A three bedroom, two bathroom that sleeps 6 guests in 3 bedrooms

Grooms is one of seventeen holiday cottages at Town Farm, on the edge of the Chilterns. We are a working arable farm, with some sheep over the surrounding hills, we are lucky to have views over to Ivinghoe Beacon on one side, and Aylesbury Vale on the other. All the cottages each have their own unique charm, and we also run a campsite during the summer months. The `Pick Your Own` opens in June and guests can take a picnic and stock up on fruit and vegetables - this is a five minute drive away. It is only a ten minute drive to Tring Railway Station, shops and facilities, or a ten minute walk to Ivinghoe village, with pub, shop and tea room. London Euston is a 40 minute train ride from Tring Station.

Grooms is a two storey property with open plan living room/kitchen, three bedrooms, two bathrooms and an enclosed garden. The living room has views over the garden and Vale of Aylesbury beyond.

The living area has comfortable sofas to seat six, a flat screen TV and DVD player. The kitchen area is fully equipped with cooker, microwave, fridge, freezer, dishwasher, washer/dryer. There is a large dining table which comfortably seats six.

The three bedrooms consists of one double and two twins. One of the twin bedrooms is on the ground floor. Both twin beds have zip link beds if you prefer to have double beds.

The ground floor shower room has a shower enclosure, toilet and basin. Upstairs the bathroom has bath tub with shower over.

Heating is by electric radiators. Please note that rental includes a GBP30 allowance per week, for electricity and allows us to be able to remain environmentally green as possible. Any extra is charged as used.

Parking for two cars is available at the front of the property.

Up to two pets are welcome in the property, please let us know on booking.

Wi-fi is included in the rental.

The property has access to a tennis court available to hire, games room and a children`s play area on the farm.

We request a refundable GBP100 damage deposit for stays of up to 27 days, and one week`s rental for stays of over 28 days. Please see our terms and conditions for further details.

An excellent stay.
We have nothing but praise for our recent stay at one of the Town Farm cottages. Booking was very friendly and helpful and after our arrival we were made to feel genuinely welcome - as was our little dog and also our grandchildren when they came several times to visit! They absolutely loved the place and its play facilities. The cottage itself was very clean, bright, warm and comfortable and we appreciated the fresh flowers and fridge items that were left for us. We were also pleased we were able to park our car right outside our cottage so a quick dash was all we needed on a couple of really rainy days Overall we thoroughly enjoyed our stay. Thank you... and we very much look forward to another visit!

Lovely cottage with just a few niggles
This was our second stay at Town Farm Cottages and our first in Grooms Cottage. Overall the cottage was well presented and is ideally located in a picturesque and peaceful setting with easy access to local ammenities. The communication with the staff at Town Farm Cottages beforehand and during our staff was excellent. The kitchen was well equipped with all the applicances we needed and there was ample crockery, utensils and cooking equipment. The rooms were all well furnished with plenty of seating in the communal area and storage in the bedrooms. There were a couple of more negative points for us though such as the duvets were far too thick for the time of year and a summer weight duvet would have been preferable, the drawer fronts on most of the freezer drawers were cracked making opening them difficult when avoiding making futher damage, the settees were a little uncomfortable and the mop in the cleaning cupboard had a rather unpleasant smell from being stored away damp. Some of these points though are more personal prefence on our part such as the duvets and settees. We'd have no hesitation in staying again if on holiday in the area and would also consider camping too as the facilites for campers looked impressive with pop up caters being on site over the summer period. The fish and chips from the van on site were delicious..

A perfect view of The Beacon
Nestled in the foothills of the Chiterns, Town Farm and Grooms is an excellent base to enjoy the Ashridge estate, with so many wonderful walks . Grooms cottage is part of the outbuildings of the farm and is set in a secluded courtyard, with stunning views over the surrounding countryside. We loved the evening sunset and view of Pitstone Windmill. The Leach’s who run the cottages and campsite are the best of hosts, with nothing being too much trouble. If you want a bolt hole in the heart of The Chilterns , you should definitely consider Grooms Cottage or one of the other properties in the Farm.

Perfect location overlooking Ivinghoe Beacon
The cottage is in a idyllic location overlooking Ivinghoe Beacon, breathtaking views and just a short walks from the village which has a lovely pub. Grooms is the perfect location to unwind and the hosts, the Leach family, could not be friendlier or mor helpful. We are loving our time here and would recommend it to anyone looking for a short break, or in our case a place to stay while our new build is completed.

comfy cosy cottage
This is the third time we have stayed in town far cottages and we enjoyed our stay just as much as usual. the cottage was spacious well equipped and our dogs loved the big grassy garden. The cottage was well equipped and catered for all our needs including one of our group who was disabled. the only improvement would have been a seat in the downstairs shower. but otherwise another great stay. we will definitely return

Senic Sanctuary

Grooms Cottage in excellent location
We stayed in Grooms Cottage of Town Farm for just over a week. It is in the perfect location for many walks, Whipsnade zoo and much more. The cottage is well furnished with everything you need for a comfortable stay. The bedrooms are lovely and roomy with plenty of storage space. Bed linen, towels & shower gel was provided and the tea, coffee & cookies and starter washing up kit was a lovely touch. There is a small fenced garden with a picnic table attached to the property and considering Town farm is also a camping site the cottage seemed very private & quiet. My only comment is the water pressure in the showers is very low, so as a lady with long hair washing it took longer than usual.

A great find!
We were not at Town Farm for a holiday - building work meant we had to move out of our home for some weeks - however we certainly felt like we were on holiday! We stayed in Grooms. It had everything we needed for a family and the bedrooms were spacious. The garden overlooked the countryside and we spent many an evening enjoying the view over a cold beer. It’s in a beautiful location - lots of walks and good pubs nearby for food. A perfect venue for exploring The Chilterns.

Comfortable home from home stay at Grooms Cottage Town Farm
We had a lovely comfortable stay at Grooms Cottage. The staff are very friendly and helpful. Nothing is too much trouble. Grooms Cottage has a beautiful outlook from the back and Town Farm is conveniently situated. A short walk into the village of Ivinghoe where there are some friendly local pubs. We had a wonderful stay here with our grown up family who are spread far and wide. This was a convenient meeting place for us all and greatly suited our needs.

Christmas stay
We enjoyed our stay here- a 3 generation Christmas celebration. There was plenty of room and also a good supply of pots, pans, crockery and cutlery which is not always the case in holiday cottages. Our only disappointment was the lack of Christmas decorations! Fortunately one of our daughters was able to bring a tree with lights and baubles. A good time was had by all!

Our stay at Grooms Cottage
Our family of 5 with the addition of two hairy Basset Hounds and a Staf had a delightful 5 week stay in this lovely cottage. The cottage was well equipped and clean., very comfortable and warm. The vistas and suironding area are beautiful and peaceful. It was a charming and relaxing stay. The attention we received from the hosts were second to none. We will definitely be back.

Just book it!!!
Just returned to Ireland after a fantastic week in Town Farm, it's a great location, close to Luton Airport, Whipsnade Zoo is just 5 mins away, walks, trekking, shops, villages all around us, on a beautiful farm looking out on lush fields. The cottage was very clean and comfortable with everything you needed for your stay. Although there's about 16 cottages and a campsite it's very quiet and peaceful. The campsite seems to be very well ran as it gets very busy at weekends but at night you don't hear a thing, would I go back.......in a heartbeat

Spacious barn conversion in a beautiful location
This is a spacious, well-equipped barn conversion in an AONB - the view from the garden at the back is outstanding. Excellent customer service from the family who own Town Farm - very helpful and friendly. Thoroughly recommended.

A good holiday
The cottage was clean and welcoming when we arrived. The tarts, milk and tea/ coffee were very welcome, but it would have been more useful to have salt and pepper, a kitchen spray, washing up brush and cheese grater. The location is excellent and the staff were all friendly and helpful. Apart form the items mentioned above the cottage has everything you need - it is not luxurious but is comfortable and practical.I would happily return for another holiday.

Grooms Cottage Jan and Feb 2018
I stayed at Grooms Cottage within Town Farm for 2 months and have no complaints about the accommodation or the level of assistance and support from the "Town Farm Team" which was friendly and efficient as ever - I have stayed at Town Farm 15/20 times previously and this is always the case. The location is ideal, peaceful but close enough to any amenities required.

I originally come from Cape Town, South Africa, and my home is now on the farm in Ivinghoe. My husband's family have owned Town Farm since the 1930's, it is an arable farm, with some sheep farming. Our brother in law also has a "Pick your own" just down the road, with everything from Asparagus in Spring, strawberries, and a long list of fresh vegetables throughout the summer into Autumn. We now have 17 cottages on site, which we started converting from barns in 1995. Many of our guests have enjoyed staying with us from all parts of the world and appreciate the beautiful countryside around us and there is always plenty to do.

Why they chose this property

All our properties are comfortably furnished and offer all the convenience of your own home, all with fully equipped kitchens, some with dishwasher, washing machine and tumble dryer. Linen and towels are also provided, together with an information pack in the property, with a list of local activities and things to do.

What makes this property unique

We love the area because you can be in the middle of the countryside one minute and hopping on the train for a 50 minute ride to London the next. The Chiltern Hills offer a wide variety of activities, from National Trust properties, walking through the bluebell woodlands, driving through the picturesque "Midsomer" villages, to visiting Tring Zoological museum, swooping down the real snow in Milton Keynes Snozone, or playing Top Golf in Watford. All within 30/40 minutes of the farm.

We are also close to the Grand Union Canal which stretches from London to Birmingham and which offers leisurely walks and boat hire. We are also only around an hour from Stratford on Avon, a little further to Oxford and Cambridge, and is a good basis for sightseeing.
