HOUSE RULES:
• A strictly animal-free zone with no option policy, and no smoking due to family members, children, and grandchildren having asthma, severe allergies.
Additionally, the house is marketed to families with similar medical issues. We also host immunocompromised guests, including cancer patients before, during, and after chemotherapy treatments.
Please kindly respect our policy. There are other pet friendly and smoking allowed rental properties on the island.
• No Prom. No weddings. No parties. No gathering. No events.
• No more than 16 occupants including infants and day guests at any time.
• No Smoking, No e-cigarette, No illegal drug inside and out of the property, No firearms.
• Must be 30 or older to reserve. And you are required to review, sign and send back the rental agreement with a copy of your driver's license within 48 hours of booking. Or your booking is canceled without notice

WARNINGS: It is very important to know that all the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years back.
Please stay off the dunes and bushes. Stay on the dune walkover to get to the beach. Always watch your steps when you walk on grasses or the walkover. If you encounter them, the best advice from the experts is turn around and walk away.
BUGS: ants, mosquitoes, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galveston's life. Because the house is in the coastal region with wetlands and open ditches surrounding.
The house has been sprayed quarterly and annually by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do get in, they won't survive. You might see them unexpectedly during your stay.
Do not leave the door open, close it immediately after use, turn off the outside lights at the doorways also help to minimize them from getting inside. Because lights attract bugs and mosquitoes.
Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract cockroaches and ants, or the ground floor outside where the picnic tables will attract bugs, ants, and wild animals such as snakes...
NEW CONSTRUCTION:
The house is in undeveloped communities. We do not know exactly when new construction will start or how long to expect construction on any one house to last. You may reserve a house at a time when there is no construction, but it may begin prior to your arrival.
We regret any inconvenience that may result. We have no control over these situations and are unable to refund you the money.
CANCELLATION: Due to the nature of the vacation rental business we have a very strict cancellation policy.
If you cancel, change, or move your check-in date for ANY REASONS, such as weather, hurricane, death, sickness, job loss, plane cancellation... the before and after 60-day- cancellation-rule will be applied:
• 61 days before your check-in date receives a full refund.
• After 60 days prior to your check-in date will be nonrefundable.
• No credit nor refund will be given for shortened stays due to the late arrival or early departure for any reason.
HURRICANE AND MANDATORY EVACUATION: If there is an ordered mandatory evacuation due to hurricane or other events, you are required by state law to vacate the property. If you declined trip cancellation insurance, you shall not be entitled to a refund by us.
• Within 48 hours after you. book, you are required to e-sign our rental agreement, and provide a copy of your driver's license ( or passport). You must provide all your guests' full names and ages, and car information on the agreement.
Because of our strict cancellation policy, WE STRONGLY RECOMMEND GUESTS SHOULD PURCHASE THE CANCELLATION PROTECTION, TRIP INTERRUPTION OR TRAVEL INSURANCE TO PROTECT YOUR INVESTMENT AND DURING THE HURRICANE SEASON, June 1 to Nov 31. It is not much, but it's sure to save you a lot of headaches. Please read their fine print or contact them to get more information. Because we have no control over their terms and policies.
