations. Bring bug spray as the mosquitos loved us. Overall great stay!
Very well equipped and clean old farm house with lovely furniture. Diana was most helpful with everything and answered all our many questions with patience :-) we also loved the many cats and dogs living in the neighborhood. For reaching Florence, there is even a bus going to Scandicci from where you easily take the tram to Florence. Most convenient if you prefer to go without car. Supermarkets are reachable by car only, but in about 20 min distance. We very much enjoyed our stay!

Diana is a wonderful host. She tended to all our needs and inquiries promptly. Beyond the information book that she put together for her guests she gave recommendations for restaurants and local information.
Diana opened the pool for us and we were able to enjoy all the sunny days at the gorgeous pool area overlooking the Tuscan and hills and olive groves.
The house is quaint and Rustic with a fabulous large fireplace in the living..we made a fire every night..Wonderful!
We cooked lovely meals and had our breakfast coffee in the small patio..which leads down to the groves and giant aloe bushes.
Just be aware that downstairs ensuiite bed/bathroom is small.
The house is charming and a bit small and be aware (for older folks) that the 2 other bedrooms require Going up a flight of stairs.
One upstairs bedroom is ensuiit.

Gorgeous views, several truly great restaurants surprisingly close by, locally-produced wines, cheeses, salumi, prosciutto, truffles, castles, cathedrals, monasteries, museums all within easy reach, a wonderful old-school kitchen, comfortable livingroom, patio, walks, we loved it. It has a few quirks, but that's what you get in a historic building. The charm more than makes up for any little inconveniences and Diana was nothing short of wonderful.

Worth noting that a car is required as, particularly throughbheight of summer, the local town/village is not walkable (25min walk). The tram to Florence is a 15min drive from the house.
All specs were fulfilled. ,..nice pool, aircon, dogs allowed, great stay to visit Firenze (Metro from Scandicci), chill at pool or visit restaurants close by. Kitchen was well equipped and owner super helpful.
We stayed in this typical tuscan farmhouse for 5 days. It's a perfect place to relax but at the same time it's in a strategic position to visit all the major cities and the smaller towns in the countryside. Diana is a wonderful owner, kind and helpful for every request. We would definitely visit Pecciolino again.
Set inthe Tuscan hills outside of Florence this rustic and charming farmhouse was everything we had hoped for and better. We arrived in August when they were experiencing high temperatures in the late 30 degrees. Diana the amazing owner had left bottles of wine for us and met us after arrival. The house was perfect for us all and a huge plus was it had air conditioning which was necessary in these temperatures. We had a week here and most days did day trips to towns in the area.(Lucca, Siena ,San Gimignano Florence etc) It was fabulous to be able to come home and swim and relax by the large pool and chat with the lovely other guest family. In the evenings we ate out at the amazing restaurant 5 mins up the road (Fleuris) or cooked in the well equipped kitchen . Overall a beautiful place and area to stay in . Thankyou Diana for everything.
Van 17 tot 27 juli hebben we met 5 personen in Pecciolino gelogeerd. Een heerlijke en prachtige plek om tot rust te komen maar ook om de grote steden, en in ons geval vooral de kleinere steden en dorpjes te ontdekken. De omgeving is prachtig. Het huis is comfortabel en van alle gemakken voorzien. Het zwembad is onmisbaar in deze warme periode. De gastvrouw Diana is bijzonder aardig en vriendelijk. Altijd behulpzaam en reageert snel op vragen die er waren en geeft goede tips voor de omgeving. We raden deze plek aan iedereen aan, of je nu een luie vakantie wil en veel bij het zwembad wil liggen of de omgeving en prachtige steden wil bezoeken, het maakt niet uit. Pecciolino is de perfecte plek om te verblijven. We komen graag een keer terug! Dank voor je goede zorgen Diana!
This farmhouse/villa is simply superb. The location is idyllic - close to the city, but far enough removed to give it a real Tuscan feel. Diana is gracious, informative, and helpful. Our family loved our time here.
My family stayed in Diana's house for a week during the heat wave of the decade. Diana met us the evening of our first day and answered all of our questions. The wealth of information provided by her (and the binder) was indispensable. The stone house managed to stay relatively cool downstairs without AC. Of course we all enjoyed the pool every day. Will definitely recommend this place to others!
The property was lovely and Diana was an amazing host.She provided a lot of information which was invaluable. The main advantages however , were the fantastic countryside and the location of the property. To be able to access Florence by tram so near the house is brilliant. We hope to be back one day.

Lovely first-time visit to Tuscany
We really enjoyed our stay. Diana was so welcoming and left us two bottles of wine and some olive oil produced on their estate. She also gave us a bottle of limoncello, again home-made, and a holiday cake as parting gifts--how thoughtful!
The farmhouse was spacious for our family of four and decorated nicely with rustic charm. We used the large on-suite master and additional bedroom with two single beds upstairs, but there is an additional bedroom and two additional bathrooms downstairs for larger parties. The kitchen is good size and had everything we needed to cook, but we dined out most of the time.
The house was centrally located for us and has beautiful views from the private rear garden out across the rolling Tuscan hills covered with grape vines and olive trees. It was, maybe 35 minutes to Florence (depending on traffic), an hour to Sienna, San Gimignano, and Pisa, and two hours to Cinque Terre, all places we visited during our stay. Note to anyone visiting Cinque Terre: Check trail status before going! We didn't unfortunately and found all of the seaside trails closed due to landslides :-(
We ate dinner out almost every night at different local (non-touristy) restaurants with great Tuscan fare that were a short 5-15 minute drive by car, and very inexpensive vs. Swiss prices :-)
The only downsides were that it took over a day to heat up the old stone house to an acceptable level (small on-demand water heater), and the beautiful fireplace doesn't draft that well so you have to leave the window open a bit to minimize smoke in the living room. Two issues that won't affect people visiting during the warmer tourist season.
In summary, we had a fantastic stay, Diana was so hospitable and we wouldn't hesitate to stay again on a subsequent visit to the area.

Lovely and convenient location to Tuscany and Florence
The property is a delightful place as is the host, Diana. It’s comfortable but you really are there for the rustic setting. It’s authentic and gorgeous. Some minor glitches — we never did manage a hot shower for more than a minute’s time—but the home is spacious and the kitchen fully equipped and all in working order with a responsive, attentive host as well. Diana provides a book of information on local restaurants and fun day trips that provided super helpful information and really was a big factor in our enjoyment of our stay. We would

Wonderful country villa in the Tuscan Hills
We very much enjoyed our 5-day stay in Diana's villa. This property is an actual farmhouse with all the charm of an old mansion, but with all the modern amenities to make your stay very comfortable. The house itself is very spacious with a proper living room and a large kitchen with a dining table in the middle and equipped with everything you would need should you want to cook some meals there (as we did). The view from the house is incredible and the pool was very useful as we were here during a heatwave in August. Diana is a very gracious and caring host, which made our experience of staying here a pleasure. Florence is very easily accessible thanks to the Tramvia nearby. Be sure to visit San Gimignano and Siena nearby to get a taste of gorgeous medieval towns of Tuscany. Highly recommended!!!

Paradise in Tuscany
The villa was lovely. It was typically Italian in style and design so that it was always cool inside when the temperature started to rise outside. The owner, Diana, was fantastic. Nothing was too much bother and she called in to make sure we had every assistance and guidance that she could offer. The location was also very good - 15 km from Florence, 1 hour from Pisa and 1 hour from Sienna. We had a tremendous holiday and would have no hesitation returning or recommending this property to others. Five stars from my family.
