Sleeps 8 assuming a good mix of children. 4 bedroom coastal property one row in from the sea - 4 min walk to beach. You can see the sea from the main bedroom windows upstairs. The house has been fully modernised but retains all of its character of an English seaside holiday home. It has a south facing conservatory for sun and relaxation and a garden extending to approx 100'. Arundel, Fontwell & Goodwood are a short drive from the property
Notes on accommodation: We are in the second row of houses from the sea. you can see the sea from the 2 main bedroom windows upstairs. The conservatory is an enjoyable peaceful space to sit and read and reflect. This property is advertised as sleeping 8 comfortably. It can accommodate a further 2 people. This would mean an additional single bed in Bedroom 3 and another single bed in Bedroom 2 - ideally an additional child. This is a non-smoking house - sorry no pets There is underfloor heating which is run off an air source heat pump which automatically comes on as required.
Outside: The garden at the rear of the property is approximately 100' deep and 40' wide. Outdoor furniture include a table and chairs. There is a Washing line & pegs for your use. There is parking for a maximum of 3 cars only - The Middleton-On-Sea Association adopts a strict rule of no parking in the private road.
Utility Room: Separate utility room with sink, washing machine, microwave & WC.
Cleaning / Towels / Linen / Maid service: The house is cleaned at the beginning of your stay. We expect the house to be left as you find it - clean and tidy. Tea cloths will be provided.
Other: Left is a reception room/dining room/kitchen with large dining table for 8 people +. and 2 large sofas . There is also a computer area where you can tap into the wi fi.

This was an opportunity to spend a few days supporting family with young children at half term. It was ideal to stay at the house with its large enclosed garden within a short walking distance of the beach and sea. Even the 2 yr old could toddle down to the beach unaided, and without much carrying. We could return easily for meals, so no need to carry more than buckets, spades and towels.
Wir waren mit Kindern (4, 13 und 15 Jahre alt) dort und es war perfekt.
Zur Lage: das Ferienhaus ist in einem sehr gepflegten Viertel. Es liegt in der zweiten Reihe hinter dem Strand, man kann aus den oberen Fenstern das Meer sehen. Zum Wasser sind es 3 Minuten zu Fuß.
Am Steinstrand ist es ruhig und er ist sehr gepflegt.
Zum Haus: im Parterre ist ein großer Wohn-/Essraum mit offener Küche, ein Fernsehzimmer mit Sofas und Sessel und der HWR mit Gäste-WC und Waschmaschine.
In der 1. Etage sind (im Uhrzeigersinn) ein großes Elternschlafzimmer mit eigenen Badezimmer/Dusche + Waschbecken, ein Kinderschlafzimmer mit Einzelbett + Etagenbett, ein Kinderzimmer mit Etagenbett + Sofa, das Badezimmer mit Bad/Dusche + Badewanne + WC, ein Schlafzimmer mit Kingsize-Einzelbett.
Das Haus war sehr sauber und ordentlich, alles ist geschmackvoll und familientauglich eingerichtet. In der Küche ist alles da was man braucht, von allem nötigem Geschirr ist reichlich da, lediglich ein paar größere Töpfe wären wünschenswert. Es sind reichlich Spiele vorhanden falls das Wetter mal wirklich englisch ist. Der Garten ist schön groß.
Kurz: jedes Mal wenn wir zurückkamen war es – im besten Sinne - als ob man nach Hause kommt. Kein Ferienhausgefühl weil man so viele Kompromisse machen muss, sondern einfach genau richtig!
Und Sarah-Jane ist eine tolle Gastgeberin, unkompliziert, hilfsbereit und sehr freundlich. Wir wissen noch nicht wann, aber sicher DAS wir wieder kommen werden.
We had a wonderful week at Lupin Cottage. The house was plenty large enough for 4 adults and 4 young children. It was spotlessly clean and there were loads of toys and books for the children to enjoy.
A huge garden and proximity to the beach meant we were outside nearly all the time and the quiet road was perfect for the children to cycle along without any worries about cars. Will definitely return.
Lovely relaxed family holiday! Proximity to such a quiet beach was wonderful and great for three small girls!

Wunderbares Haus!
Es ist nicht leicht mit fünf Kindern ein geeignetes Ferienhaus zu finden, hier war es!
Die Straße davor ist so wenig befahren, dass man fast vergisst, dass sie da ist. Durch das Fenster kann man das Meeresrauschen hören, im Garten ist genug Platz zum Toben und die Küche ist mit allem ausgestattet, was gebraucht wird. Die Vermieterin ist sehr nett und hat uns mit Tipps für Ausflüge, einkaufen etc. versorgt. Alles großartig!

Relaxed Family Holiday
All in conclusion it was a very lovely holiday at Lupin cottage. We had lovely two weeks with our three kids. The place is perfect for driving around, so we have been to Arundel Castle, a very lovely place to go. We visited Brighton and Portsmouth where are a lot of things to explore. Although Bognor Regis is a nice little town with a lot of little individual shops. Big supermarkets are only a few minutes away by car. The beach, where we spent a lot of sunny hours, is ideal for children because of a gently shelving beach and the tide is low. We even could see a seal hunting just 20 yards away from us. We can recommend icecream at Lobster Pot and a coffee. The beach is stony in the beginning but a few meters later it is getting sandy, so you can spent the most day on the sand, creating sand castles and hunting lugworms.
The house is very individual renovated and has a very special flair we loved. You can relax, while the kids play in the garden or big living room, the rooms are spaciously and the bathroom is lovely. There are toilets on every floor and even a night light for the kids. Everything is clean. It is in a quiet private property with friendly neighbours always stopping for a small talk. Everything you need is available, dishes, washing machine, electric kettle, cooker, internet, etc.
Sarah-Jane is a very lovely and warm person. From the beginning and the first contact everything was fine and coordinated. Sarah-Jane answers every question and helped with everything she could. She received us personally and showed everything of the lovely house. She recommended places for sightseeing, shopping, eating, etc., and it was possible to call or write e-mails for any questions.
At least we had to leave this wonderful place but hope we can come back next year.
We can fully recommend Lupin cottage and Sarah-Jane!

Great place to stay.
Lupin cottage is ideally located near a wonderful pebble beach and we enjoyed at least one trip every day to the seaside. We found that the property was very clean and provided everything we needed. We were welcomed to the cottage by Sarah-Jane and her husband and they gave us a guided tour of the property as well as lots of useful information about the local area and restaurants. As our party included young children we welcomed having a rear garden which is much larger than the photograph suggests. During our time in the area We enjoyed trips to Arundel, Chichester, Singleton open air museum and the surrounding area.

A perfect family holiday
Well where to start, this holiday home is fabulous.
It's location is brilliant, it really is only a few minutes from the beach, it's pebbles at the top then sand, the tide goes out a long way so make sure you use the tide guide which the owner Sarah-Jane leaves you to plan your day. We found ourselves going to the beach twice a day, low tide to play cricket/build sandcastles and then high tide for body boarding - the kids thoroughly enjoyed this. I would recommend pebble shoes as there are the odd pebbles under your feet.
The house itself offered everything you need for a family holiday, inside is spacious and well equipped and the garden was great for the kids to run about and play a bit of ball too
We visited Littlehampton and Chichester by car and also walked along the beachtop pathway to Bognor for a mid morning ice cream!
Sarah-Jane was a pleasure to book with and I really do think we will return to this great place.

Didn't want to come home...
There aren't many cases where pictures don't do a location justice - this home is one of them. The house is set in a very private (and exclusive!) no-through road, and is situated literally a stone's throw away from the beach - a 2 minute stroll away, making it very convenient for families with young children.
The house itself is incredibly spacious, clean and well maintained with a lovely atmosphere - the owners have thought of everything; fully equipped kitchen, plenty of DVDs, board games, beach equipment (buckets/spades/body boards) and books for all ages. Even a few toys for our 2 year old tot, and night lights at the top of the stairs! The rear garden is large, and not overlooked - plenty of space for the kids to run around/ball games to let off steam, with table and seating outside.
We visited Bognor Regis beach/pier and Felpham beach, both a close 10-12 minute drive away. During one rainy day we visited a nearby (again, 10 minute drive) indoor play area 'Flying Fortress' which helped keep our kids entertained. Plenty of choice for take aways - Fish & Chips, Chinese, Indian all close by.
This place is unspoilt - and unless you're a resident of the road, there is nowhere for the general public to park, which more or less makes the beach private... we were often the only people on the beach! We think we've found our dream holiday home - highly recommended, many thanks Sarah-Jane!

Great coastal house in lovely village
This house is big enough to comfortably accommodate two families with its 4 bedrooms and two bathrooms. The downstairs area is very bright and spacious. Our children loved playing in the garden and being so close to the sea. The adults were charmed by the beauty and quiet of the village. Lots to do and see in the area!

Fantastic Family Holiday
A perfect location for a family holiday, located on a very quiet private road with the beach just a 2 minute walk away. The tide goes out a long way exposing sand bars and rock pools which kept the children amusing themselves for hours & it was amazing how uncrowded the beach was given that it was half term. The large open layout of the kitchen/dining/sitting area made the property feel very spacious, and the rooms upstairs provide good sized accommodation for 4 adults and 4 Children. Middleton has a very good butcher, delicious fish & chips (from an award wining shop), farm shop (& the sweet shop was a hit with the children) and we would highly recommend the walk along the coast to the "Lobster Pot" in Felpham for lunch or supper. The owner Sara Jane knows the area well and was very helpful when we arrived. Highly recommended, we will be coming here again! The Lewis Family

My husband and I have taken time to renovate this property. Living in the south east makes it very easy for us to come to the house often . We try and come down as much as we can to share it with family and friends. We love it so much that one day we are hoping to retire here.
Why they chose this property
The house was built in the 1920s. We are led to believe it was a coastguards cottage. We purchased the property a while back having holidayed here as children ourselves. We soon found ourselves returning with our children. Life was made very easy for us in the fact that it was approx 200 yards to the beach and with all the paraphernalia that children tend to attract it was great not to have to carry so much too far. Therefore our holidays with young children were incredibly relaxed leaving us stress free to enjoy our break. Many years on it is to Middleton On Sea that we return. .
What makes this property unique
We feel it is one of Sussex's best kept secrets. The beaches are very quiet and as the property is located in a private road this cuts down the amount of people descending on the beach. It therefore tends to be the locals themselves on their morning or evening stroll that we see. We have taken time to restore this property to a high standard and create the relaxed atmosphere that this holiday house now has. The house has an open plan living style downstairs. While you are preparing a meal in the kitchen your fellow guests can sit happily on the sofa drinking a glass of wine whilst you will not feel excluded.
