The property is a very spacious converted stone barn set in the grounds of a working sheep farm. The property gives easy access to beaches as well as the National Parks of Exmoor and Dartmoor. The beautiful River Taw is within 300 metres walking distance, across two fields. There are 4 en-suite bedrooms upstairs and one small en-suite bedroom downstairs. The bedrooms have beds to sleep up to 16 guests. there are two sitting rooms, one with TV and a very large kitchen diner which has a table that will seat 16. 2 high chairs and a travel cot is provided. Outside is a patio area and an enclosed lawn. The outside space is totally enclosed and is secured by a gate. There is a covered area on the patio with a table and seating. Attached to the house is a building which houses a hot tub, a table tennis table a pool table and darts board. The bbq can be found in here as well.

We stayed for a long weekend just before Christmas. The house is lovely and very clean. The communications with the host were quick and easy and everything was ready upon our arrival. The hot tub was really well maintained and checked everyday by Sarah who also delivered us more logs for the fire when we needed them. The property is highly recommended.
Had a lovely stay at the property. Was a of three families with 6 adults and 8 children. Had a perfect selection of bedrooms/beds to suit us all. Great location. Host was extremely helpful, especially when one child wasn't very well. Would definitely recommend.
We really enjoyed our stay at Weirmarsh Barn. The place is plenty big enough and space enough so you are not on top of each other. We had a few issues while there such as hot tub stopped working and we lost internet but a lovely lady called Sarah was really attentive and sorted any issues out really quickly. Lovely place, recommended.
We met the owner upon arrive and where made to feel very welcome. The beautiful grounds, house and location was perfect. The family rooms were huge and perfect for little ones. The hot tub and games room was well equipped along with the kitchen. We bumped into the owners family down by the river and were lovely and friendly and very helpful. Thank you
The host was so tentative and welcoming, and then left us to enjoy the lovely property.
There were 13 of us and we all had a lovely time. The dining arrangements in the kitchen were great and allowed us to all sit together to eat.
The kitchen was well equipped and the lounge area was comfortable.
The games room was the added bonus and it was lovely to sit outside on the seating area with table.
The only comment was the lack of mirrors for all the women trying to get ready at once lol.
The en-suites off each room was great though.

Fabulous Family Holiday
We stayed at the barn over Christmas and New Year with our family of 14. The barn is a wonderful size and happily accommodated everyone. The online photos and description could do with updating as there have been some changes since.
The barn is well equipped and has the majority of things you would need.
Some areas of the barn require updating and a little TLC and I have notified the owner accordingly.
I would concider staying again but only if my recommendations were taken on board and the adverts updated to show a true reflection.
We were a party of 8 adults 4 children from 3 - 12 yrs and two dogs. We found the property to be spacious, well furnished and a fully equiped kitchen for the chef's amongst us to be happy. The Christmas meal was enjoyed and was easily prepared in the spacious kitchen. The bedrooms were comfy and warm, each with it's own en-suite which meant no quarrels first thing in the morning!! A delightful stay , thank you to Sandra and family.
Very pleased with the property. Suited all ages. Games room was a big hit. Oven kept cutting out but not a great problem. New induction hob requires more suitable pans. Shame there are not more walks direct from the property but easy access by car to sites in North Devon.
Amazing Christmas with family and friends, house was very equipped and made Christmas Dinner a breeze.
Walks by the river were lovely despite the rain.
Hosts told us to treat the house as a home, really relaxed.

Really enjoyed our stay at the barn, a lovely, spacious property. The beds were comfy, good room sizes, well equipped kitchen. Lovely walk down to the riverside direct from the property.
The Barn was beautiful, the bedrooms were lovely and the downstairs family space was very roomy. The enormous kitchen was well stocked with cookware. We spent every evening in the games room playing darts and cards or relaxing in the hot tub.
Nice property and plenty of equipment, our only comment would be that the grill didn't seem to eork and there were no instructions for how to use the oven and hob. Other than that it was a lovely place to stay

Large and comfortable property, well appointed, great for large family gathering, especially if younger children are in tow. The four bedrooms upstairs are all en-suite, large, light and airy. The downstairs bedroom is next to a room with toilet and wash basin, but a shower would be useful downstairs. In general, the property could do with a little TLC, quite a few cobwebs (but then it is converted barn), couple of things not working or missing, like lights, but I'm sure we had drawn it to the attnetion of the owners they would have attented to them. The adjoining barn/games room with hot tub, darts board, table tennis and kids snooker table is a good bonus. Comfortable patio furniture and a fire pit makes for pleasant evenings spent outside. The garden could do with a little attention, flower borders and mown grass would have been nice. But all in all we had a splendid time and went away happy.

Celebration of a big birthday
Booking online was straight forward- good location with river, sheep and forested valley. Close to local petrol station/ shop and Umberleigh Train Station, with Instow beach 25 minutes/ South Molton array of food shops away. Comfortable bedrooms (no downstairs shower room), two lovely lounges and huge kitchen / diner. Great hot tub, games and secure garden for children and dogs. Highly recommend ordering a big pot meal or 3 course meal from Judy, delivered to your door - delicious!
Lovely big house and a big hot tub, garden was on the small side. House was well equipped with everything we needed and plenty towels.

Pip and John live in Umberleigh in the Taw valley 1 mile from the barn. We have run the barn since it was converted from a mill in 2005. Sarah lives next door and will greet you on arrival and be your contact for any queries throughout your stay.

It is in the picturesque Taw valley with riverside walks. There is large playroom which houses a hot tub, a table tennis table, a pool table and darts board.
