Villa “petit paradis” is about a spacious, modern, warm and colorful 320 m2 villa, built, renovated and maintained with love, high exigencies and attention to detail. But mostly, it is about a wonderful villa situated in a unique, totally private verdant and unspoiled peninsula property of 15 hectares.

Disposing one of the few private large-scale properties open for guests in Lefkada, we put our best to indulge you in the high standards of contemporary hospitality. We offer: true privacy and complete peace and quiet, enthrallment by the surrounding luxuriant nature, an impressive infinity pool, a private 1400m long seafront on the property’s perimeter, including a specially created paved space perfect for swimming, relaxing, sea sports, boating, snorkeling, etc., as well as stunning panoramic views of the sea and the nearby islands from the many yards. And, of course, a big 320m2 villa which can host up to 10 guests.
Being spacious, comfortable, cosy and cheerful, villa petit paradis is a typical example of modern architecture that combines discreet luxury and effortlessness, in perfect harmony with the natural environment that surrounds it.

The “petit paradis” property is essentially the peninsula formed between the Sivota bay and the Gulf of Poros. It overlooks an area surrounded by a host of large and small islands, among which are Ithaca and Kefalonia. The property is adjacent to a smaller peninsula owned by the Onassis family (whose estate also includes the Lefkadian islands of Sparti and Scorpios, just a short distance from “little paradise”).

The villa is placed on top of this peninsula, enjoying stunning panoramic views of the Sivota bay, Poros, Kefalonia and a host of little islands.

The property has a 1,4 km seafront, which includes a private platform/jetty created for swimming and mooring of boats and 4 kilometers of roads and paths ideal for walking, hiking, cycling and exploring.

Villa “petit paradis” is the ideal summer retreat for guests looking to unwind in complete privacy and get close to peaceful natural scenery, while in the comfort, coziness and convenience of a well-thought-of, tasteful and arty residence.
“Petit paradis" is the ideal match not only for nature lovers, but also for those who wish to pass their vacations in tranquility, hanging around in the breeze of the many yards, for those who like to sunbathe, to swim in crystal clear waters, read, sip cocktails or have siestas by the pool.
The more adventurous and curious can organize little getaways in nature, engage in water sports such as windsurfing in the famous Vasiliki beach, or fishing, diving, snorkeling and boating in the private beach.
Petit paradis could be the launching pad, as well, for visits to the breathtaking beaches of the west side of Lefkada (Mylos, Kathisma, Kalamitsi, Egkremnoi, Porto Katsiki to name just a few), or for gourmet visits, night life, wine tours and local shopping in the quality boutiques, restaurants, cafes and bars of the nearby villages of Sivota, Vasiliki and Poros.

About Sivota, Lefkada: Sivota is a village in southern Lefkada, located inside an idyllic bay. The names are Homeric; in fact, Sivota is where Dörpfeld places the point of Ulysses’s return to (Homeric) Ithaca. Sivota is a tasteful village with fishing and sailing tradition. Its renovated and enlarged marina offers ideal conditions for safe mooring not only for sailing boats and zodiacs, but also for large recreational yacht boats. It has restaurants offering delicious fresh fish, traditional greek and italian cuisine, cafes, bakeries, breakfast and snack bars, as well as varied night life with live concerts, themed events and cocktail and lounge bars. Supermarkets and local little shops offer the visitors a good local and international choice of goods for all their groceries and appliances.

The distance to Sivota village is about 45 minutes on foot and less than 10 minutes by car. The distance to the private seafront-harbor inside the property is 10-15 minutes on foot or less than 5 minutes by car. Aktion International airport is 15mins by car from the city of Lefkada and about 45 mins from the property.
A daily ferry route to Kefalonia and Lefkada leaves from Vasiliki village, which is only 6km away (or 15min by car). For practical reasons, the rental of a car is recommended for the duration of your stay. All of the internal roads are dirt roads.

About Lefkada: It is noted that Lefkada, the “island of poets and legends,” is also the only Greek island directly accessible by road and has an excellent internal road network. It is 350 kilometres (4 hours by car) from Athens and just an hour and a half from Igoumenitsa, while the international airport at Aktion is just 15 minutes from the island. As an Ionian island, Lefkada is adjacent to Italy, which is an enormous relative advantage, as borne out by the large number of Italians (and other Europeans) who vacation there and by the innumerable touristic boats that visit it. In Lefkada Town there is a large modern marina that provides mooring for touristic boats. Lefkada is a verdant and geologically polymorphic island with breathtaking beaches, and is surrounded by a host of other islands. The cultural and artistic life of the island is intense.

Lovely Lefkada
The villa is in an incredible location with the best views. It had all the facilities we required to make our stay comfortable. In our Family we had 7 Adults who all found peace and quite in some part of the property if required for relaxing. We had some late communication on check-in with Rania the manager and only managed to receive the property location once we were in Sivota. This should have been all done via email prior to us arriving. Once we had made contact Rania was excellent with communication. Although the villa has all you require it is very dated especially internally. Looking back at the advert photos they don't show any of the bathrooms. Shower heads don't fit as they should, Holes in and around the shower taps. Only two bedrooms have walk in showers the others are over bath showers and we found that it was easier to use the external shower at the poolside. Hand rail at pool broken, One sun lounger leg broken, The pool had been re-painted internally and hadn't set so everyone got paint on them whenever they had a swim. The painter had got paint halfway up the tree next to the pool and dripped on the flags around the pool. They defiantly wasn't qualified painters. In a previous review 2018 it was pointed out that the property was on the cusp of being dated and I don't think the owners have taken this on board. We did have a fantastic holiday and the positives all combined outweighed the negatives. Would we stay here again it has to be a No unless updated

Beautiful property, the best management.
Location of the property is unique; stunning sea views extending to Kefalonia, Ithaki and Meganisi; direct private access to the clearest, coolest most wonderful tourqoise sea; the house could benefit from a bit of refurbishing but nevermind that; the property manager Dimitris and his assistant Klodia are doing a wonderful job; house is kept spotlessly clean, amenities of good quality and always supplied in plenty; every inquiry answered and attended to immediately; guests welcomed with a full refrigerator and more than adequate refreshments. Excellent recommendations for restaurants, boat rental, beaches, etc. Really nothing more that one can ask for.

Villa with amazing views and beautiful pool
We have had a lovely week with all the family. The villa is so wonderfully located on the top of a hill with a nearly 360 degree view of the bays around. The hospitality of the owners was outstanding. They had left us an extensive welcome pack full of goodies. The rooms all had a view and balcony and had comfy beds and nice linen and towels. The outside area was exceptional offering 3 different eating areas. The pool is huge and deep with a wonderful view. There was lots of shady comfy seating. It has a drivable bumpy road leading up to it but that just adds to the adventure. We would definitely recommend it.

Villa Petit Paradis really is Paradise
The location is superb, views are stunning and sufficiently off the beaten track (literally) to make you feel all on your own, yet with the charming harbour of Sivota within a few minute’s drive. Access to the property is via a potholed track passed other properties and through olive groves. Whilst not for the nervous driver, everyone else should be fine, so no need to rent a 4x4. As soon as you arrive on the property, the road to the house is fine and this splits down to the private cove. The young ladies that own the property are charming and very helpful, the plethora of provisions on arrival, gives a feeling of being genuine welcome, whilst also a good guide to the artisanal produce available on the island. You can tell that they have put a lot of thought and detail into the property and I get the impression that each letting season results in their ability to do the next project to improve the property further. What a property it is, occupying 22 hectares of headland, its own private cove, the 360 degree views are stunning interrupted only occasionally by olive trees, which conveniently provide shade to numerous outside spaces, that make this an ideal property for large gatherings of family or friends, where you can always find a quiet spot away from everyone. Internally, functionality is faultless but elements are on the cusp of being dated. The rooms are lovely, all of them leading to a balcony or outside space that provides another area to enjoy. The largest rooms are at the top and ground floor of the house and are in essence self-contained studios, with separate accesses. Both could accommodate two adults and two children if required, albeit the upstairs studio contains a small double bed. The first floor accommodates three bedrooms, two of which are perfect for a family of four, being interlinked by a shared bathroom. A large en suite double bedroom is located at the end of the corridor. The ample open plan living room and dining room is adjacent to the kitchen, from where at least three outside eating areas can be accessed. The pool area is superb and the pool itself fantastically deep, be aware if you have very little children. As for drinks, there is a seating area beautifully created with views to Ithaca and Kefalonia that it is like a new painting each day. I left the property immediately wanting to go back and I am next year. My only regret in writing this review is that it might increase demand, hence I have tried to be negative!

A wonderful vacation in a magical villa
We stayed my family and a couple of friends, in the villa for seven wonderful days. A week of pleasure, which we felt we were living in a movie. We go on vacation in villas on a regular basis for many years and I can say with certainty that this is the best vacation villa we have stayed in. The website describes the villa and what it has to offer well but it is far from what it really is. The property offers and gives much more. This property offers so much pampering, great location, relaxation, stunning views, and a wonderful view. The pool is huge and cleaned every day. It is surrounded by a large square, part of it with a shadow and part of it with a sun, and it has luxurious furniture that includes sun loungers. The large courtyard with the landscape terrace is clean and pleasant and the private beach is simply magical. The villa is clean and maintained to a high standard, well equipped and has everything it takes including pampering toiletries. The reception and warm attitude we received from Meliti and her sister Lydia were beyond anything to expect. Of course I would warmly recommend the villa to my close friends. I have no doubt that we will be back rather soon!!!

Beautiful Villa overlooking the Sea
I stayed in this wonderful villa with my family for a week in September. On arrival Meliti and Lydia greeted us with freshly made lemonade and a basket of delicious cakes, bread wine and olive oil and honey made by their family. The views over the sea were spectacular, especially from the deepest swimming pool I've ever swum in. The trek down to the private jetty was very good exercise where we jumped endlessly into the crystal clear water. I loved the sprigs of lavender and shampoo amongst other little luxuries that were laid out so beautifully in the bathrooms. Meliti and Lydia were wonderful hosts and we hope to come and stay here again one day.

It really is a paradise!
The website gives an impression of how beautiful the villa and location is, but you have to see it to believe it. The views from the terrace out over the sea are breathtaking and the pool is the biggest and best that we have experienced in any rental property. The villa is very well equipped, but you will want to spend most of your time outside. Meliti and her sister were perfect hosts and took care of us from the first enquiry we made to the day we left. The pool was cleaned daily and the grounds and the villa were well maintained. We visited Sivota on a few occassions and had good food at lunch and dinner, but our preference was to eat at the villa and enjoy the sunsets and beautiful, clear starry skies. We would definitely recommend this special place to friends and family and we hope to be back for a further visit before long.

Utter Heaven!
Our third time back to this delightful villa and I can say with complete confidence that we will definitely return before long. The villa itself is spacious, homely, clean, light and airy, welcoming and delightful. It's the moment you realise where the villa is situated that you will be lost for words. It is perched on a peninsula, overlooking the gorgeous fishing village of Sivota on one side, a large bay on the other and the islands of Kefalonia and Ithaca... among others, to the south. The gardens are large with wonderful features such as an incredible pool, outdoor shower, terraces overlooking the southern islands and its own private jetty. They've thought carefully about comfort and at every vantage point, you'll find a chair, sofa or sun bed. A great deal of care has gone into making this villa and its surroundings delightful and if you are fortunate enough to meet a member of the family, you will understand why.

Breath taking, charming, warm and sensational
Returning to Petit Paradise after a 2 year gap, still took us by surprise and we found our eyes watering as we wandered onto the expansive terrace which overlooks Kefalonia and Ithaca. Nothing really prepares you for this villa. It has to be experienced to be believed. In spite of visiting many places, I have never found such a breath taking, charming, warm and sensational house. The owners couldn't be more helpful, both in terms of preparation for our time in Greece, together with meeting us on the terrace on arrival (with a cool beer and home made lemonade) and bringing us delicious local cakes to add to the well stocked cupboards and fridge. The bedrooms are delightful, all with a wonderful view, the sitting room large and the kitchen just perfect. Our two families were more than comfortable (4 adults and 6 children). The outdoor space is really rather unbelievable. Wonderful terraces, surrounded by olive trees, all with a shady area when you've had enough of the sun. The pool is huge and gives you outstanding views to the islands south of Levkas and is surrounded by very comfortable furniture. If you've had enough of the pool, then you can head down to the private bathing area for some spectacular snorkling - or sit on a deckchair on the little quayside. I have a feeling we will be back rather soon!

Outstanding
What I can I say. Communication with the lovely ladies who own the villa was easy and they were always accommodating with every request. They supplied feather free pillows and everything we needed was there upon arrival. We arrived to refreshments laid out beautifully and a nicely stocked fridge and cupboard along with a Greek hamper of goodies, which was a nice surprise. There was even a stash of booze! Th kitchen has everything you need and more! The villa is truly spectacular, so much so that on a couple of days we didn't want to leave so that we could enjoy the pool and the stunning views, which were perfect for a spot of meditation. The villa was SPOTLESS, and I'm a bit of a clean freak! It was so clean that I slipped on the sparking floor! The villa feels homely and secluded and like a real hidden gem. My friends couldn't believe we'd found somewhere so special and were wowed when we arrived. Seeing there delighted faces was wonderful. The drive up to the villa is a good 8 - 10 minutes along an uphill bumpy road, so do ensure you have a good 4 wheel drive as this makes it much easier, but this adds to the excitement. There were 9 of us at the villa, but it felt like less as there is so much space. The pictures do not do the villa justice. The pool is bigger than it looks and is also super clean. The tree creates lovely shade. I need an excuse to go back there very soon. The views at this pace are honestly phenomenal and the highlight of the villa. We had many fun afternoons by the jetty, but I would recommend you don't drive all the way down as it can be a little tricky driving back up. (stop half way). We went down there at 6:30am and jumped into the sea to watch the sun rise, which was a real treat. You should do this! I cannot recommend this place enough. (Unless you're not a confident driver - as the drive up to the villa can be a little tiring and tricky along the uphill dirt road). I personal loved it and felt a bit like GI Jane! Indeed, a little bit of paradise!
Petit Paradise was everything it was described as and more. The house was very spacious with most bedrooms having their own bathrooms en suite. The outside areas were beautiful and the pool surpassed our expectations with fantastic views and lots of shaded areas to sit and relax. The owners were incredibly helpful and generous, welcoming us with a wonderful basket of local Greek produce and thoughtful food provided in the fridge to get us started. Everywhere was very clean and well maintained. The 4 wheel drive jeep they provided for getting down to the private cove was very necessary as the tracks on the peninsular are very rough and steep! The local village of Sivota was lovely with a good choice of traditional restaurants and a very good modern bakery serving coffee and breakfasts. I would definitely recommend this property. It works very well for 2 families holidaying together. One of the twin bedded rooms has beds that are really only adequate for small children so if you have 10 adults 2 of them might be quite uncomfortable! This and the really rough roads are the only reason I have given it 4 stars as opposed to 5 stars.

Best view in Lefkas
A thoughtfully and well prepared modern house set in spacious and very private grounds, with the most incredible views on all sides!! The owners Lydia & Meliti are incredibly welcoming - and so happy to share their local knowledge where needed. They have thought of everything you might need during your stay. The swimming pool is fantastic too! Syvota, the nearest village, was our favourite and its only 5 mins drive away. It's a lovely port, which seems to be popular with the sailing crowd, with lots of good restaurants and a few grocery and souvenir shops. A big recommendation would be to spend at least one day out on a boat - we hired a 6m rib with a fabulous captain - Jerome - and had a great day visiting a cave, snorkelling, lunch at a really nice place on Meganisi, visited beaches and a lighthouse. We enjoyed our week in Lefkas very much and I hope to return one day! Very many thanks again to Lydia & Meliti for renting us their house.

A wonderful vacation
Me, my family and several close friends stayed at the villa at the beginning of September. And it was a wonderful experience. The villa is very beautiful, much more than you could imagine from the photos and the descriptions. The rooms are furnished like a luxury hotel with everything you might need. So are the bathrooms. And the most important thing, that shocked us all was the view - a 360 degree view to the sea and the two bays- that of Syvota and Micros Gialos. It cannot be described with words - a breath taking view to the sea, to the small harbours and to the islands ahead. This marvellous scene was enforced by the garden - very green, with big trees and so lovely pool - situated in a so good place, that it seems that the pool ends and the sea starts at its end. Astonishing. The owners are very hospitable, helping in everything you could ask. We really enjoyed our stay there and it is one of the places we liked most in Greece. And the villa really deserves its name - a small paradise, secluded from the crowd, letting you to relax and enjoy the stay there.

Our stay at Villa Little Paradise
This was our first visit to Greece with our family and the disparate ages of our children makes it difficult to keep everyone happy. This villa with its huge pool and plenty of outdoor space was just what we needed for the boisterous younger ones. The views are breathtaking from its fantastic position on the hillside and its proximity to Sivota was perfect for our older teenagers who sought evening entertainment. The owners were incredibly kind and helpful to us, providing advice as to where to visit. There are some amazing beaches on the west side of the island and we enjoyed renting a boat and exploring the smaller islands on the east side but we were more than happy to be at the villa, enjoying the views, in the pool or diving off the private jetty into the crystal clear sea.

A unique and private paradise
I stayed here with my young family (2 boys aged 3 and 5) and absolutely loved it. We had space, privacy and amazing views. The owners were courteous and considerate and I would highly recommend it.

On the ground floor, around the villa, there are shelters with awnings that provide shade, and besides the olive trees, there are paved yards furnished with big wooden tables, benches, chairs, cushions, deck chairs, hammocks , a swing, etc. to create small areas for relaxation and entertainment.
