The 35 square metre terrace provides an enjoyable outdoor living, a peaceful retreat surrounded by nature, lovely evenings and nights where you can enjoy the moon and gaze at the stars. The 85 square metre indoor floor space has a comfortable sitting area and provides most home entertainments, LCD TV, DVD, CD player, iPod dock, books and games. The kitchen is fully equipped. Dining area is quaint with good quality crockery. Upstairs sleeping area is spacious and can sleep up to 3 comfortably but being a loft has limited privacy. The space uses an evaporative bio cooler to cool the air. The bathroom offers a wide shower enclosure. Although La Terrasse has an independent north entrance you are welcome to use the garden gate where you will find ample place for parking and a cool porch for the hot afternoons. We live in the next village Mouzieys-Panens (1.4 km) and we will always be available to ensure that your stay will be memorable.


La Terrasse is the start of beautiful walks, hikes with well mapped and maintained hiking paths. Within short distances you will be able to visit many picturesque old villages and medieval Bastide towns, the most renowned being Cordes Sur Ciel, churches, museums, castles and the spectacular Episcopal city of Albi with its old quarters being a UNESCO world heritage site. You can also stroll in botanical gardens, buy local products at colourful open markets in Cordes, Gaillac and Saint Antonin, visit the castles of Gaillac, the local wineries and enjoy wine tasting. Gaillac is one of France's oldest viticulture areas, established in Roman times. Find antiques or curiosities in the many outdoor flea markets. Dance and eat in the local festivals organised in many villages during July and August. Cultural activities are plenty such as, live theatre, modern, jazz or classical music festivals, and concerts in churches, cathedrals or parks. The region has a rich historical past.
You will be able to practice most water sports and spectacular sports such as giant zip wires, dry slope skiing, paint ball to name a few in Cap Decouverte (https://www.capdecouverte.com/), a short distance from La Terrasse, situated in an old pit mine and forms an amphitheatre 1300 meters in diameter and 230 meters deep. Water parks are available in Albi and Le Garissou (https://www.piscine-legarissou.fr/), 5 kilometres from La Terrasse. Other activities include horse riding, canoeing, kayaking, golf, and tennis.
The lake in Monestiés offers swimming, water sports and nice picnic areas, or you may be adventurous and discover the many swimming holes in the local river Le Cérou. And why not relax, stay away from it all, sunbathe, read and day dream on the terrace of La Terrasse.

A Memorable 10 Days

We had a very happy and enjoyable 10 days living in the restored barn " Les Terrasse "surrounded by by a beautiful and peaceful landscape. Les Terrasse was as listed and photographed ,but in reality it was better with a beautiful garden and trees. The gite was spotlessly clean with every conceivable amenity and Francoise and Moji provided provisions sufficient to assist us in the immediate instant. Les Terrasse surpurb with excellent outdoor furniture and a Weber gas BQ. A car is necessary to explore the surrounding landscape with interesting and varied towns and villages ,Their markets offering local produce, arts and restaurants that specialize in traditional cuisine. Francoise and Moji are a delightful couple and could not have been more helpful. Wonderful memories. Judith and Terry Australia. J and J Australia

Tranquility in the countryside

Françoise was superb in locating and taking us to the property after we found ourselves lost. She was superb in showing us throughout the property and organising our first days meals . The property Was wonderfully clean. The views across the valley from the terrace was stunning With lovely sublime sunsets. Thank you Françoise and Modji.

A wonderful 25 days

We spent 25 lovely days living in Francoise & Mojis restored barn "La Terrasse" - we so enjoyed its large terrace. As hosts, they were outstanding providing facilities & information beyond expectations and yet not being in any way intrusive during our visit. The surrounding area is lovely and we enjoyed a number of excellent walks as well as visiting many cute villages. A car is necessary, the nearest shops being 5 km away. We recommend this lovely gite in its garden setting to everyone who wants to experience French country life in a great area, supported by wonderful hosts. peaceful and idyllic

If you are looking for a peaceful break in beautiful surroundings then La Terrasse is the place to go (I want to go back). The gite is so clean and smells amazing! The owners Francoise and Moji are incredibly helpful (when you need them, otherwise you don't know they are there) and have thought of everything you could possibly need to make your stay comfortable and relaxing. The location is great - but you do need a car to get around to the interesting locations such as the beautiful medieval town of Cordes-sur-Ciel; though you could easily forget about sight-seeing and just relax in the comforts of this lovely gite. Thank you Francoise and Moji for being such thoughtful hosts and for making our week with you so relaxing.

A very peaceful and beautiful spot for a quiet and relaxing holiday.

We thoroughly enjoyed sitting on the sun drenched terrace admiring the view, and our hosts' generous hospitality and friendliness. The surrounding area is full of historical interest and there are plenty of walks too. The barn was very well-equipped and very comfortable.

The Perfect Hosts

If you want a truly relaxing holiday then La Terrasse is the place to go. You will need a car as the nearest shop is 4km away but, apart from that, you may not wish to use the car, preferring instead to stay on the terrace drinking Gaillac wine and enjoying the superb view. La Terrasse offers a beautiful gite, great views and friendly and helpful ( but unobtrusive ) hosts in Francoise and Moji. The only sound likely to disturb the peace on your stay will be the hoot of an owl. We loved it so much we're going again next year.

Peaceful and relaxing holiday with charming hosts

If you want a truly relaxing holiday, then La Terrasse is the place to go. You will need a car as the nearest shop is approximately 4km away but more often than not you won't want to use it. We preferred to stay on the terrace, drinking wine and enjoying the magnificent views. La Terrasse offers a beautiful gite, stunning views, friendly and helpful yet unobtrusive hosts. The only thing to disturb the peace of La Terrasse is the occasional hoot of an owl. We loved it so much we've already booked for next year.

Charmant et reposant

Le gîte est charmant et décoré avec goût, très bien équipé. Mais c'est surtout l'accueil des propriétaires que je retiendrais, qui font tout pour que leurs invités passent un agréable séjour. Par ailleurs la région est truffée de jolis villages médiévaux tous plus beaux les uns que les autres ; Najac, Penne, etc... N'hésitez pas à rentrer dans les petits bistrots de pays : on y mange pour pas cher et très bien.

Beautiful Tranquil Holiday

This was an excellent house to have a vacation. The scenery from the terrace was stunning, the house was beautiful and the best equipped holiday home we have ever stayed in, anywhere in the world. Francoise and Moji were excellent hosts, nothing was too much trouble and they shared the produce from their garden with us. They were always there, if we needed them and provided us with information on the best places to visit such as St Antonin market, Najac and Galliac. It is a wonderful place to rest and recuperate but also within a short distance of the medieval town of Cordes Sur Ciel, which has excellent bars and restaurants. We would recommend this holiday to everyone who wants to experience French food, French wine, lovely towns and French hospitality. We cannot thank Francoise and Moji enough for creating a holiday to remember.

Charming and peaceful

Really quiet location but only a couple of kilometers from the wonderful Cordes-sur-Ciel..The gite has everything you might need, and more. Charming hosts Francoise and Moji made us truly welcome. The sky at night on the large terrace something to behold. Absolutely ideal getaway from the noise and pace of modern life. Thoroughly recommended.

Très Bien

Arrivé-e-s à Mouzieys Panens, vous n'arrivez pas dans une location mais vous arrivez dans votre propre maison de vacances. Vous n'êtes pas accueilli-e-s par des propriétaires mais par des amis de longue date. A l'intérieur, tout est pensé et arrangé avec beaucoup de goût. Françoise et Modji sont présents, aux petits soins, mais sans jamais vous envahir. L'endroit est particulièrement calme. Nous garderons un excellent souvenir de ce séjour et des propriétaires de ce lieu avec lesquels nous avons eu des échanges vraiment intéressants.

It was a marvelous stay, thank you very much!

We have spend 3 weeks in this marvelous place with so much nature surround and the wonderful look in the countryside. Francoise and Moiji have us welcomed so warm and cheerfully so that we feel fast at home. It is a silent place with a lot of birds and plants. We long to come back. A great thank you and we hope you will have a lot of nice and sympathy people in there. We have loved to stay "at home" and to make little walks, to draw and to read, for us it was the best place we could find for our needs. Near by you find Cordes sur Ciel a medieval site and the city of Albi with its wonderfully cathedral and the city center with a lot of little restaurants and boutiques, so you have also the possibility to look for animations. We found also the surrounding, the Tarn very nice. You can go to Lautrec and Castre and also Toulouse wen you look more for city life. All in all it was great.

Kleines Paradies bei Cordes ,

M+W aus Berlin: Wir haben auf La Terrasse wunderbare und erholsame 2 Wochen verbracht. Die Angaben und Organisation swie Vorbereitungen waren perfekt. Die Einrichtung entsprach den Angaben der Vermieter , es war alles sehr gepflegt. Das Ambiente war sehr geschmackvoll und persönlich, bestes Equipement in der Küche. Die Vermieter waren sehr, sehr freundlich und fürsorglich.Wir bekamen ausführliche Informationen zu Land, Leuten und Umgebung. Der Garten ist wirklich ein Paradies. Wirklich zum Seele baumeln lassen. Tolle Ausflüge zu Kultur und Natur, schöne Märkte. La Terrasse und seine Bewohner sind absolut empfehlenswert und verdienen 5 Ster

Stukje ongerepte natuur

"La Terrasse" is een smaakvol en praktisch ingerichte oude schuur. Alle comfort is aanwezig en het is er zeer netjes. Dankzij de dikke muren blijft het er in de zomer zeer fris. Het terras geeft uit op een prachtige vallei en is zeer aangenaam om er te pauzeren (lezen, eten, rusten enz ..). "La Terrasse" vormt met de woonst van de eigenaars een alleenstaande woning. "La Terrasse" fungeert als 3-gevel zonder direct contact met de eigenaars (gescheiden door een muur). De tuin is rijk aan fruitbomen en kruiden. De eigenaars hebben een speciaal terras gemaakt waar er steeds schaduw is (nuttig in de zomer). "La Terrasse" bevindt zich op een afgelegen plek (localité) waar er verder in de nabije buurt nog 5 huizen zijn. Zeer zeer rustig ! Ideale uitvalbasis voor wandelingen in de buurt : naar dorpjes of de natuur maar ook voor uitstapjes naar steden (Toulouse, Castres, Albi ..) en naar authentieke dorpjes (Cordes-sur-ciel, Bruniquel, Puycelsi, St-Antonin, Penne ..) Er is plaats om de wagen te parkeren maar deze is uiteraard noodzakelijk. Binnen een straal van 5 km zijn er bakkers, beenhouwerijen en supermarkten. Nog een laatste woordje over de eigenaars : zeer zorgzaam, lief, behulpzaam en discreet echtpaar. Zeker een aanrader !

A perfect stay!

We had a wonderful stay at Moji’s and Francoise’s lovely gîte! On arrival, we immediately fell in love with this idyllic accommodation. Everything was perfect and quite new. The gîte is very clean and intelligently furnished, you find everything you need. The house, both inside and outside, is even nicer than described on the photos. In this tiny village you’re really in the middle of the nature. The area is gorgeous! We were astonished that there is so plenty to do and see within a short car ride or even directly by walking from the house into the surrounding forests and meadows. We liked to visit all the old historical villages and towns and chateaus as well as to walk in the nature or to swim (nearly every day!) in the river Viaur at a really romantic place under the chateau of Laguépie……..A perfect mixture of culture and nature! And Francoise and Moji are perfect hosts, charming, very helpful, so kind, and we had so many interesting conversations! Thank you very much for the marvellous holidays we could spend in your little paradise! We were really sad, when the two weeks were over! We will be back!

A perfect retreat in the Tarn

We arrived at La Terrasse after a drive through some of the most stunning scenary in France and were greeted by our wonderful hosts Francoise and Moji. The house itself is delightful with excellent facilities which at the time were brand new (we were the second guests to stay there). A beautiful shower room with excellent shower upstairs and a lovely bed, as well as twin beds if you are more than a couple. Downstairs is a great kitchen diner with all the items you could wish for leading to a comfortable open plan sitting room with log burning stove. However, when we were there in early September the weather was magnificent and we spent most of our time sitting out on the private terrace enjoying the seclusion and tranquility of this beautiful place. We enjoyed great "al frescoe" dining at the Terrasse and also spent a couple of evenings out at nearby Cordes sampling some beautiful local produce. The surrounding countryside is completely unspoilt and there are lots of lovely medieval towns and villages to discover as well as Gaillac and its surrounding vineyards. I spent hours on the internet looking for the perfect place in France for our short break as I wanted to propose in the most romantic place I could find. La Terrasse didn't disappoint, and thankfully Steph said yes, so our stay was perfect. Francoise and Moji are extremely kind hosts and on our last night we were lucky enough to be invited to their house for a fantastic evening of French hospitality. I cannot recommend La Terrasse highly enough. Thank you Francoise and Moji, We will return, Rob and Steph

A perfect place with character and charm

We have spent many memorable holidays in France but "La Terrasse" was really a highlight of our experiences with french gîtes. "La Terrasse" is a charming and comfortable old barn, modernized in a very high quality and exactly as described. Everything is new and clean and the gîte is very well furnished and perfectly equipped for cooking, eating and relaxing. We particularly enjoyed the barbecue on the big peaceful terrasse with a great view at the lovely landscape, especially at the atmospheric evenings. "La Terrasse" is a perfect starting-point to discover the unique region of the Midi-Pyrénées: visiting the attractive villages in the area, going on the numerous markets, cycling, walking or doing kayak. Thanks to the marvellous kindness of the owners, there was nothing we needed that was not available. We will thoroughly miss them. We have no hesitation in recommanding "La Terrasse" to anyone seeking a place with character and charm and are sure to come back soon.

Pippa and I (P J) moved to France from Cape Town, South Africa, in September 2019. We bought a 200 year old house and barn in the 13th century village of Mouzieys-Panens. We have been renovating the property and are busy creating a Kundalini yoga studio and an art and pottery studio. While walking our dog, Joséfine, we met Moji and Françoise, the owners of La Terrasse. They bought this 16th ruin in 1997. Using local skilled stone masons and carpenters to help him, Moji restored the ruin. The west end of the building which has a magnificent terrace was turned into a cosy nest for friends and family. This was later rented out as a holiday Gîte. So much gratitude to Moji and Françoise for allowing us to manage this stunning Gîte on their behalf.

Why they chose this property

La Terrasse is only 1.4 kilometres from our home. My mother had a house close to Carcassonne, which we visited often, and so I have come to love the South West area of France. We were looking for a home in an area that attracted many holidaymakers and visitors. The vicinity connected by the UNESCO world heritage city of Albi, the market town of Gaillac and the medieval village of Cordes-sur-Ciel is known as the “triangle d’or” or “the golden triangle”. This is due to the richness and variety of the history, beauty and gastronomy that can be discovered in abundance in this area. The house and barn we bought has great proportions and a stunning view.

What makes this property unique

We spent the good part of a day looking over the house that first time and we kept going back outside to look at the view down the valley. We also noticed how quiet and peaceful it was. Once we had moved in our neighbours made us feel most welcome. La Terrasse has the same feeling and is such a peaceful retreat with its beautiful view nestled in greenery.
