It's also just over one mile from the Oak Bluffs Steamship Authority and Oak Bluffs Town Beach, two miles from the Vineyard Haven Steamship Authority, and only four miles from the gorgeous expanse of Joseph Sylvia State Beach.

Love Martha’s Vineyard and this Little Cottage

The cottage has everything we needed, gorgeous deck with views, washer/dryer, comfortable beds, well equipped kitchen, full bath plus a bonus outside shower. The location is very convenient too. The only issue is we visited in August and there’s no AC! Morning’s were bearable but come late afternoon and it was hot inside the house. There are windows and fans but the sun shines into the big picture windows in the living room all day. Better window coverings (blackout shades) may help, but that was the only negative.

Cute and cozy wth a wonderful view

We loved this cottage. The kitchen was supplied with all the utensiles needed to rustle up some wonderful meals. It rained 2 days and we enjoyed settling in and enjoying the marsh view. A perfect base for exploring MV.

Amazing property but beds could be improved

We loved our stay here. It was very easy to access and the house is beautiful. Really nice to chill in for a few days and quite well equipped if you are into cooking. The only thing I would rate negatively is the quality of the beds. The house is supposed to be for 4 people so there is a queen bed and two single ones. But one of those single beds was actually a pull out sofa that was VERY uncomfortable. The mattress was too thin so it was pretty much like sleeping on the frame. I think for the price of this property this could be improved.

Perfect for a family of a three

This place was cozy. The sunsets were great and was perfect for a family of three. The ambience were really great. The house is well-kept and was thoroughly clean. The bathrooms however were a bit dated. And the house itself is a bit difficult/hard to find off of the main street. Backing up out of the driveway was also difficult if you had entered into the driveway front in first as you were backing up into an active street. Overall a great stay.

Pretty View and Good Location, but Uncomfortable Furnishings

The view really is the best part of this property. We also enjoyed that it was only about a mile walk into the town center since we didn't rent a car. The kitchen was nicely appointed and the overall look of the house is very cheerful & cottagey. I'd read two reviews before booking that said the beds were uncomfortable and decided to chance it figuring everyone has different preferences. I should have listened, the beds are really uncomfortable. We woke up every morning with sore backs! The living room furniture is also pretty uncomfortable. It wouldn't have really mattered, but we had a cold & rainy day and so we spent most of it indoors. For this day it was nice to have a Smart TV that we could sign into Netflix and Amazon on. While the bathroom was fine, there was mold on the shower curtain which feels like an easy fix. I would expect more comfortable furniture/beds given how much we paid per night.

The view as others have said is really the best part of this home. We didn't rent a car and appreciated that the town center was only about a mile walk away. The kitchen was nicely appointed and the overall look of the house is very cheerful. However, the beds and living room furniture were really uncomfortable. I'd read a couple of reviews about this before and thought "everyone has different preferences." I wish I would have listened to them. We all woke up every morning with sore backs from the poor quality beds. The futon and two wicker chairs in the living room were also pretty uncomfortable. Depending on when you go, this might or might not matter for you. We had one rainy, cold day which kept us largely indoors.

Cute Cottage

Cottage is super cute and relatively conveniently located. We took quick Uber's to downtown Oak Bluffs and biked from there to Edgartown. The view is the most amazing part of the house - it is absolutely stunning.

Charming little cottage for a romantic getaway!

This was a great place to stay for a romantic getaway. We came in October and thought the location was great for exploring the island and very private for evening sunsets on the deck. My reason for 4 stars versus 5 is that they definitely need a new mattress for the queen bed and they should get a 32" flat screen tv. We aren't big tv people but it would be nice to watch something at night. The tv was quiet and a bit small. Otherwise, it was perfect. I would stay here again in a heart beat!

23 County Road Experience

The site location is close to Oak Bluffs which is the highlight of this property. The blind driveway is very inconvenient but manageable. The furniture is very uncomfortable from the chairs, futon and beds which a clear turnoff to our experience. The television is archaic but the kitchen met our expectations.

Wonderful little house with gorgeous water views. Neat and well-equipped.

This great little house has beautiful views of the salt marsh/pond off the backyard. Drinking coffee in the morning on the back deck while the birds flitted about the garden was a perfect way to start each day. Easy 20 minutes walk into Oak Bluffs and there's a bike path right outside the front door. The kitchen was well-equipped and overall the house was clean and comfortable. We only had one minor complaint- the gas grill cooks very slowly, so make yourself an extra cocktail while your freshly caught fish cooks up.

Dream vacation house

8/5/16 Just returned from a very relaxing vacation at Oak Bluff. The vacation house is unbelievable nice and peaceful, totally beat my expectation. Looking forward to coming here again in the future. The house is super clean. We took shoes off inside the house as we do in our own house, and socks stayed clean. The lake view from the deck is gorgeous. We loved the deck, very comfortable and private. My favorite is the sitting bench around the deck. It is a good idea to keep cushion inside. Everything is beautifully arranged. Bay windows in the living room and master bedroom are awesome. You get to enjoy the excellent view all the time.

Great little cottage in Martha's Vineyard! location was very close to Oak Bluffs downtown, and the cottage was very clean and neat. The back porch/yard has amazing views of the water. Excellent place!
