The Trail House - 5 Bedrooms, sleeping up to 10 near Glentress & Peebles

Providing flexible self-catered accommodation in the Tweed Valley.

Located at the foot of Glentress, just 1.5 miles outside Peebles, the Trail House sleeps up to 10 in 5 bedrooms. The main house offers spacious and comfortable accommodation for small to large groups. Zip and link beds in all bedrooms mean we can cater for all combinations of sleeping requirements. We also have a smaller Wee House which is available for groups of up to 4, this allows the Trail House to take groups as large as 14, Please enquire if this interests you.

Whether you are here to mountain bike around Glentress and the surrounding trails, cycle on the quiet country roads, fish on the River Tweed, golf, walk, go trail running, tackle the tree tops at GoApe, attend a wedding, shop, eat out or just relax in the house, The Trail House is a perfect base for your time in this stunning valley.

The Trail House has secure bike storage facilities and bike wash.

Parking/Outside:

The houses are part of a small grouping of buildings, all traditional converted barns/steadings and cottages. The Trail House was historically the Stables building before it was converted and extended.

We have an enclosed ‘courtyard’ at the front of the house. During Spring, Summer and Autumn months there are picnic tables and a BBQ. Please note that this is a shared space between the Trail House & Wee House, each have their own patio and tables but it is a social space for both and you may be sharing it with the guests from the other house. If this doesn’t sound like something you’d be comfortable with it may not suit your group.

PLEASE NOTE: The house is located in a quiet residential area, it is not suitable for loud parties. The house is in part a traditional converted farm stable building, there are steps to access the front door and also internally to step down to the living/dining room. It should not be regarded as fully accessible due to the nature of the older building.

There are 5-6 parking spaces at the Trail House. These are shared by both houses.

Family friendly, great location

Perfect house for our get together with family. We booked the trail house and the wee trail house next door. Plenty of space to spread out. Well equiped with everything we needed to do our own cooking. Perfect location for biking at Glentress. Clean and nicely decorated. Great communication with host.

A Week with Friends

Trail House is a great size for up to 10 people. We had 7 in our group and had lots of choice for beds. There was no problem with sharing the three available showers and toilets and they were well equipped with plenty of toilet rolls - not always the case! Lots of eating and cooking space and plenty of storage. The dining/living room was really cool when the outside temperature was mid 20s so that was a real bonus. I’m sure it would be really cosy in the winter too as it has a large wood burning stove. Plenty of car parking. All in all we had a great time and met some very nice neighbours too.

Tranquility on the Tweed

I cannot say enough wonderful things about Our hosts and her attentiveness to communication, cleanliness, comfort, directions and information on the area. Our grandchildren thought it was the best with access to hillwalking amongst the sheep and the forest and streams nearby. The kitchen had everything we needed to create breakfast, lunch and dinner. Plenty of space for sitting. Though the accomadation is set amonst other homes we never heard or saw others, it was always very quiet and peaceful. We also used the laundry room and this was very helpful for our large family. The bedrooms were nicely appointed and the beds were very comfortable with some having a very nice view of the area. We highly recommend this property and we will definitely return one day.

A property with character, charm and mod cons all rolled into one!

Great Christmas holiday - plenty of space for diverse age ranges to spend time together and be apart depending upon what was happening. Plenty of heat and hot water which is always reassuring when the weather can be cold. The kitchen was great for preparing a Christmas dinner, including a vegetarian option! A lovely christmas tree was the finishing touch to our stay in the house. Have already recommended this property to another part of our family.

Great place!

We thoroughly enjoyed our stay at the Trail House. The size of the house was perfect for our needs. The living and dining areas were modern, clean, and more than adequate for the 10 of us. The kitchen was very well-stocked and the beds were very comfortable.. An added bonus was the outside dining area including a gas grill. Also, there are lovely sights to visit within 20 minutes of the property.

Having recently returned home from France, where I was running Ski Chalets in Chamonix, I decided to set up the Trail House. Hopefully this will be an ideal location and property for groups to come together and enjoy the Tweed Valley. I personally love mountain biking, trail running and this valley is perfect for both.
