This stunning 4-bedroom, 3.5-bathroom villa sits on top of a hill and is part of a 20-hectare organic farm, surrounded by the most beautiful Tuscan landscape. The estate includes a private lake and an infinity swimming pool, offering breathtaking views over the heart of the city of Florence and all of its main monuments.

Located just 4 miles from Florence's historic district, the property provides a one-of-a-kind retreat, while offering easy access to the many attractions and activities the city and the surrounding Tuscan region have to offer!

The villa and its Garden.
Recently renovated to the highest standards, the villa retains all of its original charm and features, while meticulous attention to detail and tastefully selected furnishings have created a truly unique space, which perfectly blends with its historic structure.

Surrounding the villa is a magnificent 20-hectare park with scenic paths winding through olive groves, fruit trees, and flowers. A peaceful private lake, complete with a charming wooden house, offers the perfect setting for meditating and relaxing, where you may be visited by the wildlife that inhabits this serene, magical environment.

Just outside the villa’s entrance, a fully furnished shaded pergola is ideal for unwinding, enjoying al fresco dining, or hosting a barbecue. The lavish infinity swimming pool (10x5 meters or 32x16 ft.), surrounded by a gazebo with daybeds and luxurious lounges, provides stunning panoramic views of Florence. The fenced pool area is equipped with a shower for added convenience.

Location details.
The villa is located in the Settignano area of Florence, just 4.2 miles from the beginning of the city’s historic district.

The charming village of Settignano is only 0.6 miles away and can easily be reached on foot. It offers several excellent restaurants and pizzerias, cafés, a pharmacy, grocery stores, and other conveniences. The nearest bus stop is also in Settignano, where bus line #10 provides direct access to Piazza San Marco, from which it is possible to easily reach all of Florence's main sites (on foot).

A short five-minute walk from the villa leads to the world renowned gardens of Villa Gamberaia, one of the most meaningful examples of Italian Gardening.
The nearest large supermarket is about 2.3 miles away from the property, while Florence’s main train station (called Santa Maria Novella), is just about 5.8 miles away.

The villa spreads over 2 floors, designed for both comfort and luxury:

Ground floor.
- A state-of-the-art open kitchen, with a French door that opens onto the outdoor dining, lounge, and BBQ area. This space is also directly connected to the first living room, which features a cozy fireplace.
- A spacious dining and living room with a second fireplace and French doors leading to the outdoor dining, lounge, and BBQ area, fully furnished with comfortable sofas and chairs.
- A convenient powder room.
- A laundry room.

First Floor.
- Master bedroom with a king-size bed and an ensuite bathroom featuring a large shower.
- Double bedroom with a King-size bed and an ensuite bathroom with a shower.
- Two additional double bedrooms: one with a Queen-size bed, and the other with two Twin beds (which can be combined into a King-size bed upon request). These two rooms share a bathroom equipped with a bathtub, shower head, and hand-held shower.

Giovanni was extremely helpful in showing us the best way to arrive at his villa. It was a bit challenging, but so worth it once you arrive at this bucolic setting. The accommodation was homey and comfortable. Everything I imagined an Italian Villa to be.

What you expect from a Tuscan villa
We had a great stay. Giovanni was responsive via whatsapp to any of our questions. The pictures of the property are representative, but obviously at the most beautiful time of year. We booked Christine for our last meal and she and the meal were great. I would recommend booking her for your first meal as well because we were tired when we finally arrived and then had to set out for food. Also, recommend pre-ordering food and having it at the villa when you arrive. This place won't be for everyone. It is fairly remote and the drive is somewhat challenging if you stick to the correct routes and very challenging if you try to go your own way. I wouldn't want to depend on private drivers unless you were planning on camping out at the villa only. It's rustic in all the best ways.

Amazing Villa! Can’t wait for our next stay
This villa truly surpassed our expectations! The photos online do not do it’s beauty justice. It is unbelievably stunning. Giovanni was also extremely accommodating and friendly. Met us upon arrival and gave tons of recommendations on top of the booklet that was already provided. Just a 20 minute drive from the city center of Florence, it was the perfect escape out of the busy city. I cannot wait for our next visit to Florence! Grazie!!

Wonderful views
The setting of the villa in the hills above Florence is impressive. There's a lovely pool also with magnificent views. The property is isolated and therefore extremely quiet and peaceful. The house is in need of some maintenance- from the front door which sticks to the air-conditioning in the first bedroom upstairs on the left which doesn't work and numerous other small things which need fixing,replacing or updating.

Beautiful Countryside Villa
About 30 minutes outside Florence city center, up windy roads, you’ll find this peaceful, beautiful property. The air conditioning in the bedrooms helped beat the midday heat of summer, but most of the time we were swimming in the pool. The furnishings are to be expected. Most importantly, the homeowner was welcoming and the groundskeeper always greeted us in the morning on his tractor!

Our Stay In Florence
This property is magnificent! It is out of the way in the hills overlooking Florence. Pro tip here if you want to stay here. Settignano is about a 1.5km walk into town. Here you can grab the bus to Florence or any other destination. The walk down is fine but the walk up can be grueling. You have to make 100% sure you have transportation or you will be isolated! We stayed in May and temperature was perfect and the grounds green and lush. Warm days and cool nights. We had 8 stay in the villa and it was terrific. Bedrooms are more than accommodating. The pool is a great place to hang out and the picture doesn't do it justice. It is really nice. Overall i give it 5 out of 5 but only if you have a car or driver on call. Grocery store is not far but again i can't stress the need for transportation. I wonderful trip!

We had a great stay at this charming property. Everyone attached to this property from the owner Giovanni, Claudio the grounds keeper, to Antonella who helped us plan in advance were a pleasure to deal with. Great way to stay near the city, but also feel at peace in the "jungle" as one of our drivers put it. The weather wasn't 100% cooperative (lots of rain), but we made the best of it. Definitely good to book the drivers in advance (as we confirmed once there, would have been too freaked out to rent our own cars). Plan ahead and you'll be good to go! We also booked Cristina to do a cooking class which was so much fun and delicious. Great stay - Thank you so much!

Awesome break from busy cities!
We thoroughly enjoyed our visit to the villa in the countryside outside of Florence! It was a very nice respite from the busy and crowded cities like Rome and Florence. The villa is charming and the pool a welcomed delight! It was lovely and personal to be met by the owner, Giovanni!! He showed us around and oriented us to the property. Thankfully, we shopped prior to arrival as the groceries are quite a distance on foot. We did attempt this once both for exercise and experience. The walk can be steep and the heat of the summer make it challenging even for a family of exercise enthusiasts. The views are amazing though! The little town was charming but not much available there. Fortunately, we booked Cristina for all meals! These were organized and delicious and in my opinion- a MUST! Although it is recommended to have a car driving would have been quite challenging with narrow roads and hairpin turns. We opted for private drivers recommended by the staff and again- I strongly advise this! We used then to travel into Florence for the Tour de France which was an amazing experience as well as sightseeing and dining. If you are looking for a quiet charming place to regroup, recharge, relax, swim and read this is your place!

Gorgeous Villa - Monster to Find
The Villa is beyond gorgeous..the setting is beautiful. It is everything described. DO NOT try and find it yourself. CallGiovanni. After you learn the way, it is still a bit difficult but manageable. Remember, it is an old Villa. you will not always have hot water if there are 8 people. There is a washer, no dryer. There is A/C. but only in the bedrooms and not strong, but nice. We loved this Villa. We would return. We had to go and buy toilet paper and paper towels....not sure what this was about...but it is nonetheless delightful.

Relax and enjoy
Overall, this is an idyllic property that is well located and offers a relaxing environment, with a really great pool that overlooks Florence (Duomo is visible!) We met the owner (Giovanni) and on-site manager (Claudio) and they were very accommodating and helpful. We had a catered birthday lunch at the villa and it was sensational. Thanks to Christina and Mauro. It is however let down by its overall cleanliness - particularly the kitchen area. The oven was very greasy and the cutlery and plates etc were not well cleaned. The road to get to the accommodation is challenging but once mastered it is ok. Unfortunately, the property contact (Antonella) was difficult to deal with and very rude, particularly after we had previously advised of the small birthday lunch (she organised the caterer), only to say we hadn’t and then wanted to charge an event fee of €500-€2500, plus an additional cleaning fee! This soured the experience. We did not pay the additional fees. Despite that low experience, I would recommend this property for a group seeking a great getaway outside Florence which is reasonably accessible by car, but would suggest driving to the nearly station and catching the train - 3 stops to Florence.

Idyllic and relaxing
The owner sent a very helpful guide once we booked. The villa and property were idyllic and exactly what I was hoping for! We loved being able to eat outside as well as enjoy several peaceful locations to relax on the property; the patio, another outdoor seating area & the pool area. The inside provided ample space for our family of 8 & the air-conditioning worked well in the bedrooms at night. We hired the chef for 2 nights & loved it! The care taker, Claudio was friendly and nearby if we needed anything. I had wondered how getting to and from the villa would be. There is no uber and taxis won't know how to get to the villa. If you aren't renting a car, book quickly with the driver that the owner suggests. Our hope was to get a driver for the first and last day when we were carrying luggage. Without a car, I also wondered what the walk to Settignano would be like. The walk is beautiful with spectacular views.Our adult kids (18-30) didn't mind making the walk down and back each day but for those of us who are older and not in our best physical shape, the walk took more effort and time (especially on hot days) It is up & down hill both ways. In the mornings we gave ourselves 30 min to get to the bus stop and took bus10 to Florence. Walking back took more like 45+ minutes.We did walk to, and ate at La Sosta del Rossellini and La Cupponcia both in the village. They were excellent! We also walked to the nearby Villa Gamberaia Gardens. We'd stay again.

Upon our arrival (after getting lost despite following the directions) we were disappointed.
The pros of the villa were the spectacular view of course! We were very pleased with that. The kitchen was very functional and easy to cook in. Claudio was very helpful and accommodating. The brand new high chair and pack and play crib were also a plus! Unfortunately our overall impression was not what we had anticipated. The photos online really made the villa seem bright and airy and the outdoor space was a real selling feature. Upon arrival we found the villa musty and dirty. We realize this is an old building, however, cobwebs, dust and even a bloody bandage behind a sofa cushion were not a pleasant welcome. In terms of cleanliness this was by far the most unclean in all my VRBO experiences. The toilet in the master en suite also did not flush properly and we found ourselves using other bathrooms throughout the night. The outdoor space wasn't desirable. The furniture was strewn about and also did not come across very tidy. Due to animals, the grass surrounding the pool was all dug up. Out of your control I realize but didn't make the pool area as enticing, especially with our baby. All in all we made the best of things and had a nice trip but for the money we spent and the photos we saw it did not meet our expectation. The cleanliness and very musty smell were the biggest disappoint. I hope this feedback is constructive for the future. It really is a beautiful villa and there is so much potential for it to be spectacular.

Beautiful Villa & Views with Hard Drive & Not Close to Town
The Villa was absolutely beautiful - rustic charm with some of the most breathtaking views of Tuscan countryside and the city of Florence I have ever seen. Amazing pool and great grounds to walk with a pond and dock. Internet is functional but do not come here expecting to work - it isn’t set up for high quality video calls. We came for holiday so that was not a problem for my family but I want others to be aware. Dishes were a little dirty so we always had to wash them before use…we discovered a dishwasher by day two so that made things easier! Some spiderwebs and dust but it is a villa so that was to be expected. 5 star bedding and towels - was very happy with these cozy comforts! They were clean, very high quality, and felt luxurious. This is the perfect place if you and your family want to get away from the city and experience a quiet country lifestyle alone. Make sure to pre-order enough groceries for all your meals and book the chef. Going to the grocery store was not fun because of the drive up and down the hill into Florence. This is a great property if you only want to stay at the property. Our family did not want to be this isolated and thought we could easily walk into town of Settingano for lunch or dinner. This was not the case as the walk to town was hilly uneven pavement and took much longer than the listing described (45 mins one-way). We may not have taken the quickest route but could not figure out the hand written map we received from Giovanni and didn't feel comfortable walking through people’s property not being able to speak Italian. Make sure to stop into Gamberaia Gardens on your walk although price of 20 euro was a little steep. No one was walking on these roads at night so we could only walk to lunch in Settignano. The drive was typical small town stone path roads in Italy so get a small car and be comfortable backing up when you cross paths with other drivers on the hill. Overall this is a great property but I want people to know what they are getting into before they book. It is not that easy to get to the town and even harder to get to Florence. Private Drivers are expensive (120 euro one-way, 240 euro total) but they made our lives much easier as the drive was difficult…especially at night. Highly recommend Tommaso Ciliberti at Tuscany Shuttle Firenze - he was kind, timely, and really saved our vacation when we wanted to explore the city without worrying about someone having to drive. Now we know :)

Beautiful Villa
Giovanni’s home is beautiful and very comfortable. The surrounding countryside is gorgeous. It was a little difficult to understand the roads around the villa and villages, but after a while we figured it out! Giovanni helped us with everything, from supplying delicious food upon arrival, groceries, heating, and suggestions for our trip. He was a great host! We loved being in the countryside as well. Not too far from Florence. I would recommend renting a car but taking the train into Florence from the Rovezzano station, as driving in Florence is complicated.

Avant de vous lancer dans l’aventure, sachez que cette jolie propriété est à 35/40 minutes en voiture du centre historique de Florence. Surtout, suivez les instructions d’accès laissées par le propriétaire (pas votre GPS), ainsi que toutes ses autres recommandations. L’accès à la propriété est un point négatif : la route est très étroite et à double sens, et l’entrée ou la sortie du domaine nécessite plusieurs manœuvres. Le lieu est idyllique une fois que vous y êtes : des vues imprenables sur Florence, un grand jardin, des hectares d’oliviers et une piscine très agréable, située au bout d’une allée d’oliviers à quelques pas de la propriété. Si la météo vous empêche de sortir, vous risquez de trouver le temps long et l’endroit particulièrement isolé. A noter que quelque soit la météo, le calme est garanti. La villa a le charme des propriétés qui ont une âme et nous y avons été sensibles. L’aménagement intérieur est celui d’une villa dans « son jus » avec le confort qui y correspond, même si des travaux de rénovation ont été entrepris côté cuisine (grande, beaucoup d’équipements mais de la vaisselle manquante: verres, bols, ..) et chambres (climatisation efficace et silencieuse). La propreté est celle d’une villa où les passages se succèdent. La villa a du cachet, nous y avons globalement tous passé un bon moment et particulièrement apprécié la présence et bienveillance de Claudio. A éviter en cas de météo capricieuse (lieu isolé et sombre)

Extremely disappointed
This property was extremely difficult to find, especially because GPS doesn’t locate it. Owner gave directions from Florence airport, but if coming from elsewhere, you’re out of luck. Property manager doesn’t speak any English and none of us spoke Italian which made communication difficult. I had asked in advance about internet speed after reading some negative comments about it online, but was assured the speed was fast enough for my husband to work while we were there. This was not true, and was a deal breaker. The site advertises a laundry, however they don’t tell you they only allow you to use it once per day. We left this Villa after two days to find other accommodations at the expense of losing our prepaid deposit. We found the owner to be quite arrogant, and do not recommend this property.

Perfect Location and Property
This was a huge, beautiful home with an amazing pool just outside of Florence. We had a wonderful time. The kitchen is well equipped, the property caretaker was very kind, the ac in the bedrooms was cold, the pool was divine. What else can you ask for? Oh and definitely hire the cook, Cristina, to make at least one meal for you. It was one of the best meals we had in Italy! Overall, our stay was fantastic. One word of info though, tiny roads leading to this beautiful property so take your time and don't have a big car, LOL!
