A delightful three bedroom flint cottage with lounge and open plan kitchen and the added bonus of a second lounge/ rumpus room with wet room in converted out house..There is a lovely secure lawned garden with large decking area perfect for those summer evenings sipping Pimms while watching the kids play boules (boules provided) Set in the village of Docking, Near Burnham Market, close to the stunning North Norfolk Beaches ( only 5-10 minutes drive). Within the village there are a lot very useful local amenities, a local shop with post office, a doctors surgery, a fish and chip shop! all within walking distance what more could you want. And a traditional English pub. There is off street parking for 2 large cars and parking on the road too. Please note, as it is an old cottage, the stairs are quite steep., so care is needed, but once you get use to them it shouldn't a problem. Oh, I nearly forgot a village pond where you can feed the ducks. Docking is ideally situated for many activities, cycling, bird watching, beaches, sailing, and not forgetting the fun of crabbing in the nearby Overy Staithe...and afterwards buy an ice cream from the ice cream lady in her van, who has frequented the same spot, since we can remember. We have been coming to this beautiful part of England for 30 years with our family and can honestly say it's a stunning place for a family holiday and yes you can bring your dog too, most beaches and pubs are dog and child friendly...the nearby Jolly Sailors at Brancaster is a favourite of our kids and if the seasons right you can also sample the local Cromer Crab and Mussels.

Great location
Cottage was in great location in Norfolk and was close to lovely beaches. The Spar across the road was so handy and the local pub, The Railway, served amazing food. The garden of the property was lovely and big. The beds were so comfy. We all had a great holiday.

Lovely break
House is in a great location to access lots of lovely beaches and small seaside towns and villages. Shop opposite is really handy for all the things you forgot and for daily bread etc. House was ideal for family with dogs. Big garden and bifold doors give the kitchen dining an open and homely feel. Stairs are steep to 1st and 2nd floors but it wasn’t a problem for us. We would book again.

Great beginning to school hols!
Just back from a lovely week in Norfolk. Great weather, great beaches, great cottage! We had everything we needed in this lovely cottage. The grandchildren loved running about in the garden. Vey well situated right opposite an excellent Spar supermarket, so convenient. Docking is a pleasant village well-situated for visits to the lovely North Norfolk coast. We will return!

A wonderful and character filled house with the most magnificent garden. Although the staircase to the second floor is very steep it added to the overall 'old English cottage' feel to the house.

Lovely cottage, great location.
We stayed in this property with five adults, a toddler, and a large dog. It was a lovely property, well equipped, and never felt too small for all of us. The garden was a massive bonus, large, safe and fully enclosed, perfect for both the dog and the toddler. The location in the heart of the village is fantastic, it was so handy to have the shop opposite. Myself and hubby enjoyed a lovely meal at the village pub, a rare treat with a toddler, and the Chocolate Brownie lived up to the trip advisor reviews as the best in the country! Would also recommend a visit to the weekly market in the village hall, we got some fresh Cromer crab which was a real treat.. We enjoyed the beaches at Holme Dunes, lovely empty beach, though a little tricky to find, as well as the beach at Hunstanton.

Charming cottage, perfect base
We thoroughly enjoyed staying at Oldholme. Perfect launching off location. The convenience of the nearby Spar, open until 10pm, and the friendly staff there made our stay even more enjoyable. We loved the property’s private garden and the extra outhouse/snug. Everyone in our group slept well throughout our stay. The double bed at the top, in particular, provided the most restful sleep we've had in a long while. As a bonus tip for fellow travellers, during the summer months (from May to September), don't miss the outdoor bric-a-brac auction on the green in Burnham Market. Viewing from 10am, the auction proper starts at midday. If it’s fine weather, people take a picnic and deckchairs and make a day of it, nipping into the Hoste Arms to get drinks and make use of the facilities. Huge fun.

Beautiful Cottage
We had the BEST time! The cottage is so conveniently located opposite the shop and the pub within walking distance. The cottage is very homely and the garden was lovely. We were very lucky with the weather so enjoyed alfresco breakfast and bbqs in the evening which was fab. We would definitely recommend the rose and crown in Snettisham! Wow, the food was incredible. We also took the kids to bewilderwood which was awesome and booked our two dogs in to the Dogotel at Peddars Lodge for the day so we could enjoy a full day without having to worry about them. The dogotel was amazing and exceptionally clean so I would recommend this to anyone who might like to be dog free for the day. It was very reasonably priced too. We thoroughly enjoyed our stay and would love to return in the future. Thank you x

really nice cottage. A bit quirky, with steep stairs and a few low doors. It warm and welcoming.
This cottage is well placed in Docking. It is right opposite the spar shop, and the chippy and pub are a short walk away. The cottage is well equipped and is warm once you have sussed out the " Norwegian" heating. The garden is nice and is very dog safe. The wi fi is very good and the beds and sofas are comfortable. The only issues we found were getting used to the steep wooden stairs and remembering to duck if you are 6 ft ➕ . I suggest taking slippers with a bit of grip ! In regards to places visited of note, The Orange Tree award winning, pub at Thornham on the coast is excellent. The beaches at Wells , Holkam, and Brancaster are stunning . Norfolk Lavender at Heacham, is worth a visit. The only disappointing visit was to Sandringham. Only a few rooms were open, so it was not worth the money.

Stylish Cottage in a Lovely Spot
A great cottage with a fantastic enclosed garden which was great for our two little ones (4yrs and 2 yrs) to play in. The shed in the garden was an added bonus for children to have a playroom outside as well! We had fantastic weather for our stay so were able to enjoy the luxury of opening the bi-folding doors onto the garden and soaking up the sun in the peace and quiet of this lovely village. The cottage has everything you need - and has been decorated to make the most of its natural light. As others have said, it was really convenient having the shop opposite open until 10pm for anything you need. We ate out at the nearby Orange Tree pub in Thornham - great food and great little play area for kids in the beer garden. Also just 10 mins walk from the cottage to a little playground in Docking - perfect for toddlers. The only minor downside about the cottage is that it has pretty steep stairs - especially up to the second floor where the twin room is. It was an adventure for our two going up to bed (climbing up the mountain!) but might be tricky if you are having to carry a baby up and down.

Negatives on arrival: • Dog poo in garden • Toilet on top floor dirty and toilet seat broken • Cobwebs in most corners • Decking was lethal and needed scrubbing • Freezer not cleaned and food left therein • Most things needed to be cleaned before use • Some of the radiators didn’t work • Towel Rail had “Do Not Touch” on the control but never came on • No clear explanation for the bins • Not enough hot water even when boosted! • Main Bathroom has plenty of room for improvement e.g. shower screen rather than poor shower curtain and room for a walk-in shower in addition to bath • “Cheap” bedside lights • Overall not value for money Positives: • Plenty of plates etc • Bedding nice • Comfortable bed in main room

Beautiful character cottage but scary stairs
Oldholme cottage is a beautiful cottage, It’s quaint & quirky so if you like slick & shiny it is not for you! Lovely private & secure garden, for most normal dogs but not our spaniel who had to be tethered!! But our pug was fine. The cottage is on a busy road, lots of lorries go past but it didn’t bother us. Opposite a decent Spar shop, which was very useful & a fish & chip shop in the village, also a pub. The beds were very comfy, except for one of the single beds, which could use a new mattress, all with feather duvets. We loved the house, found it very well equipped & welcoming, some lovely touches on arrival, a bottle of wine, cookies & milk, very much appreciated, thanks! Only 1 thing to seriously consider when thinking of booking this cottage is the stairs, we ranged from 11yrs - 53yrs with no mobility issues but all found the stairs (especially the 2nd flight) scary, they’re steep & very steep & painted wood, so feel a bit slippy too. It’s an old cottage so nothing can be done about them & they are part of the character of the house, but it could be a real issue for some. There were stair gates at the top of both flights & a door at the bottom of the 1st flight from the kitchen. For young children I’d want a gate at the bottom of the 2nd flight too. The Wifi worked well but not in the ‘rumpus’ room & the shower room is very small. Coat hooks in kitchen would be useful, also a number of protruding screws on the decking need attention. But we loved it, thanks!

The property was lovely but there was not enough information about the steepness of the stairs, it mentions the 2nd lot of stairs are steep but the first lot are also really steep! The other member of my group had to sleep on the sofa as she couldn't manage the first set of stairs. Which really had an impact on our holiday. We coukdnt reach to get plates or anything without standing on a chair! The little outbuilding was a godsend as otherwise my family member coukdnt have been able to use the shower ot toilet!! The garden was really lovely and everything was very clean. The pub in the village does amazing food and the spa was really handy. I was amazed at the traffic that goes through the village and the speed of the cars. We left on the Thursday instead of the Saturday due to the sleeping arrangements. We had a lovely time apart from the lack of info regarding the first set of stairs.

An Excellent Base from which to explore the North Norfolk Coast
Oldholme lived up to our expectations and was exactly as described. The steepness of the stairs challenged the more mature members of our party but was no problem for the younger element. The cottage was cosy and scrupulously clean and, being situated in the heart of Docking, it was ideally placed for our trips to the beaches at Heacham, Holkham and Wells next to Sea. The tardis-like village shop is conveniently situated just across the road from the cottage, and the convenience of this made up for the occasional congestion on the road directly outside. All in all we had a lovely stay in Oldholme and wouldn’t hesitate to return.

Great family getaway
A lovely property that is great base to explore the area from and come home to. The kitchen, dining and yard are sunny and spacious spaces - great to spend all day in. Although the stairs and doorways are a bit tight for tall people, it's manageable enough and the adult beds and rooms were large and very comfortable. The kitchen is well stocked and the living space is a good size for the whole family - complete with board games etc. We had a really enjoyable stay, highly recommend it .

Brilliant location in a friendly village. Oldholme cottage is a lovely property with all amenities on your doorstep. The bedrooms are spacious and the bed very comfortable, however the 1st staircase is steep with the upper staircase steeper still. There are safety gates fitted on both. A nice sunny enclosed garden

Nice property with a few quirks
Docking was a good central location for our break. The pub in the village was very welcoming and the food lovely. The village market on a Wednesday was great for stocking up on supplies. We visited local beaches, Sandringham, Holkham Hall, go ape at Thetford forest and explored the pretty villages in the area. The house itself was generally good, it was clean but there were a few aspects it might be useful for other guests to be aware of: It has a freezer but it is an ice box so if getting a supermarket delivery don't over order. Cupboard space for food storage is very limited in the kitchen. We under estimated how steep the stairs would be, the humans got used to them but our dog couldn't climb them. Carrying a wriggly dog up and down steep stairs wasn't ideal. On booking we were attracted by the extra shower and living area in the garden room. In reality the shower was almost directly over the toilet in a room no bigger than a public toilet, we didn't use it. It was pretty cold in the garden room despite good weather as it only had a skylight. It had a radiator but you need to plan ahead and warm it up. The garden is lovely and we made good use of it but there were plants poisonous to dogs such as foxgloves. We fenced them off using garden furniture but others might not be aware what they are. That said we managed to have a good holiday.

We had a fabulous time with the family in Docking. Robin was very responsive in answering any questions we had. The property is great and a lovely quirky bolthole. Just beware of the low doorways of you're over 5ft10!

A lovely property in an exceptional location for exploring North Norfolk, plenty of room and well equipped for a holiday rental. Docking is a pleasant village to stay in with easy access to brilliant beaches at Brancaster and Holme, Hunstanton is great for the kids and is only 10 minutes away. Brilliant overall holiday.

We have owned this cottage for 15 years now and have been coming to Norfolk with our children for over 30 years. We bought the cottage with some close friends of ours who now have twin boys and we have lots of great times sailing crabbing and playing forty forty homie at gun hill.
Its a truly lovely part of the world and we have spent many an evening putting the world to right in the garden and arguing which Boule is the closes, much to the disdain of our wives.
