A lovely characterful and cosy cottage located in a private road in the quiet village of Docking, just a few miles from the coast and beautiful Brancaster beach. With vaulted ceilings, exposed brick fireplace and wooden beams, this is a relaxing and romantic couples retreat.

Sexton's Yard has a really lovely welcoming feel as soon as you step inside the front door. Managed by the owners who live close by, a stable door opens into the open-plan living area which has a beautiful exposed brick feature fireplace with multi-fuel stove. With comfortable seating and dining space for four people and a Smart television with WiFi and radio the room is great to snuggle up in with a glass of wine.

The kitchen is well-equipped and comes with modern appliances and solid oak work surfaces and perfect if you want to cook.

Upstairs you will find two stylish bedrooms both with double beds and a shower room.

Outside there is a sunny fully-enclosed shingle courtyard garden with garden furniture so you can soak up the rays and dine alfresco or enjoy the homemade cake the owner bakes for you on arrival!

Cottage for 2
Very good, but for the low ceiling on the ground floor and the awkward turn on the steps. We are of average height and had to stoop. The stairs have an awkward bend and are directly to the right of the bathroom door , not a good place for nocturnal visits to the toilet.

Quick trip to see the sea
Absolutely loved this cottage, I don’t think I’ve ever come across a cleaner in my life time, it really was clean also well equipped, very comfortable bedrooms what you really should expect but on this occasion exceeded, first time Ive used Norfolk Hideaways in 25 years visiting Norfolk and they were helpful when I had a query so will use again, great weather and being in one of the loveliest parts of uk (in my opinion), made out to be a great week

Delightful high quality cottage
A delightful high-quality cottage where we felt right at home. Delightful furnishings and quirky olde-worlde cottage features. The owner left us a delicious homemade cake. Docking is perfectly situated for North Norfolk sights and we would stay at this property again without any hesitation.

The perfect getaway cottage for two.
This little cottage ticked all our boxes and exceeded our expectation. The owners add some lovely little touches in this cottage which makes it stand out from any other cottage we have stayed in. Spotlessly clean and well decorated throughout you feel you have just walked in to a gorgeous little cottage made fresh for your arrival. The small but perfectly formed kitchen has all the amenities you need including a washing machine and dishwasher. A little tip don't bring lots of frozen food with you as its only a small freezer in the top of the fridge. There is a good convenience store in the village which has a good variety of items and a fish and chip shop within an easy walk from the cottage for those occasions when you don't want to cook. Its a perfect getaway during the winter as it was lovely and warm and the log burn kept us more than toasty in the evenings. Location was ideal for us as we came here to go birdwatching along the coast. Snettisham and Titchwell Marsh are within an easy 10 to 15 minute drive, Holkham beach is just 25 minutes and Blakeney Point only 30 minutes drive. The perfect getaway and will certainly be booking again when we go back up to Norfolk.

Perfect Hideaway !
Beautiful little cottage, exceptionally well thought out with some lovely little touches - Prosecco, cake and a tea tray on arrival ! Exceptionally clean and well kept. Fantastic location for seeing the stunning North Norfolk coast absolutely loved our few days there and hope to return soon.

Lovely cottage in a good location
The cottage was lovely and clean and in a great location for travelling around North Norfolk. It had everything you needed and the owners left a couple of nice welcome treats! The beds were amazingly comfy too, we had the best week’s sleep in months.

Country bolt hole
The cottage was clean and tidy. Very cosy especially once the log burner was going! Nice to escape the madness of the world - once the door was shut we were in our own little bubble! One negative was the shower - it was the only thing really that let the cottage down. Yes the bathroom is small (as is the second bedroom) but that’s ok if the shower is half decent - which it isn’t unfortunately. A power shower would be an excellent addition to what is a lovely little cottage.

Christmas break
A fantastic little cottage for our Christmas break. It made a lovely change to have a cottage that was immaculately clean and well equipped. The homemade cakes waiting for us on arrival we’re a treat too. We can’t wait to stay again.

Great base to explore North Norfolk
It is a very well appointed property, quiet, charming and well equipped. My only issue was the low height of the downstairs ceiling and the doorways. If you are around six foot tall then you will not be able to stand up straight in the living room and will have to remember to duck through the doorways. The only other (very minor thing) was the lack of a freezer compartment in the fridge. And Docking itself does not have a lot to offer. But to judge from the comments in the guest book everybody who has stayed here absolutely loves it. We certainly had a most enjoyable week and if I was just a bit less tall we would be very happy to go back. There is so much in the area, beaches, wildlife, stately homes, lovely villages etc etc. Thank you for having us.

Wonderful. Diane and Bill thought of everything and we were so comfortable.
What a welcome! Warm, cosy, cake, flowers, fire laid and ready to light ---- and even a little bowl of chocolates. Our first visit to the North Norfolk area and we certainly hope to return for more of those wonderful walks, wide skies and glorious stately homes.

We were here for nearly two months and therefore untypical as "holiday" people. Basically we have been pleased with the property. Initially there was no freezer for our use (during a heatwave!) but a small one was quickly supplied which was much appreciated, Di & Bill have always been on hand to help where needed, and Di has kept the cottage very clean for us, changing bed linen and towels weekly, We feel that the shower needs updating, and that the staircase would be a problem for the elderly or someone with a sight or mobility problem. The size of the second "double" bedroom is extremely restricting. Overall the ceiling height in the living room is OK for those under 5'8". The car exit from the site into the fast moving traffic and very busy High Street would benefit from an improvement of sight line

A very nice week in docking Norfolk.
We had a very pleasant stay at sexton's yard cottage. On our arrival there were some nice treats waiting for us cake prosecco and chocolates. The cottage was excellent and we would highly recommend it.

Lovely holiday cottage
Lovely cottage with lots of charming features and very well presented and spotless. Pleasant surprise of treats on arrival - home made cake, prosecco and chocolates as well as milk in the fridge. All most welcome. Met the owners who were very friendly and appeared keen that we enjoyed our stay. Location of cottage is good to explore the area. Short drive to lovely beaches and walks as well as shopping at Holt and Burnham Market. Would definitely stay here again.

Good location for walking the North Norfolk area.
Lovely clean cottage, with all you need for a holiday week away from home. Great location for walking The Norfolk Coast Path and Peddars Way. The extra special touches on arrival were very welcome and a considerate addition; A homemade cake, milk in the fridge and locally produced apple juice. It was lovely to have lots of hot water on tap and to have adequate heating, as the weather and temperature varied quite a lot. We could have done with a little more basic information, EG. Which day is the local refuse collection, which bin does waste food go into, where in the village is the local supermarket, is there a cash-point near by. The bathroom could do with an update, the shower in particular isn't the best after a day out walking.

Beautiful cottage. Cosy and warm. Everything you could wish for. Lovely welcoming goodies lemon drizzle cake prosecco, apple juice and chocolate eggs. Owners lovely and friendly. Milly our little dog felt at home too.

Gorgeous period cottage
This place was gorgeous with lovely little decorative touches everywhere. I loved the little welcome extras that the hosts included, such as the lemon drizzle cake and bottle of wine on day one. The only issue is low ceilings due to it being 300+ years old. Both my husband and I banged our head on more than one occasion so tall folks take care! Despite this I would def recommend this place and I would be happy to come back again.

New Year Stay
This is the third time we have rented Sextons Yard and as always Bill & Di are very hospitable and the cottage is beautifully presented. This time we had mince pies, cake and a Christmas tree. We had friends over for NYE with no issues from the neighbours or owners and will definitely be booking again later this year.
