Perfect location for exploring the area
We had an amazing weeks family holiday. The house was perfect for our needs, very clean well equipped and spacious. The king size beds were very comfortable. The house is perfectly situated for exploring the area. Highly recommend. We hope to rent another of James’s properties in another area as we know we won’t be disappointed.

A great property
Property well met the needs of our large family group, even including stair gates to ensure safety of our little ones. In fact our every need was extremely generously provided for, especially in the kitchen. We really enjoyed our week in this spacious, characterful, and extremely clean house. The views from each room were great, and it's position was great for exploring Whitby and the surrounding areas. The host was very prompt in answering a query, and provided us with plenty of useful info. We would definitely recommend this property.

Short Break
Lovely comfortable old house. Loads of room for our party of 7 adults a 2 year old and a baby. Kitchen very well equipped for self catering. Large FF, double oven, microwave and also washer and dryer. Lovely dining room with a large table. Great for family meals together. Lovely unexpected and generous welcome pack on our arrival. The owner was easy to contact and was extremely helpful, he recommended several local places to eat out. Parking is tight, we managed to get 2 cars on the road and one fit in the garage, any more than that and I think you would struggle. Beautiful views from the front of the property and only a short drive to Whitby. There is a decent bus service into Whitby and the train station is only a couple of minutes walk away. We did have a couple of housekeeping issues which were resolved directly with the owner. All in all a lovely stay,

A really lovely house with plenty of room for all of us. Well looked after. The beds are really comfortable with lovely bedding and fluffy towels. The kitchen had everything you could possibly need with dishwasher etc, and has a big table with ten chairsbigSituated in a nice quiet setting with outside space and only five minutes away (In the car) from Park and Ride which takes you in to Whitby in minutes.

Great place to meet with family of differing ages and needs
This property was everything it said on the tin. We especially liked the kitchen / dining room which is where we spent most of our evenings. Lots of stairs, but we knew that. Unfortunately we arrived at the late August Bank Holiday weekend which made visiting Whitby and Scarborough difficult. Lovely views of Whitby from Abbey ruin. Driving up the coast was lovely. Especially liked Sandsend. The family all enjoyed the water park in Scarborough.

The property/experience was a bit of a mixed bag for us.
We appreciated the welcome provisions, the helpful information book and the courtesy call. The rooms were spacious and the neighbourhood quiet. We were impressed with the well equipped kitchen, the good wi-fi, the hot showers and the fluffy towels. The location was ideal for visits to the coast (Whitby, Sandsend, Runswick Bay and Robin Hood’s Bay) and inland places of interest (Pickering, Goathland and Ruswarp). However, we were disappointed with the strong odour of dogs and the presence of dog hairs, especially in the kitchen and dining room area. We thought the mattresses were light, springy and uncomfortable. We experienced car-parking issues on the road outside and one of our cars was mysteriously vandalised. The incident was reported to the police. The grill pan was left unclean by/after the previous guests. Some light bulbs also needed replacing. This is a lovely part of the world with lots to see and do. We appreciated the chance to stay and explore. Thank you.

Spacious, well equipped house in lovely location
Stayed here with 9 adults and a baby, and a Hearing Dog in training. The house accommodated us superbly. The kitchen and dining area are spacious, and very well equipped, and we all fitted in the lounge easily. Two en suites, a lovely house bathroom, and a downstairs cloakroom meant there was never a queue to use the facilities. The enclosed garden was really useful for our dog. Owner very responsive to queries.

The property was beautiful - clean, warm and well equipped
Our family of 9 - including two children enjoyed a lovely weekend on 8/12/17. The house was welcoming and decorated for Christmas! and the welcome pack was much appreciated. It was warm and very clean. There was plenty of equipment - particularly in the kitchen. The information book was really good and comprehensive with a description of the local and nearby areas as well as suggestions of where to shop and eat. We had a lovely walk to Whitby and got taxis back (£8.50). On Sunday we ate at The Star Inn at the harbour in Whitby - well worth a visit! Overall, an excellent stay - I am sure we will be back.

Great place to stay for family get-togethers
It was a great place to stay for our family to get together for a family celebration. We chose the property because of the number of bedrooms and bathrooms. There was a large kitchen, the dishwasher was appreciated and having two ovens was a bonus. Appreciated the fixed stair gates. Hamper was a lovely touch. The garden wasn't child friendly for our party of children aged 5 down to 18 months. Disappointed that there was just a travel cot, web site should say so. Parking outside the property was a problem at times.

Lovely property in great location
We were a group of six adults and four children and spent new year at this property. The house was decorated and furnished to a high standard. The kitchen was extremely well equipped and spacious and the dining area allowed us to all eat together with plenty of space. We loved the location and enjoyed being able to walk to Whitby and nearby villages without having to use our cars. The village itself has good shops and the nearby plough inn was warm and welcoming, and takes dogs. The owners left a very generous welcome pack on arrival which was a nice touch.

Lovely spacious holiday home in quiet location within easy reach of Whitby
Lovely home, beautifully presented. It was nice to stay in a holiday home that was so clean, thank you to the cheery lady we met as we left, she is a fabulous cleaner! Super location, quiet and yet within easy reach of Whitby. Good bus service. Great range of local shops. We wished we hadn't ordered a supermarket delivery as the shops are well worth using, butchers, deli, bakery and post office all within 5 mins walk. The weather was awful for our stay so we were actually in the house a lot which made us appreciate the fact that it was such a comfortable place in which to be. Lots of space, which for our group was important as we were all there for our annual art holiday. We were very productive! Definitely would recommend this property, we book different houses each year for our group and this is without doubt one of the best. Nearly forgot to mention the generous welcome hamper, a very pleasant surprise!

Brilliant brithday celebration
Our family of ten visited Sleights to celebrate our birthdays. Brilliant place to stay- the house was great - nicely kept, spacious and well equipped. The garden has a table for 10 and bbq. Although we didn't bbq, we ate outside twice and it was nice and secluded. The bus stop was a 5 min walk away & the service to Whitby town was regular. The 2 pubs in the village were both great, both very different to each other, but both had friendly, welcoming staff. The local Spa shop had all you needed if you realised you needed a quick top up of food, booze, etc. which is just a short walk up the hill. James the owner/landlord is very helpful and answered any questions we had prior to our stay. Whilst we were there, James was away (which he made us aware of), but his mum was at hand should we need her. Although we didn't have any cause to call her, she still left a voicemail for me to call her should we have any problems. A welcome pack was left for us too, which was a lovely touch. I would recommend Fern Lea and would definitely stay again. Thank you James.

Home from home in stunning location
Well equipped property within picturesque village with all amenities close at hand. The house has extensive character and is excellent for a family or friends gathering with plenty of space in comfort for all. One minor maintenance item experienced which was rectified immediately. Very impressed with how welcoming the owner was and how efficiently he dealt with small problem. Only suggestion would be to have more cosy lighting in living room for evenings, as one small table lamp not quite enough.

Great holiday home for the extended family
Lovely fully modernized house, with plenty of room for the extended family and friends including large kitchen and dining room so that everybody gets to sit at the table. Decorated this year and featuring all mod cons, includes patio and grill if the season's right. In Sleighs, with great walks just outside the front door, allows to follow river walks either along the Esk or Iburndale Beck, further afield the North Yorkshire moors with lots of traditional quaint villages + Heartbeat country side. Highly recommended.

About the host

Hosted by James Ratcliff

Host profile image
We bought this property in 2015 to run as a holiday rental. We had always dreamed of having a holiday home we could run as a business and this is it! We refurbishing the house, decorating it from top to bottom, including a lot of re-plastering, landscaping and fencing the back garden, so that it makes a real home from home for all our guests, who love it as much as we do!

After a lot of blood sweat and tears we are open and looking forward to the next chapter in our dream.

Why they chose this property

We love this area, and when searching for a house were looking in the North Yorkshire Moors and villages around when we by chance came upon Fern Lea in Sleights. Sleights is the main village between the Moors and the Coast when coming over the Moors from Pickering and has a great pub and excellent fish and chip shop, plus a butchers, bakers and small Spar store. We fell in love with the character of the old property and decided this was the place to be. With the Moors being on the door step the advantage of Sleights is that you get the best of both - being close to the coast and the wonderful beach at Sandsend, as well as being a stones throw from the Moors, and some breathtaking scenery. Whitby being on the doorstep is an added bonus as there is always something happening, whether it be a music weekend, the famous Goth weekend, or just a visit to the Abbey.

There is no finer view then looking down the hill to Lythe over Sandsend beach and Whitby in the background. A perfect place!

What makes this property unique

The property is raised up from the road (Sleights is built on a hill) and because of this the front room is always light and bright. There are lovely walks from the front door, up the hill for a fantastic view over the village and rolling hills, or along the river where the steam trains run to Whitby.
The kitchen is wonderful, light and bright with doors onto the patio and the breakfast bar enables you to have an informal snack, and to sit and chat while cooking.
The garden is fully enclosed and so a safe area for the dogs to roam - we have two dogs and they love to go for a walk on Sandsend beach.
We love the village as it has everything you need on your doorstep there is no need to go any further if you don't want the hassle, a truly perfect holiday location.
