Quarata di sotto is a lovely family house located in Niccone Valley, on the Umbria-Tuscany border.
Quarata di sotto is the ideal choice for a relaxing break in the green heart of Italy.
The house has a spectacular position with wonderful view and complete peace and privacy.
The house is wonderfully secluded in the hills of Niccone Valley.Access is uphill and downhill via a 3 km gravel road.
It is 10 minutes by car to the village of Spedalicchio (with a little grocer's shop).
The house is spacious and provides two floors.
The ground floor living area is open- plan over three levels. On the highest level there is a well equipped kitchen with a large cooker, gas oven, fridge, freezer, dishwasher, coffee machine (Nespresso) and more tools and a big sink.
Outside the kitchen there is a covered Pergola with a big table.
A spacious dining room is at the second level, with a large wooden table and on the other side a sofa to watch satellite TV (Italian, English and German programs) or enjoying a DVD.
On the lower lever there is a relaxing sitting room with sofas and armchairs, coffee table and wood burning stove. From here there is direct access through opening windows to the cozy veranda with an outdoor table and chairs, in front of the beautiful pool area.
There is also a big utility room containing washing machine, ironing board and a second large fridge/freezer.
One double ensuite bedroom is located on the ground floor.
A staircase with a little library leads from the kitchen to the first floor where the master bedroom ( ensuite bath) is located with an amazing view over the Niccone Valley.
Two more bedrooms with 4 singles beds , complete this floor, all with ensuite bath/shower room.
The house is about 15 minutes drive distance to the town of Umbertide and near to the best restaurants in the area.
Many of Italy's most beautiful towns such as Cortona, Perugia with Lago Trasimeno, Assisi and Siena are within easy driving distance.

Zeer schoon, net en van alles voorzien!

Rust en natuur en een prachtige woning

Wij hebben een buitengewoon plezierig verblijf gehad. De rust en sereniteit van de natuur omringde ons, waardoor we volledig konden ontspannen en genieten van de prachtige omgeving. Ondanks de afgelegen ligging, waren alle nodige voorzieningen verrassend dichtbij. Dit zorgde voor het perfecte evenwicht tussen ongerepte natuurlijke schoonheid en moderne gemakken. De weg naar onze bestemming was een avontuurlijke rit, vol prachtige uitzichten en boeiende landschappen. Aangekomen bij de woning werden we meteen verrast door hoe mooi en schoon alles was. Het huis was stijlvol ingericht en bood alle comfort die we nodig hadden. Eén kleine tip: vliegenhorren bij de benedenverdieping zouden een geweldige toevoeging zijn om het verblijf nog aangenamer te maken. Al met al was het een geweldige ervaring die we niet snel zullen vergeten.

Beautiful Umbria

We really enjoyed our time at your beautiful house. Everything regarding your home was excellent.maybe just some suggestions- some shelving and hooks in bathrooms will help. Also nice wooden cabinet in bedrooms were quite small. Linens and towels- great. House and surrounding absolutely beautiful! The only inconvenience was quite long driveway, basically dirt road in bad condition. One of our cars got 2 flat tires when fell into the hole… Location is far from any typical Italian town, I understand that that what it is… Tecla was absolutely fantastic, the whole process with booking and “after “ was great. We really have very enjoyable experiences, thank you very much! Zofia

Wundervolles Haus…

… in ganz besonderer Alleinlage mitten im Wald. Sehr schöne und komfortabel Einrichtung. Ausgesprochen ruhige Lage. Man hört nur die Geräusche des Waldes. Kein Handyemfang. Leider auch nur eine sporadisches WLAN Netz. War für uns nicht so wichtig, man sollte es nur wissen wenn man evtl. geschäftlich darauf angewiesen ist. Wir haben den Aufenthalt sehr genossen.

A beautiful house in the forest

We enjoyed a very pleasant two weeks in Quarata di Sotto together with our dog. Quarata di Sotto is built with native construction materials and situated in the beautiful valley of Niccone a quite unique location. Being an ideal starting point to visit the close areas of famous wineries, restaurants and cultural locations in Tuscany and Umbria. The stunning property is very spacious, well equipped and the pool is great. A perfect place for relaxing. The WIFI was acceptable speed-wise, but the coverage in the house was not great. That would be an area to improve. Thank very much to Tecla and her family to be on standby for addressability in case of assistance and for the opportunity to spend a restful holiday in Quarata di Sotto.

Brilliant place - a hidden gem

We stayed here in the summer of 2022 wanting a villa with pool, close to some history and great restaurants. We hit gold here - the other reviews summarise it well. Beautiful villa. High spec fittings. Very comfortable, everything has been thought of. Very quiet and private. The restaurants nearby (short drive) are brilliant - and it is 45 mins drive to a lovely lake, as well as historic towns like Cortona. The ‘driveway’ is a little long (2 miles) - but par for the course on the area. The house manager was lovely, very helpful, and left a great starter pack for us. Thank you!!!!

Wer Einsamkeit und Ruhe liebt …

… ist hier genau richtig! Wir hatten eine fantastische Zeit in diesem wunderschönen und sehr gepflegten Haus. Das Haus hat viel Charme und jeder Raum ist mit viel Liebe zum Detail eingerichtet. Die Ausstattung der Küche lässt keine Wünsche offen, hier wurde wirklich an alles gedacht. Terasse, Pool und Garten - einfach großartig!!!

Borgo in Abgeschiedenheit

Das Ferienhaus ist in einem sehr guten Zustand und alles was man benötigt ist vorhanden. Der Pool ist wirklich sehr groß und wie die ganze Anlage in einem sehr guten Zustand. Die Lage ist absolut ruhig im Wald umgeben von wirklich Nichts. Wer Ruhe sucht findet sie hier. Das einzig wirklich etwas negativ zu Bewertende ist die 3,5 km lange Anfahrt (15 min) über Schotterpisten ( strada biancha), die teilweise sehr steil sind und die jedesmal zu bewältigen ist wenn man Einkäufe erledigen möchte. Die Kontaktaufnahme zur Kontaktperson hat sehr gut geklappt. Ab und zu - typisch für die Gegengand- bekommt man von kleinen Skorpionen im Haus Besuch. Diese sind aber nicht giftig.

Agréable séjour au calme

belle maison, agréable et bien équipée, très propre, avec différents espaces cosy permettant à chacun de s'isoler si besoin, très bonne communication avec Tecla, la manager de la propriété, un joli panier de produits locaux à l'arrivée très apprécié, au calme. En revanche, petit bémol que je me dois de signaler pour être parfaitement exhaustive, beaucoup de TAONS autour de piscine empêchant une utilisation sereine , ce qui est bien dommage.

Tolles Ferienhaus in ruhiger Umgebung

Das Ferienhaus verfügt über vier Schlafzimmer mit jeweils einem Badezimmer. Die Küche ist gut ausgestattet. Zusätzlicher Kühlschrank, Waschmaschine, Bügelbrett und -eisen im HWR vorhanden. Für jede Person werden ausreichend Handtücher zur Verfügung gestellt. Wir waren 12 Nächte dort. Einmal kam ein Team zur Zwischenreinigung und Wäschewechsel. Der Pool ist schön größ und lädt zum Schwimmen und Sonnen ein. Einmal pro Woche erfolgt eine Poolreinigung. Durch die Lage in den Bergen bzw. im Wald gibt es genügend Schattenplätze. Das Haus liegt etwas abseits der Hauptstraße und ist über einen Waldweg in den Bergen in ca. 10 min. erreichbar. In der Nähe befinden sich einige Restaurants. In einer Gästemappe haben die Eigentümer viele nützliche Tipps zusammengestellt. Vielen lieben Dank für den Willkommensgruß (Präsentkorb). Von uns auf jeden Fall eine klare Weiterempfehlung!

Beautiful location with minor areas for improvement

Beautiful location just like depicted on the pictures. Amazing house and garden allowing an awesome quite stay here. The house is located a 10-15 minute drives from the main road so suitable for people looking for a calm pool stay - not suitable to visit a lot of cities around. We would have hoped for a little more support at times and a more detailed explanation during the check in (nobody explained how the outside lights were managed). It’s small things but for the price we would have expected a bit better service. However all around a very good stay and an awesome place!

Capodanno indimenticabile

Abbiamo passato un magnifico capodanno nel casolare immerso nel verde a 15 min di sterrato dalla strada principale. Eravamo 4 coppie ed abbiamo trovato la casa molto pulita e con spazi comodi. Le città di assi, Gubbio, Perugia sono a circa 50 min dalla casa. Impeccabile.

14 Tage schönen Urlaub

Das Objekt hat unseren Vorstellungen getroffen. Tecla hat uns Bein vereinbarten Treffpunkt abgeholt und wir sind ins Haus gelotst worden.Alles hat bestens geklappt und wir können diese Lange des Hauses nur weiter empfehlen.Wenn wir etwas gebraucht haben war Tecla stets erreichbar.Danke Tecla. So ein ruhiges Haus in schöner Waldlage ist selten.Füchse und Wildschweine haben wir auch beobachten können.Fazit. Ein schöner und erholsamer Urlaub mit 8 Personen

Bezaubernde Auszeit

Wir haben den Aufenthalt in vollen Zügen genossen. Es stimmte von der Buchung, der schnellen und liebenswerten Kommunikation, dem unkomplierten check-in/-out, dem fürsorglichen, großzügigen Begrüßungskorb, dem wunderbaren Anwesen, es stimmte einfach alles. Der Pool war super sauber, gepflegt und wunderbar zum Schwimmen. Die Räume sind warm, gemütlich und stilvoll gestaltet, die Betten genau richtig für einen erholsamen Schlaf. Wir haben abends lange die Stille, die Sterne und die wunderbare Luft genossen. Wir möchten uns nochmal bei der sehr liebenswerten Tecla und ihrem Ehemann für die tolle Betreuung bedanken. Es war eine super Zeit und wir kommen sehr gerne wieder. Der Markt in Umbertide, Ausflüge zu Assisi, Perugia und vielen anderen tollen Städten sind sehr empfehlenswert, alles unter einer Stunde Autofahrt. Wir haben uns als Familie mit 2 Teenagern sehr wohl gefühlt. Danke schön für Alles

Me and my family are living in Germany and In 2016 we decided to buy a property in Umbria. We immediately fell in love with this place, the nature around and the quietness and magical mood the property provides .
The house was restored few years ago, but when I bought it I decided to make some renovation works to improve the internal areas and make it even more comfortable and cozy.
We have two kids, 5 and 9 years old and we always have great fun, using the pool and experience the greenwood.
The house is managed by a company who assists the guests with any kind of problems or needs, in a way to make your stay as comfortable as possible.
We purchased this cottage in 2016.

Why they chose this property

The property is located in the Niccone Valley, above 30 min away by car from Perugia as center of commerce and cultural objects. Also, the very famous town of Assisi is just 40 min away. The famous cities of Tuscany like Siena, Arezzo and Florence are within easy driving distance between one and two hours. Even Lake Trasimeno (with some sandy beaches) is only 35 minutes drive from the property. Umbria is a bit quieter than Tuscany and a bit rougher. If you are looking for a place where you can relax, enjoy the quietness and nature on the one hand but want to have the opportunity to reach cultural destinations very easily on the other hand, the Perugia Area is great for this.

What makes this property unique

The property is a family and friendly home, in a safe and paradise-like seclusion area in the middle of the nature where you are all by yourself in complete privacy. The house has sourranded by woodland but also provide in the same time a nice view towards the Niccone Valley. The pool is near the house and it has a big pergola providing shade. The are a plenty of room in the garden to play all sorts of games like soccer or Croquet. The architecture of the house is typical for the area and provides coziness.
