We had a 5 night stay. Great location to town and public transport and the cottage was very light and airy. Off street parking always a bonus. The only complaint was there was no microwave especially for price of the stay and the oven needed cleaning. Communication was great and we had a very enjoyable stay. Recommended. Perfect
We booked this property for a family event in Fulford. It’s such a cosy cottage and has everything you need for a pleasant stay, we especially loved the kitchen/ lounge area. Parking was a huge plus too and great transport links into York without taking the car if needed. We will be booking this again in the summer or next time we have a family get together. Thank you.

Perfect holiday accommodation
Modern and light, but also cosy in the evenings. Kitchen very well kitted out with everything you need. Very comfortable bed. Excellent location as very quiet in the courtyard, but very short walk to bus stop - buses run regularly into York. We had a lov3ly holiday here.

Quality accommodation/Great location
The highlight of this property was the kitchen which was spacious and light with quality appliances. Everything was nicely designed. The bedroom and bathroom, built in the eves, were comfortable but small including the bed. It’s a shame the shower was not up to the standard of the kitchen equipment. It was an uncomfortable space for anyone 6ft or over. The bedroom does not have a door which was fine but I was woken in the morning by the light from a skylight above the stairwell. Take a sleeping mask! The bread, milk and wine provided were very welcome. We were unable to use the Nespresso as we only drink decaf. There were no decaf pods and we could not buy any because this Vertu machine would not fit original pods so that was disappointing. (We also told Stays York that their welcome pack should have a decaf option.) The regular bus service into York together with the excellent Plough Inn across the road mean we would certainly consider staying here again.
Th Smithy is a fantastic property for 2 people. Very quietly located & less than 5 mins walk to the bus stop into York. Designer outlet only 5 mins drive away. Very clean. Thank you very much for the wine, fresh bread, tea, coffee & biscuits. Would definitely recommend & would stay again.

Delightful pied-à-terre in the centre of Fulford
This is a very comfortable maisonette with off road parking in a quiet courtyard development right in the heart of Fulford. The entrance hall has over door hooks for outside coats and enough space under the radiator for wet shoes/boots. A door leads to the spacious living area with its large, comfortable sofa and coffee table as well as occasional tables with table lamps to compliment the spotlight main lighting. The wall mounted TV has a full Freeview range and excellent sound quality. There is a downstairs toilet just off this room, but the headroom is quite low, so be wary if you are taller than about 5' 6".
The large kitchen has a huge glass roof letting in plenty of natural light and a table for eating at. The patio doors lead on to a lovely enclosed courtyard garden with two sets of seating to catch the sun or shade at all parts of the day. The well equipped kitchen has everything you would expect including a microwave, full size oven and induction hob, slimline dishwasher, toaster, kettle and a Nespresso coffee machine with a selection of pods available. There is an excellent selection of cooking utensils, pans and some very good quality kitchen knives. There is also a set of salt and pepper mills, which are not always present in rental properties. The fridge/freezer are full size and there are plenty of cupboards offering lots of space for food storage during your stay.
The stairs lead directly to the bedroom; note that there isn't a door at the top of the stairs. The double bed is very comfortable and the room is warm and quite light, having two skylights with built in blinds. The shower room is also up here, with a walk-in shower that has plenty of hot water. As the upstairs is in the eaves, there is limited head room at the top of the stairs and in the shower cubicle for taller people. There ISN'T an electric shaver point.
The bedroom offers a good size chest of drawers for clothes and some open hanging space. You may want to take some hangers with you if you have more than about 8 items requiring hanging. There is a hairdryer in one of the drawers.
All in all, this is a fantastic property for visiting York as it is less than 100 yards to a bus stop with several services directly into the city. It is high spec, comfortable and very warm. The hosts kindly supply a welcome package including:
tea bags
1 pint milk
a bottle of very pleasant wine
a good quality loaf of bread
some biscuits
coffee pods
a couple of dishwasher tablets
a couple of washing machine pods
washing up liquid
washing-up sponge and wiping up cloth
spare bin bags
Take for yourself:
tea towel
foil/cling film
shaver adapter to use downstairs
Eating out locally - The Plough across the road is very good and reasonably priced for city eating BUT book a table, it is very popular with both locals and visitors so getting a table as a walk-in will be difficult.
We would highly recommend The Smithy and would certainly look to return here.

A perfect place to stay
We have really enjoyed our recent stay at The Smithy. The building is in a quiet courtyard, just off a main road into central York. The kitchen was very spacious and well equipped and the bread, wine and milk etc, were a nice touch. The bed was extremely comfortable and we slept very well during our stay. We hope to return in the future.

Long weekend away
The Smithy is a great place to stay, this was our second visit in this apartment, unfortunately there was a big damp patch in the kitchen and I found a large piece of broken glass in the bathroom, luckily for me it was under the shower mat.
My partner and I have just spent five very enjoyable days at The Smithy. The property is equipped to an exceptionally high standard and, although in close proximity to the Main Street, it is a quiet and peaceful spot in which to relax and unwind. The location affords easy access to York, either on foot or via a frequent bus service. The Plough pub, situated across the road just a few yards away, offers good food and a warm welcome. The ‘welcome pack’ was a lovely touch and much appreciated. I would not hesitate to recommend The Smithy to family and friends.

Perfect for a couple
Great place to stay for a few days. Quiet and peaceful but easy to reach lots of places. The Plough across the road has a brilliant atmosphere and is very welcoming. The Smithy is well-equipped and clean; we would stay there again.
Beautiful cottage with excellent position
close to York in Fulford. Accommodation is perfect for our four night stay. Lovely welcome pack is a lovely touch too. Very quite area even though it is off a main road. Really great pub opposite ‘The Plough Inn’ for evening meals, great atmosphere, good food and friendly staff.

The Smithy
The Smithy was ideal accommodation. Lots of personal space, pleasant surroundings and a good location for the city centre. The hosts took time to ensure we had all we needed for our stay from towels, toiletries and milk in the fridge to the extra mile with gift bag of goodies and wine

Looking forward to staying here again!
Stayed at the Smithy for a week work trip and it couldn’t have been better. Felt like home away from home. The host went the extra thousand mile to welcome and make my stay that extra special. Highly recommended!

Great Stay
Location was ideal situated in a small courtyard with friendly neighbours. Entry from both front door and small rear courtyard. There is a good parking area and a bus stop within a hundred yards with a regular service to York centre. Good outside sitting area in small courtyard which receives the sun for most of the day in good weather. Property has been refurbished to a high standard. Ideal setup for two people with the kitchen area particularly well designed to allow light in at all times. Layout well thought out with sleeping area upstairs en-suite with a toilet downstairs. Furniture and fittings in great condition. Would stay there again.

A lovely modernised perfectly positioned property
The Smithy is located perfectly just on the fringe of York, bus stop right by and also a selection of decent pubs/ eateries within very easy walking distance. Property has been modernised to a very high standard and has everything you need plus more for a comfortable stay. Only one small observation was that there was a lot of spiderwebs, but we had just come out of lockdown, so guess that the place had been empty for a while.
We wouldn't think twice about booking this again and would recommend it.
House was perfect for our needs, comfortable and cosy. Parking a bonus, as was patio.
One or two minor issues: no window pole for bedroom windows; coffee mugs stained; one pillow protector slightly stained; blind pull for patio door had come apart and no promised bag for linen so had to pile it at bottom of stairs. I stress these were minor issues, we enjoyed our stay and would certainly book the house again. Oh, and neighbours were very friendly!

Disappointed
On checking in the grey bin outside the entrance door was over filled with rotting rubbish, a dirty mop & a pile of leaves at the side of the door. On entering the floor near the door was dirty, the living room and kitchen floor was disgustingly dirty, there was mud in the washing machine, the microwave had food splashed on the inner walls and on the plate, there was dirty bedding and towels from the previous guest at the foot of the bed (this is during covid). The shower screen and sink had not been cleaned. All photographed and and reported to Chris at Stays York, who did nothing only arrange the dirty linen to be removed a day later. After a few days the kitchen walls both inside and outside became extremely damp and paint kept flaking off on to the kitchen work tops. After a few phone call to Chris the landlord sent some around to look at the roof and walls but did not sort the flaking paint out until after numerous more calls to Stays York and finally after putting up with it for nearly 8 weeks the painter turned up and sorted it. On checking out we left both inside out outside in clean and good condition, but it took 2 phone calls and 3 emails and 9 days for us to receive our £300 security deposit back. I wouldn’t use STAYS YORK again. We took over60 photos of the state of this place.
