About this property

TRAVELLING SOLO? HOME WITHIN A HOME, with Private Kitchen, in West Kensington

With its own FULLY FITTED KITCHEN for your sole use, a private bathroom, this 1 bedroom flatlet within our own home is perfect for the independent single tourist, business traveller or mature student visitor wishing to be in the heart of London. It has easy access to the underground [“the tube”] at West Kensington [4 minutes’ walk] and Baron’s Court [8 minutes’ walk]. The Olympia Exhibition Centre is a 3 minute walk away. Kensington High Street? 8 minutes on foot, by bus 3 minutes.
Buses are many and within a 2 – 4 minute walk from here.

THE SPACE – Generally:
Located on a quiet residential West Kensington street, our well-appointed flatlet is perfect for the independent traveller or business visitor and offers all the comforts of home, office facilities too if needed [see below]. It is accessed via a shared [with us] front entrance door and has its own door within our quarters and so is completely private.

The flatlet [18.70 sq. m/201 sq. ft] comprises a single bedroom [overlooking the pretty garden], private bathroom and fully fitted kitchen for your exclusive use. The rooms will be professionally cleaned, the linens changed, once a week during your stay. The flatlet is served by BT Infinity fibre optic Wi-Fi and has its own landline telephone.

THE FLATLET – In Detail:
SINGLE BEDROOM - with fitted wardrobes, hangers, a hair dryer, a laptop friendly desk and chair, landline ‘phone, a side chair, alarm clock and a Smart TV. [Bed 3ft/91cm wide.]
Generous bedding, linen and towels are provided with a choice of summer or winter weight duvets. Non-feather pillows can be provided – just let me know at time of booking.

THE KITCHEN - contains fitted units, a breakfast bar, electric oven, gas hob, microwave, ‘fridge, sink, toaster, kettle, cafetiere [French press], combined washer/dryer, cutlery, utensils, china, glass, pots, pans – an electric mixer if you wish to bake a cake! – and all the usual kitchen paraphernalia [tea, coffee, salt, pepper, oil, herbs and spices etc.,] that you have at home in your kitchen.

THE PRIVATE BATHROOM – fitted with hand basin, lavatory, bath and hand-shower. Drying rack for those items you do not wish to put into the tumble drier.
Shampoo, conditioner, soaps, tissues, cotton buds and cotton pads are also provided for your use so no need to pack those..

GARDEN – there is direct access from your kitchen to the pretty, brick paved garden which you are free to use; it has a table, chairs, an external power supply and garden lighting. I am very happy if guests wish to entertain business colleagues or friends there but, being considerate of the neighbours, no loud music out there, please.

ALSO PROVIDED:
An iron and ironing board, FM radio, central heating for the winter, a fan if the summer weather gets hot and a convector heater if those nights are chilly. US & EU to UK electric plug convertors, an umbrella and other useful bits and pieces.

Carbon monoxide detector and smoke alarms are also installed, together with a fire extinguisher and a ‘simple to use’ burglar alarm which covers the flatlet and our personal quarters. A Gas Safety inspection is undertaken annually, a copy of which is within the flatlet.

EDIBLES on Arrival:
In order that you do not need to go shopping immediately upon arrival, I will provide you with milk, eggs, cheddar cheese, bread, butter, yoghourts, cereals, OJ, bottled water and fruit, marmalade and jam, tea, ground and instant coffee too. Pasta and a pasta sauce, tinned tuna, crisp breads and other dry goods are also supplied so you can make yourself a quick supper if you have been working late or have been tramping around museums and have had no time to shop.
If you have any dietary preferences [i.e., you prefer gluten free bread, or regarding the type of milk you prefer], then do let me know.

OVERNIGHT GUEST?
A good, comfy Intex inflatable bed is available for the occasional weekend or over-night visitor if you are a long-stay guest [2 weeks+] but only with our prior approval.
There will be a nominal charge for this additional guest, the laundry and cleaning.

OFFICE FACILITIES?
As I run my business from here, I have a printer, scanner, office stationery, stamps etc and will be pleased to help you with anything you may require for your business or travel purposes.

RESIDENT CAT
We have a one of these. See photo on listing. Whilst he just loves people he is not allowed into your quarters so you may only see him in the garden via the bedroom window or as you come and go through our shared front door/stairs to your quarters.
Clearly, if you are allergic to cats, then this is not the accommodation for you as there will be “fur on the breeze”.

SMOKING
No smoking is allowed in your rooms though you may do so in the garden.

HOUSE RULES
We have no ‘house rules’ per se, excepting mutual respect and consideration for each other.

THE NEIGHBOURHOOD
This part of West Kensington is predominantly residential and so is very quiet. Public transport of all types is within just a few minutes’ distance. I have lived in West Ken for 30+ years and walking here, day or night, has never been a concern. North End Road market is close by [4 minute bus ride, 10 minute walk]; Kensington High Street is on our doorstep [3 minute bus ride, 8 minute walk] as is the Westfield Shopping Mall [6 minutes by tube; Westfield has cinemas, restaurants, bars as well as great shops].
There is too much around here to put in writing now so – come and explore!

GETTING AROUND
Getting around London [or within the UK] is very easy from here as we are SO central. You will find a broad range of travel books, maps, transportation literature in your quarters to help you during your visit. Do buy yourself a “Visitor's Oyster Card” for London’s public transport travel as soon as you arrive at London Heathrow - or you can do this on line [via “Transport for London”] before your arrival. Alternatively, if you have a 'contactless' credit or debit card, this works the same as the Visitor's Oyster card on all London’s public transport.

BIKE HIRE
There are several racks of “bikes to hire” in the neighbourhood, all within walking distance. Ask me and I’ll give you detail of their locations.

ABOUT US and GUEST INTERACTION
Our maisonette comprises 2 [combined] flats; we live on the raised ground floor, your flatlet and my office [I work from home as an interior designer] is on a level with the garden. We have been letting the flatlet for over 25 years and whilst your privacy will be fully respected, I am around during the weekdays [we are usually away at weekends] to answer any questions, advise on ‘what to see’ in London and the UK, or to just have a chat if you wish!

We love having guests here to stay and will make you feel ‘at home’ [or leave you alone] as much or as little as you wish.

FINDING US
Reaching us from London Heathrow Airport is simple. Take the train from LHR to Baron’s Court [Piccadilly line] and then change platforms and take the District Line train for the one stop journey to West Kensington. There is then only a 4 minute walk to us.
[Also see “Getting Around” above.]

CHECK-IN AND CHECK-OUT TIMES
We'll be as flexible as we can regarding check-in and check-out times, subject other guest's bookings of course.

STEPS
Please note that there are 6 steps to walk up from the street to the main front door and then 12 down to access the garden floor; consequently, the accommodation may not suit those who are frail or infirm.

YOUR OWN INSURANCE
Seems obvious to say, but please ensure you have adequate insurance to cover both your travel plans and your personal belongings.

Amazing location
Wonderful area to explore, also easy access to underground and transport to other areas of London. Host very responsive and helpful. Flat very small but comfortable. I’d echo the other reviews I’ve read re the bathroom situation - adding a fixed shower head and curtain would make things more practical for guests. Wifi also a big issue, as I’ve read in other reviews - little to no wifi access and mobile data patchy while in flat. However, overall a comfortable, well located and welcoming stay.

Excellent location to transport & local shops. Found bedroom very small & cramped. No room if you have large suitcase, especially if having to navigate narrow small stairs. Felt cleaning standards could have been of a higher standard. standard.

Comfort and secure accommodation
The flatlet suited me perfectly, the location was very convenient and well suited to someone travelling alone. I did not have any difficulty with access although note that the description on the listing of stairs to access is correct, this could be tricky if you are not able bodied. Trish was extremely helpful and accommodating both with check in and ensuring I had everything I needed to make my stay very comfortable. I was extremely happy in my time there.

A great little flat for the solo traveler
A wonderful little flat, within waking distance of everything one needs to explore in London. A welcoming host, thoughtful welcome package and a delightful space in which to recover from a day of exploring. I enjoyed every moment of my stay and was made to feel welcome from the very beginning.. thanks Trish and Kim!

JUST WONDERFUL
Trish was a wonderful & caring hostess. Never intruded upon my privacy. The unit was stocked with tea bags, milk, cheese, eggs juice & many other items provided, at no cost to me & to help me enjoy my stay. The unit was cosy & comfortable. WiFi worked with no restrictions. My only concern was there was no shower facilities. I am unable to have a bath as I cannot get myself out since having a knee replacement. Thank you Trish - I will return - maybe when London is not aving a cold & rainy perid in June. I wish you health & happiess AND A BIG THANK YOU

Perfect distance from London and surrounds
Very accommodating hosts though from the downstairs flat you can hear everything above in their kitchen. It was a lot smaller then I expected and the garden access was poorly designed. I rented this flat purely for access to an outside area.

Ideal for single traveller
Trish is the perfect host. She was quick to respond to my booking request and was eager to provide the perfect welcome to her home and London before and during your stay. The apartment has everything you need for an excellent stay. A well equipped kitchen, a cosy bedroom and a spacious bathroom. There is ample storage space for your belongings and Trish makes a point of providing food essentials to start you off. The flat is located very close to the high street with loads of places to eat and shop as well as West Kensington tube station and the bus routes. Coming from Heathrow airport you can save money by getting off at Barons Court and walking the very easy, flat 12-15 minute walk to the apartment instead of getting a cab from Earls Court or changing from the Piccadilly Line to the District Line. I would have no hesitation in recommending Trish's apartment to any single traveller. I felt safe, comfortable and welcome for the five nights of my stay.

Cozy and cute
The listing and reviews are very accurate. Trish and Kim are delightful and I very much appreciated the groceries to start me off. What a nice touch. Location, location, location. . The tube is handy and there are multiple bus lines. Many stores and restaurants in the area and I tried the recommendations Trish has in her house book of handy information and that we chatted about. A very pleasant stay, and the garden is lovely.

Cozy and Comfortable
This fully equipped flatlet is in a great location with super easy access to groceries, restaurants and the extensive City and District Underground lines. The description states "home within a home" but I did not realize that was meant literally. One must pass through Trish and Kim's flat to get to this flatlet but don't be concerned, your privacy and theirs is absolutely respected. The full-size stove with oven was a welcome feature I haven't found in other rentals. Can't get to the store right away? No problem. The flatlet is stocked with supplies for several meals, depending on your preferences. At the end of a long day, the huge bathtub was a welcome sight. We don't have bathtubs this long in the US. I was able to completely submerge in bliss with ample hot water. Thank you, Trish, for a wonderful stay.

Wonderful, welcoming
The flatlet is everything I could have wanted! A quiet little home away from home in a safe and interesting neighbourhood. I ate at the "local," the Cumberland Arms, 2 evenings and felt perfectly safe walking after dark, even as a 70 year old woman. If you don't want to walk, there are plenty of transportation options within easy walking distance. I cannot imagine a more congenial space for a solo traveller. I have stayed in a number of VRBO's and have never experienced a host who went above and beyond the way Trish did. Imagine checking in after a long flight to be warmly greeted and find a kitchen stocked with a lovely array of delicious food! Trish even asks for the type of milk you prefer so she can make everything perfect for your stay. The garden is a lovely oasis when you want a bit of peace away from the bustle of London. The bedroom was small, but here was plenty of space for all my clothes and personal items, and I do not travel light. And for once, Trish helped me take my bag down the stairs. I cannot say enough nice things about Trish and her husband Kim, a very interesting couple of long-time Londoners who were available for a friendly word or to provide advice on where to go - and how to get there. Communication could not have been better. If I return to London, I know already where I will stay. Thanks so much Trish and Kim! Please give my love to Ozzy.

My hosts are very nice people, and they helped me quite a bit to find my way around London. I was there solo, and definitely needed some help. The flatlet was a little too small for my liking, but if you are going to be out and about most of the time, it's fine. I didn't like not having a lock on my front door, and there was no bathmat for inside the bathtub. I almost fell getting out as the tub was slippery. For safety reasons, this should be corrected. These 2 changes would make a big difference! Otherwise, it was a decent neighborhood, and I felt safe walking around.

I feel the listing was very misleading…
Stayed 1 night, not the 6 planned on. Unable to check in at 3:45p (listed at 4p-had agreed to earlier) host very short with me! i asked to use the WC and wifi to call my family, but she asked me to go down the road to a cafe. Mind you i didnt have cell service and dont know the neighborhood. The cafes in the area did not have wifi! had to walk over 20mins to the next town with a starbucks. Neighborhood is confusing and not well lit at night, when i could connect to gps it had me walking through a dark park where several grown men standing around so i avoided it as i was alone and unfamiliar with area, not the safest idea. Host was accommodating on checking in late and did have a few small items stocked in the fridge. The host did give me a step by step walk through…but it was 10pm and i did not look closely or open/use things. Listing had old pictures-flat and the hosts did not look the same. I misunderstood “home with in a home” thinking they owned the building in the pic-like an upper/lower apt or duplex. It was a small apartment building w/other tenants and this “flatlet” was a room in their basement w/no lock on the door, not as clean as pix-their flat is tiny/very over crowded. My room had dirty carpet, hot water kettle w/old water & several chunks floating! Toilet did not flush, listing stated shower-sign posted said not to stand-only to rinse hair/take a bath. Tv/wifi very spotty/not working well. Very noisy-was woken up at 3am and couldnt sleep. Very disappointing.

About the host

Hosted by Trish Walker

Host profile image
I am an interior designer and have run my practice for some 30 years, handling the design, project management [and everything else from the ground up] for high end residential properties in Central London and the South East of England. I Can describe myself as a 'baby boomer’, who has an eclectic taste in music from Tchaikovsky, Dvorak to Techno, Dance and everything in between and beyond too. I have latterly discovered the joys of gardening! I enjoy the theatre as does my partner, Kim. He is an accomplished amateur actor, director, producer of some long experience whilst running his own business too. He is a fluent French speaker. We love having guests come stay so we can enjoy, and learn from them as much as we hope they will appreciate us and what we can tell them about our lovely London. Having a Resident Feline is a must for me. For Kim? Good food and wine in the 'fridge is Kim’s preference so he, as self-appointed Chef of the household and enamoured of Good Food, can cook a decent supper.

Why they chose this property

If you are travelling on your own – whether for business, as a tourist or a mature student – then our West Kensington, very central London accommodation gives you The Best of all Worlds. Total independence – to cook, sleep, bathe, spend time in the garden, to come and go as you wish whilst knowing there are friendly faces [me and my partner, Kim] who will help you, give advice and chat, as much or as little as you wish and with complete personal safety too. Much better than staying in an impersonal hotel, or in a flat on your own, I’d say. I have been enjoying hosting Guests here for over 25 years so know all the “bells and whistles” to make your stay with us a memorable one.

What makes this property unique

Your own "home within a home" here gives you, as a single traveller, total independence with the comfort of knowing that your Hosts are born and bred Londoners and that we are here to advise and support you during your visit without encroaching on your own personal space [that, of course, works both ways ...].
What could be better when visiting the wonderful City of London than to have your own Kitchen, Private Bathroom and Bedroom, in such a good location for the sights, for transport, free and easy access to come and go as you wish and all with the comfort of knowing that you will be safe and supported?
