The Upstairs Barn apartment at Palma Gora is one of just 5 apartments tastefully renovated from a 150 year old stone farmhouse and barns, sharing a swimming pool. large sun terrace and stone built barbeque, summer kitchen and dining area.
Rustic, lived in feel to the apartment.

On the 1st floor of the converted barns, the apartment features 2 bedrooms (1 King size en-suite and 1 twin), 2 bathrooms, a well equipped kitchen including a full size oven and hob, plenty of preparation space, an under-counter fridge/freezer, microwave, kettle, toaster etc. A wide range of cutlery, crockery, pots and pans and kitchen utensils are provided for guests to use.

The open plan living/dining area features a cosy seating area with sofa and chairs, Cable TV and a dining table and chairs. Free Wifi is provided throughout the apartment, and across the wider property.

The apartment includes a recently renovated private balcony/ terrace, with plenty of space for dining or relaxing, new rattan furniture, and spectacular views of the sea, Island of flowers, Lustica Peninsula and the Vrmac and Lovcen mountains. The terrace is a real sun trap, with all day sun, so needless to say a good parasol is provided for those who prefer shade.

The hot & cold air conditioning in the living room is boosted by various fans in the bedrooms, and a heater is provided for those cooler evenings in the spring and autumn.

The apartment overlooks the swimming pool, shared with just 4 other apartments, a huge 50m2+ sun terrace with sun loungers and parasols, and also has access to a large communal dining terrace, with a stone built BBQ and "summer kitchen" food preparation area.

Situated at the end of the road in the village of Bogdasici above Tivat, the area is quiet and peaceful, surrounded by nature, yet within easy reach of all amenities. In the foothills of the Vrmac Mountain which separates the world heritage site Boka otorska (Bay of Kotor) and Tivat bay, the location is very special. There is an amazing local Grill and Restaurant at the bottom of the hill - really good value and enormous portions, but best to book!
There is a supermarket, wonderful greengrocers, bakery and fishmongers a 5 minute drive away. Kaldarovo beach is within a 5 minutes drive.

The town of Tivat, famed in recent years for the superyacht marina Porto Montenegro has a range of shops, bars and restaurants to suit almost every taste and budget, from local restaurants serving grilled meat and fresh fish, to the high end fine dining options in the marina. The centre of Tivat is around a 5-10 minute drive or 4-5 Euro taxi from Palma Gora.

Kotor Old town can be easily reached through the tunnel in around 10-15 mintues (10 Euros taxi) or over the old mountain road which offers some spectacular views. A range of beaches & beach clubs can be found all over the Tivat & Kotor Bays, on Lustica peninsula, including the blue flagged Plavi Horizonti, and along the valley Jaz Beach offers a range of activities and watersports options are all within easy reach.

Walkers and Hikers can find marked walking trails starting from Palma Gora, and a range of other walks elsewhere on Vrmac mountain, or in the stunning Lovcen national park.

Nice place and nice owners
The Villa Gora has a rural location, so a car is a necessity. The apartment was spacious and up to standard. The kids loved the pool. The owners were extremely helpful before and during our stay. We had a great time at the Villa and can highly recommend the property.

La vacanza in montenegro è una vacanza difficile in un paese pieno di contraddizioni e alternanze di molto bello e molto brutto, di paesaggi meravigliosi distrutti dagli interventi edilizi e dallo sporco accumulato e lasciato. Palmagora riflette tutto questo : una bella proprietà ben ristrutturata , un bell'appartamento comodo e ben arredato ,tranquillo e silenzioso circondato da boschi e brutti paesi, cantieri edilizi non finiti . E' obbligatoria la macchina se si vuole andare a scoprire i dintorni dove si trova di tutto bellissimo e bruttissimo . Il mare vero è un po' lontano e poco praticabile. L'accoglienza di Vesna paziente e perfetta. Due consigli : far trovare almeno una bottiglia di acqua in frigo, visto che l'acqua di casa non è potabile e tenere un po' accogliente lo spazio esterno pieno di lettini e sedie di plastica abbandonate ovunque tra piante e fiori secchi. Forse era fine stagione e noi eravamo rimasti gli unici ospiti .

Ok if not many other people there. Would be good for big family
We had a good time, the accomadation is fine, but the air -con was awful We were very hot and found it hard to sleep at night. Also there was no store cupboard essentials, eg. Salt, pepper etc. The area as a whole is beautiful but be prepared to see a lot of rubbish tipped where ever. Recycling is non existent. Vesna was a good help and very efficient.

Tranquil and beautiful setting
We had a fantastic week in Montenegro in one of Chris' apartments - the setting was beautiful with great views and the appartment had everything needed for a holiday. We loved the swimming pool and barbecue area and were well looked after by the property manager on location who helped sort wifi issues out (not that one should be working when on holidays). The location is quiet yet with easy access to supermarkets, beaches (we loved the peninsula) and the beautiful towns around the fjord - all around 20-30min drive away. Montenegro is a beautiful place although Budva and the coastal towns can get quite crowded in the summer months -yet there are enough places to explore and to stay away from crowds.

Magical
Palma Gora is a magical place, nestling in the hills above Tivat it is the prefect base to experience the magic of Montenegro. 11 of us holidayed here in the 4 apartments and it was a very special holiday. The villas are in an amazing location, nestling in the hills above Tivat with the most splendid views of anywhere I've stayed. You really do have the best of both worlds here at PAlma Gora - glorious isolation in stunning countryside but only a 5 euro taxi ride into Tivat to experience great restaurants and bars and beautiful seafront scenery. The medieval town of Kotor is only 20 minutes way where you can explore the old town, sit in great cafes and restaurants and sample the fresh cuisine that Montenegro has to offer. You can travel by boat along the stunning Kotor fiord to beautiful Perast. Palama Gora is a real gem of a place, I'll be back. Thank you Chris.

Fabulous property, great location, lovely pool
I stayed a week with friends - we rented all 4 apartments and had a wonderful time. The cottages were well equipped, each with balcony/terrace with great views, 2 shower rooms, spacious living room; the pool was lovely, especially when we added a lilo, beach balls and floating shark ( we were all over 45!) This is a great place to visit! The accommodation is spotlessly clean, the properties well maintained, the kitchen equipment is excellent for real cooking .... nothing went wrong from booking, to information received, to directions and ideas in the welcome pack. We often cooked and ate in, usually sitting on the large shared terrace with bbq overlooking the pool and lovely views beyond. During the week we walked and talked, visited the walled city of Kotor, wandered around the marina at Tivat, took a boat trip on Kotor Fiord, climbed to the Citadel, swam on the lovely Jaz beach, bought amazing fresh fruit and veg from 'Pert' at the bottom of the hill, swam in the sea ........ Eating out was great in Tivat, and taxis to and from were easily available and extremely reasonable. Highly recommended!

We love Montenegro, both its physical beauty and the warmth and hospitality of its people. We have invested a lot of time and effort to ensuring Palmagora fits in with the locality. We built in stone, and have tried to continue the natural theme on the inside. The kitchens are wood, with granite work tops, the floors are tiled and we have used natural materials wherever possible. We have tried to combine the old with the new, in terms of modern cookers, fridge/freezers, air-con, without detracting from the local beauty. We have done everything we can to help you enjoy your stay with us.
We live in the UK, Mum (Chris) in Derbyshire, son (Greg) in London. We love visiting Montenegro and introducing our friends to this beautiful location. Chris is a University Lecturer and Greg an international business executive - he is the one with the multiple language skills!

Why they chose this property

If you want a peaceful location in a beautiful situation but to be within a short drive of Tivat and Kotor then this is the place for you.Tivat is the home of the super yacht marina Porto Montenegro, whilst Kotor is a UNESCO world heritage site walled town. Both have a wide variety of bars and restaurants. Kotor hosts a variety of festivals over the year including music and dance, all worth a visit.
There are a wealth of activities in the area- walking, sailing, cycling, fishing, sightseeing or just relaxing on the beach. The new water park opened near Budva is a great place for the whole family.
All apartments have their own private balcony or terrace if you want privacy, or you can sit on the communal terrace overlooking the pool, chatting to other guests.
We have installed cable tv and internet in each apartment if you want to keep in touch from your country idyll.

What makes this property unique

The area is ideal for walking. Look at the photos to see the view fro ma walk just 10 minute drive away - it takes you along the mountain ridge behind the property and gives the most amazing views - the Kotor Fjord on one side and the sea on the other. Quite breathtaking! There are a couple of photos from this walk among the photos selection.

We are delighted to announce yet another reason to choose Palma Gora for your holiday. Our lovely neighbour Elaine is a professional chef with an excellent pedigree. She worked as a chef on private super yachts for eleven years, owned a Thai restaurant in Mexico and has cooked in many exotic locations. Having sailed into Boka Bay one day she was so overwhelmed by the natural beauty that she decided to settle here in Montenegro. We are of course delighted that she chose to buy a part of the farmhouse next to us.
Elaine can offer cookery courses based in Palma Gora, or she can shop, prepare and present meals for you if you have had a tiring day out or simply want to treat yourselves. Look at her website to see the range of services on offer but she does get very busy during peak season so do book early..
In addition to providing a private chef service, Elaine will prepare a meal for your arrival and leave it in the fridge so you do not need to worry about cooking on the first night. If you are interested in this service I will put you in touch with Elaine, who will send you sample menus and prices.
