River Fronted Self Contained Annex With Panoramic Views in a peaceful location.

The property is situated overlooking the 'River Brede' and the beautiful Sussex countryside with views across open farmland towards Rye & Udimore. We are a few hundred yards from the Rye Harbour Nature Reserve, a large part of which is a site of special scientific interest & a special protected area. Camber Castle is 1 mile walking distance along a public right of way. The beach is a pleasant 20 minute walk along public footpaths. Nearby is the historic towns of Rye, Winchelsea, Battle and Hastings.
Short drive or bus journey to Rye station with services to Ashford, for fast trains to London or Eurostar. Walking distance to Co-op Hairdressers, Post Office, Local Pubs, Farm Shop, Local Deli/Butchers and Bus Stops. Excellent locally caught fresh fish at Rye fish market. Farmers market every Thursday at Rye. Ideal for couples wanting a relaxing break. Unfortunately this property is not suitable for very young children due to close proximity to river bank unless they are very closely supervised.

Peaceful and beautiful

Connie and Clem's place is the perfect spot if you are looking for peace and tranquillity. We had a wonderful few days watching the birds and wildlife by the river which runs just outside the doors. We had a great walk to winchelsea beach as well, which is only 20 mins over the fields. Even the rain showers didn't dampen our spirits and we are already planning a longer stay. The accommodation is clean and spacious with everything you need. Thank you Connie and Clem 😊

Perfect

Connie and Clem were the best from the moment they opened their front door. They never intruded but were there to help whenever called on. The accommodation was better than best. My only complaint was that I did not take the correct tackle for the river fishing on the premises. The complete annex was so clean and tidy. I cannot find any words to compliment better than I have.would I visit again ? Yes, you bet I would.

So Peaceful

From Connie's warm welcome onwards, everything went well. Very peaceful watching the swans, ducks and moorhens swimming by. The kingfisher 's fleeting appearances were too quick to be photographed, but were also very welcome. A lovely, relaxing break.

Lovely peaceful break

This property was clean and comfortable, lovely spot to relax and watch the wildlife and sheep. Easy access to quiet clean beach that has a cafe and free parking. Nearby town of Rye is beautiful.

Lovely relaxing stay

Enjoyed our stay in this really clean, well equipped annex. The riverside location and outside seating was lovely. The owners are friendly. Only slight drawback is the hand-held shower but overall would highly recommend this accommodation.

A friendly welcome, all the comforts of home, a nature lovers ideal spot with grounds leading down to the Brede river, great care taken of their environment by the owners, close to nature reserves, beaches and historic towns, lots of easily accessible restaurants and easy walking. We loved our stay despite the October rain.

Perfect week away

With the mid September weather looking promising we thought we'd take a week break in England and so glad we chose this place. Good sized rooms and very well equipped kitchen. Connie and Clem very welcoming and helpful. The good weather allowed us to enjoy lunch on the decking with the wonderful views. Great walks in countryside from local villages and indeed from the property itself and as National Trust members we visited some stunning places albeit 30 / 40 minutes drive away. Great choice for places to eat within 10 minute drive and a well stocked supermarket 10 minutes walk away. Would definitely recommend and hope to return one day

Fantastic Stay in the Annexe at Winchelsea

My Wife and I booked a week's break at this property , it looked idyllic in the brochure. When we arrived we found the reality was even better ! The Annexe was more spacious and offered lovely views over the countryside. Connie and Clem were very welcoming and gave us a thorough tour of the property. It is very hard to describe how tranquil and relaxing it is to sit in the shady garden when its too hot , or on the decking overlooking the river and the surrounding countryside. We loved every moment we spent there and also greatly enjoyed trips out, Rye was amazing and only about 10 mins drive. My summary is that this property is a 'gem' and would be very hard to beat, We will certainly come back in the future. Thank you Connie and Clem :-)

We had an amazing holiday in this delightful annexe. It was so well equipped, beautifully decorated in an outstanding location. The owners were so helpful - nothing was too much trouble. A relaxing riverside retreat

We had a week in Connie's annex and were very pleased to find that the description of the property was accurate; it was a stone's throw from the river Brede and the views across to Rye were just lovely. The annex itself was very comfortable, with everything we needed. The bedroom was spacious with plenty of storage and had a marvellous view of the river. The kitchen was well equipped and although we did very little cooking the range cooker was a pleasure to use. The house itself was well placed for walks as there were footpaths in all directions, including ones to the beach, to Rye, and to the Royal Military Canal - all within minutes of our doorstep. The road was quiet, but a pub and several shops were ten minutes walk away and there was a bus stop close by. Although we shared the decking with the owners, it was a very long riverside garden and we didn't feel overlooked at all. Connie and her husband were the perfect hosts - super- friendly and informative, but respectful of our privacy. It was a lovely holiday and we hope to return.

Relaxing by the river

The property is very well presented with great outdoor space and has all the home comforts that you need. We were made to feel very welcome (appreciated the goodies on arrival). Lovely walk over the fields to Rye. Stunning views and a glorious sunset made each day a pleasure and we will be going back in the near future to enjoy this little gem by the river. The annex had all the home comforts which made the stay even more pleasurable topped off by Connie & Clem who were the perfect host from start to finish.

A really relaxed break

We stayed for 5 days and from the outset Connie and Clemm made us feel extremely welcome. The location was ideal for a quiet relaxing break plus an ideal centre for walking and exploring the local area. Additionally all required amenities are located close by. The cottage had everything you needed and was clean comfortable and warm. It was ideal to be able to sit out by the river and enjoy the views and wildlife. Connie and Clemm made sure we enjoyed our time there and were perfect hosts. We will recommend the cottage to family and friends and will return. We thank Connie and Clemm for all their hospitallity.

fun, relaxing & such a warm welcome

I stayed with my 6yr old granddaughter. What lovely couple of people Connie & Clem are. Nothing was too much trouble for them. The welcome pack was appropriate to a child & the extras of cooking oil, salt, etc showed a real interest in supporting our stay. The wine was welcome too. The annexe provided a relaxing comfortable space for us to have privacy whilst knowing support was immediate if required. The views are excellent, the garden space interesting. The nik naks, ornaments & other items within the home intrigued us, as did the lights along the decking each evening. We had a lovely week which was only improved on by our hosts providing a single bed for my granddaughter on our first night. We slept more comfortably. The annexed is within walking distance of the beach, brief travel to Camber & other beaches & Rye is also close. The annexed was well equipped & could provide easily for 4/5 people. It wasn't just a base for us it was a lovely happy holiday home for us to have quality time together. We will return.

Quiet and relaxing

Spent a wonderful week here. The annexe is extremely comfortable, light and roomy, with stunning views from bedroom and living room across the fields to Rye. A lovely welcome of a bottle of wine and fruit. The position is ideal for walking: walks from the doorstep to Camber Castle, Winchelsea beach and Rye Harbour. Rye and Winchelsea only a few minutes by car for a change of scene or if the weather is wet, and further walks around Northiam and Great Dixter (fantastic gardens) easily reached. Good restaurants and pubs everywhere and the excellent butcher at The Ship is just down the road, though we didn't use the restaurant there. We use self-catering facilities a lot, and this was one of the best.
