Nice place to stay

House was nice and comfortable. House was cleaned good but the tile floor could have been swept and mopped better. We had access to 4 pools and a kiddie pool, huge hot tub, swing set, mini golf and shuffle boards as well as tennis/ pickle courts and a basketball court. Owner supplied the rackets and stuff for mini golf. Place had its own washer/ dryer. Patio was nice place to set and socialize within our group. We had a wonderful vacation.

Condo was in a great location and priced well. However, we weren’t able to check in until almost 6pm. Feels like a day was wasted. Then when we checked it was half cleaned at best and smelled During our stay we woke up to no water. Nobody told us a nearby water main had been struck. We only found our after calling about it ourselves. Checkout was smooth but has to be done by 10am. Between the late check-in and early out check-out I feel like we were essentially shorted a day of our stay. So so experience.

Disappointed!!!

The ladies on the phone and in person were nice at the management office. Upon arriving at the condo we found that it needed to be CLEANED!!! There was a watermelon, pineapple and a bang drink left in the kitchen. The sofas were very NASTY dirty and we found earrings in the them. We found trash in the dresser upstairs and eyeglasses under the bed. The chairs at the kitchen table had either bent legs or were broken plus the table felt like it was about to fall apart. The furniture wasn't anything like in the pictures but for the NASTY sofas! So, we couldn't even use the kitchen table or chairs in fear of someone getting hurt. The foot stool upstairs had bent legs and about to break so it couldn't be used either! There weren't any mirrors in the bedrooms. The pictures on your site looks nicer than it was in-person. There were missing light covers. The gate at the unit was missing a latch so we had to made our own lock so no one could walk-in and take our things. The grill outside was nasty dirty too!! The mattresses on ALL the beds were so OLD that you could feel the springs. The beds downstairs didn't even have head or footboards. I called the management office to in form them of all these issues right away. I was told that housekeeping would be out but we never saw them. Plus, I was told that a work order for all the broken items was made. But we never saw maintenance either. The location was great and easy to get to the beach. The other couple and us are VERY DISAPPOINTED in this unit/condo. We feel like for the amount of money that we paid to stay there plus a cleaning fee that things should have been NICE & CLEAN!!!!! We walked around the property looking at the pools and other things that was offer there. It looked like the ground workers had gone around and trimmed the palm trees and left all the branches on the ground all week. The security guard informed us that we had to have wrist bands that we didn't know about. So, that was an extra charge that we had to pay. I'll think twice about staying at a place that has this same management company since nothing was fixed.

The condo was very quaint. There were a few dust bunnies and some broken and missing items, but it did not affect our stay. Overall, it was pretty good for the price. The walk to the beach was short and perfect.

July 2017 Stay

location was good, condo was ok. Could have been a little cleaner but after our 10hr ride I didn't feel much like having to wait around for housekeeping to show up again. The inside doesn't look like the pictures at all. The walls were painted a different color and the furniture was rearranged, not a big deal. Carpet on the stairs looked sloppily installed and the little Staples used hurt your bare feet if you stepped on an area just right. Public beach access right across street, walking distance, that was nice. Pools were very clean. Parking lot and grounds were clean also. Not much to walk to as far as stores or restaurants, only the one on the corner. So if you want to walk I stead of drive to shops you need to stay further down Front Beach Road. Overall we had a great time, kids loved it also. This was our first time to Panama City Beach and we're going to come back definitely. More than likely won't stay here but if you can over look small issues this resort is nice. I'm sure not all of the condos have

July 2017 Stay

This was our second year at Horizon South. We love it here. However this stay was not pleasant as last year. We killed 2 roaches. There was an infestation of flies. Three of my daughters were cut on their feet from the carpeted stairs that goes upstairs.My 9 year old had a cut so bad it bled for 40 minutes before we could get it to stop.I still have no idea what they were cut by. It is scarey.I contacted the number, also housekeeping. Housekeeping was extremely nice. She tried and did her part. A day before our leave they were going to move us uptown, it was a nice gesture yes but due to personal/ health issues of my daughter it would have been hard.I had to make them wear shoes inside the rest of the stay. Housekeeping was nice she texted me and said she was trying to work with general manager to make it right but we never heard anything back.I think I will try a different rental next year.

Poor service

Rating Details: The property manager was very unhelpful. The vacation rental was somewhat dirty. I was happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Stayed here for two years. The first year was excellent. This year when we checked in 3 of my daughters got cut on something on the stairs, we were unable to find out what. One got cut so bad that it took 40 minutes to get the bleeding to stop. I reported it two different times. Housekeeping reported it to general manager but I got no response. They did however suggest try move us with one night to go. In our personal situation which I won't discuss, I think our needs could have been met better by staying close and not way across town.There was a few coach roaches spotted.There were flies galore! I think I will book elsewhere next year.

House is actually smaller than it appears to be in pictures. Not very roomy but it was clean and big enough to fit our party of 8. Only thing I can complain about is the service. Our whole stay we couldn't find anyone that would help us with checking in or with the plumbing.

Decent Stay

Rating Details: The property manager was adequately helpful. The vacation rental was very dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall my experience was decent. Once we checked in the condo was not as clean as it should be. The condo was very dusty and there were bugs and sand in the the downstairs bedroom. I informed management who were very quick to respond but I washed all the linen just to be safe. The condo needs a lot of updates but the location was great. I expected more as far as cleaning considering you are charged a $130 cleaning fee. Housekeeping should do a better job with cleaning prior to check in.

Repairman arrived the night before we checked out and repaired many broken items in the condo. Wish he had been sent out sooner! Easy walk to beach. They made a bid deal about wearing the red bracelets, yet saw no one wearing them.

Dirty, Dirty, Dirty........And Poor Property Management Staff

My family and I just came home from staying in this condo. Upon first arriving, we immediately noticed all the dirt on the floor. Now I totally understand that not every grain of dirt will be picked up, but I DO expect it to appear half way clean. My children took off their shoes and began walking around the floor. The bottom of their feet then became black. BLACK!!! This is the FIRST DAY. WE JUST ARRIVED!! Then I found a USED razor in the corner of the shower downstairs, a pair of swim shorts in the washing machine, and a pair of men's underwear in the washer, and food stuck to the utensils. We had to WASH EVERYTHING we used in the kitchen. Then when we crawled into bed that FIRST evening and stuck our feet in, we felt what seemed to be sand. THIS IS THE FIRST NIGHT! We pulled the covers back and it looked there was in fact, sand and/or dirt in the sheets. Prior to arriving at the condo, I called and PAID for an additional parking pass for the other couple that was staying with us. I was told quite plainly that the additional parking pass would be left in the condo for us when we arrived. Walk into the condo, only one parking pass is present. I called the booking company (Book That Condo). They said yes we show you paid for an additional parking pass, but you have to come and pick it up. I said I don't think so. I was TOLD that it would be waiting for me when we arrived. After a few moments of going back and forth, I was told, we'll we will bring it to you this time, but because you didn't know, you are supposed to come and pick up the additional parking passes. BECAUSE I DIDN'T KNOW?! You TOLD me it would be in the condo when I arrived! Then while I was on the phone with the booking company discussing the parking pass, I told them how dirty the condo was. Someone please come and ACTUALLY clean the condo. Apologizes to us and said she would get in contact with the cleaning manager and call us back. She called back the next day. I called Book That Condo around 11ish our second day (Friday) at the condo. By this time I said forget it, found the vacuum in the condo and began to clean the floors myself and bought some Clorox wipes and wiped what we were using down. Location of this condo community is awesome. If this place wasn't so dirty and the property management (Book That Condo) wasn't so difficult to deal with, I might have actually considered staying here again. Not now we won't.

Great property Terrible property management staff

The property is great, cabinets were a little dusty but itherwise generally clean. Kitchen well stocked with necessary cooking utensils. Overall the property is great for a getaway, short walk to the beach. My disappointment though is with the property management company. When we checked in on Sunday there was no gate, so we drove right onto the property and found our unit. However on Monday after returning from food shopping there was a gate and we had no access code. Upon calling property management they also had no code. We were stranded outside for an hr and a half. Because we purchased seafood and i did not want my items to go bad in the Florida heat, i called again. The agent proceeded to tell me its not her problem that i was stranded and she just didnt have the code and didnt know when she will get onto someone who did. The staff was very rude and did not see my issue as important. For this reason, i only rated 2 stars
