Apartment is on the third floor. Had AC and plenty of space. Nice location in Rome. Check in process was super easy, just text or call when 30 mins away and a guy met us at the entrance. The apartment is just within the ZTL if you are driving yourself, but there is a parking garage no too far that is right outside the ZTL.
Excellent & professional manager who handled our delayed flights and 1 missed night well. Property was a great fit for our family of 5.

Great property all around!
Our stay in Rome was wonderful from start to finish! The apartment is easy to find, centerally located among all of the great sites, and offered a comfortable respite for two couples. The management company was prompt, thorough, and easy to work with. Our stay couldn’t have been any better!

Fabulous place in a great location!
We went to Rome with our three teenage girls and found this place to be a great option. It was in good condition, exactly as indicated, with sufficient bed and living space (and even a 2nd bathroom which we didn't realize until we arrived -- a happy surprise). The location is great, very convenient. Also great communication and easy check-in/out. We would totally stay here again, and highly recommend it.

Perfect Location
Beautiful apartment, comfortable and inside the city center. Everything it within walking distance and the place is just 2 minutes away from Piazza di Spagna, both the metro stop and the big staircase overlooking Rome. The people welcoming us were warm and helpful. Overall great place and decent price/quality ratio. Defintely recommend!
I would return to this property. It was hard to find an affordable 2 bedroom and 2 bathroom place close to everything. Be aware that this is on the 4th floor ( 3 floors above street level) with no elevator, which can be challenging with luggage and after a long day walking in the city. Also Google maps place this apartment 1/2 block away from its true location which was confusing, so read street names. I was very satisfied with the place.

Finding a hotel in Rome that fits a family of 5 is very difficult, so this apartment fit the bill nicely. The apartment was clean and well-kept and, thankfully for a June visit, the air conditioning works well. And the managers were easy to work with for check-in and communicated well leading up to our visit. The only drawbacks were 1) no lift in the building, so lugging 5 suitcases up 4 floors was not ideal, and 2) the kitchen is actually in unconditioned enclosed patio space, so also not ideal. But, overall, a nice location (close to Spanish Steps and Barberini metro stop) and good spot for a family.

The worst place I have ever stayed there was fecal matter in the shower
The property is centrally located but has serious plumbing problems that are not urgently taken care of or maintained we ended up moving to a different hotel and now having to dispute the charges thru our credit card because on top of having to deal with fecal matter coming up in the showers they still want to charge us ! I would not recommend it his to anyone .

APARTMENT LOCATION: "good" about 7-10 minute walk to Spanish Steps, metro, Trevi fountain, hop on/off bus stop and restaurants.
APARTMENT SIZE: "very good" 2 bedroom, 2 bath, combined living/dining area, and very small kitchen which appeared to be a converted porch/balcony that has been enclosed.
APARTMENT CONDITION: "good" but everything looked a bit older and more 'worn' than it appeared in the pictures. And, they've added additional furniture which made it feel more crowded in the apartment.
APARTMENT AMENITIES: "good" it has the basic necessities but there is no freezer to keep ice and there is no 'special extra touches' that many other vrbo apartments do for their guests. And, we were provided only one bath towel each which had to last us for 3nights/4days. Personally, I don't mind reusing a towel a few times but there was no back up options for towels that get dirty or to use in case of wet floors and etc.
APARTMENT CLEANLINESS: "fair" the blankets/comforters were used, dirty, stinky and not replaced. We arrived before the apartment was cleaned and saw the cleaning people (2 men) fold the used blankets and put them back on closet. We reported this but nothing was done to resolve this issue.
PROS/CONS:
Apartment is in a decent location with basic necessities but is on 3rd floor with no elevator...
MY SUMMARY: I'd definitely recommend this apartment based on its size and location (if you're looking for something close to Spanish Steps) but insist on clean blankets. And, if you like ice then you'll need to reconsider options for making/keeping ice as there is no freezer in the refrigerator.

all'appartamento come in realtà è;la cucina è su un terrazzino;abbiamo atteso un'ora e un quarto in attesa delle pulizie ( siamo arrivati alle 13.30 !) ; l'unico phon presente era rotto (grazie alla ragazza che ha seguito il nostro soggiorno, il giorno dopo,nel pomeriggio, ce n'è stato consegnato un altro.) Da curare l'organizzazione dell'alloggio.
Great location, lovely apartment. We happened to vacation during a very hot week, we wished air conditioning was the same in Rome like it is in the USA, but its not. It was warm as we slept. Spring or Fall maybe a better time to travel to Rome.
The location was great, right near the beautiful Spanish Steps and down the street from a great breakfast place Pepy’s. If you go the the Vatican, go very early and there is no line. We went right in and up the stairs in St Peter’s. Beautiful view. Trains and the stations location make it simple to travel to Anzio and to swim was wonderful.

Decent apartment.....
Great location and courteous staff. Apartment not quite as nice as the photos. A bit more worn and tired. The balcony was converted to the kitchen and although covered, it gets very very warm and not conducive to any kitchen related activity. The AC units in the apartment seemed to barely keep the place cool. Lots of steps to get to the unit as it's near the top floors.
Great location. About 5 min walk to the top of the Spanish Steps. You're in the middle of a lot of restaurants and very close walking distance to other landmarks like Trevi Fountain. The property itself was really nice. It's 2 bedrooms/2 baths. A queen (possibly king) sized bed in each room as well as aqueen sized sofa bed that my wife and I stayed on. My kids and parents stayed in the rooms. A good amount of space for 6 people. What made our stay over the top is the service we received from the property manager, Emanuele. He was a TON of help. Not only did he carry our largest luggage up to the 4th flr (no elevators on property), but he provided a map and drew out all the places of interest and best paths to get to them. He listed where Spanish Steps were in proximity to the unit, as well as Trevi fountain, and how to best get to popular landmarks like the Vatican. The best piece of advice he provided was where top eat. He pointed us to the neighborhoods where the locals like to eat and warned us about bars/restaurants close to landmarks like Vatican being over priced and not as good. This advice was dead on. I would defintely stay here again and would recommend to others as well.
Only note is that the AC's in the unit didn't work that well. That may be due to the heatwave Italy was experiencing during our stay there. It was about 94+ degrees and humid.
