This is a bright, spacious and contemporary 2 bedroom (one Superking/Twin bed and one King Bed plus a portable cot for a baby by arrangement) Garden Flat with two bathrooms (one en suite) in the heart of Edinburgh's New Town. The flat has every mod con you could possibly want for a short stay, long weekend or longer stay in the City including HDTV, Sky TV including Sky Sports, BT Sport, full WiFi, Sonos Music system, Nespresso coffee machine, wine cooler and an amazing private garden with table, chairs and gas BBQ (gas supplied). There is also a small utility space with washing machine and new Bosch tumble drier. There is also a wood burning stove in the lounge (all logs supplied at no extra cost). We also have a garaged car space available nearby for an additional cost and if pre-booked with us. The flat is 5 minutes walk to the heart of the City Centre; George Street, Princes Street, a 10 minute walk from Edinburgh Castle and the Old Town, and 12 minutes walk from the main railway station, Waverley Station as well as from the tram and bus networks which gives access to the airport. The flat is also 5 minutes walk to Stockbridge & Broughton Street, two of Edinburgh's most vibrant suburbs. The flat is therefore well served by quality restaurants, coffee shops, bars and supermarkets (Tesco Metro and Sainsbury's Local at either end of the street) as well as being handy for all the major tourist attractions.

This property is just lovely and had everything we could possibly have needed. Edinburgh is especially busy at this time of year, and it was nice to be staying somewhere a little calmer and quiter, even though we were only a few streets back from Princes Street. Scott was a great host and let us drop our bags at the house when we arrived earlier in the day.
Very comfortable and lovely attention to detail. The Christmas tree and Advent calender were nice additions.
The location was excellent. We would highly recommend staying here.

This is a terrific place to stay when visiting Edinburgh. Easy walk to most places we wanted to go, with lots of things to do close by. Owners took meticulous care to make sure place was ready for us when we arrived and gave us a TON of helpful information to make our stay great! Highly recommend staying here. :)
Perfect! Very well furnished, comfortable beds, walkable and near brilliant restaurants. Host provided an extensive list of activities, restaurants and history of area. We ate at the end of the street at Little Capo and I can’t recommend it enough….little small so go early before prime time. We loved New Town area and Northumberland specifically. The historical nature of the unit with all the modern conveniences makes it a winner! We contacted our host several times prior to our stay and he was quick to reply and very helpful. I wish all listings could be this good. Thank you Scott. We look forward to staying again next year.
The flat is in the best possible location… a short walk to Princes St & the Royal Mile, but far enough away to really feel as you live on the cute, residential street. The flat itself is great— the kitchen & living room open wide to a private garden where you could grill and sit. The time of yr just didn’t accommodate that, so we’ll have to come back! Two good sized bathrooms and comfy beds. Little touches like local fudge, and a beautiful plaid wool throw. Highly recommend!

Very clean and all the amenities! Loved that they had a garage and washer and dryer! Scott responded quickly with any questions and offered a lot of suggestions for places to eat and things to do in the area. The kitchen was well stocked and a market is very close. Would definitely recommend!
Scott's place looked like the pictures in the listing. Very nice, clean, and comfortable. Traveled with a couple of friends, and we all slept well in the comfortable beds. Perfect, walkable location. I was concerned about noise in New Town. but his place was very quiet and away from the main roads.
Everything you need is right there for you! Down the street or Up the street. The Flat was just plan perfect for us two couples. Coffee in the morning or wine in the evening we felt very comfortable after a great rest or a long day of site seeing. Washer and Dryer help us out a lot. Thank you!
Great location for walking around Edinburgh and exploring sights, restaurants and pubs. Several good bakery/coffee shops nearby. Beautifully appointed flat. Extremely comfortable for our party of 4 adults. Nice and quiet at night so it was easy to get good sleep and get recharged for the next day. Highly recommend as a great spot to stay. Look forward to returning next year!

We stayed 5 nights in The Garden Flat with our family, including two teens. We thoroughly enjoyed our stay and found the flat perfect for our time in Edinburgh. The location can’t be beat if you want to be close to everything but also have a local neighborhood feel to your stay. We particularly liked being close to Stockbridge. We were a 15 minute walk from the new St. James Quarter shopping district which had great restaurants and a convenient tram stop to get to other places in town. The flat provided so much space for us to feel like we’re truly living in Edinburgh even if only for a few days. The weather prevented us from using the outdoor space, but we loved out much light the living area had with all of the windows to the courtyard. The washer / dryer combo was a highlight and well used during our few days there. Last but certainly not least - communication with the host was great and we really appreciated the detailed information he provided about a week before our stay including entry instructions and many, many recommendations for restaurants and other things to do in the area. We would not hesitate to stay here again.
The apartment was exactly as advertised. There are two grocery stores at each end of the block so you can get anything you need. The walk to the tram, station and any of the big tourist stuff is easy even with kids. Finally the host was mega responsive when we had questions.
The location of the flat can’t be better for travelers who want to get immersed in the culture of Edinburgh. The flat was clean and well stocked with all of the amenities we needed. We took advantage of the grill out in the garden one night too. The owner recommendations for restaurants were perfect. We were a short walk into the hustle and bustle of the tourist area but welcomed the amazing neighborhood we stayed in. We even took advantage of the Stockbridge Market. We couldn’t have asked for better!
We stayed at the Garden Flat to celebrate our 20th anniversary and we are so glad that we did. Let’s start off with location. Located in New Town just north of the park it’s in a quiet, residential area which is great for relaxing after a busy day of sightseeing. It is, however, perfectly located within a 1-2 minute walk is a supermarket, 2 coffee shops, 2 restaurants and a great wine bar! St. Andrew’s square is a 10 minute walk and it’s about a 15 minute walk to the Royal Mile where we also picked up our bus tours.
As for the flat itself, modern, warm and comfortable. The bed is super comfy and the showers have great water pressure and plenty of hot water. Plenty of closet space as well. The living room/kitchen/dining room is great and they have plenty of USB outlets for your charging needs. One awesome bonus is the garden patio. We were busy most days with tourist stuff but managed to spend some time outside. It is so nice to have this place to escape to after a crazy day of tourist stuff.
Scott is super friendly and very helpful. There are plenty of instructions for the place which is very helpful coming in from another country (US).

We loved the Garden Flat in New Town! The space was modern, well appointed and clean. Yoga was done in the private, spacious garden. The location was excellent and very walkable to pubs and all of the best things to do in Edinburgh. Highly recommend!
5 star accommodations - luxury with high-end furnishings
Lovely flat with high-end furnishing, comfortable beds, plush pillows and a nice outside sitting area. 4 adults stayed for 2 nights and were very comfortable. We spent over 2 weeks in Scotland and the UK staying in a mix of 5 star hotels and home rentals; this one did not disappoint. They provided premium pots and pans, utensils, soaps and shampoos and coffees/teas. The washer and dryer worked well (the dryer takes awhile to properly dry but that seemed to be the norm in the UK). There is a parking spot that can be purchased for an additional cost that is a few blocks from the flat as street parking in front of the flat is for permits only. It's about a 5 min walk to the parking garage, which wasn't an issue for us, just something to be aware of. There can be an issue with blowing fuses when certain lights are on but there were clear instructions on how to reset the breaker. We had to stand on a chair to reset the breaker so if we had to find fault with this place it would be we wished they provided a small step ladder. This is a great place that will not disappoint! Thank you for opening your lovely place to us, we wish all rentals were this nice and well furnished!
The apartment is beautifully appointed and well equipped. Everywhere was spotlessly clean when we arrived and the garden was such a bonus as we had good weather during our stay. My wife and I have lived in Edinburgh for over 30 years now. We have 6 'twenty something' year old 'children' and have lived in our Town House in Northumberland Street for almost 9 years now. Most of the 'children' have now left home and so we decided to convert the Garden Flat into a completely self contained property suitable for holiday/business lets. It is stunning and is the sort of place that we would want to rent if we were visiting a capital city ourselves. We would like to think we have thought of most things which will help make your stay comfortable and special. We even have an available garaged car space nearby for an additional charge if you wish to take your car with you to allow you to explore further afield.
Why they chose this property
The property is quite unique for the letting market in Edinburgh in that it also has it's own private and self contained gardens at both the front and the rear of the property, as well as a garaged car space nearby (for a small additional charge). This architect designed garden, which has also recently been redeveloped is accessed directly from the kitchen/dining/living areas via large glazed double doors onto a stone patio area. Outside tables and chairs as well as bench seating are provided for private guest use as is a gas BBQ (gas supplied). The garden is lit too so can be used in the evenings. While we do not condone nor encourage or even allow smoking in the property, smokers are welcome to use the front or back garden areas for smoking. We ask that guests refrain from using the garden after 11pm at night as sound travels and we do not want to disturb our neighbours

All windows are double glazed.
